Any amount? One Times the Rent? Four Times the Rent? A. Law states, if it’s unfurnished one times the base Rent. If it’s furnished, maximum is three times the base Rent.


2. What is the maximum a Landlord can charge a Tenant on a security deposit for Key or Pet? $100.00 or $500.00

A. A Key deposit or Pet deposit must be included in the initial security amount, the law does not distinguishbetween a pet or key deposit as separate amounts.


3. Is a Landlord require to disclose if the home / apartment may contain lead base paint?

A. Yes, if it was built prior to 1978 the Landlord is required by State Law to disclose that lead base paint may be present.


4. Are smoke detectors required to be install by a Landlordor by Tenant?

A. State law requires one Smoke detector per home, but certain cities require more.

The Landlord is responsible


5. Can a Landlord require that No Smoking be allowed?

A. Yes, your lease can stipulate No Smoking inside.
