Firstly, let me explain that open homes are an open invitation to the buying public to view your property and it is vital it is presented in the very best way possible.
The fundamentals include health and safety, so care must be taken to evaluate trip or slip hazards, plus care around large ranch sliders or windows that could easily be walked into. Removable stickers can be applied in advance to mitigate the risk of injury and red cones can be used where there could be danger of falling off a terrace or elevated area which has no balustrade.
Once the property is ready and open homes begin, the agent is responsible for being at the property ahead of the advertised time to prepare the property for the public. They must ask all attendees to fill in a register either physical or electronic, to record the names and details off all attendees, for security reasons.
Normally open homes generate approximately 70 per cent more viewings than homes sold without. Depending on the price range of the property, all owners can decide if open homes are appropriate for their home.
