Foreword
The Association Board of Directors has approved this comprehensive set of rulesandregulationsfortheAssociation.Theserulesencompassallpreviously publishedrulesapprovedbytheBoard.Inaddition,thevariousAmenityarea rulesandoperationalpracticeshavebeenformalizedtoassisttheMembership inunderstandingprocedurestobefollowedwhenseekingcertainservices.
Community enjoyment by the entire Membership demands more than the averageobservanceofcommonrulesandetiquette.Weurgeeveryoneenjoying the community’s resources to cooperate and adhere to these guidelines to ensurethehighestqualityHideoutexperienceforourMembership.
Please note, these rules are in addition to and in no way supersede the provisions of the Declaration of Protective Covenants or the Bylaws of the Association. The Declaration of Protective Covenants of The Hideout, Article 10, Section C reads as follows:
Purposes: The purposesof the Association are to promote the common interests of its Members, to operate, maintain, repair, and replace the common areas and to promulgate and enforce Rules and Regulations governing the use and enjoyment of the common areas.

• Amenity: AllcommonareasownedbytheAssociation.
• Member: ThosepersonshavingMembershiprightsintheAssociationinaccordancewith theprovisionsoftheBylaws.
• Owner: Anynaturalperson,firm,corporation,trustorentitywhoholdsfeetitletoalot oranundividedinterestinfeetitletoalot;anypersonwhohascontractedtopurchase feetitletoalotoranundividedinterestinfeetitletoalotunderwrittenagreement,in which case the seller under said agreement shall cease to be the "Owner" while said agreementisineffect;oranylesseeofalotunderarecordedleasefromtheOwnerofthe fee title to said lot for a term of not less than fifty (50) years, in which case the lessor undersaidleaseshallceasetobethe"Owner"whilesaidleaseisineffect.

• Campers: Recreationalvehicle/mobilehomes,anyvehicle,self-propelledorpulled,used forhousingortravel.
• Hideout Employee: ApersoncurrentlyontheemploymentrecordsofTheAssociation ofProperty Owners of TheHideout, Inc., workingfor compensation eitherfull or parttime.
• Household Pet: HouseholdPetsmeansdomesticanimalsordinarilypermittedinaplace ofresidence,keptforcomfort,companyandpleasure,suchasdogs,cats,domesticbirds, guineapigs,whiterats,rabbits,mice,andothersimilaranimalsgenerallyconsideredby thepublictobekeptaspets,excludingfowl. Forone(1)familyresidences,acombination ofdogsorcatsisnot toexceed themaximumoffive(5)total. Rabbits, domesticbirds and othersimilaranimalsarepermitted, wherethetotalnumberofanimalsinone (1) placeofresidenceshallnotexceedfive(5). • Service Animal: Under the ADA, a Service Animal is defined as a dog that has been individuallytrainedtodoworkorperformtasksordoworkforthebenefitoforforan individualwithadisability. Thetask(s)performedbythedogmustbedirectlyrelatedto theperson’sdisability. UnderPennsylvanialawand(ADA),peoplewithdisabilitiesmay bringtheirserviceanimalstoallpublicaccommodations. • Emotional Support Animal (ESA): EmotionalSupportAnimals,alsocalledcompanion animals, do not receive special training to perform tasks that assist people with disabilities, and are not limited to dogs. ESAs have a strong human-animal bond with their Owners, allowing them to give support to people with a mental, emotional, or psychiatricdisability. InPennsylvania,ESAsarenotguaranteedaccesstopublicplaces andbusinessesinthesamewaythatserviceanimalsare. (AmendedMarch19,2022)

A. Rules Subject to Fines
1. Parkinginahandicappedzoneisprohibitedunlessthevehicledisplaysanauthorized handicapped parking identification. Violators are subject to an automatic $250.00 fineand/orvehiclebeingtowed
2. Therewillbeanassessmentofa$25.00servicechargeforeachfalsealarmbeginning withthethirdoccurrencethatmayoccurinthesecurityalarmsystemofanyprivate residence in The Hideout within the same calendar year. (Amended February 18, 2006)
3. Ifapersonpleadsnotguiltyforacitationandrequestsahearing,moneymustbesent infirstandiffoundnotguilty,thenthemoneywillbereturned. (AmendedApril9, 2005)
B. Vehicle Rules
1. CommercialVehicles:Thefollowingcommercialvehicles, oracombination thereof, shallnotbepermittedonanyofthelots,Amenities,orcommonareasofTheHideout residentialdevelopment:
a. Bus,trailer,mobileormotorhomeofanykindornature(exception:watercraftor snowmobiletrailer);emergencyparkingonlotsforonoroffloadingonlyofthese vehiclesmaybegrantedbyexceptionbythePublicSafetyAdministrator.
b. Anyvehicleexceeding10,000lbs.inunladenweight.
c. Anyvehicleexceedingtwenty-one(21)feetinlength.
d. Anyvehicleexceedingtheheightoften(10)feet.(AmendedFebruary18,2006)
e. AlldeliveryvehiclesshallbepermittedontheroadsofTheHideoutdevelopment for the purpose of actually loading and unloading property or passengers, but parking on the roads, lots, Amenities, or common areas of the development is prohibited.
2. TheoperationofMotorVehicles,includingmotorcyclesandwatercraft,withloudor defectivemufflers,orinamannertoproduceorresultinsoundlevelsdisturbingto others,isprohibited.
3. The speed limit on Hideout roadways is 25 M.P.H., weather permitting unless otherwiseposted.
4. AllvehiclesoperatinginTheHideoutmustdisplayproperID(passes/stickers)atall times.(AmendedFebruary18,2006)
5. OperatingaMotorVehicleorwatercraftinthecommunitywhileimpairedorunder theinfluenceofalcoholicbeveragesorcontrolledsubstancesisprohibited.
6. Allmotorizedvehiclesmustbeoperatedbyalicenseddriverandhaveavalid state registration.
7. Go-cartsandall-terrainvehiclesarenotpermittedontheroadsorcommonareasof TheHideout. Alloperatorsandpassengersofmotorcycles,mopeds,etc.,mustwear allsafetygearprescribedbythestatutesoftheCommonwealthofPennsylvania.
8. NoCampers,watercraft,orvehiclesshallbeleftuponthedesignatedcommonareas oftheAssociationwithoutbeingproperlyregistered.
9. Abandoned vehicles: If a vehicle remains on the property of the Association for a periodinexcessof48hours,itshallbeclassifiedasabandoned,andthevehiclemay beremovedattheOwner'sexpense.
10. Afteraperiod of90days,avehicle, camper, watercraft, orotherpersonalproperty notclaimedshallbedeemedabandonedbytheAssociationandwillbedisposedofat managementdiscretion.
11. Vehicles are prohibited from parking on any roadway in the community. Vehicles shall not park less than five (5) feet from the edge of any paved roadway in the community. ThePublicSafetyAdministratormaygrantavariancebyexception.
12. Contractors may obtain vehicle stickers at the Registration department annually. Contractors who chose to do this will be required to sign a registration form stipulatingtheywillabidebyallHideoutRulesandRegulations.
