DEALING WITH THE NIGHTMARE TENANT

Minnesota is a Championship Power Soccer State Power Soccer is the first competitive team sport designed and developed specifically for power wheelchair users. Athletes' disabilities include quadriplegia, multiple sclerosis, muscular dystrophy, cerebral palsy, and many others. The game is played in a gymnasium on a regulation basketball court. Two teams of four players attack, defend, and spin-kick a 13-inch soccer ball in a skilled and challenging game similar to able-bodied soccer. Minnesota is big in this sport: some of the teams are: Spin from Columbia Heights / Courage Blizzards from Golden Valley / Minnesota Magic from Golden Valley / Minnesota Shooting Stars also from Golden Valley and Minnesota Northern Lights from Minneapolis. In their first year in the Premier Conference, the Minnesota Magic won the BraunAbility Premier Cup. The Magic won all three pool play games to earn a bye to the semifinals, then defeated Tampa Thunder 1-0 to get to the championship game. The Magic remained undefeated by besting the three-time champions Circle City Rollers 5-1 taking the tournament by storm. A USA team led by two-time World Cup winning head coach Chris Finn and assistant coach Bill Cain just finished playing the first ever U18 (under 18) international power soccer tournament. The EDF-US Metro Trophy, kicked off in Paris, France with a four-team field. Our own Team USA comprised of players from across the country challenging opponents from France, Finland and Ireland. The American roster consisted of Jake Bath (BORP Crushers, California) /Zach Dickey (RHI Sudden Impact, Indiana) / Lexi Heer (RHI Indy Cruisers, Indiana) /. Riley Johnson (Minnesota Magic, Minnesota) Tyler King (DASA Dynamites, Missouri) and Michael Rodriguez (RHI Indy Cruisers, Indiana) Play went like this: Entering into the final day of competition, Team USA found themselves in the home stretch of the tournament. The only roadblock that stood in the way of their journey to the final match was a semifinal showdown against Ireland’s U16 National team. The U.S. pushed the pedal to the metal on offense. Similar to Ireland’s U18 team, the U16 squad defensive presence was strong causing a few Two on Ones on Team USA. However, the U.S. relentlessness offense and passing wreaked havoc, producing tons of goal scoring opportunities in the form of corner kicks, free kicks, and kick-ins breaking down the Irish defense. Scoring eight goals in the first half and five goals in the second half. The roadblock was cleared, and the US team found themselves in the Championship game. In the moment they had been waiting for; the US played their last game for the championship in Paris against the French club team Vaucresson. The game started off sloppy for the US with two early two on one violations giving the French some momentum on defense and stopping the US attack on several set plays. However the aggressive offense of Team USA eventually caused Vaucresson to make crucial mistakes on defense leading to their first goal. This was the break the Americans were looking for and they ended the first half leading by three goals. The second half started off similarly to the first, with strong defense by Vaucresson, but the US sprinkled in two more goals winning the game 5-0. This was one of the toughest games for the Americans in the whole tournament due to the tough defense brought on by Vaucresson. Nevertheless, their defense came up second to the Americans, who did not allow any goals in the entire tournament. Congratulations to the United States under 18 national team. It is truly the best in the world.

Anyone who owns rental property, be it commercial or residential, at some point ends up having to deal with what we call the “nightmare tenant. Nightmare tenants create a bunch of issues, stop paying rent and refuse to leave. Unfortunately, all too often, those same tenants seem to find a welcoming audience in the judges and referees who are appointed by the courts to handle landlord and tenant issues. Time and time again, we have seen nightmare tenants avoid an immediate eviction by playing on the sympathies of the court or based on a technicality in your lease. So you need to do your homework if you want to get rid of them. When you go to court to evict them, you have to know your lease, and you need to put every single pending lease violation in the Complaint. In court, you have to be prepared for the issues that will concern the judge. Did you properly serve the eviction summons? Do you have a rental license (if required)? Did you give your tenant a copy of the lease? Etc. Nightmare tenants can make life miserable and it can seem like you are powerless at times. But if you are careful, you should be able to evict them. At Hance Law Firm, we are happy to help with the nightmare tenant. Call us for a free consultation. Stephen W. Hance Esq.

▲ Hand sanitizer - Hand sanitizer not only fights germs, but it's a great silver polish. Squirt a few drops on a soft cloth and rub away the tarnish.

▲ Corn starch - A paste of corn starch and water will make silver look new again. Apply with a damp cloth, let dry, then rub off with something mildly abrasive, like cheesecloth or a rough towel. Tip: You can substitute cream of tartar if you're out of corn starch. ▲ Ketchup - If your silver is tarnished, ketchup can help. Squirt a small amount on a paper towel, and rub gently over the tarnished areas. If your silver isn't getting shinier, let the ketchup sit for 15 minutes, then rub with a soft cloth and rinse clean. ▲ Aluminum foil - Tarnished silver is no match for this aluminum foil "recipe." Bring one liter of water, one tablespoon of baking soda and one piece of aluminum foil to a boil. Drop silverware in the pot for 10 seconds (longer if it's very tarnished), then remove using kitchen tongs. Magic! If built-up tarnish persists, make a thick paste with 1/4 cup baking soda and two tablespoons of water. Apply with a damp sponge, then rinse and dry.

