NAHB Analysis Finds Big Economic Gains From Reviving Housing Components of NAHB’s ongoing grassroots “Revive Housing, Restore America” legislative drive would play a critically important role in jumpstarting the nation’s slumbering economy, according to new research from NAHB’s Economics and Housing Policy Group. While extending the first-time home buyer tax credit and expanding it to all income-eligible principal home buyers has garnered the bulk of attention in the news media, the analysis has identified several other desirable housing policies to restore the U.S. economy as well. These include correcting the appraisal process; improving residential acquisition, development and construction (AD&C) credit conditions; and expanding the tax code’s Net Operating Loss carryback period.
It will be an evening of networking, wine, hors d’oeuvres and original art works on display as The Women’s Council of REALTORS® (WCR), San Antonio Chapter, hosts a fundraising art exhibition Thursday, September 24, from 6- 9 p.m. at Sitterle Homes’ Campanas at Cibolo Canyons. This is the third in a four part series of the program I have developed called “Become the Contractor of Choice”. There are four cornerstones that are the foundation of a successful contracting business. By way of reminder, the first was Set a Standard. The second cornerstone, I call Build to Suit. The third is Take Care of Your Team. As I have traveled the country with this program, I continually hear that retention of quality employees and sub-contractors is the single biggest challenge facing builders and contractors. Here are four principals to building and maintaining the best team for your construction business. 1. Clarify Your Purpose: When your team members know what is most important to you in your business venture, they can take ownership and responsibility for the outcome of your purpose. Clarity of your business and personal values creates trust. A cohesive atmosphere emerges in the ranks.
Take Care of Your Team A mission statement for your company is essential. If there are questions about policy or procedures, the principals of your corporate mission statement should provide the answer. Your team wants the freedom to act on your behalf in a responsible way. This is much easier when they are clear about the outcomes. An interesting mission statement that I recently heard about simply said…”Do the right thing.” 2. Know Their Needs and Meet Their Needs: Former UCLA Bruin basketball coach, John Wooden set a fine example of meeting the needs of every member of his team. Annually, he would meet with players individually and ask them to clearly spell out every personal goal they had for the season. It did not matter how selfish it might have seemed at the time. LETTER from Page 1 We all have to start someplace and I was once a new agent. In fact, to some I still am, even though I have been in the business for less than a decade. It takes some experience to do a good job representing clients. When you don't let me know that you are new, I can't help you. Last week, you wrote an offer on one of my listings. It was a good offer -- all the i's were dotted and the t's crossed -which is unusual as I get so many offers that I have to kick back to the buyer's agent. I was impressed and you looked like you knew what you were doing. Then we got to the appraisal and there were some problems. Your behavior and the way you handled those problems was unusual. My sellers began to wonder about the buyers. I started to get frustrated with you. There were some other problems and it seemed like you wouldn't work with me to solve them. Finally, I got a little aggressive, as I sometimes do, and I pushed you too far and you admitted that you are new. Your admission changed my attitude about you. You told me that you work on a team with a more experienced agent and you let me talk to him. I thank you for that because the two of us were able to work out a solution. You are very
lucky to have someone like your team lead who you can learn from. Now that we have it all worked out you won't have to show those buyers of yours any more homes and you will

Next time let the seller's agent know that you don't know everything and that you are still learning. When agents can work together we can create a better experience for our clients. There is no need to have an adversarial relationship just because we are representing a buyer
of you. I know there are some offices around town that seem to instill that distrust in their agents.
But I have found that in most cases the other agent isn't the enemy -- they are trying to do their job and represent their clients to the best of their ability and they know that when we work together we can do a better job.
