Editors Note... Happy New Year to you all and wishing you all the best for 2015. We spent Christmas in the UK this year and had a lovely time. Although, I have to be honest we thought at one point we weren't going to get back to spend it with our extended family. Our son had been in hospital for a week only being allowed to leave 24 hours before we were due to fly back for Christmas. Thank you to our friend's and advertisers who tried to make our jobs easier whilst we juggled staying with our son in Carlos Haya and putting the January edition together, it was really much appreciated. We had a lovely Christmas in the UK, having not been back for over three years it was great to catch up with family and old friends. Whilst I have no desire to go back to England i did enjoy the shopping, central heating and local village pub! We also managed to combine our visit to the UK with a family wedding which was a fab event too. The kids went to a pantomine which they loved and they were generally spoilt rotten by the grandparents. We are planning a quiet New Year and we hope to begin 2015 fully rested and healthy for the year ahead.

A

Spanish former policeman is in hospital after he jumped into the lions' enclosure at Barcelona zoo, and put up no resistance to an attack which lasted more than 20 minutes. Justo José Mira, 45, dropped into the enclosure falling four metres into the pen in front of shocked families who were visiting with their children. Mr José, who was also in the Spanish army and spent 13 years as a civil guard, spoke in an interview last year about his battle with depression. He had taken up the fight against abortion, and was arrested for graffiting the local police station with anti-abortion slogans. He was also detained for dressing in Nazi uniform during the October 9 celebrations for Day of Valencia's Community. Wearing camouflage clothes and with a rucksack on his back, Mr José, who was diagnosed as being bipolar and left his work a year ago, was pounced on by two of the three lions, who dragged him into a service tunnel. Zookeepers tried to get the lions off the man,

who did not shout or raise his arms against the animals. They tried to lure them away with meat, or throw rocks at them, but all efforts failed until the firemen turned up and sprayed the animals with water. Mr José was taken to Vall d'Hebron hospital, where his condition was described as serious but stable. He was expected to survive.

oogle says it will shut down its Google News service in Spain following a row with the country’s government over a law that will require the Internet search company to pay news organisations for linked content. The move appears to mark the first time globally that the tech giant will shutter the service and comes ahead of intellectual property laws - dubbed Google Tax - which are due to go in effect in Spain on Jan. 1. The Spanish government passed the copyright law in October which imposes fees for online content aggregators such as Google News in an effort to

Nigerian tissue seller is being feted as a good Samaritan in Spain after he turned in €16,000 in a forgotten briefcase that fell off the roof of a car. Peter Angelina, who makes a living selling packets of paper handkerchiefs at a traffic light junction in Seville, has made headlines in Spain for his remarkable honesty. The 35-yearold immigrant was selling tissues in his usual roadside spot on December 3 when he noticed a small briefcase had been absentmindedly left on the roof of a car. It fell to the ground when the driver pulled away from the lights. The case was discovered to contain €3,150 in cash and six cheques with a combined value of €13,000 as well as some documents and a mobile telephone. Police traced the owner, a 42-year-old businessman from Seville, and returned his belongings. Mr Angelina told local media that the rightful owner had since stopped at the traffic lights to thank him and to give him €100 as a reward.

he world's longest train journey has concluded in Madrid – marking the end of the line for carriages which set off from China to make the 8,000 mile trip.The train left Yiwu, in eastern China, on November 18 on what is being described as a test journey to see whether the route is viable. A regular freight service could open up next year. The carriages then passed through Kazakhstan, Russia, Belarus, Poland, Germany and France, before arriving in Madrid on December 8.Li Qiang, the governor of China's Zhejiang province – where Yiwu is located – said the route was important to "implement the strategy of developing a new 'silk road'".

HAPPY NEW YEAR Action For Animals

L

ast month we told you about two little kittens found abandoned in the rubbish bins in Cómpeta. Six weeks on and thanks to the dedication of one of our volunteers, Sandiey, who bottle fed them around the clock, they have grown up to be healthy and strong. We're extremely happy to report that one of them has found a wonderful new home with Kim and Phil Simmonds from Canillas. Her little ginger brother, however, continues to be fostered and is still looking for a permanent home. He's absolutely adorable and will make a fantastic pet. Another kitten we mentioned last month, which was being fostered by Carly Matthews and looking for a home, was lucky enough to be adopted by a German couple who fell in love with her the minute they saw her in our charity shop. She has now travelled back to Germany with them and has settled nicely into her new home. What a lucky kitty! Sadly, her little brother wasn't as lucky and is still here in Cómpeta looking for his new owner.

