We all awake every morning with a plan of working, eating, playing, cleaning, talking and just dealing with life. Some days are better than others and we all just do the best we can with navigating through the mine fields. As I read through “The Newsy” this month I am reminded just how incredibly wonderful life can be and that truthfully it all comes down to your outlook and attitude and the number one thing we all take for granted, our health!! Page 10 just brought everything into perceptive for me and I know it will for you also. Life is good and every moment of every day is a gift. Which brings me to the Newsy Neighbour’s “Best in Business Awards”. It’s time once again to get up off your keester and nominate the best of the best which can be a tough decision as within our wonderful communities we are truly blessed with so many incredible conscientious hardworking businesses. It does not make this decision easy. I wish we could give everyone an award. But to be fair we must ultimately leave this decision up to you. Corn Meal Muffins Tutorial My mother moved in with us a few months back and the other day she asked me if I would make some corn meal muffins. “I miss them,” she said. “And I remember you made them for me once when I was visiting and I absolutely loved them.” I have got to say, corn meal muffins are far from rocket science and really quite easy to make, but they are one of those foods I would put into the “comfort food” category.

Preheat oven to 375°F. Grease muffin pan. Mix dry ingredients together. In a separate bowl combine melted butter, egg and milk; mix well. Add dry mix to wet mix and stir until just combined.

Heredity plays a part in the water beginning to move, where this moving water represents the beginning of character development. As the child grows, has experiences, is influenced by family, starts to form beliefs about the world and itself – the water is now moving more. As the water moves it is no longer as clear as it once was. It begins to obscure the view we have of the bottom of the lake. Over time as the movement of the water becomes currents (each trait represented by different currents), the sand bottom of the lake begins to shift to form banks and channels. The new shape of the sandy bottom in turn reinforces the movements of the water. If the water is in turmoil, the silt may keep us from seeing the bottom entirely. Currents of Change Have you ever known someone who is considered to have a “bad temper”? Or someone who is the most curious, adventurous sort? Maybe you have known someone who always seems to be stretching the truth, or outright lying, even when there is no need to do so?

Watch your words; they become actions. Watch your actions; they become habits. Watch your habits; they become character. Watch your character; it becomes your destiny.

Some character traits are obvious. Other characteristics are more subtle. But there is no denying the power of character to define how we feel about ourselves, how the world perceives us, and how we move through our life. I have some character traits that I can say I am proud of. But I also have some I wish I didn't! So what do I do about that?? Am I at the mercy of my patterns, habits, beliefs? Am I stuck with the character my thoughts, word, and actions over the last 40 years have created of me?

This quote indicates that we have the choice to define our character. If we want to change something about ourselves, we can! Truly, the hardest part of change is gaining the awareness of our failings, patterns and less-than-satisfactory traits. But once that is done – the method of changing our character is shown clearly in the quotation above.

How to change our character using this analogy:

One must change the waters movement into a direction that will serve us best. The stronger the current, the harder this will be to do. But it is very, very possible to release traits that no longer serve us and begin the process of creating healthier ones. It takes time, repetition, consistency, patience – brain/self-training as if it were a muscle in rehab accustomed to moving incorrectly. Beginning with the thoughts we think, we get to alter our destiny. Quieting the body of water often will make the shifts much easier. Use meditation, mindfulness, or other forms of self-care and self-awareness exercises to not only turn your gaze bravely inward, but to begin to ease the waters to stillness. This will help you immensely in the process of creating the best version of yourself.

The steps of creating a better character are relatively simple – though the process in actuality will not necessarily be easy. I have found visualization to be a huge help in the process of understanding this concept:

We will always have moving waters – it is the nature of being human. If we are willing to do the work that it may take to do so, we are able to think, speak, act, pattern, and define what kind of character we wish to have. And that is great news! For now we can control our destiny. Or at the least, be a good character in a world that needs more of that.

Were you able to find some indoor walking venues that suit your needs? We are still hearing that this is going to be a long, cold winter; I would think the skiers and other snow sport peeps are pretty excited about this. Us, on the other hand, we look forward to indoor walking and the social aspect that that brings for us and our friends. It is all good! Even more exciting for us is the fact that we can see Christmas just around the corner. We discussed what we would like to share with you this month. We decided that Christmas Baking for Diabetics was top of our list. We reviewed the Mayo Clinic website and found that some of our favourite Christmas Treats have been modified for us!!! Diabetic Christmas Treats at their finest. We have included two recipes for those of you that are ready to get a jump on your Christmas baking. Sugar Free Christmas Cookies

Ingredients:

• 1/2 cup shortening • 3 tablespoons Equal sugar substitute • 1 egg • Several drops of food colouring • 2 1/2 cups cake flour • 1/2 teaspoon salt • 2 teaspoons baking powder • 1/2 cup skim milk • 2 tablespoons water • 1 teaspoon vanilla extract

Nutritional Information (Per Serving) Calories: 104 Protein: 3g Sodium: 95 mg Cholesterol: 9 mg Fat: 4.5g Carbohydrates: 12g

Directions: 1. Cream shortening. Add sweetener, egg, and food colouring (if desired); beat well. 2. In a separate bowl, combine dry ingredients, add the milk, vanilla, and water. Put in flour mixture and stir well. 3. Chill dough 2 to 4 hours. 4. Preheat oven to 325°F. 5. Roll out 1/8 inch thick and cut the cookies into desired shapes. Bake for 8 to 10 minutes. 6. Cool. Store in air tight container.

am the proverbial believer that anything that is wrong physically can be helped (not necessarily cured) through healthy lifestyle and proper nutrition. For instance, I have had Angioedema pretty much all my life and there is no cure. There are medications I can take to help when I have an anaphylactic outbreak where my throat, tongue, roof of my mouth, lips, eyes and sometimes my entire face will swell, but there is no drug that will stop it from happening to me. Now you know what they say--different things work for different people and some things work for some people and not for others. Collagen works for me. It is a proven fact that collagen production naturally declines with age, reducing the structural integrity of the skin and leading to sagging skin, the formation of lines and wrinkles and the weakening of cartilage in joints. anticlockwise depending on how sharp or flat the string is. Once that note is in tune everything else from there is easy.

Step 2 - Tuning the 'A' string

You can continue to tune the string electronically, it's how most people will tune a guitar today. However, should your tuner's battery die, you'll need to know how to tune the rest of the guitar manually. So the next string down (the second thickest) is the 'A' string. To tune this place your index finger on the fifth fret of the 'E' string (the thickest string) and play that note. Assuming the 'E' string is in tune you should be hearing an 'A'. Now all you have to do is tune the fifth string to that note. If you're struggling to hear whether the note is sharp or flat, you can try play the fourth or sixth fret on the 'E' string and see if the fifth string is in tune with either. Once you've tuned the 'A' string it's onto the next one.

