More and more homeowners are embarking upon home improvement projects, spending nearly $200 billion a year on home renovations, according to the National Association of Home Builders. If you’re looking to make some home improvements without breaking the bank, spend smartly and invest time and money now into the projects that will pay back later.

Curb appeal

When it comes to first impressions, house hunters first notice curb appeal, or lack thereof. In fact, according to the National Association of Realtors, curb appeal is important to 71 percent of homebuyers. So

beautify the outdoor space to attract possible buyers by focusing on small exterior improvements that’ll pay off big like planting seasonal shrubs, painting the front door, refreshing a rusty mailbox or replacing old porch lighting with updated fixtures. These minor details will make a major and lasting statement. At the very least, you should clean the yard of any debris, trim trees and spread mulch in planting beds. Take outdoor renovations to the next level by transforming the look of your home completely with a fresh coat of paint. Be mi n df u l of yo u r home’s location when selecting paint colors. Bold or bright colors might be the norm in Florida but

wouldn’t look right in a region like the Pacific Northwest where neutral earth tones are popular. You can also increase the value of your home by giving your siding material an overhaul. Remodeling magazine suggests replacing aluminum and vinyl siding with a durable fibercement mixture, which will recoup about 88 percent of its cost upon resale. It resists fire, rotting, moisture and termites - all potential hazards that could otherwise end up costing thousands. “Let your insurance agent know whenever you complete a renovation project to make sure any new upgrades to your home are properly covered under your existing policy. If not, your agent can work with

you to make sure you get the coverage you need,” says Erie Insurance Vice President and Product Manager Joe Vahey. “In addition, some home improvement upgrades may entitle you to discounts, especially if renovations make the home safer or more secure.” For example, Erie Insurance offers discounts for installing smoke alarms or a central station alarm. Erie also provides a discount for installing sprinkler systems in your home.

their own over time and appeal to buyers who favor both contemporary and classic looks. Don’t waste your money on fancy fixtures and features — they rarely make or break a sale. However, Remodeling Magazine reports that you’ll actually recoup 8.5 percent more of the costs of a minor kitchen renovation compared to a major kitchen renovation. So instead of redoing the kitchen completely, accomplish a few minor DIY kitchen updates like changing out faucets and lighting fixtures, painting cabinets, adding new hardware to drawers and cabinets, and replacing old appliances

with newer (and often more energy-efficient) models. Experts also say that adding an attic bedroom and finishing the basement are two of the largest renovations that give you the best return on your investment, allowing you to recoup more than 84 percent and nearly 78 percent of the cost, respectively. Before jumping into complicated or expensive DIY projects, take a moment to assess which ones are worth your time and money. No matter what updates you end up doing, it’s always a good idea to regularly assess the value of your home. This will assure you’re asking for an appropriate return on investment when you finally decide to put it on the market.

Tips for transforming a dated NYC condo into a hot property Brandpoint

When a New York City family relocated to California, they called celebrity designer and NBC’s American Dream Builders contestant Erinn Valencich to help sell their Manhattan digs. Their condo was in a great location near Manhattan’s famous High Line, but the interior needed a little refreshing. When Valencich first saw the apartment it had stark walls and dark floors. It was a space that would speak to a select clientele — and it felt dated, Valencich says. “My goal was to broaden the appeal to make a quicker sale.” T h e c h a n ge s Va l e n cich made apply nicely to any home refresh project, breathing new design life into a home while still keeping things versatile.

In the heart of Manhattan, muted tones and a soft rustic floor create an elegant respite. She began the transformation by developing a neutral palette that would flow throughout the home. To create a focal point in the

living area, Valencich painted one wall a soft taupe and added creamy white to the surrounding walls. She replaced the worn

To further the feeling of light and expand the space, she added oversized mirrors to both the living and dining areas. “You absolutely can’t go wrong with a neutral palette,” says Valencich. “It adds a quiet sophistication to the setting and makes a perfect backdrop for pops of bright colors in either a warm or cool family.” The muted earth tones are a great complement for neutral palettes and the durability and stain resistance of laminate will make the floor a keeper for years to come. In most cities, adding a second house to a singlefamily lot would be illegal or would set off an epic battle with the neighbors that could drag on for years. But not in Portland, Oregon. There, this kind of housing — referred to officially as “accessory dwelling units” but better known as granny flats, garage apartments or alley houses — is being welcomed and even encouraged, thanks to friendly zoning laws. And additional living spaces are springing up everywhere, providing affordable housing without changing the feeling or texture of established neighborhoods the way high-rise

developments can. In the southeastern part of town, Jen Wetland, 40, and Bryan Scott, 37, converted their two-car garage into a 480-square-foot home using mostly salvaged materials, for about $60,000. Then they moved in and rented out their four-bedroom house, which more than covers their living expenses. Lenore Prato, 45, worried that she would be the first member of her large Italian family unable to provide a home for her parents as they got older. So Prato and her husband, Ken Finney, 44, built a 660-squarefoot cottage that sits behind their own house on a corner lot in the Sunnyside neighborhood. “I like that we’re setting an