A few weeks before Christmas we found a sweet young dog running round the streets of Cómpeta. We were unsure whether she was lost or abandoned but a quick visit to the vet confirmed that she had no identification chip. She was also pregnant. Jon Wood came to the rescue as a temporary foster carer for the night in the hope that we'd be able to find something more permanent for her the next day. However, in the early hours of the following morning, much to Jon's surprise, she gave birth to four pups. Thank goodness she was in a safe place to have her babies. Jon has very kindly offered to continue looking after the whole family until Holly and her pups are ready to be rehomed. What a man!

ALL ABOUT TEMPTING TEMPRANILLO ative to Spain, Tempranillo is a black grape used to produce full bodied red wines. It is the primary grape that is used to make Rioja, the wine that Spain is most famous for.

N

but it is better when it is barrelaged for several years. In Spain, the word crianza denotes aged wine. The word reserve is used by wineries intending for a wine to be aged for an extended period of time.

It is often blended with other grapes, most commonly Grenache, Carignan and Cabernet Sauvignon.

Aromas and flavours in the wine can include plum, berries, vanilla, herb, leather and even tobacco.

Tempranillo wine The name is taken from the Spanish word temprano which means early, and this refers to the grape's early ripening, which is several weeks earlier than many other Spanish red grapes. It's likely that this grape can count Pinot Noir as a common ancestor, and this is hotly debated among experts in wine. Tempranillo is not only planted in Spain, and has enjoyed success in many of the New World wine regions, including South Africa, Australia, Canada, USA and South America. This wine can be drunk young,

Food pairing Tempranillo is good when drunk with red meats like beef and lamb, but also goes well with pork, bacon, turkey and duck, as well as hard cheeses like manchega and edam. Tender cuts of meat are best, and an especially light bottle of the wine will be drinkable with a salad. Generally speaking though, any wine can be consumed with any food, because it is all a matter of personal taste and what works best for you. A good, mediumpriced Tempranillo will go down well at a dinner party with red meat in general and, unless you happen to have invited a circle of wine snobs to your home, there

should be no complaints! This Spanish grape enjoys success in the New World countries as well as the old, but when visiting Spain, it would be a shame not to sample the native Spanish wines as you may just find a gem at its very best. Spain has a great climate for growing grapes, hours of long, strong sunshine that we in the UK can only dream about or experience on our summer holidays! Always remember to enjoy your red wine responsibly; despite widely-reported health benefits of red wine, if you happen to have one or two sips too many, it does have the tendency to give its drinker a bit of a heavy head the morning after! Our thumping head, aching shoulders and backache are so often the cause of tension and anxiety created by our thoughts, building up lactic acid manifesting in taut twisted muscles.

Jean Boht played a wonderful role in the tv comedy Bread; whenever her husbands' female friend was mentioned she completely lost the plot shaking and shouting at the top of her voice, although funny to watch someone losing control over what seemed to be a silly situation, unless we learn to relax, to let go and accept, we are constantly doing this.

When we are angry, frustrated, bitter the reaction of neuropeptides is amazingly prompt at firing up physical distress; our hearts pound, heads throb, stomach churns, throats constrict and all because a thoughtless shopper pushed in ahead of the queue or a driver carved us up when overtaking!

