The atmosphere was electric as our Service Partner teams took to The Valley’s hallowed turf to compete for the title of Aspire Football League Champions for the 2024/25 season.

WWe enjoyed a brilliant night of football on 4 June at The Valley, as the final four teams in our Landsec | Aspire Football League battled it out for gold, silver and bronze medal positions.

Congratulations to the Principle Cleaning team on their hard-won victory. The final was a highly competitive match but it was The Clean Sweepers who held the trophy aloft and basked in the glory of being Aspire Cup winners for the 2024/25 season. Thank you to everyone who took part or helped behind the scenes to make this tournament such a success.

Our events programme is incredibly powerful in establishing relationships and strengthening team spirit within the Aspire community. The footie may be over, but we have lots more to look forward to. Our annual Sports Day takes place on 16 July in Battersea Park. If you’re not taking part yourself, please come to cheer your colleagues along

and enjoy the complimentary pizza and drinks. Then we have the third Landsec | Aspire Golf Day, which will take place at Farleigh Golf Club in Warlingham on 1 August. Next is our Aspire Challenge – a spectacular hike in the Forest of Dean and Wye Valley on 26-28 September – which is fully booked. Our final social event of the year will be the Aspire Christmas Party, which will be held on Friday 5 December –please save the date and look out for more details.

In this month’s issue, you can read about recent activities to mark World Environment Day, as well as news from our landscaping Service Partner, Q&S, about the success of their new greenhouse. You can also get to know Jamie Boss – who previously worked for Jaguar but is now a Workplace Technical Manager for Landsec – in our ‘5 minutes with’ column.

BUMPER CROP

Our urban gardening Service Partner, Q&S Limited, has had a fantastic harvest of fresh produce and plants from its new greenhouse, installed last year on the roof above Wagamama’s at Cardinal Place.

The greenhouse has produced a crop sufficient to enable not only the supply of selected summer salad items to BM Caterers for use in The Landing café at 80-100 Victoria Street, but also plants and cuttings for a giveaway event organised by the Q&S team.

“We’re currently growing tomatoes, peppers, chilli peppers, radishes, cucumbers and squash,” says Jack Davies, Contracts Manager. “We’re also growing sweet peas and houseplant cuttings in the greenhouse. In addition, we’re using some plants at Cardinal Place – particularly grasses – as ‘mother stock’, dividing them in the greenhouse for use elsewhere on the portfolio. This is a sustainable solution for when we need new or replacement plants.”

The greenhouse is a great example of how Service Partners can support Landsec’s nature strategy. Under the strapline ‘Let Nature In’, Landsec is

committed to bringing more nature into our cities. This strategy recognises that nature not only improves our quality of life but can also be one of the best lines of defence against climate change.

Q&S plans to increase production levels in the greenhouse over time and is also looking into the possibility of establishing a charitable partnership to outsource some of the production. This would entail a charity partner nurturing plants from seeds or plugs in its own greenhouse under the guidance of the Q&S team and then returning the plants once grown.

The greenhouse helped to provide the giveaways for a customer event held at 80-100 Victoria Street on 11 June. Jack Davies was on hand to give away free tomato plants, grown from seed, to interested customers and give them

tips to how to plant them in growbags. “Some of the customers were very enthusiastic,” says Jack. “We also gave away a few cuttings of spider plants, but it was mostly the tomatoes. They were planted in April and May, so they were at different stages. There were 150 plants, including around 30 that were large and already flowering, so they will produce tomatoes within a few weeks.”

Gardening tips

The Q&S team are also now providing gardening tips and fun facts via the Landsec Experience app. For example, June’s tip is advice on pruning roses, which are currently blooming all over London. “We’re keen to involve the wider Workplace community in our urban gardening activities,” explains Jack Davies. “As well as providing information via the app, we offer a selection of workshops and open days at 80-100 Victoria Street.”

The customer activities on offer include a Propagation Workshop, an Urban Horticulture Walking Tour, a Terrarium Workshop and a Solstice Seed Head Harvest – a hands-on demonstration of harvesting and growing your own wildflowers. “We’ll also be holding a pumpkin-carving workshop this autumn,” says Jack. “I’m personally very excited about this event and we have our pumpkin seeds in already!”