13. GuestpasseswillbeissuedtoaGuestforaperiodofnotmorethanseven(7)days. Thispassmustbedisplayedatalltimes.
14. Renters renting for a period of more than 4 months will be issued a sticker to be displayed.Allthoserentingforlessthan3months29dayswillbeissuedtemporary passestobedisplayedonthepassengersideofthedashboard.
15. TheCommonwealthofPennsylvaniaMotorVehicleCodeappliestotheoperationof vehiclesonallroadwayswithintheAssociation.(AmendedFebruary18,2006)
16. TheHideoutrestrictsusagebyvehiclesofmorethantentonsgrossweightduringthe spring thaw conditions. The thaw conditions shall be reviewed by Hideout managementonadailybasis.Signswillbeconspicuouslypostedatalltheentrances advisingwhenandwheretherestrictionsareapplicable.(AmendedMarch19,2016)
Administrative Rules
A. Rules Regarding Community Members and Other People Accessing Hideout Property:
1. The Hideout community is restricted solely to Hideout Members, Tenants, Guests, Contractors, Vendors, and Employees. Members must notify the Public Safety departmentwhenaGuestwillbeusingthepropertyandtheMemberisnotpresent.
2. Members, upon payment in full of their dues, assessments, fines, and charges, will receive current vehicle/Amenity identification material. Current Membership identificationmustbeobtainedfromtheRegistrationdepartmentbyMarch31ofthe currentyearandbeproperlydisplayed.
3. All Members, Renters, and Guests must possess and display proper Amenity identificationatalltimeswhenusingthefacility.
4. HideoutMembersareresponsibleforanydamagecausedbythemselves,theirminor children or their Guests or Tenants, and further shall be held responsible for any removal or damage to The Hideout property caused by themselves, their children, theirGuestsorTenants.
5. Aproperty Owner will not beconsidered a Memberin good standing untilalldues andassessmentsarecurrentonALLpropertiesowned.(AmendedMay18,2003)
6. ChangescanbemadetotheproxytoreflectaspotforaMembertodesignateanother Memberin good standingto voteontheir behalfat theAnnual Meeting. (Amended July12,2003)
B. Rules Regarding Tenants

1. Anyhomethatisrentedmustberentedinitsentirety,andmaynotbeoccupiedin part by the Owner during the rental period. Owners relinquish their amenity privilegesduringarentalperiod. Ownerswithmorethanonelotshallbeabletouse theamenitiesiftheydonotrentalltheirlots.
2. The Owner maintains the ultimate responsibility for the Tenant’s compliance with The Hideout’s Protective Covenants, Bylaws, and Consolidated Rules and Regulations (Governing Documents). The Owner will be required to attest on eachshort-termRentalAgreementthatacopyofTheHideout’sConsolidatedRules andRegulationshasbeenprovidedtotheprimaryTenant.
3. Owners are not permitted to rent their property to anyone, who within the last two (2) years, has been convicted of a crime as is defined in the Pennsylvania Crimes Code or has violated the Rental Rules and Regulations. Tenantswhoare not in good standing will be prevented from using The Association’s amenities
and/orfromrenewingtheRentalAgreement. TheAssociationreservestherightto refuseentrytoanyTenantwhohasnotcompliedwithHideoutrentalpolicies.
4. Rental Agreements are non-transferrable. Rental Agreements may not be assigned,sublet,transferredorsharedbetweentwoseparateentitiesorparties.
5. All rental properties must be registered with The Hideout POA annually. The rentalperiodshallfollowthecalendaryearofJanuary1–December31. Thereisan initialapplicationfeeof$1,000.00toregisterasashort-termrentalproperty,anda $500.00renewalfeeforeachyearthereafter.
a. At the time of initial application for long-term and short-term rental properties,theOwnerisrequiredtosubmitacopyofthecurrentrecorded Deed for the property, along with floor and on-site parking plans Additionally,forshort-termrentals,acopyoftheMunicipalPermitissuedby LakeorSalemTownshipisrequiredwitha$1,000initialapplicationfee.
b. Rental Fees will be set by the Board of Directors each year. A completed RentalAgreementForm(indicatingeachandeveryTenant,includinganyone accompanying a Tenant), and the Rental Fee payable to The Hideout POA must be submitted a minimum of two (2) POA business days prior to the beginningoftherentalperiodforeachrentaloccurrence. ALateFilingFee, setbytheBoardofDirectors,willbeappliedforrentalsnotregisteredand paidforataminimumoftwo(2)POAbusinessdayspriortothebeginning oftherentalperiod. TheHideoutPOAbusinessdaysareTuesdaythrough Saturday, 8:00 a.m. to 4:00 p.m.. The Hideout encourages Owners to complete and submit Rental Agreement Forms online at: https://www.hideoutassoc.com/Rentals.
c. Any rentals not registered and paid for will be considered “illegal Tenants” andmayresultintheissuanceofcitationsunderthefollowingfine structure:
• FirstOffense-$1,000.00fine.
• SecondOffense-$2,000.00fineandsix(6)monthsuspensionofrentals.
• ThirdOffenseandsubsequentoffenses -$3,000.00fineandpermanent suspensionofrentalprivileges.
6. Any violation of the Governing Documents by a Tenant subjects the Owner to possibledisciplinarymeasuresbeforetheDisciplinaryCommittee,inadditiontothe specificcitationfine. TheOwnermaybeadditionallyfined,and/orhaveprivileges suspended,and/orbeprohibitedfromrentingthepropertyinquestionforaperiod oftimeasdeterminedbytheDisciplinaryCommittee. Whenmakingtheirdecision, theDisciplinaryCommitteeshallconsiderthetotalityofthecircumstancesincluding, butnotlimitedto,pastproblems,theseverityoftheinfraction,thefrequencyofthe infraction(s), the willingness of the Owner to accept responsibility and work with The Hideout to remedy the problem, and any and all other information the Disciplinary Committee finds to be relevant. It shall be mandatory that a third violation of the Governing Documents shall result in referral to the Disciplinary Committee. Any registered short-term rental that receives three (3) citations for violating any Hideout Governing Document within a calendar year shall be denied the ability to rent that property for one (1) year starting from the date
the third citation was issued. If any property is transferred to a non-family Member,theviolationhistoryforthatpropertyshallberesettozeroinfractions.
C. Rules Regarding Guests
1. WhentheMemberisatTheHideout,Guestswillbeadmittedonlyonpriorwrittenor verbalnoticetothePublicSafetyOfficeratthegate.
2. WhentheMemberisabsentfromTheHideout,priorwrittennoticefromaMember isrequiredforadmittanceofGuests,whichshallincludethefollowinginformation:
a. NameofP.O.A.Memberandsignature
b. Hideoutaddress
c. Homeaddress
d. Lot#
e. NameofGuest(s)
f. Hideoutphonenumber
g. AddressofGuest(s)
h. Homephonenumber
3. PinNumberisacceptableinlieuofwritteninformationdescribedin#2above.
4. DISRUPTIVE GUEST POLICY (Effective June 1, 2003): Guests that are convicted of crimescommittedwithintheconfinesofthecommunity,asaGuestofaMember,will not bepermitted to access the community. Violators will be prosecuted for Defiant Trespass.TheconvictionsofcrimesrelatetothefollowingPennsylvaniaStatutes:
a. AnyviolationofChapter35orChapter37ofthePennsylvaniaCrimeCode.
b. DrugOffenses(ControlledSubstances)-Act64.
c. SexualOffensesasidentifiedinChapter31ofthePennsylvaniaCrimeCode d. AssaultsasidentifiedinChapter27ofthePennsylvaniaCrimeCode.
e. Aconvictionforanyfelonycommittedwithintheconfinesofthecommunitywill resultinarefusalofadmission.