Breathing and learning to use the body well promotes self awareness, self acceptance, a realisation that what we are is just ‌. wonderful There are a number of excellent disciplines, many from the East such as Qigong, Tai chi, Yoga that are proven healers in themselves; when we practice them, they encourage a meditative habit, an awareness of how we use our bodies and therefore what we might do to improve their power and fitness keeping them strong and healthy well into old age. Strengthens muscles Because water is thicker than air, the resistance of the water can be up to 44 times greater than that of air, which means you have to work harder to move through it. Improved sleep The National Sleep Foundation’s 2013 poll found that people who take vigorous exercise, such as swimming, are almost twice as likely as non-exercisers to report, “I had a good night’s sleep”, every night, or almost every night. They are also the least likely to report sleep problems; more than twothirds of vigorous exercisers say they rarely or never had symptoms commonly associated with insomnia, including waking up too early and not being able to get back to sleep and difficulty falling asleep.

hite sand beaches, azure waters, minimal crowds and authentic local cultural experiences - a wish list for many when it comes to the perfect holiday and also, remarkably, just some of the features of the least popular destinations in the world. While France, US, Spain, China and Italy make up the top five most visited nations on the planet with tourist arrivals in the tens of millions some of the most incredible landscapes in the world were largely avoided by international tourists in the past year. For some places, such as Palau in the Western Pacific and Niue in the South Pacific, geography is a major barrier to them being a place appreciated by millions

The volcanic island, not to be confused with Haiti's neighbour the Dominican Republic, is in the lesser Antilles and terrific for trekking, relaxing in sulphur springs and snorkelling. But while the locals are beyond delighted to have you there, with tourism a big money spinner for the nation, a bare minimum take the opportunity. The catch is a lack of direct flights and a wealth of nearby alternatives better equipped to snap up the tourist dollar. On the southern coast of the volcanic island of Dominica you'll find Soufriere village, perched on the edge of a former crater. For now it's an alternative to its more well-established neighbours, Saint Lucia and Barbados. Also made famous by the Pirates of the Caribbean films, which were shot here. Hurricane Hugo in 1989 hit 90 per cent of the island's structures and in 1995 it was battered when the previously dormant Soufriere Hills volcano erupted. That destroyer is now one of its main draw cards though, along with remarkable beaches and a distinctive laidback atmosphere. Montserrat is still recovering from horrific natural disasters: Hurricane Hugo in 1989 and the eruption of Soufriere Hills volcano in 1995 1 KIRIBATI 2013 visitors: 6,000 It's in the middle of nowhere! People often use that term but Kiribati really is, with the nearest civilisation five hours north in Hawaii. Straddling the equator in the Pacific Ocean, it was known as the Gilbert Islands while under British rule. With some remnants of the terrible battles here during World War II, Western influence is minimal on the islands outside the main one, Tarawa. As they have for centuries locals live on coconuts, breadfruit and fish. Its 33 atolls, with their majestic turquoise lagoons, cover a massive 1.3million square miles of the Pacific. Once there, explore islands on bike, boat or foot, and appreciate the world's largest protected marine area.

hostly apparitions and hauntings have pervaded folklore and legend for thousands of years, but now scientists have shown that they are just a figment of the imagination. Artificial ‘spectres’ were conjured up by an experiment which proved so disconcerting for participants that two begged for it to stop. Scientists have long suspected that ghosts are an illusion created by the mind. Patients who suffer from neurological or psychiatric conditions often report ‘strange presences.’ And people experiencing extreme physical or emotional pain often claim to have seen ghostly outlines or felt that departed loved ones were back in the room with them. Now, however, scientists in Switzerland have shown that ghosts are probably just an illusion created by the mind when it momentarily loses track of the body’s location because of illness, exertion or stress. Professor Olaf Blanke, from the Ecole Polytechnique Federale de Lausanne (EPFL) in Switzerland, said: "Our experiment induced the sensation of a foreign presence in the laboratory for the first time. “It shows that it can arise under

normal conditions, simply through conflicting sensory-motor signals. "This confirms that it is caused by an altered perception of their own bodies in the brain.”

dying grandmother was granted a final wish of seeing her favourite horse one last time - after the animal was brought to visit her in her hospital bed. Sheila Marsh, a 77year-old grandmother-of-four, passed away from cancer just hours after the horse, named Bronwen, was brought to see her at Wigan Royal Infirmary. Mrs Marsh, who had raised the horse over 25 years since it was a foal, was wheeled outside the hospital for the meeting. Gail Taylor, bereavement liaison specialist nurse at the hospital, said: "We listened and acted on Mrs Marsh's last wishes. "Sheila gently called to Bronwen and the horse bent down tenderly and kissed her on the cheek as they said their last goodbyes." Mrs Marsh's family arranged for the horse to visit her after her condition deteriorated.