FAMOUS WOMEN OF THE WORLD:

HARRIET TUBMAN

Harriet Tubman risked her life for hundreds of people during the American Civil War era. Let’s look into the life of this Underground Railroad “conductor.” • Born into slavery in Maryland in 1820, at age six, Harriet was given nursemaid duty watching a tiny baby. Any time the baby cried, Harriet was whipped, and later told of a day when she was thrashed five times before breakfast. At age 12, when she refused to help tie up a captured slave who was about to be whipped, Harriet was struck in the head by a weight thrown by her owner. The result was a lifelong injury that caused severe headaches, seizures, and unexpected attacks of narcolepsy. • At age 29, Tubman became quite ill, which caused her value as a slave to drop considerably. Although her owner repeatedly attempted to sell her, no buyer could be found. Because she feared being separated from her relatives, she began to pray that God would make her owner change his ways. When no change occurred, and a sale was being finalized, Harriet made a change to her prayer. In her words, “I began to pray, ‘Oh, Lord, if you ain’t never going to change that man’s heart, kill him, Lord, and take him out of the way.’” A week later, the owner died. When his widow began liquidating the estate, Harriet escaped to Philadelphia. Shortly afterward, she returned to Maryland and guided her relatives to freedom. • Over the next 11 years, Tubman

returned to Maryland nearly 20 times, rescuing over 300 slaves, leading them through the various stations of the Underground Railroad. She was given the nickname Moses, after the Bible hero who led his people out of Egyptian slavery. Tubman was never captured, nor were any of her rescued slaves. • When the Civil War broke out, Harriet went to work for the Union Army, initially as a cook and a nurse. But when it was discovered she was very familiar with the Confederate area and terrain, she became a mapmaker, a scout, and a spy. She would frequently enter towns under Confederate control in disguise, wandering the streets gathering valuable intelligence information for the Union’s military leaders. • In 1863, Tubman became the first woman to lead an armed assault during the Civil War. Working with Colonel James Montgomery, she guided the Combahee River Raid through a dense forest and swamps in South Carolina, an effort that freed 750 slaves. Through her intricate spy network, she knew the Confederate positions and location of their supply lines. • After the War, Harriet returned to her Auburn, New York home to care for her aging parents. She dedicated her time to caring for orphans and invalids, as well as promoting freedmen’s schools in the south. She married a Union soldier and adopted an infant daughter. • Tubman did not receive any salary for her Civil War efforts, so was ineligible for any military pension. But late in life, Congress granted her a special pension of $20 per month for her courageous endeavors. Along with royalties she received from publishing her biography, she founded a retirement home for impoverished former slaves. It was here in the Tubman Home for the Aged that she passed away in 1913. The tiny 5’2” former slave who had endured a debilitating illness and could not read or write, was laid to rest with military honors.

• A flatworm, when cut in half, will regenerate both missing halves to form two complete new worms. McConnell and Thompson in 1953 taught flatworms that a bright light would be followed by an electric shock. Soon the worms curled into a ball whenever a light was shown, before the shock came. Now McConnell and Thompson wondered if you cut the worms in half and let them regenerate, which half would remember the knowledge? Experiments showed both halves remembered equally well. Another researcher split a worm halfway down the middle, resulting in a twoheaded worm. Two heads, he discovered, are better than one, as two-headed worms were able to learn faster than one-headed worms. • Planarians are small flatworms that live in ponds and streams. Dr. William Corning put a number of them in a bowl filled with water. He then turned on a bright light and followed it with a mild electric shock. The worms curled into a tight ball when they received the shock. Dr. Corning wanted to see if he could teach the worms to curl up in a ball before they received the shock. Two days later, when he turned on the bright light prior to giving them the shock, he was amazed to see the worms climb out of the water and perch on the bowl's rim! • Between 20 to 30% of Florida's citrus trees are killed by weevils which attack the roots. Nematodes (tiny worms) can control weevils, but they die quickly if the soil dries out. Enter super slurper—a modified corn starch product that absorbs water like a sponge and retains it. Scientists hope that soon citrus farmers will be able to buy pre-packaged nematodes, mix them with super slurper, and sprinkle them on the roots before planting. The result is happy nematodes, unhappy weevils, and happy citrus farmers. • The sheep-liver fluke is a small worm which hatches inside a snail. The snail ejects it in a ball of slime. The slime is then eaten by a passing ant, whereupon the fluke makes its way to the ant's brain. There it takes over the ant, forcing it to sit on top of a piece of grass, where a sheep soon eats it. From there the fluke makes its way to the sheep's liver, thereby completing the cycle. • The tardigrade is a type of microscopic worm. The name tardigrade is Latin for 'slow walker.' It has six tiny legs with claws, two eyes, and a mouth adapted to piercing and sucking out the contents of plants and other microscopic creatures. The tardigrade is unusual because it is capable of going into suspended animation. Its body is normally 85% water, but when conditions are dry, it dehydrates to the point of being just a husk, and can survive in a state of apparent death for decades. Tardigrades have been placed into vacuums; kept for months in pure hydrogen, nitrogen, helium, carbonic acid, and hydrogen sulphide; stored for months in liquid air at -392°F.; exposed to liquid helium at -519°; and dried for hours in temperatures up to 300°F. On Saturday, November 16, Northstar Commuter Rail will turn four! According to Metro Transit, since it's first commuter run in 2009, nearly 2.9 million people have boarded the commuter rail, with an average trip being 25.37 miles. That's nearly 73,573,000 miles! Ridership continues to grow! In the first eight months of 2013, Northstar rail ridership grew 16.3% over the same period last year. August had the highest monthly total since opening representing a 24.3% increase over August, 2012, while September, 2013 ridership was up about seven percent over September, 2012. Happy Birthday, Northstar!

