Tired Tuscan to Vibrant Villa TRANSFORMATION We recently helped transform a client’s property we have listed for sale, from “tired Tuscan” to “vibrant Villa.” This magnificent home was designed in 2002 by acclaimed architect Bing Hu and was styled and decorated in the Tuscan trend at that time; brown-toned walls, and heavy dark draperies and furnishings. Our client had taken the first steps and removed the draperies and painted the interior a light, fresh, just off-white color, perfect for providing a look more in tune with today’s market. We knew there was even more we could do to further transform this home into a modern Mediterranean masterpiece. THE MAGIC OF PAINT First, we encouraged the homeowner to paint the exterior of this home from the dark brown original color, to a more soothing and sophisticated light color that we selected. He agreed, and once the painting was complete, we were now

Essentially, these homes are overlooked in exchange for the current trend: light, bright and open. However, many buyers are still seeking the character of a Tuscan-style home. They appreciate the charm but want to see it modernized with the lighter feel today’s buyer desires. Tuscan-style homes still have much to offer and it is our responsibility to help our sellers present their Tuscan property in the most positive way. We also have the opportunity to help our buyers see the potential in a Tuscan-style they may be considering for purchase. Many of these properties offer open or semi-open concept living, which, with some thoughtful, refreshing cosmetic changes, may restore interest in these passedover properties.

What was once lost, was now recovered through the relatively inexpensive and simple process of applying a more updated paint color. CHANGING OUT HEAVY FURNISHINGS Next, we updated the interior style with lighter furnishings and accessories. Many believe that if a property is built around a particular theme, Tuscan or Hacienda for example, the furnishings have to mirror the same style. This is a misconception. By introducing light colored, timeless, transitional furnishings, crisp, white bedding and linens, this property became a fresher, more stylish version of itself, and what once felt tired, is now vibrant.