hildren as young as four were accidentally sprayed with hot chilli riot spray by

police during a school visit. Officers from Gwent Police visited Gilfach Fargoed primary school, in Bargoed, Caerphilly county, and gave a lesson on equipment used by the force. But instead of demonstrating a mock PAVA spray, which replaced CS spray, officers discharged a real canister causing panic among the infants. The spray, used on eight pupils aged four and five, causes the eyes to close and is extremely painful. None of the children needed hospital treatment, said the force, which has apologised for the error. "Parents were contacted by a senior officer to explain what happened, discuss any concerns and offer our sincere apologies," a spokesman said. "Medical treatment wasn't required on the day, however, parents were advised to seek medical attention if they had any concerns. "Further enquiries into the error are now being undertaken and, as a result of yesterday's incident, school liaison officers will no longer be taking any demonstration (mock) PAVA spray into schools.”

hree friends have spoken of their "billion-to-one" escape after they all broke their backs when they were struck by a falling tree. Mel Humphreys, Viv Bailey and Annette Williams are lucky to be alive after they were crushed by the massive trunk trapping them for almost an hour. The women were out walking their dogs in Southwick, West Sussex, when a Lombardy Poplar tree came down, leaving them all with serious injuries. Mel, 43, Viv, 45, and 36-year-old Annette, all mothers of two, were left with fractured backs, and Viv also suffered several broken ribs. Mel said: "We're all lucky to be alive and not squashed. It's just one of those billion-to-one chances that we managed to make it out alive, all with pretty much the same injuries. The dogs were all fine too, which is brilliant."

FLAMENCO MUSIC - IS IT REALLY FROM SPAIN?

A

flamenco guitar is a type of classical guitar, built for the purpose of playing Flamenco music and it is believed the most Spanish guitar of them all. The development of Flamenco music can be dated back to 15th century when the roots of flamenco have evolved in southern Spain from many sources including Egypt, India, Morocco, Greece, Pakistan and other parts of the Near and Far East. How exactly they came together as flamenco is a subject of great debate which leads to a very interesting story. It is widely accepted that Gypsies came from the south of Spain have created this music since their arrival in Spain in the 15th century from Sind, a northern region of India (now Pakistan). They left in several waves because of invasion and wars with foreign conquers. The tribes of Sind moved to Egypt until they were thrown out. They then left for Czechoslovakia, but they knew that they were not going to be

welcomed anywhere because of their numbers so they decided to divide themselves in three groups that moved to different parts of Europe. The first document to register the arrival of gypsies to Spain is from 1447. Those known as Gypsies used to be nomads, craftsmen and shepherds. The gypsies have always lived as a nomad culture and take the local music and make their own versions from it. Music is very important in their celebrations and everyday life. All they need to start to make music is a voice, and they soon start to add rythms with their hands and feet. They have always liked embellishments, improvisation and virtuosity and in AndalucĂ­a they found a rich ground for their musicality, fertilized by hundreds of years of high culture, where not only Moorish, but also Judish, Catholic and local musical influences mixed.

MEDITERRANEAN DIET: CAN GARLIC PROTECT US FROM MORE THAN VAMPIRES

I

n the past, people would rub garlic on doors and window frames to ward off vampires. And although modern research has not confirmed yet that rubbing garlic on doorknobs and window frames can protect us against vampires or evil spirits, it has confirmed what our ancestors believed about the health benefits of this herb: its consumption can protect us from the following ailments: 1. Garlic can lower high blood pressure High blood pressure is one of the health conditions where garlic treatment brings the fastest results. Studies suggest that garlic dilates blood vessel walls, increasing the diameter of the arteries. Garlic also helps to prevent high blood pressure by preventing blood cells from sticking together. In a clinical trial, the subjects ingested standardized garlic powder capsules for four years (1). The results showed a 9 to 18 percent reduction in plaque volume and a 7 percent decrease in blood pressure. This resulted in an increase in the diameter of the

arteries by 4 percent, which is associated with an 18 percent improvement of blood flow. These effects of garlic resulted in a risk reduction for heart attacks and strokes by more than 50 percent. 2. Garlic can lower your blood cholesterol Studies indicate that the populations that eat garlic consistently have the lowest level of blood cholesterol. Pennsylvania State University showed that men with high total blood cholesterol were able to lower its concentration by 7 percent and LDL, the bad cholesterol, by 10 percent when taking garlic supplements. The study indicated that the sulfur compounds in garlic were responsible for the results, especially S-allylcysteine, which inhibits the formation of cholesterol by the liver (2)