SENIOR NEWS LINE by Matilda Charles

Should You Review Your Medicare Plan? With only a few weeks to go during this annual signup period, there are several reasons many seniors aren't making changes to their Medicare health plans. Only 15 percent of us made changes last year or plan to make changes in the future. According to a news release by Allsup, here is the biggest reason seniors don't make the changes: The process of making plan changes can be complex. Comparing the plans and making choices can be complicated. However, by not taking the time to compare plans, seniors can miss out on benefits and savings. Medicare plans can change, both in cost and what they cover. Seniors can find themselves unexpectedly paying more in copays or deductibles, or discovering after the fact that their plan no longer covers certain procedures. In a survey, 43 percent of seniors said they'd had that happen to them -- where Medicare didn't pick up the costs. There are good reasons to review your plans. You may need a new plan if ... ● Your health has changed, especially if it requires new prescription drugs or visits to a specialist. ● You move to another location, away from your plan's service area. ● Your local provider changes, for example, if your physician retires or a facility changes. ● A drug you need is no longer on the list for your current plan due to changes in drug coverage. There are a few ways to get help with selecting your plan. Allsup [Medicare.Allsup. com] is a fee-based service that can help. You also can go online to www.medicare.gov or call Medicare at 1-800-MEDICARE (1-800-6334227). Remember that your 54-day window to make changes ends Dec. 7.

“I arise in the morning torn between a desire to improve the world and a desire to enjoy the world. This makes it hard to plan the day.” -- E.B. White

Thoughts for the Day: “In the United States there is more space where nobody is than where anybody is. That’s what makes America what it is.” -- Gertrude Stein

● If you’re of a morbid inclination and have some time to kill in Chicago, head to that city’s Graceland Cemetery. Find the monument known as “Eternal Silence” -- a tall figure in robes -- and look into the statue’s eyes. It’s said that if you do that, you’ll have a vision of your own death. ******************

● You may be surprised to learn that clams can live to be 200 years old.

● In June 2009, the town of Cave Creek, Ariz., was faced with an electoral tie in the race for a city council seat: Each candidate received exactly 660 votes. According to the state constitution, such ties can be broken by a game of chance. After some discussion, the candidates agreed that they would each pull a card at random out of a deck, and the one with the highest card would be declared the winner of the election. Thomas McGuire drew the six of hearts, then waited while his opponent, Adam Trenk, took his turn. Trenk pulled the king of hearts, securing his city council victory.

● Those who study such things say that dung beetles use the Milky Way as a navigational aid.

● It seems that having blond hair was popular in ancient Rome, too. Those not naturally blessed with golden hair, though, had to go through a bit of an ordeal to change their natural color. The treatment of choice was pigeon droppings. Messy, perhaps, but effective.

● It was noted wit Oscar Wilde who made the following sage observation: “Every saint has a past and every sinner a future.”

● During the Dark Ages in Europe, it was a common belief that the soul of the first person to be buried in a new graveyard would belong to the devil.

● It was the ever-proper Emily Post who made the following sage observation: “Manners are a sensitive awareness of the feelings of others. If you have that awareness, you have good manners, no matter what fork you use.”

The average annual consumption of turkey has increased from 8.3 pounds (3.5 kg) in 1975 to 18.5 pounds (8 kg) today. Come along with Tidbits as we talk turkey! TASTY TURKEY Turkey meat is higher in protein and lower in fat and calories than many other meats, averaging 26 percent protein and 11 percent fat. It has 25 percent less fat than roast beef, and 46 percent less than pork loin. Skin accounts for six percent of the bird's weight. The highest concentrations of fat are found in the skin and the pan drippings, which is why you should avoid both. TURKEY FACTS • The size of an average turkey breast has increased 22 percent since 1979. • A typical turkey will consume 110,000 calories in its lifetime. • It takes 3 lbs (1.3 kg) of feed to produce one pound of turkey, but it takes 7 lbs (3 kg) of feed to produce one pound (.4 kg) of beef. • A typical 15-pound (6.8 kg) bird will have 70 percent white meat and 30 percent dark meat. • The first meal eaten on the moon by Neil Armstrong and Edwin Aldrin in 1969 consisted of a foil packet full of turkey with trimmings.