The theme of this year’s World Environment Day was tackling plastic pollution.

Held every year and led by the United Nations, World Environment Day (WED) calls for action from individuals, businesses and governments to tackle today’s most pressing environmental challenges. To mark WED, Landsec and Recorra organised a webinar for customers, while Principle Cleaning Services and Regular Cleaning held pop-up events to promote sustainable products. “The goal of the day was to highlight the growing issue of plastic pollution and its impact on the environment, food, drinking water and human bodies,” explains Kate Attwooll, Sustainability Communications Manager at Landsec.

Organised by Kate Attwooll and Sol Jackson, Portfolio Director at Recorra, the webinar for customers held on 5 June covered topics including Landsec’s sustainability framework, plastic waste management across the London portfolio and tips to reduce plastic waste at home. Presentations by Henry Powell (Sustainability Director at Landsec) and Kirsten Zoe Smith (Net Zero Strategist at Recorra) were followed by a Q&A session.

“The webinar promoted the message of World Environment Day,” says Sol Jackson, “which is ‘refuse, reduce, reuse, recycle and rethink’. Most people know the ‘reduce, reuse, recycle’ slogan, but we should also refuse, where possible, PVC and polystyrene because they are

almost impossible to recycle. It’s also important to rethink our reliance on plastics where we can.”

Pop-ups

Members of the Principle Cleaning Services and Regular Cleaning teams held pop-up events for WED at New Street Square, the Nova estate, 80-100 Victoria Street and Dashwood. The idea was to demonstrate that effective cleaning products can also be environmentally friendly. For example, one item on display was soluCLEAN, a cleaning product packed in watersoluble film sachets.

“The pop-ups went well,” says Ryley Stevenson, Contract Manager with Regular Cleaning. “We provided sample packs of soluCLEAN for people to take with them and see that you can get a clean just as good as your usual product while impacting the environment much less.”

Monica Aghadiuno, Sustainability Apprentice for Principle, agrees that the events were a success. “We had strong engagement from visitors, whom we encouraged to take part in a sustainability quiz focused on our initiatives at Landsec and across the wider business, for the chance to win one of two £50 vouchers.”

Hard services update

Flourishing partnerships

This month, I’m proud to highlight our collaboration with a number of specialist partners, who are becoming increasingly integrated into Landsec and the wider Aspire family.

Notable among them are Twenty One Engineering, Chess (Mymesh), Carlo Gavazzi and Daikin. Their collaboration with Landsec and its engineering Service Partners, Jaguar and BGIS, over the past year has significantly enriched our technical capabilities and strengthened our presence across the industry.

Through these partnerships, we’ve expanded our professional network and enhanced the delivery of technical operations across Aspire. Their expertise and alignment with the latest technological advances have enabled us to deliver a broader range of projects with greater efficiency, sustainability and innovation.

Twenty One Engineering provides valuable consultancy services to ensure that we are not only compliant with environmental legislation, but also actively reducing our carbon footprint and energy spend. Some of the key initiatives we’ve undertaken with them and our extended team of partners include:

Mymesh system (proof of concept) at One New Change

Implemented in the back-of-house and management suite, the Mymesh system from Chess uses proprietary wireless network technology to connect thousands of devices within an autonomous, self-healing network. Each device receives and forwards data, creating a highly reliable, secure and scalable infrastructure – ideal for advanced lighting control and smart building applications.

Water-to-water heat pump retrofit at 62 Buckingham Gate

A retrofit installation supporting the domestic hot water system, this solution significantly reduces the building’s carbon footprint. By using electricity instead of gas, the system achieves over 300% efficiency – potentially reaching 400% during summer months – while reducing reliance on traditional boilers and associated pumping systems.

Automatic fault detection on the chillers at 62 Buckingham Gate

Installation of AFD systems on the chillers has improved operational efficiency and reduced energy consumption.

Building management system upgrade at 123 Victoria Street

A comprehensive upgrade to the BMS has enhanced control, monitoring and energy efficiency.