Step 3 - Tuning the 'D' string

To tune the next string along, the 'D' string, place your finger on the fifth fret of the 'A' string. That's a 'D' note. Play this note followed by the open 4th string to check how in or out of tune the 'D' string is. Adjust the tuning peg until the pitches of both strings match.

Step 4 - Tuning the 'G' string

To tune this string place your finger on the fifth fret of the 'D' string which sounds a 'G'. Once again play this note along with the next string down, the 'G' string and adjust the pitch of the string as necessary. o, you've just bought your first guitar and are already trying to learn 'Stairway to Heaven.' Unfortunately, it's sounding a little rubbish. Sure, you can't really play guitar yet, so that's a problem. Another major issue, and one you might have overlooked, is that your guitar might not be in tune. And that's important. You can be the greatest guitarist in the world but if your guitar is not in tune then it will sound about as pleasant as cat wailing. The good news is that it's not a difficult problem to fix. The first thing you need to learn are the string names. When looking down at your guitar the strings, from thickest to the thinnest, are as follows:

E - Thickest string A D G B E - Thinnest string The first string to tune is the low 'E' string, or the 6th string. This is the toughest string to tune as you're, sort of, on your own here. You won't have another string to tune this one to. Luckily there are a number of ways of tuning it. The more traditional route is to find yourself a piano and tune the string to the 'E' on the piano. Today though most people will go down the route of an electronic tuner, which, once you pluck the relevant string, will tell you whether to tune the string up or down. This is the simplest and most effective way of tuning the 'E' string. You can buy an electronic tuner or, assuming you have a microphone on your laptop, you can use one online. Once you've found your tuner of choice, pluck the 'E' string and follow the instructions, turning the relevant tuning peg clockwise or thenewsyneighbour.com

The 'B' string is a little trickier and can occasionally throw people. To tune the 'B' string place your finger on the fourth fret (not the fifth fret) of the 'G' string. This is a 'B' note. Tune the second string of the guitar to this note.

Step 6 - Tuning the 'E' string

Finally, you're on to the last string, the high 'E'. To tune this string place your finger on the fifth fret of the 'B' string. This is an 'E' note. Once again, alternate playing this note with the open 'E' string and adjust until it until it's in tune with the fretted 'B'. Depending on how new your strings are you will probably have to tune the strings each time you start to play, until the strings are 'broken in'. The older the strings, the longer they will tend to stay in tune.

Blakkstone Hexx Keeping Rock & Roll Alive

It was a frosty, foggy night, and my headlights just barely cut through the swirling brume as I pulled into Crossfield. I parked in front of the Jack’ n’ the Throttle

Bar and made my way inside. Soon enough, Blakkstone Hexx took to the stage, and the entire atmosphere changed. The dark, damp chill of the night was pushed aside as guitars wailed and drums rang out. The oppressiveness of the evening made way for good, fun rock & roll. “You kind of get picked up by the music and carried along for a ride together.” That’s lead guitarist Lemmy Hangslong, talking about playing on stage with Blakkstone Hexx. “Really, it’s a lot of fun. And when you’ve got an audience in front of you enjoying it, it’s that much better.” After seeing them play together, it’s clear that this type of sentiment is one of the defining elements of the band. Blakkstone Hexx isn’t here to save the world, stir up a revolution, or even necessarily get radio airtime; they just want to keep rock & roll alive. The origins of the band couldn’t be any humbler. After moving to Calgary and starting a family and a career, Hangslong put out an ad on Kijiji in 2011 looking for band members, and Blakkstone Hexx was born. Some members have come and gone since then, but the current lineup features Hangslong on lead guitar, Al X on lead vocals and guitar, Stacey Martin on bass and

Les Talent on drums. “It’s all about the personality,” Hangslong mentions when chatting about the members of the band. “A lot of people can play music but…it’s a lot of work, there’s not a lot of money, and you’ve gotta love it.” And Blakkstone Hexx definitely loves it. The entire night during their +3 hour-long set, the band never stopped having fun. They joked among themselves, engaged with the audience, and performed with a level of energy and passion you don’t often see. Moreover, this was their first gig since Hangslong had been out for surgery! Sporting 9-inch scars on both of his arms from a procedure to alleviate pain and numbness associated with cubital tunnel syndrome, Hangslong was up on stage all evening, shredding riffs without a care in the world. Where does that energy and drive come from? In a moment of introspection, Hangslong takes a moment to break it down for me: “We’re kind of the last of a breed of real rock bands – the hard-working, the still-hungry. We’re not doing it to be mega-rock-stars, we already know that. We’re doing this because we truly love it. We’re the last of a breed of true rock bands that are out there doing it for the love it. It’s still about the true connection amongst each other in the band and with the people we’re playing for.” It’s that love of rock – that passion to play and entertain and connect – that I felt in Crossfield watching Blakkstone Hexx on stage. It was palpable – I imagined at moments that I could reach out and pluck it from the air. I didn’t know what it was that night, but after speaking to Hangslong, it couldn’t have been more obvious. “We truly believe in entertaining and connecting with the audience we play to,” Hangslong summarizes for me. “We’re a rock band, and we don’t make any bones about that.” Truer words have never been spoken.

tough game." The regular season is now over and the Stampeders are in rest and wait mode. Is a three week layoff between games too long? Maybe, but the rest couldn't come at a better time for a team that is mentally and physically exhausted. The issue is the rust.

The fans know it! More importantly, the players, the coaches and the organization knows it.

he regular season magic means absolutely nothing unless the Calgary Stampeders win the West Final on November 20th at McMahon stadium, then roll into BMO Field in Toronto and host the 104th Grey Cup Championship.