Some of the agents who have sold real estate for decades have a kind of attitude about those of us who have not been agents our entire adult lives. It is best to ignore the "they won't change" attitude. There is a kind of snobbery among some industry veterans and I still experience it. They have no respect for new ideas that new agents have brought into the industry. Some have stopped learning. Never stop learning. They don't understand that it doesn't take 20 years to become a good agent. You can do it in a much shorter period of time if you are willing to learn and willing to admit that you don't know everything. Each transaction is different and it has something to teach us. Just don't forget to ask for help next time. If you are going to survive in the business you will need help. If the agent you are working with is difficult, please let that team lead of yours know. He has a lot of experience and from what I can see he does a great job. You will be like him one day, and when you do have enough experience don't forget to share it with a new agent. RE/MAX Monthly Housing Report Shows Positive Signs The latest AP-RE/MAX Monthly Housing Report points to a fifth consecutive month of good news, with U.S. home sales up by more than 15 percent in June over May. The findings also show that the average median sales price increased by nearly 5 percent nationally. The RE/MAX Monthly Housing Report is a joint venture between the Associated Press and RE/MAX International. This 55-city report,
released around the last week of each month, is delivered to the Associated Press, which distributes the report to its U.S. subscriber base. Released on the same day as the National Association of Realtors' Existing Home Sales report, the RE/MAX study provides the following data: closed transactions, inventory, months supply of inventory, days on market, median sales price and median listing price. “It’s clear that between the

Pending Home Sales on a Record Roll Contract activity for pending home sales has risen for six straight months, a pattern not seen in the history of the index since it began in 2001, according to the National Association of Realtors®. The Pending Home Sales Index,1 a forward-looking indicator based on contracts signed in July, increased 3.2 percent to 97.6 from a reading of 94.6 in June, and is 12.0 percent higher than July 2008 when it was 87.1. The index is at the highest level since June 2007 when it was 100.7. Lawrence Yun, NAR chief economist, said the housing market momentum has clearly turned for the better. “The recovery is broad-based across many parts of the country. Housing affordability has been at record highs this year with the added stimulus of a first-time buyer tax credit,” he said. “Other buyers are taking advantage of low home values before prices turn higher. Nationally, the typical mortgage payment now takes less than 25 percent of a middle-income family’s monthly income to buy a median priced home, with payment percentages so far in 2009 being the lowest on record dating back to 1970. As long as home buyers stay within their
budget, mortgage payments will be very manageable,” Yun said. NAR estimates that about 1.8 to 2.0 million firsttime buyers will take advantage of the $8,000 tax credit this year, with approximately 350,000 additional sales that would not have taken place without the credit. Buyers have little time to act because they must complete the transaction by November 30 to qualify for the credit. Unless extended, contracts signed but not completed by that date will not be eligible – it is taking approximately two months to complete home sales in the current market. The Pending Home Sales Index in the Northeast declined 3.0 percent to 78.8 in July but is 4.7 percent higher than July 2008. In the Midwest the index slipped 2.0 percent to 88.1 but is 8.1 percent above a year ago. In the South, pending home sales activity rose 3.1 percent to an index of 103.8 in July and is 12.0 percent above July 2008. Worth, said Congress needs to keep the momentum going. “Even with a good recovery taking place, the market is not yet back to normal. With a gradual absorption of inventory, we are on the cusp of a general stabilization in home prices,” he said. “To ensure that housing has a broad stimulus to the overall economy and stays on sound footing, we’re encouraging Congress to extend the tax credit into 2010, and to expand it to all buyers of primary residences. The faster we stabilize home prices, the fewer families will face foreclosure and the quicker credit can be extended to other sectors of the economy,” McMillan said. NAR’s Housing Affordability Index2 stood at 158.5 in July, below the peak set in April but is still 36.0 percentage points higher than a year ago. The HAI is a broad measure of housing affordability using consistent values and assumptions over time, which examines the relationship between home prices, mortgage interest rates and family income. Yun expects existing-home sales to rise through the fourth quarter. “Unless the tax credit is extended, no one should be surprised to see home sales drop in the first quarter of next year,” he said. “However, the fundamentals of the housing market and the economy are trending up, and we expect home sales to generally pick up in the second quarter of 2010. The buyer psychology may be shifting from, ‘Why buy now when I can purchase later,’ to ‘I don’t want to miss out on a recovery’.” The National Association of Realtors®, “The Voice for Real Estate,” is America’s largest trade association, representing 1.2 million members involved in all aspects of the residential and commercial real estate industries. 1The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity from 2001 through 2004 parallels the level of closed existing-home sales in the following two months. There is a closer relationship between annual index changes (from the same month a year earlier) and year-ago changes in sales performance than with month-to-month comparisons. An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined as well as the first of five consecutive record years for existing-home sales. 2The Housing Affordability Index is a relative index where a value of 100 means that a family with the median income has exactly enough income to qualify for a mortgage on a median-priced existing singlefamily home, taking into account the relationship between median home price, average effective interest rate for loans closed on existing homes, and median family income. The higher the index, the better housing affordability is for buyers. The calculation assumes a downpayment of 20 percent and a qualifying ratio of 25 percent of gross income for mortgage principle and interest payments. The index is a general gauge with conditions varying widely around the country. Affordability conditions are lower for first-time buyers with smaller downpayments and less income. have loans in good standing would strengthen balance sheets for the nation’s home builders, thus saving thousands of businesses and creating more than 82,000 jobs in the residential construction sector. Finally, a proposal to expand the tax code’s Net Operating Loss carryback period would help all businesses with
losses by eliminating the current $15 million cap on average annual gross receipts and allowing 2009 losses to be eligible for the expanded carryback. In addition, the proposal would provide relief to taxpayers who have been hit by the Alternative Minimum Tax and allow them to fully benefit from any NOL carryback.
