Ocean Bay House owners Greg Mogil and Drew Dvorkin are no strangers to the hospitality industry. In addition to co-owning The Linwood Restaurant & Cocktails in Bay Shore, both have substantial backgrounds and partnerships in restaurants and commercial real estate in the NYC Metro area. So what exactly inspired these two to set their sights on opening a bed & breakfast? “As local residents, we saw a void in the hotel space,” stated Drew. “When family or friends came to visit, the only lodging options were corporate hotels catering to business travelers. There was nothing in the area that was 'boutique' offering a high level of service with attention to detail. Bay Shore is rich with history and I think people are drawn to historic areas like Bay Shore and the magnificent properties that still stand here. 69 Ocean Avenue is special. Originally built in 1886, it served as a summer cottage for affluent guests staying at The Prospect House Hotel. When the hotel was destroyed by a fire in 1903, this “summer cottage” became residential. Today the house has been transformed into a gorgeous, newly renovated bed & breakfast, restoring its former glory and original purpose. It still sits picture perfectly overlooking Watchogue Creek, and has views of some of the most beautiful sunrises you will ever see.” OCEAN BAY HOUSE GUESTS

Guests of The Ocean Bay House are not limited to Long Island locals; many have traveled from across the country as well as from around the globe. “What’s best about The Ocean Bay House is it’s a great home base for exploring Long Island, which makes it attractive to a wide variety of visitors,” Greg explained. “We have a large tourist population in the summertime who love going to the beach, but who also enjoy the history of the area, its culture and the cuisine. Our proximity to the water attracts couples seeking romantic getaways. We’ve had the opportunity to host Navy Seals along with business travelers from Dubai. Being centrally located on the island makes us ideal for locals who have family spread between Nassau and Suffolk counties. Wedding guests make up a huge part of our market as well, which is always exciting because we love celebrating love!”

STEP INSIDE

Grand and stunning are the words that come to mind. With the exception of the one ground-level bedroom that is wheelchair accessible, the entire first floor of the house serves as a common area. The abundance of windows, many floor-to-ceiling, provide beautiful views from every room and bathe the first floor in natural

light. In addition to the dining area, the formal living room, lounge area, and conference room are all for guests to use and enjoy. There is also a wonderful space on the second floor that serves as a house favorite spot for reading, and sometimes even for Happy Hour. “Board games and playing cards are available, and the house motto is ‘leave a book, take a book’,” said Greg. “Guests also have free rein over the extensive grounds of the property. We have a lovely patio and outdoor dining area, various decks and secluded corners to relax in, as well as a fire pit guests love to warm up beside on those cooler evenings.”

THE GUEST ROOMS

The house has nine spacious, well-appointed guest rooms and suites, all with luxurious ensuite bathrooms. A beautiful blend of old and new, each room is unique in its own way, tastefully pairing original details and antiques with updated amenities. The result is a timeless elegance with an emphasis on comfort. Plush king beds, flat screen TV’s, mini-refrigerators, individual thermostats and, of course, complimentary Wi-Fi are standard in each room for guests’ convenience. Each room is designed for 2 people. However, a few rooms contain a sleeper sofa, and those rooms can sleep up to 4. It is preferred for guests to be over the age of 14, but they are BREAKFAST

Breakfast at The Ocean Bay House is a three course treat, featuring hot homemade muffins, fresh fruit, and rotating seasonal house specialties. The dining area is a bright and sunny space, and during the warmer months, morning coffee and breakfast can also be enjoyed out on the front wraparound porch, or on the back patio overlooking the creek.

ON STAFF

The team behind the scenes at The Ocean Bay House is small, but mighty. Managers Elizabeth Flore and Jennifer Schiera are both native Long Islanders who come from big families with a strong love for hospitality. Their experience in the industry, along with their passions, has given them both an eye for detail that makes every guests’ stay intimate and inviting.

EVENTS

The Ocean Bay House is available for on-site events and celebrations. Smaller gatherings can be arranged in the house or on the grounds, and accommodated without any guest room rentals. Larger gatherings do require a two-night minimum, and yes, the entire home can be rented. This has become very popular with bridal parties as well as with families for various types of reunions. Conveniently open year round, holiday dinners and gatherings, which the staff especially enjoy hosting, are also very popular. “This property is a beautiful venue for any type of celebration. The house has been filled with a lot of love throughout the years. It is the kind of home to make memories that will last a lifetime. We love helping our guests do that through on-site events, be it an intimate birthday party or a large wedding. We love hosting baby and bridal showers, and even holiday dinners…the holidays are magical here,” Drew commented. “Since opening its doors in 2017, The Ocean Bay House has experienced countless memorable moments. Throughout the year we often reflect on how memorable the holidays are. Everyone is visiting with a smile and the air is filled with an abundance of kindness and compassion.