"Who wants to be known as the best regular season team in history that didn't win a championship?" asks veteran DB Jamar Wall. "We know what's at stake and we believe it, we believe in ourselves. We believe nobody in this league can beat us, we can only beat ourselves." It's hard to imagine that the 2016 CFL season would be considered a failure for the Stampeders, but facts are facts! If you don't win your last game of the season, the team will not be remembered for a perfect home record, or record winning and undefeated streaks. The Stamps won 14 regular season games in 2015 but they lost to the Eskimos in the West Final and nobody was patting themselves on the back. Remember the 90ies? For three consecutive years, the football club racked up 15 win seasons. In 1993, they lost to the Eskimos in the West Final. In 1994, they lost to the Lions (by a single point) in the West Final. In 1995, they made it to the Grey Cup but were beaten by the Baltimore Stallions. Does this mean the Stampeders have huge pressure on their shoulders? The obvious answer is yes, but don't tell that to Wall. "We have had to deal with adversity all season long," says the 5 year veteran out of Texas Tech. "We've had injuries, we've lost family, we've surprised a lot of people and there is just something special happening with this team." You won't get any arguments from the head coach. "I like our team, I think our quarterback is the MOP, but this is a tough league to win in." says Dave Dickenson. "We might make it look easy at times, but it's not. We know what we have to do and I feel good about our plan and our preparation. It doesn't matter who we meet in the West Final because it will be a

"It'll be tougher for the offense," explains Dickenson. "The offensive guys need repetition, not so much on defence. We are going to give the team nine days off, then we will get together for a couple of days and watch the West Semi Final together. Once we know our opponent, we will get together one day earlier than normal and start our final preparation." "It's not an exact science," admits the coach. "If you know one please let me know?" While this may not be your typical bye week for the Stampeders, you could say history is on their side. The Stamps have not lost coming off a bye week since 2005. They have reeled off 13 straight wins. "I’m sure if you look, honestly, across most organizations, they’ve got pretty damn good records coming off the bye — and it should be," says Stamps QB Bo Levi Mitchell. "Coaches have more time to prepare, the other team gets beat up for a week, and then you’ve got guys on our team healing." Let's hope history repeats itself!

CFL Awards! Just how dominate have the Calgary Stampeders been this season? The Outstanding Player awards will be handed out in Toronto during Grey Cup week. It won't be a Stampeder sweep but it should be darn close. The Most Outstanding Player Award are selected by a panel of voters that includes representation from the Football Reporters of Canada from all CFL markets, the national chapter of FRC voters and head coaches of the CFL. In total, 75 voters completed their ballots. There were no unanimous winners last season. Shame on the voters if Bo Levi Mitchell is not unanimous this season. While Winnipeg's Mike O'Shea and Wally Bouno in Vancouver will get consideration for coach of the year honours, no coach has done a better job in the league this year than Dave Dickenson. Running back Jerome Messam was the CFL's leading rusher this season (his first ever rushing title) and he should be the league's Outstanding Canadian. The Newsy Neighbour Magazine

As for the other Stampeder nominees, it was a challenge just to single out one team representative. Derek Dennis or Spencer Wilson as Outstanding Offensive Lineman? The O-line was decimated with injuries this season and they still managed to give up the least number of sacks in the league and create holes for the CFL's leading rusher. Charleston Hughes or Deron Mayo as Outstanding Defensive Player? It's too bad Mayo got hurt late in the season. His leadership and athleticism will be missed in the playoffs. The Stamps likely won't win this award but as a unit, they are the best defence in the CFL. Roy Finch or Rene Paredes on Special Teams? Move over Brandon Banks, Chris Rainey and Stefan Logan as there is a new kid in town and his name is Roy Finch. Finch has given the Stampeders a dynamic return game that has been missing for many years. "He reminds me of the Labour Day rabbit," says former Stampeder great Tom Forzani. "He darts left, darts right he's so shifty and has amazing speed." DaVaris Daniels or Alex Singleton as Rookie of the Year? Maybe there should be two awards for rookie of the year? One on offense and one of defence! This race was too close to call. Enjoy the playoffs! Go Stamps Go.

Recently, Hon. Bill Morneau, the minister of finance, announced new mortgage rules for Canadians. Seniors, first-time homebuyers, and many other Canadians could be negatively impacted by these new changes. The biggest issue that has come up regarding these new rules is that they impose a one-size-fits-all approach across Canada. Even if we know they are truly targeted at Vancouver and Toronto, they have the potential to have negative effects on housing markets in smaller communities. There is the potential for these new rules to negatively affect housing prices in places like Brooks and other smaller, more rural markets. This could result from many new homeowners being locked out by the new mortgage stress testing rules, as they are known. Less first-time homebuyers could lead to a decrease in the value of your property or home of up to 10%. Another issue that has come up is that there were no consultations with Canadians before these new mortgage rules were enacted. There is a danger in not consulting with a broad variety of people and groups when such changes are considered. There are concerns in some parts of the country that the changes will affect what is already a ‘soft market’ for housing, meaning that home sales figures are already at lows. To be clear, we do not oppose attempts to fight fraud and speculation in the real estate market. But we do have concerns about the new mortgage rules. I recently met with representatives of the Canadian Real Estate Association from Bow River, including Brian Reinboldt from Brooks, who were in Ottawa for meetings with MPs and Ministers. They expressed serious concerns about these new changes, which could have negative impacts on our local housing market in Brooks, Strathmore, Chestermere, and the rural parts of Bow River. They also pointed out that many Canadians do not make use of the Home Buyers’ Plan, which is a federal government initiative thenewsyneighbour.com

At what grade should we start encouraging our children to begin planning for their career futures? When I was an EA in kindergarten, one of the best things was hearing about what the kids wanted to be when they grew up. The fact that ninja turtles and princesses were popular career choices leads me to believe that perhaps career planning should wait for a few years post kindergarten. But when should we start encouraging our kids to really be looking at what they want to do for a career? My eldest is in seventh grade this year and I am beginning the process with him. Now, you might wonder, why so early? And isn’t he likely to change his mind a half dozen times between now and next Friday? Maybe, but this is how I see it. In grade seven, students begin to pick their options; construction or media, French or cosmetology, band or food sciences? Marks begin to dictate your ability to take certain courses in high school. Squeak by in junior high science with a 55%, odds are you won’t be taking Chemistry and Physics 30 in high school, which may be an entrance requirement to get into the post-secondary program of your choice. If your child is leaning towards a career in the trades, then they should really look into the RAP Program. The RAP program is a good way for high school students to see what's out there and get some work experience in a trade of their choice. The Registered Apprenticeship Program (RAP) is a great first step toward a career a n d students can complete their first year of an apprenticeship while still in high school. It’s a great program. However, without an end goal (career) in mind, motivating your junior or senior high student can be a challenge and they can inadver-

After finishing their meal, they left the restaurant, and resumed their trip to Phoenix. When leaving, the elderly woman unknowingly left her glasses on the table, and she didn't miss them until they had been driving for about forty minutes. By then, to add to the aggravation, they had to travel quite a distance before they could find a place to turn around, in order to return to the restaurant to retrieve her glasses. All the way back, the elderly husband became the classic grouchy old man. He fussed and complained, and scolded his wife relentlessly during the entire return drive. The more he chided her, the more agitated he became. He just wouldn't let up for a single minute. To her relief, they finally arrived at the restaurant. As the woman got out of the car, and hurried inside to retrieve her glasses, the old geezer yelled to her "While you're in there, you might as well get my hat and the credit card."