example for our kids,” Prato said. “This is how you treat your parents.” They are also setting a good fiscal example. Eric Engstrom, a principal city planner, has seen these small structures become increasingly popular during his 16 years working for the city. And as he put it, “Given the low vacancy rate, when they’re done, you can rent them out in about an hour.” Which means that adding an accessory dwelling unit, or ADU, increases the value

of a piece of property. Since the 1990s, Engstrom said, zoning laws in Portland have been slowly changing to accommodate the buildings. “There’s been a lot of pressure on us to allow them,” he said. But it was in 2010 when the biggest changes took place. That was when the city relaxed the limitations on size and began offering the equivalent of a cash incentive by waiving the hefty fees usually levied on new development. Other cities in the Northwest have been moving in this direction, but Portland is the first to offer a significant financial benefit and one of the few that does not require owners to live on the site, provide additional off-street parking or secure the approval of their

Wondering what one of the biggest trends “on deck” is this year? Hint, it is a colorful answer. That’s because more and more people are choosing to add color with a waterproofing deck stain. “There are practical reasons for the trend,” says HGTV/DIY Network star Jeff Wilson. “First, most decks are made of pressure treated lumber, which has less natural color and grain than more expensive woods like redwood and cedar. And even those woods will lose their natural color with time.” Wilson says there is a creative reason behind the color trend as well. “Decks today are viewed as outdoor living rooms. Deck owners want to express their indi-

vidual style with colors and deck accessories.” Choosing a color theme When deciding on the right color for the deck, there are a few practical tips. First, you should contrast light house colors with dark stains and vice versa. “A d a rk , r i c h b row n against a white house looks fresh and elegant,” says Wilson. “In contrast, a light, sandy brown paired with a dark house gives the space a clean, sophisticated look. If your house is red-based, such as brick, I would suggest going with a cedar-colored stain.” A new line of waterproofing deck stains reflects the five most popular colors. Ask a designer: The big evolving outdoor kitchen By Melissa Rayworth Associated Press

For years, it was enough to park a barbecue grill next to a picnic table on a patio and call it an “outdoor kitchen.” But over the past decade, Americans have taken backyard cooking and dining to a new level, adding elaborate cooking islands, outdoor sinks and refrigerators, even outdoor TVs. Unless you have a really tall fence, this is the one “room” in your house that neighbors will see whether you invite them to or not, notes designer Sarah Fishburne, director of trend and design for The Home Depot. That inspires many homeowners to pay extra attention to their outdoor entertaining area. Many of us also love the appeal of cooking and entertaining in a space that’s relatively indestructible, says designer Jeff Blunkosky, owner of Pittsburgh Stone and Waterscapes. “If kids spill cake or KoolAid on your patio,” he says, “you just pull out your hose and hose it off.” Here are some thoughts about the elements that make a useful, beautiful outdoor kitchen without huge expense:

Build an island

A b o u t a d e c a d e a go, Blunkosky says, many homeowners began feeling that “a stand-alone grill just kind of standing there” didn’t look that great in their backyards. Plus, it provided little workspace for prepping food. The answer was to build around it, incorporating the grill into a stone base with a countertop and

drawers underneath a pretty and practical. Costs vary around the country, but these designers say an investment of $3,000 to $5,000 will cover a simple, 6-foot-long cooking island with a basic grill embedded in it and a 2-footdeep countertop area. The countertop serves as cooking prep space, and usually extends out so that bar stools can be pulled up underneath to create a bar area for guests. To turn a cooking island into a full-service kitchen, add a refrigerator, sink and ice maker, plus more storage drawers. That involves running a water line and power line out to the structure, so costs rise. So does the time the project takes, says Blunkosky: Designing and installing an elaborate cooking island surrounded by paving stones can take as long as putting an addition on your house.

But if you’re trying to be strategic with money, Flynn points out that even a nice grill and other outdoor appliances might need to be replaced within five years.

Some clients, she says, invest in high-end brands with a reputation for lasting a decade or more. Brown Jordan, for instance, offers a 15-year warranty on the frames of their furniture. If you have a relatively small outdoor space, Flynn suggests looking for modular furniture pieces. Some outdoor sofas, he says, can be easily broken down into smaller sections that can be used as table seating.

Frame the space Outdoor draperies can add privacy, inject color and pattern, and set off your dining area as a distinct space, Flynn says. They also can make a small patio feel larger, he says: If you hang curtains that are 7 or 8 feet tall, “you will emphasize the height of the space rather than emphasizing how small the footprint is.” Pergolas achieve the same effect, and used together the two elements can create a dining area that feels luxurious, at minimal expense. A pergola also gives you more options for built-in lighting. A chandelier or hanging pendant light over the dining table can make your outdoor space feel like a true dining room, and there are many designed for outdoor use. Outdoor sconces can be hung on the pergola’s posts.

As people spend more on their outdoor kitchens, they want to use them for as much of the year as possible no matter where they live. Fireplaces, fire pits and heaters, either freestanding or wall-mounted, are good ways to extend the season for your outdoor kitchen. Outdoor pizza ovens also have become popular. And grills have come a long way since the days when we poured lighter fluid on a pile of coals.