Among these proposals, reforming the appraisals process would boost home sales by increasing the flow of credit to home buyers and thereby stimulating housing demand. Recent NAHB survey data indicate that onequarter of new home sales are being lost because the appraised value of the home is coming in below the actual contract price. Economists at NAHB estimate that fixing this faulty process would increase home sales by nearly 100,000 during the first 12 months, resulting in the creation of more than 63,000 jobs (as measured on a full-time equivalent basis). These jobs would be in the construction sector, as well as other parts of the economy. In an analysis published in Housing Economics Online, NAHB economists estimate that NOL tax relief would result in more than 53,000 jobs in the construction sector and more than 200,000 jobs throughout the rest of the economy. Extending and enhancing the tax credit would spur 383,000 additional home sales — including 80,000 housing starts — and create nearly 350,000 jobs over the coming year, according to the NAHB analysis. LinkedIn May Be the Network You Need to Grow Your Business The latest in a series on social networking and marketing new homes. With the cost of networking with other professionals through such traditional methods as printed materials and meetings an expense that is difficult to justify in today’s market, LinkedIn.com just may be the tool that can help you make the most of your professional networking and grow your business. For instance, Jared Weggeland, of Southern Homes, based in Lakeland, Fla., used LinkedIn to “obtain referrals on potential new hire candidates” as well as “stay abreast of what’s really going on in the market.” While other social networking sites are perhaps more truly social in nature, LinkedIn is more akin to attending a networking event hosted by your local HBA or to attending the International Builders' Show — only much bigger. According to LinkedIn.com, the professional networking site “is an interconnected network of experienced professionals from around the world, representing 170 industries and 200 countries.” The site enables business professionals to “find, be introduced to and collaborate with qualified professionals that you need to work with to accomplish your goals.” In less than two years, Ed Doss, new media director for NewHomesdirectory.com, was able to create a LinkedIn network of more than 1,200 new homes professionals nationwide. Since the network was created, he said, LinkedIn and some blogging have provided a huge boost for his company’s “brand dispersion and brand recognition.” When you join LinkedIn, you begin by creating a profile that summarizes your professional expertise and accomplishments. Then you invite trusted contacts to join LinkedIn and connect to you. Your network then grows because it consists of your connections, your connections’ connections and the people they know, “linking you to a vast number of qualified professionals and experts,” according to LinkedIn. This is clearly a very powerful tool that, in my opinion, is the easiest and most straight-forward of all the social networking options available — especially for those who might be a little reluctant to get involved in social networking. So, if you want a safe option to really learn what all of this is about, LinkedIn is the choice for you. Let’s explore some of the basics and benefits to help you become more familiar and comfortable with the idea. First, LinkedIn Basic is a free service. Although LinkedIn offers some premium services and various levels of membership, I have rarely experienced a need to utilize the services offered for a fee or subscription. You may find that you do have a need to upgrade, but I encourage you to fully utilize the free service before making any financial investment.

you admire to give you an idea of what information to include and how to write it. Keep in mind that your summary is not your resume. Your resume can be added as an attachment. LinkedIn does a great job instructing you on how to complete your profile and in letting you know what important information might be missing. Having a fully complete profile will help you to make the most of your LinkedIn experience. It can and should continue to be a work in progress — so don’t just create it and post it. Women may want to include both their maiden and married names so they can attract more of their former friends and associates to their network. LinkedIn has simple online tools and instruction to help you set up your profile, and the passwordprotected security to protect your site. When creating your profile, remember LinkedIn is “all business, all the time,” so post your professional head-and-shoulders photograph on the site, not a cutesy photo. LINKEDIN from Page 15 That’s why LinkedIn’s Recommendations are an important feature of your profile. It enables you to display recommendations from other industry professionals. There is some etiquette involved, however. For instance, if you are connected to someone who has genuinely had a positive impact on your life or your business, don’t wait for them to request a recommendation from you. Pay itforward by writing a recommendation for them and sending it to their profile. Believe me, people appreciate it. And if you know someone well enough to know that they will send you a recommendation, it is appropriate to request one. On the other hand, if you don’t know the person well, and haven’t genuinely earned a recommendation for something specific — don’t ask for one. One of the biggest faux pas on LinkedIn occurs when a person solicits recommendations from everyone they know. To Post or Not to Post If security is a major concern of yours, rest assured that LinkedIn does a very good job of enabling you to customize your security settings. But, one of the most
common mistakes I see among new users is that they are overly cautious about what information they want to have blocked. Bear in mind thaththe spirit and purpose of the site is networking and don’t worry if other LinkedIn users are able to see your connections and professional network. If members of your network don’t want to be seen, they probably won’t be on your site to begin with. And if the information is embarrassing or private, don’t post it in the first place — problem solved. Another great option with LinkedIn is the ability to control your Public Profile — the information visible to those outside the LinkedIn network who conduct Internet searches. You determine what you want to include in your public profile and how much of your information you want to share with those outside of LinkedIn. In addition, LinkedIn allows you to select what is commonly called a Vanity URL or Web address. It’s a more precise way of letting people find you during their Web searches — and much easier to remember than all the technical code in typical URLs.