Studies have shown that small doses of garlic can prevent platelets from becoming sticky and piling up together. Ankara University of Turkey conducted a study to investigate the effects of garlic extract on the oxidation of red blood cells. For six months, 11 patients with atherosclerosis ingested a daily dose of 1 milliliter of garlic extract per kilogram of body weight. The study showed a reduction on the level of oxidation of red blood cells in the patients(5). How to get the medicinal properties out of garlic

To get the medicinal properties of fresh garlic, however, you must follow several steps, a “protocol”, before consuming it. First peel the cloves, cut them in small pieces, and crush them in a mortar. After you have crushed the garlic, let it sit uncovered in the mortar for 10 or 15 minutes before you put it in the food. This allows the formation of allicin, a compound necessary to unleash the medicinal properties of garlic. Cook, stirring occasionally, until very tender but not brown, 20 to 30 minutes. Adjust heat as necessary and add a bit of water if needed to prevent sticking. Set aside 1/3 cup of the leeks in a small bowl. Add potatoes, milk and broth to the pot. Bring to a simmer (do not boil) and cook, stirring occasionally, until the potatoes are very tender, 10 to 15 minutes. To prepare croutons: Meanwhile, add olives, anchovies and black pepper to the reserved leeks; mix well. Divide evenly among the toasted baguette slices. When the potatoes are tender, remove from the heat. Puree the soup with an immersion blender or in batches in a regular blender. (Use caution when pureeing hot liquids.) Season with the remaining 1/2 teaspoon salt, lemon juice and white pepper.

But skip them if you like and incorporate all the cooked leeks into the soup instead. Makes: 8 servings, about 1 cup each Active Time: 50 minutes Total Time: 50 minutes INGREDIENTS POTATO-LEEK BISQUE 2 tablespoons extra-virgin olive oil 3 pounds leeks, white and light green parts only, sliced (see Tip) 3/4 teaspoon salt, divided 1 1/2 pounds Yukon Gold

LOOKING FOR ADVENTURE? Finca Los Pinos inc. Competa Hikes has just the event

T

his month The Grapevine speaks to Sarah and David Mills the new owners of Finca Los Pinos a holiday retreat just outside Competa. They spent 3 years looking for the right place, the first year spent from England researching via the internet and the following 2 years from a base in la Herradura where they met some great friends. Despite the move inland later these friends are still invaluable to them and they still regularly socialise together in and outside of Competa. Once having found Finca Los Pinos they have integrated more in the community of Competa, keen to use the skills from the local village and spend in the local economy. Both Sarah and David were born in Africa and are proclaimed outdoors people, England was always a stop gap for them and their idea was to take little bit of Africa and set it up elsewhere.

David is an Electrician by trade but had always wanted to work in the hospitality industry. Sarah continues to work for a telecoms company and as luck would have it Telefonica bought her British company's operation and this allowed her to relocate her job to Spain. This meant they arrived in Spain financially sound allowing them to start to create their dream. The first major hurdle was finding the right place. David spent a tremendous amount of time searching the internet and both visited numerous plots, farmhouses and villas in various states of disrepair. As many before them they stumbled across Competa and were shown Finca Los Pinos as a business proposition. With its 3 cabins and 2 villas, a swimming pool, large private living accommodation and lovely grounds they had finally found what they were looking for. In April 2013 they moved in and

