It was fantastic to see the team back together again at the Aspire Sports Day. Thanks to those who took part, those who cheered them on and particularly those who organised the event (if not the weather!). At Landsec we recently launched our new Supply Chain Commitment. This sets out how we do business with our strategic supply chain – our own commitments and what we expect of our partners. Only a collaborative approach will enable us to achieve our strategic objectives for the environment, health & safety, ethics, human rights, diversity, inclusion, community, data security and privacy. In terms of the environment, our commitments include transitioning to net zero and reducing emissions from the design and development of our buildings. So, it’s great to see that The Forge – our first net zero carbon

development – won two prizes at the recent Digital Construction Awards 2022. The accolades were Digital Construction Project of the Year and Digital Innovation in Offsite Construction. The Forge, located at the heart of Southwark, is the demonstrator project for our platform design for manufacture and assembly strategy. Compared to a traditional project, our approach has resulted in a 50% reduction in operatives on site for the superstructure and façade, and 20% fewer for construction delivery. This is a brilliant achievement and we look forward to being able to welcome customers and Aspire teams to The Forge before too long. As well as all the Sports Day fun, in this month’s issue we find out more about our charity partner, Caxton Youth, and welcome our new Workspace Manager, Olga Valyukh.

Independence & opportunity

for young disabled people

Voted for by Aspire members to be our new charity partner, Caxton Youth Organisation supports young people with physical or learning disabilities in the borough of Westminster. As well as its base in Pimlico, the charity has an outdoor pursuits facility on the River Wey in Surrey and operates a minibus. Its mission is to develop independent living and social skills in people aged 11 to 25 in order to promote wellbeing and inclusion. Rose Swainston is the charity’s Chief Executive Officer and leads another four full-time and three part-time staff in the support of around 60 members. “I’m very passionate about youth work,” says Rose, “but specifically about tackling disabling barriers with young people. I want young people with disabilities to have the same opportunities as everyone else.” The charity takes pride in its inclusive ethos. “Caxton feels like a family,” says Rose. “The young people have a say in everything we do and it’s a lot of fun here.”

Diverse activities Caxton Youth runs five programmes that are designed to help young people develop the skills they need in life and aims to provide one Youth Worker per programme: — Independence (support for managing money, staying safe, travelling and developing personal skills) — Employment support (help with communication skills, workplace participation and employability workshops) — Social & wellbeing (coping with stress and emotional literacy) — Opportunities (participation in art, music, sport, digital projects, trips and volunteering) — Health & getting active (support for sexual health, healthy eating, fitness and sport). The charity aims to tailor its work to its current members. “We want to respond to the needs of our young people,” explains Rose. “Our projects and programmes can be quite flexible to whatever the needs of the cohort are.” Current activities include a partnership with Mousetrap Theatre Projects, who are helping with drama sessions, and a new Youth Government project. “This is an exciting programme for us,” says Rose. “It enables our members to learn about government and democracy, but also to learn advocacy skills so that they can advocate for themselves and their rights. Some of them act as representatives here – we call them ‘Young Reps’ – and we want them to have a say at Caxton but also in the youth sector in the borough of Westminster.”

All these activities help to build confidence and independence. “One of our Youth Workers recently summed this up as taking small steps that turn out to be big strides,” says Rose. “It’s rewarding to see how, over the years, the young people mature and gain skills. When I was a Youth Worker here and used to run the employment support programme, we asked young people about their dream jobs; now some of them are doing those jobs! Sometimes people come in who are quite quiet and shy but they gradually make friends and become much more independent. It’s great to see them grow and enjoy themselves at Caxton.”

Youth Club The Youth Club operates in the basement rooms of the building in Pimlico. The club is open from 6.30 to 9.00pm on Mondays, Wednesdays and Fridays, with different age groups attending on different evenings to ensure age-appropriate activities. There is also an online session on Tuesdays. The Youth Club features a social area, kitchen, ICT suite, hall with disco lighting and tuck shop. It’s a safe space where members can meet and make friends.