Spread the Word by Inviting Others Now that you have created your profile, you should try to connect to everyone you know because the point of the site is not only to connect with who you know, but to be connected to who they know. However, only invite people you know and who know you to join your LinkedIn network. This is important for a number of reasons. First, LinkedIn strictly prohibit you from “spamming” other LinkedIn users. Maybe even more importantly, if you send out invitations to people you don’t know well and don’t send a note explaining where you met them or why you want to connect with them, you could hinder some of your networking. For instance, I frequently get LinkedIn invitations from people who I may know but who don’t include information to help me determine our connection. This compels me to reply with an awkward note asking that person to help me refresh my memory. It’s like being at a party faking your way through a conversation with someone who really seems to know you, but whom you can’t remember. If you invite people to your profile site, remind them who you are and how they know you. Even if they do remember you, they will appreciate the effort. Finally, if you are interested in connecting with someone you don’t know but would like to meet, LinkedIn enables you to request an introduction from one of you contacts. The Importance of LinkedIn Groups To take full advantage of LinkedIn’s networking capabilities, I believe you should take part in some of its more advanced features, like Groups. Many believe you should belong to at least 50 groups and even more sub-groups. I, personally, don’t think you should join groups just for the sake of joining. You should join groups where you have a common interest and can legitimately interact and provide value. So to begin, I recommend that you add only a few groups and track the discussions and news posts so you can get a feel for the culture of that group. After that, take part by adding to the discussions and providing answers and feedback to posts. One group that I would recommend joining is New Homes Professionals. The group offers some terrific interaction and shares plenty of information. Your HBA or SMC might have a group to join and you should join the National Association of Home Builders Group. LinkedIn also provides plenty of groups and opportunities for home builders to connect with Realtors®. These groups generally have fewer restrictions on the kind of information that is posted. Realtors® have amazing referral networks that are worth linking to. You just never know when a Realtor® in one part of the country has a client who is moving to your area. When participating in LinkedIn groups, think about the rules of etiquette you follow when attending a function in person and apply the same rules. Don’t post “in your face” business promotions. Instead, post positive articles about the industry, ask meaningful questions about what buyers prefer and answer questions that others post. Social media is all about providing relevant, interesting information and taking part in meaningful discussions. This is how you create your added value and in the process build your brand. Of course, always provide a link to your Web site on everything you post, such as in your signature line, just be discreet when you do. Make Your Participation a Team Effort Also, to realize true value, develop a clearly defined

Every team member should have regular performance evaluations. The formula for a successful evaluation is this: a) Offer praise on whatever is positive and commend all progress. Look for the smallest details to praise. b) Give constructive feedback. For every challenge with the team member, be ready to offer at least three solutions. Ask for solutions from the team member. c) Get clear on what is expected and how each of you will know when that happens. The solutions should be obtainable and measurable. To help Realtors® meet the needs of home buyers and sellers who need these services, NAR has launched a new Short Sales and Foreclosure Certification Program (SFR). “Foreclosures and short sales can offer opportunities for home buyers, but it’s extremely important to have the help of a real estate professional like a Realtor® for these kinds of purchases,” said NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Realtors® add value to the real estate transaction with their extensive knowledge and market insights, and this new certification will help them serve a growing need.” The SFR certification program is offered by the Real Estate Buyer’s Agent Council of NAR. The program includes training on how to manage short-sale, foreclosure, and real-estate owned transactions, and provides resources to help Realtors® stay current on national and state-specific information as the market for these distressed properties evolves. All REALTOR® associations need a steady source of new leaders - incoming professionals filled with the energy, commitment, passion and vision to meet the challenges of tomorrow. The Texas Association of REALTORS® has developed a new leadership program that allows local associations to expand upon and deliver leadership to their members. This leadership-training program is a compelling resource for REALTOR® organizations to find ways to identify and nurture strong, future leaders. The Texas REALTORS® Leadership Program consists of eight day-long modules, usually presented one module per month to a class of future REALTOR® leaders over an eight-month timeframe. Two of the modules, Diversity and Spokesperson Training, come with 16 MCE hours total. However, the real value of the program is in developing quality leaders for the REALTOR® organization at all levels.