The Hideout will cooperate fully with the Pennsylvania State Police and the Office of the District Attorney on all such matters.
D. Safety Hazards
1. Theuseoffireworksis prohibited in TheHideoutunlessapproved bytheBoard of Directors. (Amended June 5, 2010) Exception: Sparklers will be permitted on Member’sprivatepropertybutprohibitedatAmenities.(AmendedJune11,2011)
2. RecreationalopenfiresonMember’slotsarepermittedaslongasthefireiscontained inaself-containedvesseldesignedandmanufacturedforthispurposeandprudent safetyprecautionsaretaken.(AmendedSeptember27,2015)
3. Hunting within the community is strictly prohibited. Possession of firearms must complywiththestatutesoftheCommonwealthofPennsylvania.
4. Thedischargeofanyfirearmdefinedasaninstrumentusedinthepropulsionofshot, shell, bullet or any other object by the action of gunpowder exploded, explosive powder,theexpansionofgasortheforceofamechanicaldeviceundertensionaswell asanytype ofarcherybowisnot permittedinTheHideout. 5. ConsistentwithTitle18,Section3505ofthePennsylvaniaConsolidatedStatutes,itis prohibitedtointentionallyorknowinglyoperateadronetoconductsurveillanceof anotherpersoninaprivateplace,operateinamannerthatplacesanotherpersonin fearofbodilyinjuryortodeliver,provideandtransmitcontraband.Allexceptionsin the Statute shall apply. In accordance with Part 107 of Chapter 14 of the Code of Federal Regulations, drones shall be operated and registered consistent to Federal Aviation Administration rules and be marked on the outside with the registration numberand flyershallcarryproofofregistration. E. Domestic Pet Policies
1. Petsmustbelicensed,inoculated,leashedandkeptunderOwner’scontrolatalltimes.
2. DogsmaybeoffleashwhenattheDogParkamenity.
3. TousetheDogParkamenity,dogsmustberegisteredannually.
4. ItistheresponsibilityofthepetOwnertocleanupandremovepetexcrement.
5. DogsareonlyallowedattheDogParkandWalkingTrail,iftheyareregisteredwith theP.O.A.,theOwnerspickupaftertheirpets,andtheyareleashedatalltimeswith theexceptionoftheDogPark.(Exception:GuideDogs)
6. ItshallbeaviolationofHideoutRulesforanypropertyOwner,includingtheirfamily, Guests or renters to shelter or maintain more than five (5) pets (dog and cats combined total)onanyHideoutproperty/dwellinglotunit. Allpuppiesandkittens overthesetlimitoffive(5)shallbeproperlyremovedbythetenthweekofbirth.
a. Allpets,serviceanimals,andemotionalsupportanimals,mustberegistered(nonFee)throughTheHideoutP.O.A.onanannualbasis(seeannualP.O.A.Registration form). ThisregistrationdoesnotpertaintotheDogParkamenity.Allpetsmust be licensed from their state of origin including proper current vaccinations as requiredbylaw. (AmendedMarch19,2022)
F. Disturbances
1. Verbal and/or physical harassment of staff and/or other Members is prohibited. (Amended January 16, 2010) The Board of Directors weigh in for Member-toMemberharassment
2. Theunreasonableoperationofanykindofnoiseinsuchamannerastodisturbother individualsisprohibited.(AmendedFebruary18,2006)
3. DoortodoorsolicitationsofanykindarenotpermittedinTheHideout.
Environmental Rules
Environmental Control Committee (ECC)
Rules and Enforcement
PleaseseeTheHideoutEnvironmentalControlCommittee(ECC)ManualforcompleteECCdefinitions, rules and regulations. The Hideout ECC Manual is available on The Hideout website at: https://www.hideoutassoc.com/Resources/Permits.
1. No improvement shall be made on any lot without prior approval of the Environmental Control Committee. This shall include but not be limited to houses,
garages, additions, porches, decks, sheds, docks, landscaping, signs, driveways, parkingareas(pavedorstone)andculvertpiping.
2. Do NOT start work until you have an approved permit. Any lot improvement performed without securing the proper permit will result in the lot Owner being assessedanon-refundable$250fine.Anon-refundablefineof$500willbeassessed forasecondviolation.
3. Thereshallbenoimprovementsorlandscapingmadeonresidentiallotswithinroad rights-of-way without prior written approval of the Environmental Control Committee. AllpropertyOwnersareremindedthattheyareboundbytheDeclaration of Protective Covenants of The Hideout, theBylaws, Rules and Regulations and the PennsylvaniaBuildingCode.
4. Notreeoverthreeinchesindiametermaybecutdownwithoutpriorwrittenconsent oftheEnvironmentalControlCommittee.
5. Nopier,dockorotherstructureshallbebuiltwithoutpriorwrittenpermissionofthe Environmental Control Committee, which permission shall be a revocable license. FailureofContractortoobservethisrulemayresultinrevocationoftheirprivilege to work within The Hideout. (Please see tree removal policies on The Hideout website)
6. No sign shall be erected on any residential lot without Environmental Control Committeeapproval. Thetermsignsshallmeansigns,banners,flags,orportrayalof such, which are forms of advertising or imply advertising, are not allowed in the community. This includes political material, names and companies, which clearly imply advertising. Excluded would be sporting and non-advertising banners/flags. (AmendedJanuary23,2021,Motion21-15)
7. Advertisingofanynatureshallnotbepostedorcirculatedonthepremiseswithout obtaining the approval of the Community Manager and/or Environmental Control Committee(Covenants-ECC).
8. All color schemes will require review and approval by the Environmental Control Committee.Anaturalcolorschemewillsetthestandardforcolorreview.
9. A Member is allowed to apply for an extension of one additional six-month period without a renewal fee on any normal ECC six-month permit. If the work is not completed after the extension period, an additional permit application with appropriatefeepaidmustbesubmittedandanewpermitobtained.Inaddition,anofee permit will be required for replacement type projects overseen by the ECC. 10. All Contractors will be limited to any work relative to construction or repairs, MondaysthroughFridays,betweenthehoursof7a.m.to5p.m.andSaturdays9a.m. to 5 p.m., except in an emergency and with the permission of the Environmental Control Committee. No work without special permission of the Environmental ControlCommitteeonSundaysandholidays.