Metering upgrade at Media City

This is a retrofit solution using wireless gateways and MID-certified meters (i.e. conforming to the Measuring Instruments Directive) on a secure network. The solution – from electronic control specialist, Carlo Gavazzi –enables accurate energy apportionment to the correct meters and occupiers, improving transparency and billing accuracy.

Pump upgrades

Targeted pump replacements are taking place across various sites to improve hydraulic performance and energy efficiency.

These projects reflect the strength of our partnerships and our shared commitment to delivering futureready, sustainable solutions across the Aspire portfolio. Thank you to everyone involved in these projects for your continued dedication and collaboration.

In addition, we are continuing our engagement with the professional body, CIBSE (Chartered Institution of Building Services Engineers).

SEASON 2024/25

The four leading teams in this season’s Landsec | Aspire Football League battled it out at The Valley, iconic home of Charlton Athletic FC, competing for the Aspire Cup in the final and for third place in the play-off match. Cheered on by their colleagues, friends and families, all four teams gave it their all and scored plenty of goals in what proved to be a memorable climax to the tournament.

Fever pitch at The Valley

In the play-off match, Landsec Legends FC were pitted against Aspire All Stars. Despite showing great energy and skills, Landsec Legends were roundly beaten by Aspire All Stars, with the final score being 4-0.

The grand final was the ‘contest of the cleaners’, as The Clean Sweepers (Principle) and Regular Raiders faced each other on the pitch. It was a thrilling match and The Clean Sweepers finally clinched a 5-3 victory to win the title of Aspire Cup Champions 2024/25.

The real deal

“It was a fantastic night,” says Marlene Aguilar, Team Co-ordinator – Workplace Operations and organiser of the tournament. “There was a wonderful family atmosphere, with kids and grandparents enjoying the games. Once we had secured a stadium venue for the final, we wanted to go all out! We aimed to make the whole experience the real deal for the teams and spectators –and that’s the feedback we’ve had, so I’m delighted.”

The professional football experience was indeed tangible at The Valley. The teams were able to access the stadium via the exclusive Players’ Entrance and got ready for the match in the changing room used by the Charlton Athletic

team. The players walked through the tunnel to the pitch, with many of them accompanied by their children as mascots and some kissing the ground for good luck! They were led out by the referees – all FA-certified professionals – with the UEFA Champions League Anthem blaring out around the stadium. After the traditional line-up and handshakes, the referees performed a coin toss at the start of each match.

With a DJ pumping out high-energy tunes, additional crowd noise piped over the tannoy and a huge screen showing rolling images of the teams, it really felt like a professional football game. There was even a Charlton Athletic physio on hand to treat any injuries and some of the players’ children got to be ball boys and girls for the matches. On the mic as MC for the night was Kelly Barlow, Workplace Manager, who did a great job of keeping everyone up-to-date on proceedings. Spectators enjoyed the true match experience too, with free food and drink – including traditional footie pies and sausage rolls – available from the matchday kiosk.

The players really appreciated the taste of professional football that the night provided. “It meant a lot to me personally to play at The Valley,” says Jack Davies, Contracts Manager for Q&S, “because my dad is a lifelong

Charlton fan, and has been taking me to watch them since I was six years old. Unfortunately his partner is really unwell at the moment, so he couldn’t attend, but I took him on a video tour of the changing rooms, tunnel and pitch after our game and he said he was ‘absolutely buzzing’ afterwards.”

The play-off

The two teams in the play-off match were sporting brand-new apparel. Prior to the tournament, Marlene Aguilar met with Jordon Joseph, Workplace Manager, and Ollie Harris, Workplace Support Assistant, to get their advice on the designs for the new kit for Landsec Legends FC and Aspire All Stars. The play-off game kicked off at 6.15pm and light rain at the beginning of the match made for a fast pitch.

