A holiday can be every day of the year anglers and so forth are the bedrock of the out-of-season clientele.

ith Cornwall the most popular location for holiday homes, according to official figures from the 2011 census, it makes sense to get the best possible return on your investment. The beauty of owning a holiday home in Britain is that it can be used any time of year, not just let for the school holidays. More and more people are taking a break in the UK, avoiding the hassle of overcrowded airports, flight delays and getting to and from the airport. In addition problems abroad are not always easily solved, whereas in Britain there is no language barrier and it is easier to make one phone call to someone who is on the spot to sort things out. Another advantage to renting out all year round is flexibility – visitors can have the option of midweek to midweek holidays, or long weekend staycations. You don’t have to have a property close to many attractions that are likely to be closed or restricted in the winter. While families are bound by summer holidays and half-term breaks, there is growing popularity among the more mature holidaymakers. Older people are capable of entertaining themselves, whether it’s curling up with a good book when it’s pouring, or exploring their surroundings. Walkers, birdwatchers, National Trust visitors, garden lovers, church and history sightseers, beachcombers, pub enthusiasts,

Sometimes the opportunity will arise for buying an already-established holiday home. The advantage of this is that you have a property already tailored for its purpose. Additionally, there’s the possibility of inheriting its client base, and it may already have a management company in place should you wish to continue using it. In order to get a good year-round return on your spare property, consider putting it with an agency.

A cottage in the country…

There are plenty of experienced reputable firms who will be able to offer practical advice, market your home and handle client bookings. Why give yourself the worry of finding customers, chasing payments, check-ins and check-outs, and acting as concierge when it can all be done for you?

“The beauty of owning a holiday home in Britain is that it can be used any time of year” Additionally, a good holiday home company will also provide the management of cleaning and laundry services, regular checks and maintenance. It is in their interest to offer an efficient service on your behalf. Not only will there be less pressure on you, but the company can provide supervision and support.

Many happy returns LINDA HASTON

et’s say you are the owner of a property in a good location in Cornwall. For whatever reason, whether you are having to relocate for work or you have inherited another property you wish to live in, and so forth - you don’t want to sell it. You may be thinking of it as an investment – a nest egg for when you are older – and know that property is a solid proposition, so you are looking to rent it out. Of course you may be looking to buy one or more homes as a business venture and want to get a decent reimbursement. If you need to see good returns on your investment without tying up your property for long periods and without the deterioration often associated with long term tenants, then rent it out as a holiday home. Mark Schofield of Cornish Bay Holidays says: “You can choose to extend your income by aiming for the longer term off-season stays sought by those whose house purchase is delayed or who have to relocate for work. When dipping your toe in the waters of holiday homes, what is the best way to maximise your investment without falling into a money pit? When purchasing a property, you have to consider whether you are buying as a pure investment or as a second home. Holiday letting is a brilliant way to supplement the running costs of a second home and this in itself changes the dynamics of where you might want to buy, according to Richard Beaman, managing director of Cornwalls Cottages Ltd.

Accepting dogs widens your home’s appeal

“If you are buying a property as a pure investment, you need to maximise revenue through a combination of maximum occupancy at the maximum achievable price. Location is the key to getting the best revenue, but you need to make sure you have the wow factors that are going to make it really attractive for letting,” he said. “Sea views, walking distance to a beach, walking distance to shops and pubs all help. The coastal resorts and villages are always going to be key locations, but look towards destinations that attract tourists on a year round basis. Falmouth, Padstow and St Ives really are the winners on this basis as they have the year round draw with attractions such as the Tate, National Maritime Museum and great restaurants.” Look at the house and see what needs to be done to bring it up to scratch. Guests’ expectations are high these days, whether it is a modern coastal

apartment or a quaint rural retreat, so there is bound to be an initial outlay. Placing the property with a reputable holiday lettings company makes good sense…not only will they take the hassle out of it but can provide advice and support right from the beginning. Margaret Dando, Blue Chip Holidays’ property development manager for Cornwall, said: “To transform a property into a 4 or 5 star holiday home needn’t cost the earth, but as with any business there are start-up costs. The good news however, is that in this case you will recover your costs in the first year, which means that for the remainder you are in profit. “For example to purchase a twobedroom apartment in a coastal location with balcony, sea views, and parking you will be looking at a purchase price starting in the region of £250k. The yield is around 8% on such an investment, which is very encouraging, and the gross income

per annum is, on average, £20k. This particular property type ranks very highly within our portfolio with regards to high levels of bookings achieved each year. This makes it a very popular choice as an investment.” According to Cornish Bay Holidays, a well-managed holiday let can outperform a long let by a substantial amount, even when you factor in the costs of changeovers and management. The best performers can generate a return of around 5-6% in addition to growth in value. Don’t forget that you need to make your property appeal to the widest possible market to maximise the revenue. Richard Beaman suggests: “Accepting dogs is a huge factor - we reckon on it accounting for up to 30% of the market so don’t miss out. Free internet access is rapidly becoming a requirement after all, the vast majority of guests are booking their accommodation on the internet, so most are very internet orientated now.”

