Home security systems a safe bet for safety By Diane Poulton Lee Newspapers When it comes to home security systems there are many choices available. With technological advances in the industry, more options are soon to come. Al Pante, owner of Phil & Son Inc. in Crown Point, Ind., said the latest development in home security systems is Near Field Communication, which is being beta tested at two college campuses to work out the bugs. “You have your cell phone do everything,” Pante said. “From their cell phones students are able to open the door to their dorm. They can even pay for everything from their phone.”

Pante said there are currently many options in home security systems which can be customized to meet each individual’s or family’s needs including burglar alarm systems, fire and carbon monoxide detection systems, closed-circuit TV video systems, card access and automation systems. Although these systems are available as monitored or non-monitored, Pante said he doesn’t recommend the non-monitored systems. Pante said these systems, which simply activate a loud or flashing alarm attached to the home, give homeowners a false sense of security. Non-monitored alarm systems can also be set to dial the local police di-

rectly when the system detects an intruder, but homeowners run the risk of being fined for false alarms if they are accidentally set off. But the non-monitored systems eliminate monthly service fees. A monitored system is connected to a 24-hour central monitoring service. The service receives an intruder signal. The home is called within seconds and the person who answers must give their name and pre-established pass code, Pante said. If it is wrong, police are dispatched to the home. Alarm companies charge a monthly fee for this service, which varies depending on the options chosen and the contract length.

The real estate market is tight, believe me, I’ve been looking for a place By Chris Tomlinson New York Times News Service

Inventory is low, and prices are relatively high. Some properties I’ve looked at within Loop 610 have appreciated 50 percent in the last two years. The average price of a single-family home increased 7 percent from April 2013 to April 2014, to an all-time high, according to the Houston Association of Realtors. That started me worrying, am I buying at the height of the market? Am I buying into a bubble? These are fair questions that plague every real estate buyer, particularly following the Great Recession and the collapse of home values in 2009. But a blazing market is not the only sign of a bubble, and it doesn’t

necessarily mean that you should sit it out. Sometimes prices rise for good reason. The difference between a bubble and a strong market is in the details of who, why, where and how. A key giveaway that a bubble is building is when speculators are doing the buying, not homesteaders. This creates artificially high demand and artificially high prices. The latest census data, though, tells us an average of 95 people a day moved to Houston in 2013, and that’s not counting the 6.7 percent annual increase in surrounding Harris County. The Houston area has added 10,000 jobs a month so far this year, according to the Bureau of Labor Statistics. Robert Gilmer, top economist at the Institute for Regional Forecasting at

the University of Houston, reports that Houston has added 600,000 jobs since 2003. “We’ve needed to build a new Oklahoma City within the confines of the Houston area,” he said. That suggests the demand is coming from people who plan to live in the homes they are buying. If investors were running up the prices, they would be flooding the rental market and driving rents down while their property appreciates. But the Houston Association of Realtors reports that since last year, the average rent for a single-family home has increased 4.1 percent to $1,667. The average rent for a townhouse or apartment is up 5.1 percent to $1,477.

price-to-rent ratio in Houston is inching up, though, and that means paying rent could soon be more attractive than owning. With Houston developers building thousands of apartment units, rents could drop and shift that ratio even more. Balancing supply with demand is hard for developers, Gilmer said. “Real estate is always the last to know when to start and when to stop,” he added.

Ups and downs With more than 40 years in real estate, residential broker Roger Martin has seen more than a few bubbles burst. He pointed out that California home prices were rising 39 percent a year to create the last bubble, and by contrast Houston’s current annual

increase is reasonable. Martin is also quick to deride the low-interest, zerodown payment, adjustablerate mortgages that helped people purchase homes they couldn’t afford. “In the last bubble, it was funny money,” Martin told me at his office in West University. “Stupid loans are really a harbinger.”

Credit tougher to get The Mortgage Bankers Association reports that while mortgage availability is growing, much of the lending is for higher-end clients. Credit is still much harder to get than it was in the mid-2000s, according to the group’s statistics. One sign of responsible lending is the 43.7 percent drop in foreclosures from April 2013, according to the latest data from the Houston Association of Realtors.

