MIXED USE INVESTMENT OPPORTUNITY

INCREASING YOUR WEALTH IN COMMERCIAL REAL ESTATE Since the onset of the COVID-19 pandemic, there has been a dramatic increase in people looking to purchase investment properties. When it comes to diversifying your portfolio, investing in commercial real estate is one of the safest options for those looking to increase their net worth while taking advantage of long-term capital gains and low interest rates. For investors looking to buy property, there are plenty of options for making an income by buying a rental or mixed-use property to help you grow your income. Currently, Canadians are taking advantage of closed borders and the real estate market is seeing an influx of first-time buyers from Canada. However, when the border reopens post-pandemic, the real estate market will see a heightened number of investors from abroad scooping up real estate investment opportunities. When it comes to real estate investing, there has never been a better time. For investors, itʼs extremely savvy to take advantage of all the opportunities while the border is still closed. If you want to see increased capital, unique homes, and farm properties, get in on the action now while solid investment opportunities are still around. Call or email, Denise Dilbey today!

RECIPE

A GREAT CATCH

Tacos

TO INCLUDE IN YOUR

RECIPE TIP

The leftover pickled red onion will keep in your fridge for up to two weeks. Use in salads and sandwiches – you can even use the pickling liquid in salad dressings and savoury cocktails.

DIRECTIONS STEP ONE FOR THE PICKLED RED ONION: Pack red onion snugly into 1-cup (250 mL) canning jar with tight-fitting lid. Bring vinegar, sugar, coarse salt, peppercorns, mustard seeds and 1/2 cup (125 mL) water to a boil in small saucepan. Carefully pour mixture over red onion; cover with lid and screw on band to seal. Let stand at least 20 minutes. You can make this ahead and refrigerate for up to two weeks. STEP TWO FOR THE SLAW: Stir together fennel, mayonnaise, lemon zest and juice, sugar, salt and pepper in bowl. Stir in 2 tbsp (30 mL) chives. Set aside.

TACOS ARE ALWAYS A WIN, BUT LOBSTER TACOS WITH A CRUNCHY POTATO-CHIP TOPPING? NOW THAT’S JUST GENIUS. Look for lobster tail skewers that are prepped for you and ready to grill, so you don’t have to worry about the messy business. Whip up the pickled red onion ahead of time to get these tacos in your belly even faster.

How to STYLE SHELVES BEAUTIFULLY

Article by Staci Edwards Design | Photography by Stephani Buchman

GET TOO MANY THINGS I’m starting with the best tip first here – This will make your life soooo much easier. The first step is to gather all of your items, and it’s always best to have too much. Styling takes some zhushing, so as you’re styling, you may find you need a little of this and a little of that. It’s always good to have too many things to swap things out to see what looks best as you are styling. Most stores have a pretty decent return policy, so you can return what you don’t use. You’re welcome.

ADD SOME HEIGHT

STYLING SHELVES CAN BE TRICKY. Honestly, it just takes trial and error to get it right. There are some great tips and tricks to make the process easier, and today I’m going to share mine with you. So, if you plan to style your shelves or need to make some adjustments to something you’ve already done but not sure what, you’re sure to find this post super helpful!

HERE ARE MY FIVE TIPS FOR STYLING SHELVES BEAUTIFULLY…

Having everything at the same height can make things look pretty dull. Layering different items such as artwork at various sizes, stacking things on top of books, adding other height vases, and stacking boxes will allow the eye to travel around more, therefore, creating some visual interest.

INCORPOR ATE SOFTER TEXTURES Most people tend to style their shelves with the usual – Books, pictures, and candles. The problem with this is that all of these are hard surface items, and when placed on your hard surface shelves, everything looks very… You guessed it… Hard. Adding things like textured accessories, baskets, and plants will add the softness and interest you need when styling your shelves.

ADD COLOUR OR CONTR AST If you love colour, be sure to add some, and if not, mix up your neutrals by using contrast. Having colour and contrast in items like artwork, vases, and other accessories on your shelves creates depth and interest, which is a must-have for any shelf.

SPRINKLE IN A BIT OF SHINE Shine is something I always use and recommend when styling shelves. It doesn’t have to look “blingy” or “glam” either (unless you’re into that sort of look, then go for it). Small touches of metal (silvers, golds, or a mix of both) and glass go a long way. Shine adds another layer of unique texture that will really help your shelf styling look great. ◆

LG has unveiled its Canadian premium lineup featuring new OLED, QNED MiniLED and NanoCell TVs and new audio products, designed to give consumers a theatrelike experience from the comfort of home.