A new breed of Agency

ornish Bay Holidays are one of a new breed of holiday letting agencies. With successful holiday lets right across North Cornwall and looking to expand throughout the county, Cornish Bay’s manager Mark puts their success down to the philosophy that lead to the agency’s slogan: it’s your dream, and our day job! Cornish Bay provide a highly flexible service that allows owners to choose how their property is operated as a holiday let. There are no limitations on owner usage, whether for your personal visits or for family and friends. The availability of your property is agreed at the outset of a season, which means that it’s readily possible to offer your own home as holiday accommodation for just a few weeks during the peak season, perhaps whilst you set off for your own extended holiday overseas! Cornish Bay keep the commission structure fair and transparent, and you might be surprised at just how competitive they are, given the extra services they can offer over and above marketing and handling bookings. Full management is available, meaning that owners can be completely hands off if preferred. This includes changeovers and laundering, gardening, basic property maintenance, 24/7 call outs, key holding, meet and greet, welcome

Y packs, annual regulatory certification and much, much more! Going the extra mile is what Cornish Bay is all about, and many of their clients have moved from other agencies who just don’t offer the same flexibility, commitment or economical fees. This month alone Cornish Bay have taken on six new holiday lets in the North Cornwall area and are looking to expand. They offer thorough market appraisals and advice for holiday letting completely free of charge, and are happy to hear from property owners who are considering this profitable and enjoyable form of letting.

Call Mark at Cornish Bay on 01288 355578 for a friendly chat or email to arrange an appointment for a visit and see what Cornish Bay can do for you. As they say – ‘We let holiday homes - you relax’.

Cornish Traditional Cottages With almost fifty years experience Cornish Traditional Cottages is the leading holiday letting agency in Cornwall, managing the marketing and bookings for around 300 properties, and the first point of call for many holidaymakers keen to visit the County. In general terms CTC would expect to let an established, well-located property for 30 plus weeks of the year. Many people who look to subsidise their properties by letting them out privately find it overwhelming as there are many regulations to meet; insurances and marketing, before they even start. Should a property owner choose to go it alone, marketing costs alone- never mind administration costs – are likely to be considerably more than the commission CTC would take in any one year. Property managers at Cornish Traditional Cottages begin by looking at how suitable a property will be as a holiday let: Does it have a view; how well located is it, what is the condition of the property and how comfortable is it for guests. Parking is a key consideration; floor space; an outside seating area and proximity to restaurants; shops etc. They are then able to advise prospective owners on how to prepare their property for

Property to let? Have you considered all the options?

letting and the likely rental a property will achieve taking everything into consideration. Once the property is ready, CTC has a customer service team on call during working hours and a website which takes online bookings 24 hours a day. The internet presents the marketing team with an array of new opportunities to capture potential holiday makers including search engine optimisation, advertising and social media outlets, complimenting the more traditional methods of advertising such as print media and PR. CTC is always looking for new opportunities to increase brand awareness and proactively cross promotes with other local businesses like The Lost Gardens of Heligan. ou’ve invested in coastal property in Cornwall and need to see good returns on your investment without tying up your property for long periods and without the deterioration often associated with long term tenants. Consider holiday letting, say Cornish Bay Holidays, and you’ll see more than a good financial return. There are several good reasons to think about the holidays market. First, it’s far more fun setting up your property to suit the higher expectations of the contemporary holiday guest. Think sand, surf, boats, kites, creams, blues, and light and you’re right on trend. Secondly, work with an agent who can offer some flexibility and you get to use the property for yourself, or for family and friends, even during the peak summer weeks. A third advantage is the care and attention your property will get. A weekly spring clean keeps your property looking and feeling at its best. Furthermore, you can choose to extend your income by aiming

for the longer term off season stays sought by those whose house purchase is delayed or who have to relocate for work. A well managed holiday let can outperform a long let by a substantial amount, even when you factor in the costs of changeovers and management. The best performers can generate a return of around 5-6% in addition to growth in value. A good agent will offer everything from simply marketing right through to comprehensive property management, which should include inspections (gas safety, energy performance surveys, fire safety audits etc.) and 24/7 call outs should any problem arise. Cornish Bay Holidays provide all of the above and more. A small agency with the ability to give personal attention to every aspect of your holiday letting, yet professional, caring and knowledgeable about the best way to maximise income and minimise outlay to get the best from your holiday property. spects Holidays have been letting properties in St Ives and throughout Cornwall for almost 23 years and host thousands of holidaymakers every year. A lot of these visitors go on to become holiday home owners in their own right and many, by way of testament to the quality of service and attention to detail experienced during their earlier stays, chose to place their newlyowned property in Aspects Holidays’ portfolio. One such couple, Jill and David Daley, who now own a two bedroom apartment on the Wharf in St Ives, tell us why Aspects Holidays were their first choice when it came to letting their holiday property. Q. WHAt mADe yOu COnSIDer HOlIDAy lettIng? A. We have been visiting St Ives for many years, having fallen in love with Cornwall and the St Ives area in particular. Having just retired, we were looking to purchase a getaway and eventually came upon 6 Sunnyside with its ideal location on the Wharf. It gave us the opportunity both to spend time in Cornwall and supplement our income through holiday letting.

the apartment and Sam’s input was invaluable in achieving this.