Location matters Where you buy makes a difference, Gilmer said. In the suburbs outside of Beltway 8, where developers can add inventory very quickly, values could decline in the long term. “We can carpet the prairie with houses, we know how to do that,” he said. “That’s an example of where we’ll probably see those home prices come down.” But within the Inner Loop, home values will likely remain strong because there is only so much land.

What projects add value to my home? Lee Newspapers

When remodeling or preparing to sell your home, getting the biggest return on your investment is not always easy to figure out. Deciding what project, budget and scope of work are all things that will determine what value or return you will get from the project. Some projects make you more comfortable in your home but will not necessarily delivery the same monetary value that you put into the project. Other projects may make your home easier to sell and attract buyers but, depending on the scope and budget, you may

not recoup the cost. However, it may have been a necessary project to sell your home. Let’s look at a few cost vs. value examples in the St. Louis market from Remodeling magazine’s 2014 report. When looking at cost vs. value of projects in your home, it is important to keep your emotions out of the analysis. The modern, upscale bathroom you have always wanted may not correlate to a big return on investment compared to a midrange remodeling project. For example, according to Remodel magazine’s 2014 report, if you were to complete an “upscale” bathroom remodel

you would recoup around 57 percent of the project’s cost. But if the remodel cost landed in the “midrange,” your return would be closer to 62 percent. The return on investment of the projects can fluctuate from year to year. From 2013 to 2014, the return value of an upscale bathroom remodel went down, whereas the return value of a midrange bathroom remodel went up. One of the best costto-value projects for your home, whether it is upscale or midrange, is installing modern vinyl windows. With a midrange job that costs around $10,500, you will add around $9,200 to your home’s value.

very limited incomes, which could include the elderly or disabled, may be able to get what is called a “deferred loan.” In such cases, a lien is placed against the property and payment is not due until the person dies or the property is sold. Countertops get creative in the kitchen By Diana Marszalek Associated Press The concrete countertops in Eleanor Zuckerman’s San Francisco kitchen are handcrafted works of art. Custom-designed by FuTun Cheng of the Berkeley, California-based Cheng Concrete, they feature colors like brick, flowing lines and pictures of nautilus shells. “With concrete there is a lot of room for creativity, to say nothing of color,” says Zuckerman, a retired psychologist. “It gives you flexibility.” Homeowners looking to spice up their kitchens can install a variety of countertops that go beyond the traditional laminate and tile. Today’s options include concrete and butcher-blockstyle wood, and a range of

custom-designed colors and shapes. IceStone countertops use recycled glass from broken bottles. “So many different materials are used in countertops these days,” says Tony Izzo, Curtis Lumber’s corporate kitchen and bath manager in Albany, New York. Until about 25 years ago, he says, roughly 90 percent of countertops in U.S. homes were laminate, and the rest tile. Then DuPont’s Corian hit the market, followed by granite and quartz, which are current favorites, he says. Today, just half of countertops are laminate, Izzo says. The burgeoning interest in alternative countertops is the natural extension of that trend. And they are becoming more affordable. “Slowly, over the years, the

market has really grown,” says Mike Heidebrink, president of Cheng Concrete. When the company opened in 2002, it catered mostly to well-heeled dot-commers willing to spend more to bring an artisan’s touch to their kitchens. Today, Heidebrink says, Cheng also serves a growing number of skilled doit-yourselfers who want to shape, mold and install countertops themselves. They can choose the color and lines of their countertops, he says. Once installed and sealed, he says, concrete countertops are as durable as limestone and marble. “They can have that for $10 a square foot,” he says. Nils Wessell in Brooklyn, New York, says the do-ityourself movement is also fueling his businesses, in a dif-

ferent way. “This DIY interest in cooking leads to people wanting a suitable surface to chop up meat on,” says Wessell, whose company, Brooklyn Butcher Blocks, makes wooden countertops with enough thickness and durability to be used as cutting boards. Clients include barbeque restaurants as well as home cooks. While Wessell says his handmade countertops are more expensive than factorymade ones, he can make “a sizeable countertop for about a grand,” he says. Of course, no countertop is perfect. For best buy in appliances, know what’s important By Alma Gaul Lee Newspapers Buying an appliance is a big-ticket purchase and one you’ll live with for a long time. To get the best value, do research before you head to the store. A good place to start is with Consumer Reports, an independent, nonprofit organization that tests and ranks consumer products and publishes its findings in a magazine and website of the same name. The organization considers price along with factors pertinent to the product such as noise, capacity and temperature performance with refrigerators, for example. The magazine gives recommendations and a “best buy.” It also publishes reader surveys on number of repairs.

