To sell a townhouse in Greenwich Village during the COVID-19 pandemic, where the luxury real estate market had declined by 25%, and on paper the home’s value was $22M. We devised a comprehensive marketing strategy by offering private showings to top luxury brokers prior to listing publicly and then incorporating virtual elements for a massive on-market campaign.
Emphasizing the property’s privacy, move-in readiness, and outdoor spaces, we positioned it as a safe haven in the city. Utilizing social media, e-marketing, virtual open houses, and print campaigns, our marketing efforts generated enormous buzz and media interest in Mansion Global, the Robb Report, and the New York Post.
The property received extensive press coverage and exposure to Sotheby’s Auction House clients. Despite never physically visiting the home, we attracted 5 serious buyers, with three making offers. We accepted the highest offer of $28 million, tying a record for a 21’-wide home in NYC. This successful sale showcased our effective marketing strategy in a challenging market.

In the summer of 2020, mid-pandemic, we were hired to take over a listing from another agent – the property was a rather tired classic-7 apartment on Park Avenue which languished on the market at $3.25m. The décor was a bit tired, the home was not well-lit, and it required updates in the kitchen and bathrooms.
To rebrand and relaunch the apartment, we removed all the furniture and painted the apartment white to highlight its prewar details and brighten the space. After negotiating a costeffective staging arrangement, we transformed the space with beautiful furnishings into a well-designed home with colorful accents that appealed to the Carnegie Hill audience.
We launched the campaign to coincide with the start of the school year, re-priced competitively at $2.995 million to attract a broader range of buyers, and we scheduled showings on sunny mornings to showcase the captivating Eastern light.
The apartment received an overwhelming surge of interest, with nearly 60 showings. We received five offers and entered into a contract at the full asking price.

Selling a small 3-bedroom penthouse in Soho, measuring just 1,300 +/- square feet, posed difficulties due to two of the bedrooms being quite small, many features being outdated, and competition from other properties.
We hired movers, painters, landscapers, and stagers. After a month of preparations, we positioned it as a movein ready 3-bedroom. We also launched a custom marketing campaign targeting top downtown agents to generate interest.
Potential buyers were deterred by the small size of two of the bedrooms. It was clear we were over promising and under delivering. Pivoting, we re-marketed the loft as a stunning 1-bedroom penthouse, offering two bonus spaces with flexible use for home offices, nurseries, or a home gym. We highlighted its exceptional terrace and entertainment areas.
This change quickly attracted two interested single male buyers. With a slight price adjustment, we achieved a record sale price for the building and closed the deal swiftly.

After taking over the listing from another agent, we staged and rebranded the loft, resulting in a successful sale
After two and a half years on the market with another agent, 28 Laight Street, a beautifully renovated loft in Tribeca, remained unsold. The property had previously been marketed with a focus on entertaining, and targeting bachelors. We felt the buyer was not a bachelor, but most likely a family who would use all 3 bedrooms and drive out of town on the weekends. We believed that the most important facet to the property’s offering was a parking space that was included in the sale but had not been well publicized in the original listing.
Once hired, we focused on repositioning the property to target family-oriented buyers and emphasize its unique amenity—a private parking space—that had been previously under-advertised.
We rebranded the property as “A family home offering the rare amenity of a parking space.” We staged the loft with neutral décor and launched a targeted advertising campaign.
Within just 22 days of relisting, we successfully entered into a contract for the property, with a final sale price only 6% below the asking price.