PREMIUM T V LINEUP ∙ E XPA N D E D LG O LED LI N EU P LG OLED technology continues to revolutionize the way Canadians watch TV. Built with self-lit pixels for perfect blacks, crystal-clear images and rich colours, a quick refresh rate and a slim design, LG OLED TVs continue to provide consumers with a premium viewing experience. The Canadian LG OLED 2021 lineup has expanded into the following series and sizes to meet various consumer needs: • LG OLED G1 series (available sizes: 55”, 65”, 77”) – This year, LG is introducing its LG OLED evo technology to its G1 series – an evolution of its award-winning OLED technology, delivering improved luminosity for higher brightness, clarity, detail and realism. Beyond technology, the G1 series is designed to have an ultra-thin form factor, which is a mere 20 millimeters thick (0.79 inches), allowing it to hang flush against the wall and seamlessly integrate the TV into any space.

• LG’s award winning OLED C1 series (available sizes: 48”, 55”, 65”, 77”, 83”) – Offers a variety of screen size options to accommodate diverse user needs and spaces. Starting with the 48-inch model for those looking for an immersive gaming experience, all the way up to the new 83”. • LG OLED A1 series (available sizes: 48”, 55”, 65”) – At a more affordable price point, the LG A1 series is built with a 60 HZ refresh rate, providing superior OLED picture quality.

As Canadians spend more time at home, the television has become the entertainment hub for spending time with family,” said Gilles Pereira, Go to Market Manager, Home Entertainment LG Electronics Canada.

“WHETHER THEY WANT A BIG SCREEN FRONT AND CENTRE WITH SURROUND SOUND OR A SLEEK DESIGN THAT BLENDS INTO THE ROOM LIKE ARTWORK, LG HAS THE RIGHT HOME ENTERTAINMENT PRODUCTS FOR EVERYONE AND EVERY PRICE POINT.

BIGGER IS BETTER

UNMATCHED USER EXPERIENCE

The new LG NanoCell lineup includes 4K models that span a range of sizes starting at 43” all the way to 86” for an elevated viewing experience. The 2021 models are built to offer improved picture quality with nanoparticles, which filter out dull colours, resulting in lifelike images that draw the viewer deeper into their favourite movies, sports and shows.

This year’s LG OLED, LG QNED99 and 4K NanoCell models are powered by LG’s latest intelligent processor, a (Alpha) 9 Gen 4 AI, for an improved user experience. The new processor boasts upscaling performance for clearer and sharper images, and visual optimization. For improved picture quality, AI Picture Pro has been enhanced and can now identify objects onscreen to bring three-dimensionality and depth to every scene. Additionally, AI Sound Pro up-mixes two-channel audio to virtual 5.1.2 surround while Auto Volume Leveling ensures a consistent volume when switching between channels or streaming apps.

INTRODUCING A NEW STANDARD IN LCD TECHNOLOGY An exciting addition for 2021 is LG’s new, award-winning LG QNED MiniLED – an evolution in LCD technology that almost matches the power of an OLED. Available in both 8K and 4K models and in three sizes, 65”, 75” and 86”, it is the first TV to combine LG’s Quantum Dot NanoCell technology and MiniLED backlighting to achieve more vibrant, accurate colours and greater contrast than conventional LCD televisions. With MiniLED technology, the LG QNED MiniLED is built with 30,000 LEDs that make it brighter than a traditional LCD TV. This technology also employs 2,500 dimming blocks for deeper blacks.

REFINED DESIGN Canadians can now upgrade their space without sacrificing style for functionality. Select LG TVs are designed with Cinema Screen, which forgoes the traditional bezel around the TV for a classic and refined look. Now any LG TV can double as a piece of art with the new Gallery Stand, a compact and modern accessory to display a TV.

ULTIMATE AUDIO EXPERIENCE No home entertainment centre is complete without the ultimate audio setup. The 2021 LG Soundbar line-up – SP11R, SP9, SP8, QP5 – offers high-quality audio supported by Dolby Atmos and DTS: X for dynamic threedimensional audio. The lineup boasts AI features including AI Room Calibration, which uses spatial awareness to optimize sound in any room. AI Sound Pro uses adaptive sound control to automatically adjust frequency range and sound field extension, depending on which genre of content the user is watching: news, music or cinema. LG’s 2021 SP11R, SP9, SP8 soundbars work with Google Assistant, Amazon Alexa and AirPlay 2 as well as Chromecast and Spotify Connect.