11. ApropertyOwnerispermitted todohomeimprovementsonSundayfollowingthe sameregulationsasSaturday (ResolvedJune11,1999).
12. TheECCfinestructureforanyECCviolationis$150.Repeatviolationsarecitedand incur the same penalty as the initial offense plus a $50.00 non-refundable administrationfee.Totaloffineswillbeinacumulativeamount(1st fine$150.00,2nd fine $200, total $350.00) All ECC citations must be corrected within 30 days or anothercitationwillbeissued.Thesecondcitationmustbecorrectedwithin14days. Any citation may be appealed. The Land & Environmental Manager may use discretionaryjudgmentforanyextremehardshipcase(s).However,repeatviolators willbesubjecttoappearanceandreviewbytheDisciplinaryCommitteeforpossible additionalpenalties.(AmendedDecember15,2015)
13. Repeat offenders on ECC violations will be sent to the Disciplinary Committee for finingstructure (AmendedJune14,2002)
14. AnemergencynumberingsystemismandatoryasofSeptember1,2002,addingthat individuallot numbersbe added to the lot Owners sign post. ONLY developed lots, thosewithhouses, arerequired tohaveasignpostclearlydisplaying BOTHthe lot and911numbersonbothsidesofthepost.Undeveloped lotsdonotrequireasign post.MandatorycomplianceandimplementationbylotOwnerarerequiredbyJuly 1,2017.(AmendedJuly30,2016)
15. Allnewdetached garages(maximum 600 sq. ft.)in TheHideoutrequireaconcrete floorperspecificationsbelow:
a. ConstructionofanydetachedgarageinTheHideoutwillconformtothecurrent International Residential Code (IRC 2009 Building Codes) as adopted by the CommonwealthofPennsylvania.
b. Concreteslabshallbeaminimumof4”thick.
c. Concreteslabtobeatleast3,500P.S.I.compressivestrength.Ifwiremeshisused itshouldbeepoxycoated.Fiber-reinforcedconcreteisallowed.
16. Acurrentas-builtsurvey,indicatingpropertylines,setbacks,andfinallocationsofall permanentstructures,isrequiredforECCpermittingreview/issuanceaswellasfor residentialresaleinspectiontooccur. (ApprovedSeptember21,2019)
Contractor Rules

Listed below is a synopsis of various policies as adopted by The Association of Property Owners of The Hideout, Inc., (The Hideout) for Contractors working within The Hideout community.ForacompletelistingofallRulesandRegulationsgoverningtheconstruction of, and improvements to, properties within The Hideout, please stop by or call the P.O.A. Office(570)698-4100,ext.108,locatedonAntlerRoad,justinsidetheMainGate.
1. For short-term contracting, a one-day or one-week pass, to be placed on the dashboard or rearview mirror of the vehicle being used by a Contractor, will be available for a Contractor to access The Hideout community. The pass may be obtainedatthePublicSafetyofficelocatedattheentrancetothecommunityandwill allow Contractors to enter and exit the community during established Contractor hoursforthetermoftheone-dayorone-weekperiod.
2. AnnualStickersforvehicles,permittingtravelwithinTheHideoutcommunityduring
establishedContractorhours,willbeprovidedfreeofchargetoanybusinessvehicle belonging to a Contractor following the presentation of proper insurance, a PA Contractor’sregistrationcardandvalidvehicleregistration.Thesestickersmustbe renewedeachyear.
3. AgateaccesscardmaybepurchasedbyaContractorinexchangeforaone-timefee. Thegateaccesscardwillberegisteredwithonespecificvehicleandremainvalidfor thelifeofthesamevehicle.Pleasenote:Agateaccesscarddoesnotfunctionasaform ofvehicleidentification.Allvehicleswithagateaccesscardmusthavepropervehicle identificationaslistedabove.Thegateaccesscardpermitstheholderentranceinto thecommunitywithouthavingtowaitforPublicSafetypersonneltomanuallyopen thegateduringContractorhours.
4. AllContractorsworkingwithinTheHideoutarerequiredtomaintainvalidinsurance aslistedbelow:
a. Workers’CompensationInsuranceasrequiredbylaw.
b. PublicliabilityandpropertydamageinsuranceunderwhichtheAssociation and the Owner shall benamed additional insured property protecting and indemnifyingtheOwnerandtheAssociationinanamountofnotlessthan; $500,000forinjurytoanyoneperson(includingdeath). –($1,000,000for personalinjuriesinanyoneaccident.-$500,000forpropertydamage).
c. Comprehensiveautomobileliabilityandpropertydamageinsuranceofnot lessthan$300,000toanyonepersonand$500,000toanyonepersoninany oneaccidentandpropertydamageof$100,000.
5. All Contractors are reminded that Hideout Public Safety personnel enforce the Pennsylvania vehicle code with regard to the operation of vehicles on Hideout roadways.Contractorsmustobeyallpostedspeedlimits.
6. Permits are required for any alteration, interior or exterior, whether or not said alterationsinvolvestructuralmodificationsorfees.
7. All Hideout community dumpsters are for household refuse only. Contractors are prohibitedfromusingthedumpstersforconstructiondebris.
8. Any licensed vehicle with signage owned by a Contractor doing work with a valid buildingpermitatalotshallremovesuchvehicleaftertheestablishedworkinghours (AmendedJune2010)
a. Anylicensed/registeredequipmenttrailerwithorwithoutsignage,owned by a Contractor, actively performing work with a valid Hideout building permit,mayleavethevehicleon-siteduringthenormalworkweek(Monday 7amtoFriday5pm). Thetrailershouldbeparkedasfarinthedrivewayas possible. All trailers must be removed for all Hideout recognized holidays and weekends. All construction debris must be picked up and removed. If project work is suspended on the lot during the week, the trailer must be removed immediately. Non-compliance will result in a fine, and additional penalties for repeat offenses will be imposed up to and including loss of Hideoutprivileges.(AmendedSeptember24,2016)
9. Improvement Contractors are prohibited from working in The Hideout on the followingholidays:NewYear’sDay,MartinLutherKing'sBirthday,President'sDay, MemorialDay,FourthofJuly,LaborDay,ThanksgivingDay,andChristmasDay.
10. Contractorhoursareasfollows:
Monday–Friday 7:00amthrough5:00pm Saturday 9:00amthrough5:00pm
Rules Regarding Improvements
1. Permits are required in The Hideout. In addition, local township permits may be required.
2. Anylotimprovementperformedwithoutsecuringtheproperpermitwillresultinthe homeowner being assessed a non-refundable $250 fine. A non-refundable fine of $500willbeassessedforasecondviolation.(AmendedSeptember29,2012)
3. NobuildingpermitwillbeissuedifaMemberisnotcurrentonduesandassessments onALLthepropertiesowned.(AmendedMay18,2003)
4. All permits issued by The Hideout shall be a revocable license. Upon a Member’s failure to remain in good standing, all permits shall be revoked. The Facilities Managershallbeauthorizedtoextendthepermitinsuchinstanceswhererevoking said permit shall constitute an imminent danger to the Membership or to repair damagetotheproperty.(AmendedApril9,2005)
5. Everyimprovement,oncebegun,shallbecompletedwithinsixmonths.
6. All improvements must conform to the Building Codes adopted by the Commonwealth of Pennsylvania, townships, and local authorities, the ECC Rules & RegulationsandtheDeclarationofProtectiveCovenantsofTheHideout.
