ith Cornwall the most popular location for holiday homes, according to official figures from the 2011 census, it makes sense to get the best possible return on your investment. The beauty of owning a holiday home in Britain is that it can be used any time of year, not just let for the school holidays. More and more people are taking a break in the UK, avoiding the hassle of overcrowded airports, flight delays and getting to and from the airport. In addition problems abroad are not always easily solved, whereas in Britain there is no language barrier and it is easier to make one phone call to someone who is on the spot to sort things out. Another advantage to renting out all year round is flexibility – visitors can have the option of midweek to midweek holidays, or long weekend staycations. You don’t have to have a property close to many attractions that are likely to be closed or restricted in the winter. While families are bound by summer holidays and half-term breaks, there is growing popularity among the more mature holidaymakers. Older people are capable of entertaining themselves, whether it’s curling up with a good book when it’s pouring, or exploring their surroundings. et’s say you are the owner of a property in a good location in Cornwall. For whatever reason, whether you are having to relocate for work or you have inherited another property you wish to live in, and so forth - you don’t want to sell it. You may be thinking of it as an investment – a nest egg for when you are older – and know that property is a solid proposition, so you are looking to rent it out. Of course you may be looking to buy one or more homes as a business venture and want to get a decent reimbursement. If you need to see good returns on your investment without tying up your property for long periods and without the deterioration often associated with long term tenants, then rent it out as a holiday home. Mark Schofield of Cornish Bay Holidays says: “You can choose to extend your income by aiming for the longer term off-season stays sought by those whose house purchase is delayed or who have to relocate for work. When dipping your toe in the waters of holiday homes, what is the best way to maximise your investment without falling into a money pit? When purchasing a property, you have to consider whether you are buying as a pure investment or as a second home. Holiday letting is a brilliant way to supplement the running costs of a second home and this in itself changes the dynamics of where you might want to buy, according to Richard Beaman, managing director of Cornwalls Cottages Ltd.

Accepting dogs widens your home’s appeal

“If you are buying a property as a pure investment, you need to maximise revenue through a combination of maximum occupancy at the maximum achievable price. Location is the key to getting the best revenue, but you need to make sure you have the wow factors that are going to make it really attractive for letting,” he said. “Sea views, walking distance to a beach, walking distance to shops and pubs all help. The coastal resorts and villages are always going to be key locations, but look towards destinations that attract tourists on a year round basis. Falmouth, Padstow and St Ives really are the winners on this basis as they have the year round draw with attractions such as the Tate, National Maritime Museum and great restaurants.” Look at the house and see what needs to be done to bring it up to scratch. Guests’ expectations are high these days, whether it is a modern coastal

apartment or a quaint rural retreat, so there is bound to be an initial outlay. Placing the property with a reputable holiday lettings company makes good sense…not only will they take the hassle out of it but can provide advice and support right from the beginning. Margaret Dando, Blue Chip Holidays’ property development manager for Cornwall, said: “To transform a property into a 4 or 5 star holiday home needn’t cost the earth, but as with any business there are start-up costs. The good news however, is that in this case you will recover your costs in the first year, which means that for the remainder you are in profit. “For example to purchase a twobedroom apartment in a coastal location with balcony, sea views, and parking you will be looking at a purchase price starting in the region of £250k. The yield is around 8% on such an investment, which is very encouraging, and the gross income

per annum is, on average, £20k. This particular property type ranks very highly within our portfolio with regards to high levels of bookings achieved each year. This makes it a very popular choice as an investment.” According to Cornish Bay Holidays, a well-managed holiday let can outperform a long let by a substantial amount, even when you factor in the costs of changeovers and management. The best performers can generate a return of around 5-6% in addition to growth in value. Don’t forget that you need to make your property appeal to the widest possible market to maximise the revenue. Richard Beaman suggests: “Accepting dogs is a huge factor - we reckon on it accounting for up to 30% of the market so don’t miss out. Free internet access is rapidly becoming a requirement after all, the vast majority of guests are booking their accommodation on the internet, so most are very internet orientated now.”

he main reason Cornwall is a top tourism destination must be down to its attractions…coast and countryside, towns and leisure activities. High on everyone’s list to visit are The Eden Project and the Lost Gardens of Heligan, both of which are open (but check their websites for details) and which host special events including meals, displays by artists, workshops and courses, Christmas lunches, seasonal demonstrations, outdoor activities and music gigs. You’ll find all the things Cornwall is famous for: spectacular beaches, surf spots and surf schools, gorgeous gardens, clifftop walks, boat trips, and of course iconic attractions such as St Michael’s Mount, the Minack Theatre, Land’s End and King Arthur’s castle. Or supply a folder with a list of what’s going on and allow visitors to insert their own comments on what they have seen, done and heard for future guests. Some clients will bring their own laptop/phone/tablet or whatever. Even though they are supposed to be getting away from it all, people still like to keep in touch with the world!