Midge Island Midge Island is a plot of land owned by Caxton Youth on the River Wey in Surrey. This is the organisation’s outdoor base, which it uses for residential activities with small groups between Easter and November. Members visit the island for breaks of up to a week

and enjoy a range of activities such as boating, cooking, gardening, bike rides, campfires and nature trails, as well as trips to nearby attractions including Mercedes-Benz World and Brooklands Museum. “The property is in need of some love and renovation,” says Rose, “but the location is idyllic. It feels very safe and peaceful. A lot of our young people don’t get away from London that often, so it’s a really nice place to go and have some independence.”

Minibus A key facility for Caxton Youth is the minibus that it operates. The vehicle provides transport to and from the Youth Club in Pimlico for those members who require it, as well as being used for trips to Midge Island and for travel training.

How Aspire is helping The Aspire community is keen to support Caxton Youth through both fundraising and volunteering activities. It costs over £300,000 a year to keep the charity running to deliver its vital services, so every penny that Aspire can raise – or save through voluntary work – will make a difference. “We are a small charity operating in very turbulent times,” says Rose Swainston, “both in terms of the economy and following the pandemic. With inflation, things are more expensive yet fundraising is more challenging than ever.” The Aspire Operating Board have set a target of raising £50,000 over the next two years. “We’re off to a fantastic start already,” says Alison Currell, Senior Aspire Service Delivery Manager. “So far we have raised an incredible £10,700 through a combination of fundraising and generous contributions from our Service Partners.” Fundraising results have included the money raised at the Aspire Quiz, the sale of some

scrap materials at New Street Square (organised by Louise Ody, Workspace Manager) and money being raised by the Aspire Harriers running club (organised by Charles Walden, Account Director at NJC). Service Partners have also been quick to offer their time and skills to support the charity. Robbie Kitson (Associate Director, Jaguar Building Services), Simon Watson (Operations Manager, NG Bailey) and Alison Currell met with Rose Swainston at the Aspire Centre of Excellence (ACE) recently to discuss the charity’s needs. Following this Robbie, Simon, Alison, Rose, Floyd Hall (Senior Youth Worker at Caxton) and Craig Gardiner (Fundraising Manager at Caxton) visited Midge Island to assess the state of the building and work out priorities. As the roof is not watertight, Robbie set about getting quotations from local companies to repair it. He also arranged a fire risk assessment for the building, which made a number of recommendations. Then Robbie and Jay Nel (Account Manager for Jaguar) went

to Midge Island to fit six replacement smoke detectors, a heat detector for the kitchen and a new fire extinguisher. “We couldn’t fit a fire alarm system,” explains Robbie, “because there is no power on the island. It’s off-grid but there is a generator that they use when people are there. So, the systems we fitted had to be battery-powered. They also have LED lights to help with escape in the event of a fire.” Meanwhile, Simon Watson has focused on the electrics at the Youth Club in Pimlico. A Condition Report found the wiring to be in a poor state, so replacing this will be a priority before any redecoration work in the building. Simon is enjoying being involved in the project. “It’s been nice meeting different people in the business,” he says. “I didn’t know Robbie before this and it was good to meet with Alison and the Caxton Youth team. They are very enthusiastic.” On 25 July Alison Currell, Simon Watson and Kelly Barlow (Assistant Workspace Manager) visited the Pimlico facility to assess opportunities

for volunteering with redecoration of the building and with activities for the young people. “The Pimlico premises are on our doorstep,” says Alison Currell. “This is a brilliant opportunity to support our community and the fact that Caxton’s Pimlico base is so close means that every Aspire member can get involved. Volunteering will help the young people through improvement of the facilities available to them at the club and also at Midge Island. Watch this space for details of how you can get involved and also for information about our big annual fundraising event.” Rose is very thankful for all the support so far. “Aspire has already helped us so much, enabling us to future-proof our properties,” she says. “If we don’t have sound properties, we can’t function as a charity. We’re really grateful. We are refreshing our three-year strategy at the moment. We want to grow so that we can support 75 young people a year, but we would struggle without this support. We want to keep Caxton Youth thriving. The charity turns 75 next year and we want to keep going for another 75 years!” One Magazine 009