Q. WHAt mADe yOu CHOOSe ASpeCtS HOlIDAyS? A. In our visits over the years, from the time our daughter was very young, we have used various holiday letting companies. We have always been impressed with the friendly, yet professional, manner that Aspects demonstrated. The website, in particular, is very user friendly and negotiable, and this is complimented by knowledgeable and courteous service from Aspects representatives who are always at the end of a telephone.

Q. WHAt ASSureD yOu Of yOur DeCISIOn tO let WItH ASpeCtS HOlIDAyS? A. We met with Sam Pitchford, property manager, armed with many questions. Sam reassured us of the strength of Aspects organisation, its experience over many years with other owners and, quite importantly, its large client base and marketing strategy. We were also impressed with their knowledge of holiday visitors’ expectations and these mirrored our own. We wanted to upgrade/develop

Q. HOW WOulD yOu DeSCrIbe yOur fIrSt SeASOn WItH ASpeCtS HOlIDAyS? A. Our first season has been memorable. It was a lot of hard work and involved various local tradesmen who have always come recommended through Aspects. Although living at a distance we have been able to establish good working relationships with staff on the ground who have always been responsive and helpful. The fact that there is an office only yards away from our apartment on the Wharf has been a bonus - they probably know our phone number off by heart! As our first year comes towards a close, we are happy with our decision to have a home from home in Cornwall. We look forward to our own breaks in St Ives and our own expectations of Aspects Holidays have been more than justified. We look forward to next year. to request an owner guide or find out more about letting your holiday home, give Aspects Holidays a call on 01736 754242.

Coast to coast something for all

he main reason Cornwall is a top tourism destination must be down to its attractions…coast and countryside, towns and leisure activities. High on everyone’s list to visit are The Eden Project and the Lost Gardens of Heligan, both of which are open (but check their websites for details) and which host special events including meals, displays by artists, workshops and courses, Christmas lunches, seasonal demonstrations, outdoor activities and music gigs. You’ll find all the things Cornwall is famous for: spectacular beaches, surf spots and surf schools, gorgeous gardens, clifftop walks, boat trips, and of course iconic attractions such as St Michael’s Mount, the Minack Theatre, Land’s End and King Arthur’s castle. In addition there is the fantastic food and drink made from local produce, and arts and culture. If you have a holiday rental property, you need to make the most of what is going on whether your guests are local or from further afield.

At the very least you should supply leaflets on activities and events. Or supply a folder with a list of what’s going on and allow visitors to insert their own comments on what they have seen, done and heard for future guests. Some clients will bring their own laptop/phone/tablet or whatever. Even though they are supposed to be getting away from it all, people still like to keep in touch with the world! Leave them links to websites such as If you really want to impress you could put together a DVD of stills or video footage of what there is to see or do within reasonable travelling distance.

Keeping the momentum going

oliday Homes & Cottages SW has been in the same family ownership for over 15 holiday letting seasons and boasts an established and loyal client base of property owners throughout the region.

“These types of offer help to keep the momentum through the winter months and ensures those owners who let during this time continue to generate income, Customers also get a good deal and some then book for the summer, so everybody wins,” he says.

Helmed by Iain and Gill Butterworth, the company is looking to expand its property portfolio in all locations, especially within Cornwall, with properties of all types and sizes. The agency prides itself on providing an efficient, professional and personal service that can be customised to suit the circumstances of individual owners. Whether it’s a first venture into the market or helping owners who have previous experience, they can advise on such things as setting up the property, marketing, legal requirements, etc which all help maximise the potential of an investment. “Flexibility for our owners is hugely important” says Gill. “We tailor each letting agreement to a specific owner and these can be for 12 months, or for just a few months during the summer. We don’t dictate a set of head office rules and regulations but

Iain and Gill also believe in putting something back into the community: “We are very proud supporters of the Wooden Spoon children’s charity; this is a rugby-based national organisation helping disadvantaged children all over the UK.

offer valuable help and advice along with a low rate of commission, rental income paid in advance of arrivals and unlimited friends and family bookings. Looking at our owners as partners and applying that philosophy means we both prosper.” Property owners benefit from the agency’s wide experience of marketing, especially via the internet and a huge existing customer database.

Iain explains: “At the moment, we’re offering Winter Escape deals on certain properties, but only where the property owners want to participate; visitors can book a four-night stay for the price of three or take 15% off selected seven-night dates between now and the end of March. “Visitors are able to book online in real time - with up-to-the-minute availability - and this helps booking levels massively.

“From memberships and events held locally this fantastic charity has committed over £1.19m to projects in Devon & Cornwall alone since February 2002, will continue to raise yet more money for needy causes, and can count on our continued support.” If you are considering letting for the coming holiday season, or perhaps are already in this competitive market, why not have an informal chat with Iain or Gill and see where they can help you make the most of your investment.