7. Homeowners/Contractors are required to replace all trees removed prior to or duringconstructionofanewhomeorstructureduetospecialcircumstancesand/or hardship designation. This tree replacement should be completed within six (6) monthsoftheissuanceofacertificateofoccupancy.(AmendedSeptember16,2006) (RefertoTreeProgramSeptember2014onthewebsite)
8. The use of protective barriers for the containment of soil and debris during any construction activity taking place on a Member owned property is the property Owner’sresponsibilitywhethertheworkisbeingperformedbythemselves,aGuest, theirrenterorahiredContractor.Thisrulealsoappliestoanyworkactivitiesbeing performed in our common areas, roads or any Amenity whether performed by our (maintenance and RS&W) personnel, or outside Contractors. (Amended April 19, 2008)
9. Eachlot,whetheroccupiedorunoccupied,andallimprovements,shallatalltimesbe maintainedingoodandcleancondition. Managementshalltakenecessarycorrective actionandbillpropertyOwneriftheyfailtocomplywiththisregulation.
10. All Contractors are reminded that they are also bound by The Declaration of ProtectiveCovenantsofTheHideout,theBylaws,theRulesandRegulationsandthe Building Code, and violation of said documents may result in revocation of their workingprivilegeswithinthecommunity.
Other Environmental Rules
1. The disposal of trash, including recyclables, anywhere in The Hideout other than Association-maintained dumpsters or compactors provided for this purpose is prohibitedandwillbeconsideredlittering.LitteringisprohibitedinTheHideoutand issubjecttoafineof$250.00.AllMembersaretoparticipateinourrecyclingeffort.
2. Only household refuse may be discarded in containers provided at the dumpster/recycling center. No building material may be discarded in the Association’srefusecontainers.
3. Theuseofallfertilizersandlaundrydetergentsthatcontainphosphorusisbannedin The Hideout. It is the property Owner’s responsibility to ensure self-compliance as well as compliance for their Guests, renters, and any hired lawn maintenance Contractor (AmendedApril19,2008)
4. Therakingorblowing ofleaves, grassclippings, twigsoranydebrisintoourlakes, streamsorculvertsisbanned (AmendedApril19,2008)
5. Should it become necessary for RS&W to work in the easement area, the property Ownermaybecalledupontoimmediatelyremovelandscaping.
6. ThefeedingofanywildlifewithinTheHideoutisprohibitedandissubjecttoaninitial citationandfineintheamountofonethousanddollars($1,000.00).Pleasenotethe followingexceptions:
a. Birds:AnyonewhochoosestofeedbirdscandosoONLYiftheyuseabird feeder unit(s) that are kept at a minimum height of eight (8) feet above groundlevel.Violator(s)ofthisrulearesubjecttoacitationandfineinthe amountofonethousanddollars($1,000.00).
b. Feral/Community Cats: Thefeedingofferal(community)catsmayONLY occur at P.O.A. approved and monitored TNR site(s), under supervised conditions,andonlybyapprovedTNRvolunteer(s).Violator(s)ofthisrule are subject to a citation and fine in the amount of one thousand dollars ($1,000.00). (AmendedDecember18,2015)
7. EachOwnershall keep drainageditchesand swaleslocated onhis/herlotfree and unobstructed,andingoodrepair.
8. UseofinvisibleelectricfencingwhichwillconstitutecompliancewithTheHideout’s rules®ulationsanditsusewillbeconsideredashavingapetundercontrol.The committeeisrecommendingthatMembersinstallinganinvisibleelectricfencemust first obtain a no-fee permit from the P.O.A. which will ensure proper installation, setbacks, and signage. Setback is established as 25 feet from front and 5 feet from sides.
9. Stones, boulders, trees, shrubs and other landforms or plant material on a lot shall not be painted, stained, or coated with manmade material or product (either transparentoropaque)thatwouldchangethatfeature’sexteriorappearance.
10. Nosigns,lights,reflectorsorotherobjectsareallowedtobepermanentlyattachedto atreebyuseofanail,screw,bracketorsimilardamagingmeans. Smallobjectssuch asbirdfeeders,birdhouses,windchimes,planters,decorations(holidayandthelike) are permitted only if hung from a branch and without causing damage to the tree.
Bird feeders must be at least 8 feet off the ground. Rope/string/holiday ribbons, bows,andlightsmaybelooselytiedaroundatreesoastoavoiddamagetothetree. Allholidaythemeddecorationsmustbetakendownnolaterthantwo(2)weeksafter that particular holiday has passed. Any exceptions to this rule may be allowed pendingECCreviewandapproval.Objectsthatmaybepermanentlyattachedtotrees which do not require ECC review and approval, and are intended solely for the purposeoftreesafety/riskhazardareasfollows: LightningRods,BraceRods,Cabling Systemsandtheirassociatedhardware,allofwhicharetobeinstalledbyacertified arboristortreecareprofessionalandundergoroutineinspections.
Rules for All Amenities
Amenities are reserved for the use of Members in good standing and their Guests.
1. Notice:TheuseofallAmenitiesisatyourownrisk.
2. SmokingisNOTpermittedatHideoutAmenities,exceptindesignatedareas.
3. GuestsandTenantsshallsecureappropriateidentificationandpayfeesinadvanceas requiredpriortouseofanyAmenity.
4. CurrentMembershipidentificationmustbeobtainedattheP.O.A.Registrationoffice by March 31 of each year and be properly displayed in accordance with the registrationguidelines.(AmendedFebruary18,2006)
5. AllGuestsshallbeinpossessionofanddisplayanAmenitypassfortheperiodoftime thattheyareGuestsinTheHideouttoutilizeAmenities.
6. Childrenagesix(6)andunderwillnotberequiredtohaveAmenityidentification.
7. IdentificationbadgeswillbeissuedattheP.O.A.Registrationoffice.
Recreation Rules
I. Activities for Warmer Weather
A. Rules for Both Pools and Beaches
1. PoolsareavailabletoMembers,RentersandtheirGuestsforswimmingonlywhena lifeguardisonduty.
2. Every person must present proper identification (i.e., Membership badge) before usinganyfacility.
3. Coast Guard approved flotation devices are permitted in the pools and designated beach area. Swimming aides for non-swimmers may be used providing each nonswimmer is accompanied by an adult swimmer in the water. All other swimming aids/devicesarenotallowed(exceptwadingpool)orintheshallowend.
4. Allnon-swimmersandchildrenundertheageofthirteen(13)yearsofagemustbe accompaniedbyanadultswimmeratalltimeswhileinpoolwaterandatthebeach waterfront(s). (AmendedFebruary18,2006)
5. All accidents must be reported immediately to the Aquatic Staff and The Hideout PublicSafetyDepartment.
6. TheHideoutisnotresponsibleforanyvaluablesorpersonalpropertyleftinthepool, beach,andbathhouse(dressing)area.
7. Snorkels and masks are permitted but must first be approved by the Aquatic Coordinator.
8. Non-powerwatercraftsareavailabletorent.Youmustbeeighteen(18)yearsofage withproperidentification.
9. Itisnotpermittedtoreservespaceonthebeachesorpoolareas.Personalproperty suchasblankets,chairs,umbrellasorcoolers,leftunattendedforaperiodoflonger than one hour will be removed from the beach or pool area by Public Safety or AquaticsstaffiftheOwnerofthepropertycannotbelocated.(AmendedApril8,2006)
10. Smoking will be prohibited at all Hideout swimming areas except at posted designatedlocations.(AmendedOctober2,2010)
11. Infants must wear plastic pants or swim diapers, children wearing only regular diapersarenotpermittedinthepoolsorlake.