Consumer Reports is a for-pay service, but public libraries typically subscribe, with paper copies on their shelves and online information accessible with a library card wherever there is Internet access. Jeff Zeglin, who has owned Zeglin’s Home TV and Appliances, for nearly 40 years, said that Consumer Reports is an excellent resource, but he doesn’t always agree with the factors considered in ranking and cautions consumers to consider what is important to them. The long life of an appliance, for example, should be more important than “the look and feel of the knobs,” said Zeglin, who has stores in Davenport, Iowa, and Moline, Ill. A plain refrigerator likely will cost less than one with water and ice dispensers in

the door, but if dispensers are important to you, then spending a little extra is the best value for you. In addition to research, remember that every appliance has two price tags: What you pay to purchase it and what you pay to operate and maintain it, MidAmerican Energy Co. explains on its website. Be sure to check the appliance’s Energy Star ratings, an evaluation system used since 1992 to designate appliances that consume 20 to 30 percent less energy than required by federal standards. The program is administered by the federal Environmental Protection Agency and Department of Energy. Some appliances incorporate technologies that use as much as 50 percent less energy than standard appliances.

How tightening your home can save you money By Jonathan Fahey Associated Press NEW YORK — That precious, cooled air that leaks out of your home every summer is money leaking out of your checkbook. Electricity prices are expected to rise faster this year than they have since 2009, to a record average of 12.5 cents per kilowatt-hour, according to the Energy Department. And prices are highest in the summer, just when you need more power to run the air conditioner. But many residents are paying far more than they should to cool their homes because cold air is leaking out and hot, humid air is getting in. The air seeps through obvious places, like under doors, and not so obvious places, like cracks around plumbing that you

can’t see. “We accept a much higher level of bad performance in our homes than we would in our cars. You shouldn’t be uncomfortable.” says Jennifer Amann, director of the buildings program at the American Council for an Energy-Efficient Economy. “Homes don’t have to perform badly.” To see if your home is a bad performer, try a thorough home energy audit. They are offered through utilities and local contractors and are often subsidized by state energy efficiency programs. The audits can cost $100 to $400, but they can lower both summer cooling bills and winter heating bills by finding leaks and other sources of wasted energy. How much you save depends on how much repairs cost, the size of the leaks

feel like you are paying too much for electricity (who doesn’t!), and she suggests talking to friends and neighbors. Some utilities are making it easier to see how your usage compares with others

nearby, either as part of your bill or with online tools. If you opt for an audit, Amann suggests using a contractor who participates in the Department of Energy’s Energy Star home performance program. A thorough audit — more than just a walk-through of your home — will include something called a “blower door test.” A device is attached to your front door that sucks air out of your home, allowing leaks to be detected. It also establishes a baseline to test the home again after leaks are fixed to determine how effective the repairs were. Some repairs will be clearly cost-effective, like adding insulation or closing up cracks with caulk or weather-stripping. Others might not be. Windows and central cooling and heating sys-

tems are so expensive that the savings might not justify replacing them if they are still working well. If a new central air-conditioning system costs $5,000, including installation, and it cuts power consumption by 20 percent, it would take 18 years for it to pay off for a typical power customer. If it is time to replace the system anyway, buying the most efficient one available usually pays off more quickly. The auditors will have tips for reducing energy use in other ways, like unplugging devices that aren’t being used or replacing inefficient appliances and lighting. They’ll recommend changes in behavior, too, such as not running appliances like dishwashers that add heat and humidity to a home during the hot part of the day.