here are some bad moms out there. You know the kind – who let their kids eat processed cheese slices, give them processed meats in their lunch sandwiches, and give them *gasp* cereal for breakfast. Ok. I’m not describing any other mom but myself. I literally did all of that on Tuesday. Hashtag bad moms club. Getting my kids to eat vegetables is getting harder and harder as they get older, especially now that their adamant “NO!” is loud enough for the neighbours to hear – and the neighbour is a teenager ready for babysitting age, so I need to give the illusion that my kids are angels. Am I hurting them? No. I am feeding them broccoli. I mean, realistically, by suppertime, I’ve already argued with these little demons for roughly 14 hours straight so forcing beets or caramelized carrots down their throats is the last on my list of things to do. Numbers 1-5 include the hot tub and ear plugs. But these little dummies have been eating so healthy the last couple of weeks and they seriously have no idea! So I’m writing an article about it. I’m letting you all in a little secret. The secret of getting these picky, hot-dogs-only-on-the-menu, Brussels-sprouts-hating children to eat vegetables without even knowing. My kids love beef. Taco Tuesday is literally Taco Tuesday, Wednesday and Friday in our house. This recipe works for taco beef as well, wouldn’t you know. And while they’re gobbling it up, saying “NO!” to the offer of a tiny little piece of lettuce on their taco, or an even tinier piece of tomato, you can smile at them with an evil grin, knowing full well they are getting soooo many vegetables in their little tummies and they are completely oblivious.

Ingredients

2 lbs of ground beef 2 eggs 1 cup ketchup 1-2 cups cheese (really, however much you want) 1 tbsp dry mustard ½ sleeve of Premium Plus salted crackers (you can substitute dry bread crumbs)

1. In a hand blender, blend all the vegetables. Heck, throw in any others you may want them to eat. Throw in some lentil beans even! The key to grinding up the vegetables is to make it SO FINE that they can’t see them. If there is even one piece of pepper that’s bigger than their pinky fingernail, they will learn of your betrayal and all future trickiness will be over. Your only job in life during this portion of the recipe is to put EVERYTHING YOU’VE GOT into making sure the vegetables are ground into the absolute finest pieces imaginable. 2. In a bowl, put the uncooked, thawed beef. Add the dry mustard, the eggs, cheese (the more cheese the better), and the crackers. Add the ketchup. When the demon children aren’t looking, throw in the vegetables. Add more crackers if the mixture isn’t thick enough. 3. Mix everything together, either with a spoon or your hands. 4. Put the mixture into a pan. I personally use cupcake pans, and cook it for less time. I have also used a large loaf pan. 5. Bake. For a full cupcake pan, bake for 35 minutes at 350°F. For a large loaf pan, bake at 350°F for a little over an hour. 6. Smile an evil smile as your children (and husband) consume vegetables.

Letter to Santa from Mom Dear Santa, I've been a good mom all year. I've fed, cleaned and cuddled my two children on demand, visited the doctor's office more than my doctor, sold sixty-two cases of candy bars to raise money to plant a shade tree on the school playground and figured out how to attach nine patches onto my daughter's girl scout sash with staples and a glue gun. I was hoping you could spread my list out over several Christmases, since I had to write this letter with my son's red crayon, on the back of a receipt in the laundry room between cycles, and who knows when I'll find any more free time in the next 18 years. Here are my Christmas wishes: I'd like a pair of legs that don't ache after a day of chasing kids (in any colour, except purple, which I already have) and arms that don't flap in the breeze but are strong enough to carry a screaming toddler out of the candy aisle in the grocery store. I'd also like a waist, since I lost mine somewhere in the seventh month of my last pregnancy. If you're hauling big ticket items this year I'd like a car with fingerprint-resistant windows and a radio that only plays adult music, a television that doesn't broadcast any programs containing talking animals, and a refrigerator with a secret compartment behind the crisper where I can hide to talk on the phone. On the practical side, I could use a talking daughter doll that says, "Yes, Mommy" to boost my parental confidence, along with one potty-trained toddler, two kids who don't fight and three pairs of jeans that will zip all the way up without the use of power tools. I could also use a recording of Tibetan monks chanting, "Don't eat in the living room" and 'Take your hands off your brother,' because my voice seems to be just out of my children's hearing range and can only be heard by the dog. And please don't forget the Playdoh Travel Pack, the hottest stocking stuffer this year for mothers of preschoolers. It comes in three fluorescent colours and is guaranteed to crumble on any carpet, making the in-laws' house seem just like mine. If it's too late to find any of these products, I'd settle for enough time to brush my teeth and comb my hair in the same morning, or the luxury of eating food warmer than room temperature without it being served in a Styrofoam container. If you don't mind, I could also use a few Christmas miracles to brighten the holiday season.

Would it be too much trouble to declare ketchup a vegetable? It will clear my conscience immensely. It would be helpful if you could coerce my children to help around the house without demanding payment as if they were the bosses of an organized crime family, or if my toddler didn't look so cute sneaking downstairs to eat contraband ice cream in his pyjamas at midnight. Well, Santa, the buzzer on the dryer is ringing and my son saw my feet under the laundry room door. I think he wants his crayon back. Have a safe trip and remember to leave your wet boots by the chimney and come in and dry off by the fire so you don't catch a cold. Pets and Christmas With the holiday season fast approaching, there are many potential hazards associated with Christmas time for your pets! Food items that can be hazardous to your pet’s health include: o mouldy foods cause muscle tremors or convulsions o onions cause anemia o macadamia nuts cause weakness, depression, vomiting and a drunken gait o grapes and raisins can cause kidney failure o xylitol, a sugar substitute, causes dangerously low blood sugar and higher doses cause sudden liver failure with an inability to clot blood o rising bread dough cause drunken behaviour (the yeast produce ethanol) and foreign body obstruction (the dough continues to rise because of the animal’s body temperature) o chocolate causes hyperactivity, increased heart rate, tremors and death (the darker the chocolate, the more toxic it is to dogs) Other holiday-related items which can be dangerous: o tinsel, ribbons and string are fun for cats to play with but if they are eaten, they can cause the intestine to bunch up like an accordion, necessitating surgery to remove the offending foreign body o electric cords for cats, dogs or puppies who like to chew, can receive nasty electric burns to their mouths and electric shock can cause the lungs to fill with fluid, which requires emergency attention from a veterinarian o Poinsettias are not poisonous but contain salts which cause irritation to the mouth and gastrointestinal tract, which can result in vomiting o Mistletoe – several varieties cause a range of symptoms from stomach upset to liver failure, so keep your mistletoe hanging well away from pets (and children!) Make sure you keep your pets out of the kitchen as accidental spills can result in nasty burns! And remember, new and rich foods given as treats over Christmas can cause stomach upsets in pets, the most severe of which can result in pancreatitis, which requires hospitalization and intensive treatment. ASK THE VET! Q: My dog has bad breath. He breathes on me all the time and it’s disgusting! What can I do about it? A: This is a pretty common complaint that we get among our clients; great question! Halitosis, or “bad breath” is most commonly caused by plaque build-up on the teeth. There can be other issues that contribute to a dog or cat’s bad breath (such as abscessed tooth roots, kidney disease, etc.) so a veterinary exam should always be considered first to rule out a major problem. Animals are just like us, in that they require regular dental cleanings to help keep their teeth clean and free of disease. Just like the dental office, we have the capability of taking x-rays to assess an individual tooth, and we may also perform extractions on severely damaged teeth. When a tooth is badly diseased, it is very painful for the pet. They may chew on one side of the mouth to avoid that tooth, they may drool, their jaw may swell up, or they may just not feel as playful. Once that tooth is removed, you can only imagine how much better they feel! Dental cleanings are advised annually, or as recommended by your veterinarian depending on your pet’s individual requirements. The dental procedure at a clinic involves a general anesthetic, and a full cleaning, polish, and charting of the teeth. Once your pet has a clean mouth, we can start them on a special diet that keeps the teeth clean, and/or use special dental chews to aid in the reduction of tartar build-up. Brushing your pet’s teeth a minimum of three times per week will also greatly benefit your pet in the long run (just remember to use cat/dog toothpaste). Keep in mind that the toy breeds (i.e.: Yorkshire Terrier) and brachycephalic breeds (i.e.: Bichon x Shih-Tzu) are more prone to teeth and gum disease. Talk to your veterinarian for further information on how your pet’s teeth are doing.