14

In its effort toward a sustainable future, LG is taking a more eco-minded approach to product development, packaging and shipping of its 2021 soundbars, and designing the first audio products in the industry to receive SGS Eco Product Certification. For many soundbar model cases, LG replaced materials used in previous models with recycled materials, and one model (SP7Y) features jersey fabric made of recycled PET bottles. Certified as Global Recycled Standard-compliant and UL environmental claim validated, each SP7Y soundbar means almost seven fewer plastic bottles occupying landfills. To further reduce environmental impact and waste, LG adopted friendlier packaging for its 2021 soundbar lineup. Using mainly recycled molded pulp and less EPS foam and plastic, the packaging for models SP11RA, SP9YA, SP8YA, SP7Y has earned Eco Product certification from Societe Generale de Surveillance (SGS), a respected provider of testing, inspection and certification services based in Geneva,

Switzerland. To receive this designation, SGS deemed that the soundbars would have minimal environmental impact as they emit less air pollutants, contain few hazardous substances and provide a high degree of recyclability. What’s more, the packaging is designed in an “L” shape so more units can fit in trucks, which means lower CO2 emissions, a crucial part of achieving environmental sustainability. LG TONE Free earbuds with UVNano technology charging case, which can kill up to 99.9% of bacteria on the speaker mesh, offers consumers a highquality listening experience whether they’re running errands, working out or taking calls. With LG’s continued partnership with Meridian Audio, the audio capabilities on the 2021 models have been refined to offer an improved bass performance. This year’s models have enhanced sound with an improved threemicrophone system to reduce ambient noise for clearer calls, perfect for those who work from home. ◆

MAKING A SLEEK BIG LEAGUE PATTERN IN YOUR LAWN IS AS EASY AS MOWING WITH THIS STEP-BY-STEP GUIDE. WATCH WHERE YOU’RE MOWING

ow to HSTRIPE

YOUR LAWN FOR A BIG LEAGUE LOOK Article by Scotts.com

YOU CAN DO IT YOURSELF Admit it. You want them. Those beautiful stripes on your lawn that’ll make your grass look like ballpark grass. Clean and professional. Like the fields you see in college and professional sports stadiums. You’re in luck, because it’s really not too hard to make stripes in your lawn if you have cool-season grass. Here’s how.

THE WAY STRIPING WORKS The effect of stripes you see on a lawn or playing field is simply light reflecting off the grass blades. Blades bent towards you look dark, while those bent the opposite way look lighter. You can see some of the

15 15

same effect with normal mowing, and creating patterns just takes it a step further. To get the blades to bend, you’ll need a striping kit for your mower or a roller. You can buy a striping kit online or find instructions on how to build one yourself.

PICK A PATTERN Before you start mowing, decide on the pattern you want to create. It may help - especially when doing this the first time - to make a sketch of how the pattern will fit the layout of your lawn. The possibilities are practically endless, but stripes, checkerboards, and diamonds are the most common patterns.

Unless you’re purposely creating a wavy pattern, take care to mow in a straight line. Start by mowing parallel to a straight sidewalk or driveway. To keep mowing straight, look at least 10 feet in front of you while you mow, rather than at the ground right in front of the mower. When you come to the end of a row, lift the mower deck as you turn, then mow in the opposite direction next to your previous pass. To create a checkerboard, mow the lawn a second time at 90 degrees to your first mowing. Finish by mowing a strip around the edges of the lawn.

INTENSIF Y YOUR STRIPES Your mowing will create the basic pattern, but the next step is what the professionals do to make their patterns more pronounced. The secret is to bend the grass blades further, and you can do that with a lawn roller. If you don’t own a roller, you can rent one. Go back over your mowing stripes, rolling the grass in the same direction you mowed. You’ll see a dramatic difference.

ADDITIONAL STRIPING TIPS To create a vivid pattern, mow high. Mowing at the highest setting creates softer grass that bends over easily. A shorter grass blade will not bend over as far, and the pattern will not be as noticeable. Raising the mowing height even a half-inch can make a difference. Don’t forget to feed your lawn every 6-8 weeks with Scotts® Turf Builder® Lawn Food. A lawn fed 2-4 times per year, will grow thick and lush helping make the stripes even more dramatic. Finally, always mow with a sharp blade for a nice, healthy cut. ◆