B. Pool Rules
1. No food, beverages, and/or smoking are permitted within the confines of the pool gateswiththeexceptionofwaterinsealedplasticcontainers.
2. Divingisnotallowed.
3. Backdivesand/orflipsarenotpermitted.
4. Running,shoving,pushingandhorseplayareprohibited.
5. Adultswimsareforpeopleovereighteen(18)yearsofage.Timesofadultswimswill bedeterminedbythelifeguards.
6. Nocongregatingaroundladderareasandlifeguardchairs.
7. The Wading Pool is intended for non-swimmers 42” and under and their accompanyingadultsonly.
C. Beach Rules
1. SwimatyourownriskatdesignatedbeachareaswhenNOlifeguardisonduty.
2. Noglasscontainersofanykindarepermittedinthebeacharea.
3. Nodivingorflippingfromfloatingdock.
4. Allraftsnotequippedtobesafelyoccupiedbythree(3)ormoreoccupantsmuststay withinonehundred(100)feetofshoreline.Raftsarenotpermittedinthedesignated swimareas.
Lake/Marina Rules
1. All watercraft Owners are required to register their watercraft and pay the appropriate fee(s) with The Hideout Recreation Office. Additionally, All Owners of watercraft (20 horsepower or more) must have a minimum of $250,000 liability insurance coverage and $50,000 personal coverage. Owners of watercraft nineteen (19) horsepower or less (not including electrically powered) must have at least
$100,000 in liability insurance. Electrically propelled watercraft(s) need a state registrationbutdonotrequireacertificateofinsurance.
2. A certificate of insurance for the appropriate amount of liability coverage from the insurancecompanylistingTheAssociationofPropertyOwnersofTheHideout,Inc. asaco-insuredpartymustbepresentedatthetimeofregistration.
3. Personalwatercraftand motorsmustbeavailableforinspectionaccompaniedbya currentstateregistration.
4. TodecreaseboththenoiseandoilpollutioninRoamingwoodLake,effectiveJanuary 1,2014,allnewgas-poweredboatsbeingregisteredforthefirsttimeinTheHideout mustbeequippedwithFOURSTROKEMOTORS. (AmendedSeptember28,2013)
Themaximumhorsepowerremainsat90! Theboatlengthrestrictionwillremain at17feet,butwillnolongerbemeasuredbytheRecreationOffice. Also,toeliminate concerns and confusion on how a boat’ s length will be measured before it can be registeredinTheHideout,effectiveJanuary1,2014allnewboatsbeingregistered inTheHideoutforthefirsttimemustpresentofficialdocumentation(copyoftitleor registration)fromthestateinwhichtheboatisregisteredthatshowsthattheboat’s lengthdoesnotexceed17feet. Boats owned by a Hideout Property Owner and previously registered for Roamingwood Lake whicharesoldtoanotherHideoutProperty Ownerforuseon RoamingwoodLake,willbeconsidered“grandfathered”andwillbeexemptfromthe FourStrokeMotoronlyrestriction.(AmendedSeptember28,2013)
Personalwatercraft(PWC),i.e.JetSkisandWaveRunners,aresubjecttoamaximum of 110 horsepower on Roamingwood Lake, provided the PWC has a Four Stroke Engine. Maximum horsepower for a Two Stroke Engine is 85 horsepower. (AmendedSeptember19,2006)
5. ThemaximumlengthofwatercraftpermittedonHideoutlakesisseventeen(17)feet unlessregisteredbeforeJuneof1983.
6. AlllakeactivitiesmustcomplywiththePennsylvaniaFishandBoatCommission.
7. Allwatercraftmusttravelinacounter-clockwisedirection.
8. Double water skiing (including towing of two skiers/two tubes) is prohibited on Fridays,Saturdays,Sundays,andholidays.
9. TheminimumageoftheoperatorofawatercraftisregulatedbythePAFishandBoat Commission. No person 11 years of age or younger may operate a PWC (personal watercraft)andmaynotoperateapowerboatgreaterthan25hp.Noperson12to15 years of age may operate a watercraft propelled by a motor greater than 10 horsepowerwithoutobtainingaboatingsafetycertificate, acopyofwhichmustbe onfileattheRecreationOffice.Furthermore,anyone12to15yearsofagemaynot operateaPWCwithanypassengersonboard15yearsofageoryounger.
10. Allpersonsinawatercraftmustbeseatedwhileinoperation.
11. Launchingandlandingofwaterskiersfromdocksorshorelineisprohibited.
12. Allpowerwatercraftmustobservetheonehundred(100)footminimumswellspeed regulationswhenoperatingnearallregulatingbuoys.
13. Waterskiersdirectlyaheadoforbehindanotherboatareprohibited.
14. Eachwaterskier(includingtubers)mustwearU.S.Coast Guardapproved personal flotationdevices.
15. Whenwaterskiingortubing,theremustbeoneobserverfacing(spotting)theskier ortuberatalltimes.
16. Waterskiingand/oruseofpersonalwatercraft(s)(PWC)areprohibitedbefore8a.m. andaftersunsetorwhenvisibilitybecomespoor.(AmendedFebruary18,2006)
17. Allboatingactivitymustceaseonanylakeduringelectricalstormsorconditionsthat mayresultinpersonalinjury.
18. AllwatercraftmustbeequippedwithU.S.CoastGuardapprovedwearablepersonal flotationdevicesforeachpersononboard.
19. Placing buoys in Roamingwood Lake is prohibited except when authorized by Associationmanagement.
20. Inflatablerubberrafts, withoutattachedmotors,aretoremainwithinonehundred (100)feetoftheshorelineiftheyareapprovedtocarryonlytwoor lessoccupants. Rubberraftsapprovedforthree(3)ormoreoccupantsmaygobeyondthislimitand mustberegisteredasanon-powerboatwiththeRecreationDepartment.
21. Main Lodge docking facilities are reserved for all watercraft; these facilities are intendedfortemporaryuseonlyandarerestrictedto30minutesperwatercraft.
22. Allusersofsailboatsmustmaintainaproperlookoutatalltimes.
23. RowboatswithorwithoutmotorsarenottooccupyMarinadockslips.
24. Motorizedvehiclesarenotpermittedonfrozenlakesatanytime.
25. Guests are not permitted to register any type of power watercraft for use on any Hideoutlake.
26. Deerfield Lake and Brooks Lake are reserved for fishing and non-power boating. Electricaltrollingmotorsarepermitted.Iceskatingispermittedandmayonlyoccur atBrooksLakewithintheareadesignatedbyTheHideoutandwillbeattheMember’s ownriskandexpense.(Amended5/15/21)
27. Aminimumfineof$500willbeassessedforthefollowinginfractions: Operatinga watercraft on any lake which is in excess of established horsepower and length regulations;Misrepresentationofdocumentsrequiredforregistrationofwatercraft.
28. Marinaspacerentersfailingtoremovetheirwatercraftbydesignateddatesetshall be subject to a fine plus costs to remove and all subsequent costs incurred. This violationmayresultinsuspensionoffuturedockuse.