Managing Landsec Legends was Adam Donoghue (Senior Workplace Technical Manager), aided by Hiren Patel (Senior Workplace Manager) and Aimee Hodgkinson (Workplace Manager). Jordon Joseph (Workplace Manager) was team captain. For Aspire All Stars, Indi Babra (Interior Plant Technician with Q&S) was both manager and captain. It was an exciting match with the goal scorers – Marco Moreira, Mark Bolton

and Dan Cotterell of OryxAlign plus Casey Butler of Jaguar Building Services – securing the decisive 4-0 victory for Aspire All Stars and third place in the tournament.

The final

The final kicked off at 7.15pm and turned out to be a thrilling match. For The Clean Sweepers, Eduardo Amorim (Administrator for Principle Cleaning) was team manager, with Ben Swinbourne (Portfolio Director) as captain. Regular Raiders were led by Ryley Stevenson (Contract Manager) as manager, with Mo Sessay (Supervisor at New Street Square) as captain. It was a very competitive match, with the teams fairly even in skill levels and both showing huge determination. There was jubilation followed by disappointment at one point when The Clean Sweepers went ahead, only for the goal to be disallowed by the referee. Regular Raiders, meanwhile, managed to score one of their goals from a penalty. The goal scorers for Regular Raiders were Fabio Jau, Oliver Chalmers and Carlos Cuenca (junior). Getting the ball in the net for The Clean Sweepers were Eduardo Amorim (one goal) and Tyi Richards (four goals).

Special awards

After the final whistle, Chris Goad –CEO of Regular Cleaning, who had helped secure use of The Valley for the tournament finale – presented three special awards: Player of the Match, Golden Glove and Golden Boot.

Player of the Match was awarded to Carlos Cuenca Jr of Regular Raiders, who played alongside his dad. The Golden Glove award for the top goalkeeper went to Russell Dean of Bidvest Noonan, who saved a total of 14 shots over the course of the tournament. The Golden Boot award for the top goal scorer went to Eduardo Amorim of Principle Cleaning, who managed to score a total of 11 goals during the competition.

Trophy and medals

The Aspire Cup winners (Principle Cleaning), runners-up (Regular Cleaning) and third-place team (Aspire All Stars) were presented with gold, silver and bronze medals respectively. The ball boys and girls also received medals for their efforts. Alison Currell, Aspire Service Delivery Director (Soft Services), presented the bronze medals, while David Wickens, Operations Director & Chair of Landsec | Aspire, presented the silver and gold medals, along with the coveted Aspire Football League trophy.

Congratulations to all the teams in the league for a fantastic tournament, which demonstrated the team spirit and partnership of the Aspire community. Many thanks to everyone in our Service Partner teams who played a part in making all the various matches happen. Plans are already underway for next season’s Aspire Football League, so get your strategies, fitness programmes and team selections started!

This season’s Aspire Football League went without a hitch, thanks to the fantastic organisational skills of Marlene Aguilar, Team Co-ordinator –Workplace Operations.

From booking the pitches for the qualifying matches to choosing the songs that the DJ would play at the final, Marlene’s eye for detail and tireless

enthusiasm made this tournament really special. A lot of very positive feedback has been received, with many participants praising the high standard of communication for the event and the efforts taken to create a genuine matchday experience for everyone taking part.

5 minutes with…

Jamie Boss

Workplace Technical Manager, Landsec

What do you like to do outside of work?

I enjoy spending time with my family and taking my dog for long walks. I’m a keen follower of most sports –my family would tell you that this is what I spend most of my time doing! My favourite sports to watch are football and cricket. I played football until about three years ago and also played cricket when I was younger. What’s on your bucket list?

It’s not really a bucket list but my hope for the future is to travel the world as much as I can. I’d particularly like to see South America and Scandinavia.

Are you a fan of anything or anyone?

It’s not been enjoyable this season, but I’m a Manchester United fan. I’m not a season ticket holder, but I’ve been to see them play a few times. Do you have any mantras in business or in life?

Trust your gut!

What would you say is your greatest achievement?

It might be a bit soppy, but I would have to say my two children. I have a daughter aged 11 and a son who is 8.

Have you been inspired by anything you’ve seen, read or experienced lately?

Yes – my daughter performing a solo in a school musical audition recently. I was so proud and inspired to see her push herself outside of her comfort zone.