Gifting a Pet for Christmas Tis the season where Christmas is just around the corner, and what better gift to give than a pet for Christmas… or not? To give or not to give, that is the question! It’s always important to do your research and weigh out the pros and cons of gifting a pet over the holidays. We would like to cover a few basic things to consider prior to purchasing a pet to gift. Who will be the primary caretaker of the animal in the household? Will it be a parent, a child, an elderly person? When choosing a pet, it is important to consider that person’s lifestyle and what type of animal would work best within their daily routine. Puppies can be very demanding, with needs close to that of a child. They require potty breaks often, as well as multiple feedings and playtime throughout the day. Not to mention training, the cost of supplies and veterinary bills, and the lifetime requirement of caring for that pet throughout all stages of his life. Will his caregiver be able to accommodate these particular needs? Or will his caregiver be more suited towards a caged animal, such as a hamster or a fish? Another consideration is the stress that the animal will undergo during the Christmas season. When a new pet comes into the household, it requires a calm, relaxed environment. With all of the festivities going on, maybe it isn’t the ideal time to introduce a pet during the rush of the season. If you are intent on gifting a pet, maybe instead consider gifting the supplies for that pet under the tree, along with a gift certificate to a local animal shelter. That way, you are not only allowing that person to pick a pet that suits their needs, you are also providing a loving home to an animal in need. The animal can then be introduced into the household after all of the festivities have calmed, and it will give them something to look forward to after the adventures of the holidays.

Risky Business and Life “Risk more than others think is safe. Dream more than others think is practical.” ~ Howard Schultz, Starbucks CEO Many years ago in a small prairie town of 750 people, a woman walked into a salon just before 2:00 pm for her hair appointment. With a questioning look and smile on her face, she said to her stylist and friend, “Did you know your daughter is out riding her tricycle on the sidewalk… in just her diaper?” That little girl was me! I was simply out enjoying life as usual in my playground, also known as Main Street. You see, my mom was a hairdresser and my dad sold insurance and they each had a business space in the front of the building while we lived in the back. The shopkeepers were my friends and Mr. McAlister, who owned the Parkland Grocery Store, was my favourite (the fact that he often let me pick a treat from the candy aisle might have had something to do with that!). When I was five, we moved to Regina where my parents became employees but three years later we were back in that small town and my dad began learning a new trade. In just a couple of years, he entered back into the world of self-employment with his newly-learned set of skills and until his passing, he remained self-employed. My mother was also self-employed during this time (and still is), as were both my grandfathers and several uncles, and currently I have cousins who own businesses. I guess entrepreneurship is in my genes and it’s why I consistently have been part-time and then full-time self-employed for over 20 years. As the Newsy Neighbour Reader’s

Choice Best in Business Awards kicks off, I am reminded of my passion for rural communities and the small businesses within them, and I am thankful for the many lessons I learned from my entrepreneurial parents (thanks mom and dad!). Firstly, I learned to dream, trust my instincts, take risks and learn as I go (I’ve made good use of this lesson over the years). At the age of 24, I started my first official business just three months after discovering the industry and teaching myself how to use design software to serve clients. The strong support I received from my community also taught me the importance of supporting local businesses, especially new ones, because it is someone’s passion and they are doing their best to fill a local need. This has made me into a local shopper. They modeled starting over when a set-back comes along, to learn from the experience and realize that it is only temporary. Every small business has its ups and downs, and sometimes change is required to persevere and businesses need their customers to persevere along with them. I have realized how important every single customer is to a business and sometimes, my purchase might allow a business to pay a utility bill. This has made me into a loyal customer. And I discovered the value of relationships and treating everyone with fairness, respect and as a friend. In a small business, we are not a name-less customer with a debit card. We are real people and I have developed personal relationships not only with many of my clients, but with owners of stores I shop at regularly. Businesses need customers in order to exist, but customers need the businesses to exist for the long-term health of the community they call home. This has made me into a customer who cares. These and many other lessons exist in other areas of life too. At Women Talk in Strathmore, women take a risk and share their stories. They have experienced set-backs and inspire others with how they kept going. They respect each other and many new friendships have been made. It is a place for learning, self-discovery and relationships. Our community matters, as does each person in it. On the Path to Greatness Putting Oku Damashi – and Langdon – On the World Stage

