Automated Valuation Models (AVMs)

Overview of AVMs

As a data services leader, DMI calculates current market value using a combination of third-party Automated Valuation Models (AVMs). This intuitive method allows us to maximize the number of records we can offer clients with a current property value already populated. We further apply business rules to ensure that the most accurate value is used when multiple models value a property. Generally speaking, AVMs were designed to be used as part of the loan origination process. In order to maximize our clients’ success, DMI makes AVMs available for marketing purposes where clients can use AVMs to analyze property characteristics and apply individualized appreciation factors for each one. The use of AVMs, in conjunction with our data universe, enables us to provide very accurate property values to optimize lendable equity calculations and LTV. The utilization of AVMs expands our current market value coverage to over 50 million properties. Furthermore, index-based AVM models determine property value by assigning a generic linear appreciation factor to similar properties within a specific geography.

The Importance of Equity

Equity is a method for measuring collateral risk. As a result, equity is one of the most important attributes used in the loan approval process, and an accurate equity attribute is critical in building an effective and

comprehensive prospect list. Our AVMs allow us to estimate equity with greater accuracy, enabling us to help lenders make the most attractive offer to each prospect on a personal level.

Opportunity Maximization

AVMs, in conjunction with derived equity valuations, help lenders maximize the overall size of cash-out refinances. The use of AVMs further reduces the amount of fallout on loans as a result of inaccurate collateral valuations.

Stipulations of Use

AVMs are generally sold for approximately $20 to $30 per value when used in the origination process and/or as a tool for fraud prevention. Because DMI acquires AVMs at a significantly reduced cost, lenders can only use them for marketing purposes, and AVMs purchased for marketing purposes cannot be used by lenders in place of an underwriting appraisal.

Receives 2.6% Response Rate The Challenge A vice president of marketing (The VP of Marketing) of a regional branch of a nationally recognized mortgage company was having difficulty generating above average response rates for new purchase direct mail campaigns on a consistent basis.

The new purchase direct mail campaign yielded incredible results including 651 unique calls – a response rate of 2.6%.

The primary challenge facing The VP of Marketing was to identify a direct marketing partner/provider that had a verifiable track record of success in the mortgage marketing arena, in addition to tested data and champion creative capable of achieving above average response rates.

Achieves 17% Closed Loan Ratio The Challenge Due to recent adjustments to the Home Affordable Refinance Program (HARP) by the federal government, millions of homeowners who were previously unable to obtain a traditional loan refinance now have the opportunity to do so through the HARP program.

Upon completion, the turn-key direct mail campaign resulted in The Branch receiving a response rate of 2.1 percent, including a total of 2,097 calls, 734 completed applications and 125 closed loans – a closed loan ratio of 17%.

As a result, the branch (The Branch) of a large mortgage company was seeking to target fundable, eager homeowners eligible to participate in the HARP program in an effective, cost-friendly manner. The project was two fold: 1) to secure a prospect database that The Branch could utilize to target eligible HARP participants; and 2) to couple this data with a champion mail piece that would maximize response rates and yield a high return on investment, while still adhering to the underwriting guidelines of the HARP program.