What do you know now that you wish you’d known when you were younger?

That all the food you think you hate, you will probably like later on! There were lots of things I wouldn’t eat when I was younger, such as coleslaw, tomatoes, olives and even curry. There’s nothing I won’t eat now. Do you have any regrets?

Not particularly – I wouldn’t be who I am today without the (many) mistakes I’ve made along the way!

Do you have any pets?

We have a cocker spaniel named Otto. He’s very much in the doghouse at the moment, because he’s just bitten my hand quite badly – he just wanted his bone back, though, and I still love him!

What’s your all-time favourite movie?

I prefer TV series – ‘Game of Thrones’ is one of my favourites and I also enjoy watching wartime documentaries.

What was your first ever job?

I worked as a lift engineer when I left college. This was for a small company and I knew the owners. I was selfemployed, working around Kent and London. It opened my eyes to engineering in general. After that, I moved into the construction industry and ended up working for Jaguar Building Services, where my partner also works. However, I started my new role with Landsec on 2 June.

What would you say is your best skill in business?

Collaborating with people is the biggest thing for me. I enjoy getting to know colleagues and customers, understanding their needs and building trust.

What’s your favourite part of your working day or week?

Having a coffee in the morning! It’s usually a cappuccino or a latte, which I drink on the train into work.

And your least favourite?

The commute! I live near Sevenoaks and the journey takes about 90 minutes, door to door.

This month at MYO

This month, we’re introducing Acuity, our partner for concierge support services across the MYO portfolio. The appointment of Acuity represents a valuable opportunity to further elevate our front-of-house experience. We place significant trust in our Service Partners to help us deliver a hospitality-led environment for every guest and member. We’re excited about the collaboration between Acuity and Bidvest Noonan, and the potential it holds for a more integrated, blended approach to managing and supporting our spaces.

Let’s meet our Landsec | Aspire MYO Service Partners

Introducing our new Service Partner: Acuity

Taking the reins for concierge support services across MYO, Acuity is our newest Service Partner.

Part of Bidvest Noonan, Acuity has a team of over 150 professionals providing concierge, reception and hospitality services across London. The contract with MYO officially began on 1 April, although Acuity provided interim support in the weeks leading up to the launch to help bridge gaps and ensure a smooth transition.

Seven Acuity team members are dedicated to the MYO portfolio. Led by Account Manager Billy Jarvis, the team includes four Member Hosts:

— Izabelle Lacerdi (MYO Victoria Street)

— Arlean Riberio (MYO Liverpool Street)

— Stefano Rungi (MYO St Paul’s)

— Sarah Da-Silva (MYO Piccadilly) They are supported by two Dedicated Cover Hosts, who provide support across all MYO offices: Tayo Oluwole and one additional team member currently being recruited.

Billy reports to Bryon Pomfrett, Acuity’s Operations Manager, who in turn reports to Philip Dearden (below), Director at Acuity.

Phil has been with Acuity for three years and brings over 20 years of experience in corporate front-of-house services.

“Before moving into corporate hospitality, my background was in five-star hotels,” Phil shares. “I started my career at The Savoy and continued with the Le Meridien Hotel Group. My first role at 18 was as a Receptionist at The Savoy. At the time, I was the youngest person to be hired in a front-of-house position there. It was the hardest job I’ve ever done – the longest hours and the lowest pay – but probably the best job I’ve ever had! What made it so special was the exceptional service we delivered and the incredible people I worked with. That’s exactly what we strive to create at Acuity.”

Synergies and service

Phil is clear about why Acuity was chosen to lead MYO’s concierge services.

“We’ve developed a strong reputation in the market over recent years,” he says. “Being part of Bidvest Noonan allows us to deliver a seamless guest experience by integrating our concierge and security services. An additional bonus was that Sofia Merino, Acuity’s People Engagement Manager, was already working with our security teams at Landsec two days a week. Sofia now delivers integrated training for both our security and concierge teams,” he continues. “It has also enabled us to further increase management presence across the MYO portfolio, helping us consistently deliver on our promise of exceptional guest service.”

People first

Recruiting and retaining the right talent remains Acuity’s biggest challenge, according to Phil.