There’s something special about Oku Damashi. Located in Langdon, this humble, family-oriented dojo teaches self-defence courses, parent/child classes, and a variety of schools of martial arts. It also has a habit of churning out incredibly talented athletes who have been earning medals on the National and World Championship levels, creating a buzz across the globe about the little Canadian town that is home to so many talented martial artists. Intrigued? So was I, which is why I decided to pop in during a class last month as the dojo’s sensei – Tammy Thankachen – was preparing her students for the World Karate Championships, being held in Dublin, Ireland from Oct 31-Nov 4. It was there that I had the pleasure of meeting six extraordinary young athletes and their teacher – aka sensei – all of whom will be representing the dojo, Langdon, and indeed Canada itself at the upcoming WKC World Championships. Wow – that’s a lot of hardware! All of these medals were earned through mastery of a particular form of traditional Japanese Karate called Goju Ryu. “It means hard soft style,” explains Sensei Thankachen. “There’s really flowy, circular motions, and then there’s hard strikes put in. So, nice, deep stances, and a perfection of form.” Watching these students as the practiced and trained certainly left me in awe. The fluid movements punctuated by swift, powerful strikes demonstrated a complete control of both mind and body – a truly astounding level of mastery, especially when factoring in the young age of the practitioners. It left me wondering: how was this possible? What makes Oku Damashi so special? Namaste, good day to you! My name is Balavan (which means powerful in Hindi). Hindi is the national language spoken in India. Actually, Hindi and English are both national languages for India, bet you didn't know that. I am very, very old and have been grown in tropical Asia since ancient times. The ancient use of ginger pre-dates historical records; wonder how they figured that out? My great ancestors began in India but we have done a lot of traveling since then. We were carried in pots on vessels travelling the maritime trade routes of the Indian Ocean and South China Sea in the 5th century AD and we stopped and stayed at many countries along the way. In the 16th century, we even went to Africa and the Caribbean. Now we live everywhere throughout the humid tropics. We were highly important as an article of trade and we were exported from India to the Roman empire 2000 years ago where ginger was valued more for its medicinal properties than as an ingredient in cookery. We continued as an article of trade to Europe even after the fall of the Roman Empire, with Arab merchants controlling the trade in ginger and other spices for centuries. Together with black pepper, ginger was one of the most commonly traded spices during the 13th and 14th centuries. Arabs carried our roots on their voyages to East Africa to plant at coastal settlements and on Zanzibar. During this time in England, ginger was very sought after, and one pound in weight of ginger was equivalent to the cost of a sheep—unbelievable, really! The historical reverence for, and usage of, ginger is simply staggering. I had great historic, medicinal value as a spiritual beverage, aphrodisiac, digestive aid, etc. Traditional Chinese and Ayurvedic Indian sys-

tems viewed me as a healing gift from God. Chinese pharmacopeias claim long term use of fresh ginger as putting a person in contact with the spiritual advantages. Writings of the Koran describe ginger as a beverage of the holiest heavenly spirits. My healing heritage is unmatched in the history of medicine. I am also an important root when it comes to Ayurvedic Medicine; Ayurveda gives ginger the status of a virtual medicine chest. That’s because I have time-tested digestion-friendly properties, in addition to my numerous other health benefits. In India, I am liberally used in daily life. Ginger-infused chai is a household favourite, and it’s grandma’s antidote of choice for battling cold and flu. On millions of dining tables in India, you’ll see matchsticks of fresh ginger that have turned a soft pink from being soaked in lemon juice and salt, a zingy accompaniment to any cooked meal. I am also mentioned in ancient Chinese, Indian and Middle Eastern writings, and have long been prized for my aromatic, culinary and medicinal properties. I may be a little strange looking to some with my knobby arms and legs, but don’t let that fool you. Looks aren’t everything, remember don’t judge a book by its cover! You are going to be very surprised to find out how healthy I am for you and then you may look at me in a different light. I am so good for you, I’m not even sure where to start. Firstly, if you haven’t been feeling hungry, eat fresh ginger just before lunch to stoke a dull appetite and fire up the digestive juices. If you are feeling airsick or nauseous, chew on ginger, preferably tossed in a little honey (I am quite strong). And there is more, if your tummy is moaning and groaning from cramps, munch on me. Reeling under joint pain? Ginger, with its anti-inflammatory properties can bring relief. You can even float some ginger essential oil in your bath to help aching muscles and joints. If you have just had surgery, chewing ginger post-operation can help overcome nausea. Whoa, stir me up to make some ginger tea to get rid of throat and nose congestion. And when there’s a nip in the air, the warming benefits of drinking this tasty tea are even greater! There are a number of ways that you can use me in your diet on a regular basis, such as in your curries, your pork roasts and your holiday loaves. You can eat ginger root dried, fresh, pickled, preserved, ground, crystallized, or candied. When preparing me, be sure to wash my body and peel off my outer skin with a paring knife, then grate, slice or chop my creamy white inner flesh and hydrate it by soaking it in liquid, such as water, vegetable broth or chicken broth, or you may want to add me to a soup or casserole. Pairing pickled ginger with sushi is also a common way to enjoy me. An alternative way to include ginger in your diet is to make natural ginger ale from soda water, lemon and ginger powder. There are lots of ways you can use me in recipes, in meat dishes, fruit juices, buttermilk and even a smidgen of grated ginger on your vanilla panna cotta or strawberry sorbet can wake up the flavour! Even add me to your juice. ‘Grate’ idea: grate some ginger root and put it in your juicer, along with carrots and apples and a little lemon juice. Totally yummy, and of course, so good for you! I also wanted to share a couple of my very favourite ‘Ginger” recipes for your total enjoyment. They are so easy to prepare and absolutely delicious. Ginger & Herb Rice Cook basmati rice. When you take the lid off the pan, quickly stir in finely chopped garlic, ginger, green chilies and fresh cilantro leaves—the burst of flavour and fragrance will drive your senses crazy with desire!

Ginger Pineapple Fried Rice 5 cups leftover cooked basmati rice 3 tbsp canola, peanut oil, or other high smoke-point oil 3 tbsp finely minced fresh peeled ginger 5 green onions (both the white parts and the greens, separated), thinly sliced 1/2 tsp kosher salt 3/4 cup diced (1/4 inch cubes) fresh pineapple 1 tsp toasted sesame oil Heat a large sauté pan on medium high heat. Swirl in a tablespoon of oil to coat the pan. When the oil is shimmering hot, and starts to smoke, add the ginger and the white and pale green parts of the green onions. Sprinkle with salt and stir fry until fragrant, about a minute. Add the remaining 2 tablespoons of oil to the pan. When the oil is hot, add the cooked, leftover rice to the pan, breaking it up with your fingers as you sprinkle it into the pan. Stir-fry until lightly browned, about 10 minutes. 3 pounds chicken wings 1 green onion, thinly sliced on the diagonal 2 tbsp toasted sesame seeds Marinade: 1/4 cup soy sauce 3 tbsp honey 1-inch piece of ginger, peeled and grated 3 cloves garlic, finely minced 1/8 teaspoon sriracha hot sauce (or other hot sauce) Preheat oven, prepare roasting pan: Preheat the oven to 425°F with a rack on the upper third of the oven. Line a roasting pan or thick baking sheet with foil. Rub some olive oil or canola oil over the foil to keep the wings from sticking. Prepare marinade sauce: Whisk together the marinade ingredients—soy sauce, honey, grated ginger, garlic, hot sauce—in a bowl. Set aside half of the marinade to be used as a sauce (about 1/4 cup). Toss wings with marinade, place on pan: Place the chicken wings in a bowl and toss with the remaining marinade. Arrange the wings, skin-side down, on the foil lined roasting pan, taking care not to crowd the pan. Roast in oven for 15 minutes, then remove from oven, use tongs to turn the wings over so that they are now skin-side up, and roast for another 10 minutes, until nicely browned. Check while roasting to make sure they aren't getting too dark. If so, place on a lower rack or cover with foil to finish cooking. Toss with reserved marinade sauce: Place cooked wings in a bowl and toss with the reserved marinade sauce. Garnish: Sprinkle with toasted sesame seeds and thinly sliced green onions to serve.