29. Washingwatercraftinthelaunchingareas,beachesandlakesareprohibited.
30. Watercraftmaynotbeanchoredwithin100feetofanyropedswimmingareaorpark areas.
31. No moving watercraft shall overtake or pass another moving watercraft within the 100-footswellrule.
32. PersonalwatercraftoperatorsandanyonebornafterJanuary1,1982,mustpossess a Boating Safety Education Certificate pursuant to PA Commonwealth Statute, effectiveJanuary1,2000.TheStatuteprovidesforaminimum$50.00fineforthefirst offenseandaminimum$200.00fineforeachsubsequentviolationoftheFish&Boat CommissionRegulations.(AmendedApril29,2000)
33. Amandatoryminimumfineof$250.00forthefirstoffenseandminimum$500.00for thesecondoffensewillbeassessedtoanyonewhohasnotsuccessfullycompletedthe BoaterSafetyEducationCourseregardingtheoperationofPWC.
34. Amandatoryminimumfineof$50.00forthefirstoffenseandminimum$100.00for a second offense for anyone who fails to possess a Boating Safety Certificate while operatingaPWC.
35. Amandatoryfineof$500.00willbeassessedtoanyonewhooperatesawatercraftin arecklessmanner. Inaddition,theBoardreservestherighttosuspendtheLakeand Marinaprivilegesofsaidviolator.
36. Everyone fishing must display a current Membership Badge along with his or her Pennsylvania Fishing License (required of all persons 16 years of age and older). ViolatorsaresubjecttofinesbythePennsylvaniaFishandBoatCommissionaswell astheAssociationofTheHideout
37. OpenfisherytoharvestfishperPennsylvaniaStateFishandCommissionRegulations but recommend Catch and Release. Follow State Guidelines with the following exceptions:
a. RoamingwoodLake:
• UseofAlewifeandGoldenShinersforbaitareprohibited
• Bass-Cutstatelimitsinhalf. Therefore:
o Jan1-Apr17andNov1-Dec31:15",2 (combinedspecies)
o Apr18-Jun12NOHARVEST
o Jun13-Oct31:12",3 (combinedspecies)
• Walleye-NOHARVEST(year-round)
• No harvesting of Walleye or Grass Carp. A fine of $125.00 per fish not immediatelyreturnedtothewaterwillbeimposedforfailuretocomply.
b. DeerfieldLake:
• UseofAlewifeandGoldenShinersforbaitareprohibited
• NoharvestingofGrassCarp.Afineof$125.00perfishnotimmediately returnedtothewaterwillbeimposedforfailuretocomply.
c. BrooksLake:
• UseofAlewifeandGoldenShinersforbaitareprohibited.
• NoharvestingofHybridStripedBass.
• Afineof$125.00perfishnotimmediatelyreturnedtothewaterwillbe imposedforfailuretocomply. (AmendedJune5,2015)
38. FellowMembersforvariousrecreationactivitiessharethelakesinTheHideout.Itis essentialthatallwhofishcleanuptheirsitesbeforetheyleave.Litter,includingbait containers,fishingline,andplasticandpaperwrappersareunsightlyandapotential dangertowildlife.
39. Members are urged touse extreme caution while fishing from rowboats or canoes. CoastGuardApprovedPersonalFlotationDevicesarerequiredforeachoccupanton alltypesofwatercraftsonallwatersinthestate. Anyboatsusingamotormustbe registeredwiththePAFishCommission.AllboatsusedonanywatersinTheHideout must be registered with the Recreation Department and display the current year's registrationsticker.
40. IceFishingisonlypermittedatBrooksLakewithintheareadesignatedandwillbeat theMember’ sownriskandexpense. Anglers16yearsoroldermustpossessacurrent state fishing license and must abideby all Pennsylvania Fish and Boat Commission regulations.(AmendedMay15,2021)
41. DockspacesinvolveawaitinglistforMembersthatonceselecteddockspaceremains withtheMemberingoodstandingeachyear,contingentuponpaymentoftheyearly seasonrentalfee.
42. Lot numbers must be clearly displayed on all personal docks and bulkheads in a mannervisiblefromTheHideoutLakeonwhichitissituated.
Laurel Park Camping Facility Rules:
1. LaurelParkanditscampingfacilitiesareavailableonlytoMembersingoodstanding andtheirGuests.
2. LaurelParkCampingFacility containscampingsites, storagesites,and tentsites. A Member may secure more than one site at the same time only if they register a different camping vehicle (as described in rule #2) for each site. If the demand for sitesexceedsthenumberofsitesavailable,Memberswhohavemultiplesitesmaybe required to give up their additional sites to allow those Members being denied a singlesitetheabilitytoobtainasinglesite.(AmendedMarch1,2008)
3. OnlycampingvehiclesandtentsdefinedasfollowsarepermittedintheLaurelPark Campground:
• Towedtypetraveltrailer–40footmaximum
• Fifthwheeltrailer–40footmaximum
• Motorhome–40footmaximum
• Fold-out,pop-uphardtop,orslide-outCampers
• Campervans
• Pick-uptruckswithcaporcamperbody
• Passengercar-topcamper
• Tents
4. Mobile homes, office or construction trailers are not permitted at the Laurel Park CampingFacility.
5. Campingsitesareavailableonareservationbasisonly.
6. All Recreation vehicles, tents, and storage units must be registered with the Recreation Office. Members may store campers, box trailers, flat trailers or car trailers.Nocommercialtrailers.

12. Campers using tents are to use areas reserved for tents. Tents do not have use of electricaloutlets.

14. An authorized registration decal must be affixed to the right front and right back bumperofalllong-termcampingvehicles.Tentregistrationdecalsshouldbefixedon a pole in the front of the tent. Theparking permit is tobedisplayed on the Guest’s vehicles.(AmendedMarch25,2017)

16. Short-term campsite reservations will be taken at the Recreation department. The HideoutMembermustmakethereservations.
• Paymentisduewhenthereservationismade.
• A short-term camping packet must be picked up by the camper at the Recreation Office in the RSC Building between 8am and 5pm or other arrangementsmustbemade.Checkoutisbefore11am.
• A $20.00 deposit willbe required for theset of keys issued in the packet. ThedepositwillbereturnedwhenthekeysarereturnedtotheRecreation DepartmentattheRSC.

II. Activities for Colder Weather
Ski Area Rules:
1. The Recreation Manager, Ski Hill Manager, area Staff and Ski Patrol have strict authorityoverthearea.
2. Skiersapproachingeachotheronoppositetraversesshallpasstotheright.
3. Skiers may not stop in a location where they will obstruct a trail or are not visible fromabove.
4. Skiers may not impede the normal passage of other skiers during loading or unloadingofalift.
5. Skiingispermittedonlyondesignatedtrailsduringoperatinghours.
6. Swingingonchairliftsisprohibited.
7. Cutting into lift lines or pushing ahead is prohibited and may result in the loss of skiingprivileges.
8. Non-compliance of any of the above rules may result in the loss of lift privileges and/ordisciplinaryaction.
Ski Area Responsibility Code:
1. NOPEDESTRIANSONANYTRAILS,includingBeginnerslopeandTubingruns.
2. Alwaysski/snowboardincontroltoavoidothers.
3. People ahead of you on the slope have the right of way. It is your responsibility to avoidthem
4. Ifyoustopduringarun,movetothesideofthetrail andmakesureyouarevisible fromabove.
5. Whenmergingwithanothertrailyieldtootherskiersandsnowboarders.
6. Skiers and snowboarders must always use devices to prevent runaway equipment. Snowboardsarenevertobeusedassleds.Snowboardsmusthavemetaledges.