A downpour during the last event could not dampen spirits as seven teams competed for top spot at the annual Aspire Sports Day. Held at Vauxhall Rhino Turf in Lollard Street, the evening was not only an opportunity for Aspire members to show off their sporting talents and competitive nature but also provided a lot of laughs along the way. Starting in brilliant sunshine, the event included blindfold egg & spoon, 3-legged race, space hopper challenge, relay, sack race and piggy-back challenge. The final activities were tug-of-war and dodgeball, during which a thunderstorm rolled in and the rain came down! Luckily, the new owners of the former Royal Oak pub saw the team sheltering and invited everyone in, so competitors and spectators were able to enjoy some food and drink in the dry. The winning team was ‘Barely Managing’ so many congratulations to our champions: Jordon Joseph, Lawrence Merry, Chris Pope, Aimee Hodgkinson, Scheila Costa, Kick Douglas, Sammy Harrington and Salma Khatun.

5 minutes with…

John Glover Managing Director of Bywaters. What do you like to do outside of work? I like socialising and cycling. I also enjoy travelling. Some of my favourite destinations include Dubai, the Maldives and the islands around Croatia. I love skiing and go two or three times a year, somewhere in Europe. What would you say is your greatest achievement? In terms of my career, I would say becoming MD of Bywaters and managing a multi-million-pound business with over 300 employees. Aside from work, a couple of things spring to mind. I once did the Dunwich Dynamo, which is a 124-mile night cycle ride from London Fields in Hackney to Dunwich on the Suffolk Coast. I raised funds for charity with my ride. Then last year I did the Three Peaks Challenge, which entails climbing Snowdon, Ben Nevis and Scafell Pike within 24 hours. I was part of a team of 12 and we completed the challenge in a time of 22 hours. Between us we managed to raise around £35,000 for a brain tumour charity and Haven House Children’s Hospice. It was definitely harder coming down the mountains. We encountered awful conditions when we were at Snowdon; we started at 3am with headtorches in a blizzard!

What do you know now that you wish you’d known when you were younger? That life passes by quickly, so it’s important to take opportunities when they come along and make the most of every day. What’s your all-time favourite movie? Catch Me If You Can. Close seconds would be Pretty Woman and Home Alone. Do you have any pets? I don’t have any pets but my parents have a number of animals – including rabbits, ducks, chickens and geese – at their farmhouse, so I get to see them. What was your first ever job? Well, Bywaters is a family business so it’s probably no surprise that my first job was here. I used to come to the

office after school from the age of 12 to sort out various IT issues. My Dad – John Glover Snr, our CEO – taught me and gave me pocket money for my efforts. When I left school at 18, I became Bywaters’ IT Manager. I’m the fifth generation of the Glover family to work in the company. The business actually began in 1946 as Glover Brothers but we merged with Bywaters in 1952 when Henry Bywater died, as he had no descendants. At the time it was more tax efficient for some reason to keep the Bywaters name. As such, we’re celebrating our 70th anniversary this year. What would you say is your best skill in business? Keeping control of the business so that we can achieve sustainable growth. It is by ensuring stability that we support our hard-working staff, who make the company successful.

Do you have any mantras in business or in life? I think it’s always better to make a decision rather than sit on a problem. What’s on your bucket list? I’d like to travel more, even if it’s only short trips. It’s quite difficult to get away from the business, to be honest.