Go Light

Painting the walls a light color is one of the easiest ways to bring airiness and beauty to a small bedroom. Stick to soft colors to make your small room look larger and more inviting.

And Dark

Happy Halloween Newsy Neighbour Readers! We hope you had a wonderful evening “helping” your kids eat their candy! Maybe all the sugar will keep your spirits high as we endure the never-ending stream of government policies that are going to impact everyday Albertans at all levels. Halloween marks the beginning of the legislative session for fall and winter ----oooooo----, cue the scary music, curtains up and let the show begin. Many of you are probably aware of the 10 million dollars that the province committed in new funds to expand programs that are already in effect to help farmers lower their emissions and help with burden of the January 1st carbon tax. The government hopes to “incent” farmers and producers to buy more efficient equipment and retrofit old systems with new technology. The money for this subsidy is coming from the Climate Change and Emissions Management Fund, which is funded by you: indirectly through the biggest emitters in the province and directly from you and me as we pay our share of the Carbon Tax. These two slush funds, the Carbon Tax and the Climate Change and Emissions Management Fund, are your tax dollars. While I think most of us can agree that finding efficiencies, using less, and being genuinely invested at a personal and corporate level in protecting the environment is a priority to all Albertans, I have major concerns about how this is going to help our producers continue to be competitive. The livestock industry is already facing low prices. Why are we throwing dollars into a situation where I would assume that our meat producers would have on their own invested in this technology as efficiency saves them dollars across the board? So how does a subsidy because of the carbon tax, to subsidize the carbon tax, at a time when prices are so low and we are

seeing our competiveness diminish, help meat producers? Why not simply scrap the tax and let the market guide producers’ action? What is the government looking to achieve by doing this? These subsidies are not sustainable. The federal government is complaining that the tiny province of Wallonia in Belgium is potentially stopping them from signing the EU trade deal, negotiated over 7 years by our previous federal government. Wallonia has strong trade unions, high unemployment, is very, very vocal and holds veto power even though they are only a province of Belgium. Most business is done on the port side, and not in Wallonia. This is killing any hopes of free trade because the Walloons are afraid their socialist values will be undermined. They are willing to sacrifice the prosperity of Belgium and the greater European Union for their own narrow interests. Sounds familiar doesn’t it? Here’s a positive suggestion from the Wildrose: Hopefully our Prime Minister will look into his own backyard and see that we have a few jurisdictions of our own that are holding up our own ability to do business here in Canada and globally. Perhaps this will be the wake up call our federal government needs to make some decisions about a little thing called access to tidewater. It’s just a thought. I am excited to see the Best in Business Awards coming up again. We were so honoured to attend last year’s event. What an amazing success, and kudos to the industrious Newsy Neighbour team for this amazing opportunity for local businesses. Reindeer's Story at Christmas

According to the Alaska Department of Fish and Game, while both male and female reindeer grow antlers in the summer each year, male reindeer drop their antlers at the beginning of winter, usually late November to mid-December. Female reindeer retain their antlers until after they give birth in the spring. Therefore, according to EVERY historical rendition depicting Santa's reindeer, EVERY single one of them, from Rudolph to Blitzen, had to be a girl. We should have known... Things were made more economically with increased flexibility and lower labour input, thanks to new materials, electronics, IT and automated production. Now, the Fourth Industrial Revolution (4IR), along with the Internet of Things (IoT) and Internet of Systems (IoS) touches every aspect of our daily lives. Technology is moving from a supporting role to the spotlight. World leaders meet to discuss and prepare for a future of disruptive change. Assumptions about growth models are overturned; the international balance of power frays, and scientific and technological breakthroughs stand poised to transform economies and societies. The velocity and scale of change are unparalleled. Canada’s Future Role The World Economic Forum “Future of Jobs” study predicts that 5 million jobs will be lost before 2020 as artificial intelligence, robotics, nanotechnology and other socio-economic factors replace the need for human workers. These factors are implicit in the changes Canadians are experiencing in the job market. During the Annual Meeting of the New Champions held in China in June 2016, the Honourable Navdeep Singh Bains, Minister of Innovation, Science and Economic Development for Canada participated in a panel discussion on the Impact of the Fourth Industrial Revolution. He spoke of government's ability to convene all major players highlighting the need for government, business and education to collaborate. He believes instead of leading from the top, “during uncertain times leaders need to watch from the background and guide large groups to do interesting and innovative things.” Minister Bains further spoke about innovation becoming ingrained as a core Canadian value. He indicated diversity is at the core of innovation and stated it is one of Canada's strengths, providing the country a competitive advantage. UNIQUE AND ARTSY We live in a bi-level home, which in essence is a raised bungalow but you have the added bonus of having the large windows in the lower level that gives it a feeling of not being in a basement at all. I wanted to give my upper level and my lower level a

We wanted the door side made so that it would open up and lay flat against the other side so when it was not closed and locked it would not be in the way. In the end, we had a few adjustments. After all, what home built in the seventies, or anytime ever, has 100% square walls and ceilings? But Chris made it work.

We had the typical oak railing that was very popular in the seventies when this home was built and it dated the home. We had just replaced the carpet with wood planking and this poor old oak just had to go. After I came up with the idea of adding the rod iron wall and door, I found a local family-owned company “Bartech Welding and Fabrication”. Chris was more than happy, not only to give me an amazing price, but help me with the design of the project. I wanted it to look like a piece of art.