7. Observeandobeyallpostedsignsandwarnings.Keepoffclosedtrailsandstayonly withintrailboundaries. Skiing through the woods is prohibited.
8. Jumpingispermittedprovideditconformstorule2ofYourCode.Noinvertedariels. Anyone who jumps in such a manner as to cause damage to themselves, others, or equipmentmayhavetheirliftticketsrevoked. Jumping over snowmaking pipes is prohibited.
9. Priortousinganyliftyoumustknowtheproceduresforloading andunloading. If youhavequestions,asaliftattendant.
10. Respect The Hideout Ski Hill’s natural environment. Discard waste in appropriate receptacles.
11. TheHideoutSkiHillisafamilyorientatedarea. Appropriatelanguageandbehavior areexpected.
12. OFFENDERS RISK THE LOSS OF THEIR SKIING/SNOWBOARDING/TUBING PRIVILEGES.
Snowmobile and ATV Regulations
The use of snowmobiles, ATV’s, golf carts, or other off road recreational vehicles on Hideout roads and Hideout common properties are prohibited. Allsnowmobiles and ATV’smustcomplywithallCommonwealthofPennsylvaniaregulations.
III. Activities for All Weather
Tennis Rules and Regulations
1. Courtsareavailableforplayduringpostedhours.
2. OnlyMembersingoodstandingmaymaketennisreservations.Membersmayreserve courtsforGuests.
3. Each property Owner is entitled to one (1) session of reserved play, one clinic and oneprivatelessoneachdayperlotowned.However,theRecreationDepartmentshall useitsdiscretiontoeitherrestrictthisentitlementduringperiodsofheavydemand ortomakeadditionalsessionreservationsavailabletopropertyOwnerswhentime isavailable.
4. ReservationsareavailablethroughtheRecreationOfficeonthedayofplayorone(1) day in advance. Courts may be reserved in person or by phone during normal Recreationofficehours.
5. Members reserving courts for play during peak playing hours are limited to using theirownlotnumbersandonesessionrule.
6. Fifteenminuteslatearrivalwillresultinforfeitureofcourttime.
7. Failuretousereservedcourttimemayresultinlossofreservationprivileges.Failure to use reserved court time may also result in the full hourly rate being charged. However,therewillbenopenaltyforreservedcourtscancelledatleasttwo(2)hours priortoreservation.
8. AllpersonsusingcourtsarerequiredtohaveanddisplayAmenitybadges.
9. Spectatorsmuststayoutsidecourtareas.Amaximumoffour(4)personspercourtat anyonetimeispermitted.

14. Nopetsarepermittedinthecourtareas.
15. Loud or boisterous conduct, profanity, racquet throwing, or abuse of the RSC equipmentand/ortenniscourtsisprohibited.
16. The Recreation Department Manager shall be the final authority on all tennis concerns.
17. Tenniscourtsarenottobeusedforanypurposeotherthantennis,exceptwithprior approvaloftheRecreationManager.
18. Only outdoor courts with lighting may be used after dark. Please contact the RecreationDepartmenttomakereservationsandpayment.
19. Allfeesmustbepaidpriortousingthefacility.
20. RSCDiscountTennisPassmaybepurchasedattheRecreationDepartmentofficefor useduringthewinterseason.TheRSCpassisnottransferablefromthepurchaserto anyotherindividual.ThecurrenttermfortheRSCTennisPassisfromNovember1–April30.
21. Thetennisprowilldeterminelevelofplayforpurposesofclinicparticipation.
22. Allclinicreservationscanbemadeone(1)dayinadvanceandmustbeprepaidprior tothestartofthelesson(CashorAdvancedPaymentCard).

28. Contracttimeisguaranteedplayingtimescheduledeachweekonthesamedayand time. It is available during the winter season beginning November 1 at the indoor courts. Arrangements are made by filling out a court contract form before the deadlineattheRecreationoffice.(AmendedFebruary18,2006)
Tennis Contract Rules
1. Contracts are available during regular weekday business hours of the Recreation Office.EveninghoursareavailableonTuesdayandThursdaynights,specialrequests mustberequestedinadvancetocoordinatestaffingandotherplannedactivities.
2. AllcontractrequestsmustbesubmittedontheRequestforRSCContractTimeForm. Multiplerequestsforthesamedayandtimewillberesolvedbyorderofrequeststhen byarandomdraw.
3. The“prime”contracttimeis9-11a.m.andwillbeequallydistributedtoallgroups, witheachgrouphavingatleastonedayinthistimeslotifpossible.
4. All contracts must be paid in full no later than the first day of play.
5. Playersrequiringasubstituteareresponsibleforacquiringtheirownsubstitute.Any substitutes playing for someone with an RSC pass that does not have an RSC pass themselves,arerequiredtopayfortheirtimeofplay.RSCpassesareparticulartoan individualandtheirusagemaynotbetransferredtoothers.
6. Contract dates will not be extended unless the RSC facility is closed due to an emergency,whichmayincludewintryweatherconditions.
7. Thecontractseasonbeginstheweek ofNovember1and will continuethroughthe endofApril. Allcontractsareeightweeksinlength.
8. Contract representatives must supply the Recreation office with lot and phone numbersforeveryonelistedonthecontract.
9. Torenewacurrentcontract youmustsubmit anewcontractrequestformtwo(2) weekspriortotheendofyoureight-weekcontractperiod.
10. ValidIDbadgesmustbepresentedtoRecreationstaffoneachdayofplay.
Clubhouse and Licensed Premises Rules
1. InordertomaintainthequalityexperiencethattheMembersexpectatTheHideout Clubhouse,MembersandGuestsshouldwearappropriateattirewhendining.
2. Werequestyourtotalcooperationinordertoassistusinmaintainingourfacilities fortheexclusiveuseofourMembers. AvalidAmenityMembershipbadgeisrequired atalllicensedpremises.
3. ClubMember–Non-dependentchildrenandGuestsofMembersshallbeconsidered AssociateMembersoftheAssociationforthesolepurposeofusingandenjoyingour licensed premises. The licensed premises Associate Members shall have no vote or right to notice of any regular or special meeting of Members. A Club Membership/Social Membership card shall be obtained from the Registration departmentandshallexpireoneyearfromissuancedate. AClubMembership/Social MembershipisaprivilegegrantedbyTheHideoutandisnotaright. Itisgrantedor deniedatthediscretionofTheHideout. AClubMembership/SocialMembershipshall berevocableat-willbyanyBartenderonatemporarybasisandbyManagementona permanentbasis. (AmendedDecember22,2014)
4. Ourlicensedpremiseswillnotsellorfurnishalcoholicbeveragestopersonsshowing visiblesignsofintoxication.
5. Ourlicensed premiseswillnot sellorfurnish alcoholicbeveragestopersonsunder 21yearsofagetopurchase,possess,orconsumeanyalcoholicbeverages.
6. Our licensed premises will not permit minors at the bar unless accompanied by a parent,legalguardian,orunderpropersupervisionofanadultover25yearsofage.