Bill Gates visits 62 BG The Aspire team at 62 Buckingham Gate pulled out all the stops for a VIP visit recently. Microsoft co-founder Bill Gates visited the offices of the Bill & Melinda Gates Foundation, based at 62 BG, on 15 July. He was in the building for most of the day, arriving around 11am and taking part in a series of meetings until late afternoon. Ross Wiles, Workspace Manager, says he is very proud of how the team pulled together. “I’d particularly like to thank Clinton Krishna, Security Manager with Bidvest Noonan, and his team. Clinton was on site all day and didn’t leave until Bill Gates had gone. He made sure everything went well.”

The whole team received great feedback from BMGF after the visit. A representative of the organisation commented: “Thank you very much for all the efforts today. Everything went smoothly from start to end. I really appreciate everyone’s effort to excel at such short notice. My gratitude to the security team for such outstanding professionalism and adaptability.” She went on to praise Aspire members for their everyday work, saying that the NG Bailey team always respond to service requests promptly and are “awesome” in their communication. She also commended Ross Wiles and Chloe Miller (Workspace Assistant) for their “outstanding support”. Well done to everyone involved.

We extend a warm welcome to Olga Valyukh, who recently joined us as Workspace Manager for 16 Palace Street and 123 Victoria Street. Based at 16 Palace Street, Olga started her new job on 8 June and is really enjoying being part of the Landsec | Aspire family. “Landsec is a fantastic company and the people are really friendly and approachable,” she says. Olga has been getting to grips with her understanding of her responsibilities, meeting new colleagues and getting to know the assets she will be looking after. “The company has a great structure,” she says, “and I’m learning who to contact about particular aspects of the business and getting to know systems. It’s all about collaboration.”

Asked what has been the best thing about her new role, Olga says: “Working with so many inspiring people and learning new things. Landsec is an innovator in the property sector and it’s great to be a part of it.” She is looking forward to getting involved in projects, particularly in the ESG (Environmental, Social and Governance) field. “I’ve not had a great deal to do with it before,” she says, “but it’s high on the agenda and I’m looking forward to gaining more knowledge.” Olga has considerable experience in the industry, having worked as Regional Facilities Manager for Workman for over eight years and, before that, as an Area Manager responsible for the running of three Business Centres in London for almost six years.

She has a degree in Business Management from London Metropolitan University, which she achieved through part-time study over four years while working full time. “It was very intense but so worth doing,” she says. Originally from Poland, Olga was born in Poznan but lived in Koszalin (a town close to the Baltic coast) before coming to the UK at the age of 18. She met her husband Yuriy, who is Ukrainian, here and they have two children – a daughter called Mia, who is nearly six, and a son called Jacob, who is almost three. As well as speaking Polish, Olga has learned Ukrainian during her time in the UK. Outside of work, she enjoys spending time with her family in the garden, at local parks and at the seaside. She also likes gardening, cooking and travelling, and pursues her interest in fashion through magazines and shopping.

Wheely good work! Hats off to Louise Ody (Workspace Manager), Ieva Botes (Senior Workspace Manager), Dave Payne (Operational Risk Manager) and Andrew Ballard (Workspace Engineering Manager) who recently completed a tour by bike of many of the cycle facilities in the London Portfolio. In their adventure on 29 June, the intrepid foursome managed to visit 55 Old Broad Street, Dashwood, 140 Aldersgate, One New Change, New Street Square and Nova. Their journey took most of the day and they each had extra pedalling to reach central London from their homes and back again.

The purpose of their trip was to inspect the facilities available and understand the customer experience of active commuting, in line with the ‘Live well’ part of our ‘Build well, Live well, Act well’ sustainability framework. The exercise was planned in response to recent Customer Pulse Surveys, which gave valuable feedback about some of our back-of-house areas. The team assessed how welcoming each cycle area was in terms of signage, brightness and cleanliness. Their findings will form the basis of work to upgrade any areas that would benefit from improvement.