THE MOVE...and SCHOOL I suspect that most of us can remember changing schools at one time or other. My experience came when my parents announced we were moving; a new town, new house, new friends and new school... yikes! That was scary! I survived it, and I didn't have anything too traumatic happen; but it was a memory. There is a lot to think about when selling your current home and buying another one, including changing schools. As parents, when it came time to move our family to Strathmore, we planned a bit ahead and tried to make the transition a little less stressful. It was summer and school was out, so we decided to allow the kids to go play at the school playground where they would be attending in the fall. It only took a couple of afternoons, but sure enough, they met some kids! So come the first day of school, they already had friends. It really worked! Spinach

Spinach? What? How can spinach be luscious?

You just have to trust me on this one. Spinach can be luscious; not to mention, you have never dreamed how really good it is for your health. Spinach has always been one of my favourite vegetables (besides beets and spaghetti squash), but always in my top three when it comes to vegetables. As always, I found myself with too much spinach on my hands and was searching the internet for the most luscious recipes I could find for my green friend. Along the way, I thought I would share the exceptional health benefits. Did you know that spinach is low in fat and even lower in cholesterol? Spinach is high in niacin and zinc, as well as protein, fibre, vitamins A, C, E and K, thiamin, vitamin B6, folate, calcium, iron, magnesium, phosphorus, potassium, copper, and manganese. Popeye was definitely on to something. The dark green leaves are im-

portant for skin and hair, bone health, and provide protein, iron, vitamins and minerals. The possible health benefits of consuming spinach include improving blood glucose control in diabetics, lowering the risk of cancer, lowering blood pressure, improving bone health, lowering the risk of developing asthma and more. Unfortunately, I also love pasta and when I found this recipe it was like a match made in heaven – pasta and spinach! What could be more luscious?

One-Pot Chicken Spinach Bacon Alfredo

6 strips bacon, chopped 2 chicken breasts, sliced 4 cups spinach 4 cloves garlic, chopped 2 teaspoons salt 1 teaspoon pepper 5 cups milk 1 pound dry penne pasta 1 cup Parmesan cheese, grated Cook the bacon in a large pot over medium-high heat until crispy. Add the chicken and cook until no pink is showing. Remove the chicken. Cook the spinach, garlic, salt, and pepper with the bacon until the spinach has wilted. Put the chicken back in, add the milk, then stir. Bring the milk to a boil, then add the pasta. Stir constantly for about 10 minutes, until the pasta is cooked. Add the Parmesan, then mix until the cheese has melted. Serve!

Simple Easy Crustless Spinach Quiche

If you have frozen spinach, eggs, cheese and ONE onion, you can make this Simple Easy Crustless Spinach Quiche. 1 tablespoon olive oil 2 cloves garlic, minced 1 onion, chopped 10 ounces fresh (washed) or frozen (thawed and drained) spinach 5 eggs, beaten 3 cups shredded cheese* 1 tablespoon fresh parsley, chopped pinch nutmeg (optional) ⅛ teaspoon salt pinch pepper Spray a 10-inch pie plate with non-stick spray. Set aside. Preheat oven to 350°. Over medium-high heat, heat olive oil in a large skillet. Add garlic, stir-fry for 1 minute. Add onions and

2 tablespoons olive oil 1/2 cup shredded carrot (from about 1 medium carrot), finely chopped 1/2 cup yellow onion, small dice 2 medium garlic cloves, finely chopped 1 teaspoon kosher salt, plus more as needed 1/2 teaspoon freshly ground black pepper, plus more as needed 5 cups baby spinach, washed 2 medium scallions, finely chopped (white and light green parts only) 1 cup sour cream 1/2 cup mayonnaise 2 teaspoons Worcestershire sauce 1 teaspoon freshly squeezed lemon juice Saltine or Ritz crackers, crostini, carrot sticks, celery sticks, or thickcut potato chips, for serving. Place a quadruple layer of paper towels on a cutting board and set aside. Place a fine-mesh strainer in the sink. Heat the oil in a large straight-sided frying pan over medium heat until shimmering. Add the carrot, onion, garlic, measured salt, and measured pepper and stir to combine. Cook, stirring occasionally, until the vegetables have softened, about 6 minutes. Transfer to a large bowl and set aside. Return the pan to medium heat, add half of the spinach, season with salt and pepper, and stir to combine. Cook, tossing occasionally with tongs, until the spinach is completely wilted, about 4 minutes. Add the remaining spinach and cook, tossing occasionally, until completely wilted, about 3 minutes more. Transfer the spinach to the strainer in the sink. Using a ladle, press on the spinach to squeeze out as much liquid as possible. Place the spinach on the layered paper towels, cover with a second quadruple layer of paper towels, and press any additional liquid out of the leaves. Discard the paper towels, finely chop the spinach, and transfer it to the

Given the significance of these changes, especially to first time home buyers, it is important to examine these changes and their potential impact.

In an effort to stabilize an “overheated” housing market, primarily in Toronto and Vancouver, the Federal Government announced these changes with the intention of protecting the financial security of Canadians, supporting the long-term stability of the housing market nationally, and tweaking the capital gains tax rules that are enforced with the sale of existing properties. Between 2008 and 2015, there have been five rounds of changes made to the eligibility rules, aimed at encouraging insured borrowers to build and retain housing equity, and take on mortgage debt that they are able to service over different economic cycles. tional five-year benchmark rate. This requirement will also be extended to low-ratio insured mortgages effective November 30, 2016. Although this fundamental change may come as a surprise to many, this requirement has already been in place for high-ratio insured mortgages applications where the client has either wanted a variable interest rates or fixed interest rates with a term of less than five years. Qualifying for a mortgage by applying the typically higher Canadian Benchmark rate when calculating a borrower’s gross debt and total debt service ratio will serve as a “stress test” for homebuyers. What this change hopes to do is provide new homebuyers a buffer to be able to continue servicing their debts, should interest rates rise, or if there is a reduction in household income. So what does this mean to first time and repeat buyers? On average, by having to qualify for mortgage financing using the 5 Year Canadian Benchmark Rate, the maximum purchase price will drop by approximately 21% given existing 5-year contract rates. If you are wishing to restructure or refinance your existing mortgage or purchase a property with at least 20% of the purchase price to put down, similar qualifying rules will apply in many cases. Many lenders 'Back-end Insure' mortgages with more than 20% down. As of November 30th of this year, these lenders who use portfolio insurance and other discretionary low loan-to-value ratio mortgage insurance will have to meet the eligibility criteria that previously only applied to high-ratio insured mortgages. With that being said, homeowners with an existing high-ratio insured mortgage, including those renewing or transferring an existing high-ratio insured mortgage to another lender, are not affected by this change, as high-ratio mortgage insurance spans the life of the mortgage. Finally, the proposed tax measures announced by the Government would improve tax fairness and the integrity of the tax system. This would better ensure that the principal residence exemption is available only in appropriate cases, and in a manner consistent with the Canadian resident and one-property-per-family limits.
