GLASS AND LIGHT UNIFY VAN ECK’S HEADQUARTERS IN MANHATTAN Openness, transparency, and unity are the design themes of Van Eck’s redesigned corporate headquarters on the 8th and 9th floors at 666 Third Avenue in Manhattan. Designed by TPG Architecture, with Workwell Partners providing the workplace furnishings, the office features expansive interior glass, clerestory windows, and setback glass corners between the rooms. Lounges, phone rooms, standing height space, and conventional conference rooms, along with the private offices, flank the core of the building, leaving the perimeter open to the bench workstations. The workstation divider panels can be adjusted from 42 to 54 inches based on the level of privacy Van Eck’s traders prefer. A two-story wood wall connects the reception area with the boardroom, interconnecting stair, and conference room.

MID-CENTURY SENIOR LIVING COMPLEX MODERNIZED WITH EXPANSION, RENOVATION EdenHill Communities in New Braunfels, Texas, recently completed an extensive campus expansion and renovation to compete with modern continuing care retirement communities. The project involved adding two new buildings to the campus—a four-story independent living apartment complex and a threestory assisted living and memory care building—and gutting and renovating the existing assisted living and skilled nursing environments. The original admin building was repurposed into a wellness center and covered pool, and a uniform brand and color palette was applied to the entire campus. The Building Team: Greenbrier (developer), three: living architecture, Studio Six-5 (ID), Campbell Associates (SE), Pawelek & Moy (CE), Murray Associates (MEP engineer), and JE Dunn (GC).

SPEC OFFICE BECOMES NEW HQ FOR MARKETING PRODUCTS GIANT VISTAPRINT Cimpress, the parent company of marketing products supplier Vistaprint, recently moved into its new U.S. headquarters in Waltham, Mass. The five-story, 315,000-sf building, designed by Margulies Perruzzi Architects for owner Hobbs Brook Management, features light-filled interior spaces and open, collaborative work areas, complete with electric height-adjustable work surfaces. The building’s floor plates are each 60,000 sf, designed in mirrored pods of 30,000 sf with a bathroom core and shared lobby. A landscaped courtyard provides a seamless connection between the office building and the project’s 1,025car parking garage, which is extended below grade for direct access into the building from the basement level. Commodore Builders was the GC on the project.

HISTORIC ART DECO MOTOR CLUB IN CHICAGO CONVERTED TO HOTEL Considered one of Chicago’s finest Art Deco skyscrapers, the 17-story Chicago Motor Club building was designed by Holabird & Root in the late 1920s. The 89,000-sf tower served a variety of office tenants for 75 years. But when large floor plates became the main driver of the corporate site selection process, the narrow building fell out of favor. MB Real Estate purchased the property in 2013 and led its conversion into the Hampton Inn Chicago Downtown. The project restored the three-story lobby, with its massive cartographic mural, patterned terrazzo floor, original light fixtures, and nature-themed plaster ornamentation. BIOMED DEVELOPER COMPLETES ITS KENDALL SQUARE PORTFOLIO WITH A LEED GOLD LAB/OFFICE Steps away from numerous life sciences and tech companies and MIT’s campus, the 450 Kendall Street building stands out in the Kendall Square neighborhood of Cambridge, Mass. Its faceted glass façade makes visible the uses within the building—a mix of lab and financial office tenants occupy the spaces—while also refracting the light of the sky and surroundings. The five-story building provides ground-floor retail and restaurant uses. The upper floors offer terraces that accentuate the connections to the open space, the canal, and the Charles River. The project is BioMed Realty’s sixth and final project in Kendall Square. All six have earned LEED certification; 450 Kendall Street achieved LEED Gold. Arrowstreet was the project’s design architect.

COLORFUL COLLEGE BUILDING INSPIRED BY RICHARD NEUTRA–DESIGNED CAMPUS The new Interdisciplinary Building at the Orange Coast College campus in Costa Mesa, Calif., has recently been completed. The 91,030-sf building was designed by LPA Inc. and features offices, lecture and laboratory space, and computer labs for math, business, and computing programs spread across its three-story structure. The orange building certainly lives up to the college’s name and was designed with inspiration from the

original campus by Austrian-American architect Richard Neutra. The building is made up of two parallel volumes, connected by pedestrian bridges on the upper levels and courtyard areas on the ground level. It incorporates bountiful natural lighting and views throughout its indoor and outdoor spaces.