After supplying some pastries in the refreshment area to show her appreciation, she sent this message to members of the Aspire team: “I just want to say a HUGE thank you for being the best ever. helping me with annoying last-minute requests to simply smiling and saying ‘hello’ when you see me around has made the past five years on the square so enjoyable. Ollie goes above and beyond Congratulations to Ollie Harris, Central Administrator in the Landsec | Aspire Property Support team, for the fantastic feedback received from Chris Davis of Landsec’s Clarks Village retail outlet in Somerset. Chris commented, “Ollie has been working with the team here at Clarks Village over the last year and nothing has ever been too much trouble for him. He is so quick to get tasks done, so consistent and supportive with reporting back to us and is always

happy to pick up the phone and talk us through something that we don’t understand and won’t stop until we are all 100% happy. We as a whole team love his positivity, channelling Landsec values in everything that he does.” The Property Support team, based at One New Change, is headed up by Elaine Smalley and continues to support both the London and Retail portfolios on a daily basis.

She has moved over from the hotel sector and is excited to start this new chapter in her career. Away from work, she is a yoga and meditation practitioner. She’s also a real foodie and says she would welcome any recommendations for nearby restaurants! Also joining Rapport as Member Host for Myo at Dashwood is Pablo Navarro. Describing himself as very sociable and energetic, Pablo takes pride in delivering service that is second to none. He loves sport, salsa, coffee and reading.

What an ACE Cleaner!

Congratulations to Jose Gomez of Principle Cleaning for winning a Player of the Month award.

Jose supports the Aspire Centre of Excellence (ACE) at One New Change and was nominated by Alison Currell, Senior Aspire Service Delivery Manager. Alison says, “Everywhere I go, Jose is there busily cleaning and ensuring everything is clean and tidy, helping to make the Aspire Centre of Excellence truly excellent. I think he must be able to teleport to get from one place to the next so quickly! He is observant and proactive,” she continues. “If he notices that ACE is busier, he increases the number of cleans he carries out in the kitchen and washroom areas. I’m confident that Jose would say he’s simply doing his job, but his work and support is truly valued and the cheery ‘hello’ I get every morning makes my day!” Nice work, Jose!

Small fire controlled at Nova Hats off to the cleaning, security and maintenance teams at Nova (NJC, Bidvest Noonan and Jaguar), who have scooped a Team of the Month award for pulling together quickly in response to a fire back in May. Antonio Bernabe, Cleaning Operative, was dealing with waste in the loading bay when he spotted flames coming from a waste compactor. Gustavo (Gus) Dourador, Logistics Manager, advised the Security Control Room, while Tej Gurung (Post Room Supervisor) informed management and ran to bring extra fire extinguishers and a hose. Gheorghe Luca (Cleaning Operative) set about fighting the fire and Antonio switched off the electrics so that a hose could be used. Meanwhile, Catia Silva – who had been deep cleaning the loading bay – informed Kristina Jakaityte (NJC’s Portfolio Manager) that there was an incident and began to evacuate the rest of the team to the fire assembly point. Gus grabbed the hose that had been used for cleaning to help damp down the fire. He was joined by Roland Bajulaye and Adewale Oredugba (Security Officers) with fire extinguishers.

When the fire brigade arrived, Kaspars Kligulis (Security Manager) liaised with them and the Security Control Room over the incident. Once the all-clear was given, David Griffin (Cleaning Operative) went to clean the water from the affected area. Sean Bates (Estate Security Manager for Bidvest Noonan), Andy Merritt (Sustainability Manager for Bywater) and Charles Walden (Account Director for NJC) praised all those involved for their quick and professional response. As a customer commented at the time, “Thank you for the whole team’s efforts. It isn’t an easy thing to deal with such an incident and, without their direct involvement, the outcome could have been very different. We are lucky to have them.” Kudos to everyone involved for their quick thinking and bravery. Special thanks to Gus, Tej and Gheorghe, who led the efforts to get the fire under control.