“Our people are the heart of our business. When building the new team for MYO, we focused on aligning each Member Host with the culture and needs of their specific office – not just based on skills, but also personality fit. We’re deeply committed to investing in our people, supporting their growth and promoting from within.”

Phil says the contract is off to a strong start: “We’ve had great feedback from the Member Experience Executives and Workplace Managers. A couple of them have commented that it’s the best service they’ve experienced in a long time. The highlight for me has been recruiting our team – they’re truly fantastic and are performing exceptionally well.”

Landsec | Aspire

Phil is a member of the Aspire Steering Board, with Billy Jarvis sitting on the Aspire Operating Board, and Acuity’s team members are currently completing their Aspire induction.

“I think Aspire will keep us on our toes,” Phil remarks. “We’ve already seen some great initiatives – such as the Aspire Football League and Player of the Month –and we’re excited to contribute to the oneteam ethos across all Service Partners.”

It’s back! We’re thrilled that the Aspire Sports Day is making a welcome return this July. This evening event promises to be fun all the way. Being held at Battersea Park, it will have all your Sports Day favourites –blindfold egg & spoon, 3-legged and sack races, as well as space hopper and piggy-back challenges, relays, tug of war and dodgeball.

Plus you can enjoy a pizza picnic finale.

Every month a ‘Player/Team of the Month’ is voted on by you and your Aspire colleagues from nominations by Aspire team members and Landsec customers. Winners receive a certificate and some well-deserved prizes.

Access denied at Zig Zag

CCongratulations to the security team at The Zig Zag Building, led by Ali Agip, for winning our Team of the Month award for May.

Topping the poll in this month’s vote by Aspire members, the Bidvest Noonan team win their award for demonstrating high levels of vigilance.

When a man tried to access the building’s car park recently, claiming that his car had been stolen and tracked to the site, he was told by the security team that he could only enter if he was accompanied by a police officer.

The man then claimed he was calling the police and held his phone up to Ali, at which point a crime and badge number were given by the person on the phone. The security team continued to deny him access and the man left. On calling the police to verify the information, Ali was told that there were no records for the crime and badge numbers on the police system.

Well done to the team for being alert to risk and keeping calm under pressure!

Successful H&S visits

Earlier this month, Landsec’s Health & Safety team carried out some successful audit visits with its compliance partner, LRQA.

The visits were related to ISO 45001, an international framework for occupational health and safety, and took place at sites including 80-100 Victoria Street and New Street Square.

The Health & Safety team are grateful to the Aspire members who helped facilitate these visits and want to give a particular shout-out to Richard Blenkinsop (Workplace Delivery Manager), Louise Ody (Workplace Manager), Janet Ogunsanya (Workplace Support Assistant), David Beckett (Workplace Technical Manager) and Vitor Correia (Loading Bay Dockmaster and Estate Scheduler at New Street Square).

A representative of the H&S team said of these Aspire colleagues: “Their effort, cooperation and professionalism played a key role in how smoothly the visits went, and it’s really appreciated.”

Being ISO 45001 accredited means that Landsec is focused on preventing negative health and safety impacts across its portfolio. Every day, thousands of lives are lost due to work accidents or fatal diseases linked to work activities. These are deaths that could and should be prevented – and the ISO 45001 framework aims to help organisations do just that. It is designed to help businesses take a proactive approach to the management of health & safety to keep workers, visitors and others safe from harm.

Our annual Landsec | Aspire Challenge returns this autumn with a hike through the spectacular scenery of the Forest of Dean and Wye Valley. On a route straddling the border between England and Wales, we’ll cover over 27 miles (44km), with a gradual ascent totalling 1000m.

Although we’ll be accompanied by an experienced and qualified Mountain Leader, this trek is not for the fainthearted. The challenge will definitely test your endurance, but also promises to strengthen existing bonds and spark new friendships.

Transport from and back to Victoria will be provided, or you can make your own way there. Participation is free, although – as spaces are limited – a £50 deposit is required, which will be refunded after the event. To register for your place, please e-mail aspire@landsec.com