started to reform the accommodation more to their style despite it being bought in immaculate condition, a bit of updating and modernisation was required in order to suit them. They added to the already fabulous grounds with relaxation decks, an African style bar area built into the side of the mountain, boule pits and private pathways directly from the visitors accommodation into the national park. Their long term plan will be to place luxury African, safari tents on their land in order to expand their service offering and holiday experience whilst fulfilling their ultimate dream. Over the last year or so the summer months have taken care of themselves with holiday bookings and they are often hosts to large celebrations like weddings and birthday parties for large groups. catered for from either on a basic level to a fully catered holiday and incorporate excursions such as wine tasting, horse riding or guided walks. Sarah was keen to explain they want to use the skills and facilities on offer locally to boost the village of Competa's economy. Over the winter months their holiday bookings slow a little and thus their business model shifts slightly to incorporate a more active type holiday. This meant the creation of Competa Hikes a walking company located on the doorstep of the national park in AndalucĂ­a, it makes perfect sense! Their aim is for adventure and exploring using professional guides. The holidays can be totally catered for and can be up to 7 days to include various walks, food and evening entertainment such as flamenco and live music. The Competa Hikes website details the various walks on offer

and details their difficulty rating. The walks aren't just open to holiday makers but also locals that want to learn about the history, flora and fauna via some experienced and knowledgeable guides in the area. Large groups can set their own itinerary or small groups and pairs can choose from the standard ones listed on the website. Up to 20 people can be catered for at Finca Los Pinos. Competa Hikes are also promoting in March a special event, a Triathlon with a difference! In order to promote the diversity of Andalucai and speocifically the Axarquia area, Sarah and David are organising a 3 day event; Day 1 - hike to the top of Mount Maroma, Day 2 -Ski in Sierra Nevada and day 3 scuba dive in La Herradura. Using knowledgeable guides, a professional ski school and well known dive centre they have created a fantastic event for both

locals and holiday makers. A great way to see, feel and experience the local area and its diverse nature over 3 days in a fun event with a bit of endurance! For a local the package can be without food or accommodation or holiday makers can again be fully catered for. It is a challenge but a fun event too. esidential property prices in Spain rose 1.15% in the third quarter of 2014 compared to the same period last year, according to the latest index published by the Property Registrars. That is the first time this index has edged clearly into positive territory since the Spanish housing bubble burst, and may mean the market could be turning.

The data also shows that the proportion of Spanish property sales involving a foreign buyer has hit a new high of 13.1% market share, an annual rise of 19% and year to date, foreign buyers bought 30,708 properties, up 23% on the same period last year. British buyers were the strongest nationality buying 1,886 Spanish properties in the third quarter, up 37% on the same time last year, followed by the French, Russians, and Germans. In terms of foreign market share, the British represented 18% of total purchases by foreigners, and 20% of key markets. France was next with 12%, Russia with 8%, and Germany with 7%. UNSPOILT ANDALUSIA Prepare your house for a prospective buyer

T

he competitive climate and nature of the property market in Southern Spain at the moment means that when you put your property onto the market, you are up against a huge number of other, often very similar, and equally attractive houses for sale. Standing out is very important. So here are a few tips, gained from my experience over many years working in this market, along with a sprinkling of enthusiasm and common sense, to get your house sold! Price This is, at the moment, the most important thing to get right in order to sell successfully. Everyone wants to think they have a bargain! Work out what is the minimum you can afford to take and just add on the selling costs and may be a little margin for negotiation.

Paperwork Key to success these days is ensuring that today's often nervous buyers are reassured that your paperwork is all up to date. If you are unsure, take action early and talk to your local agent, notary or lawyer. Make sure your house is registered on the Property Registry, that the plot boundaries on the 'Catastro' registry are correct, and that any extra buildings you have added, such as a garage or pool, are also registered. And there's more, so seek advice. Presentation. Make the property presentable, so if a new lick of paint, or a unsightly repair is required, or loose tiles need replacing, now is the time to do it. If you have a pool, it really helps to have it clean and beautiful even if it's Winter – it helps the potential buyers to see how nice it will look in warmer months. When you have a viewing, make sure your house and gardens are as

tidy and attractive as possible. Flowers are good, flowers sell properties! Turn on bedside lamps and mood lighting. Put cushions on the beds. And does your house smell pleasant? Make sure it does! Even a little quiet background music is good too . Preparation. Ask your agent about the client who will be viewing. Is it a retiring couple looking at a permanent move here, or a holiday villa, what do they most want in a property and what budget do they have, and so on. Then you can be armed with the most suitable comments, relevant to them, should they ask you any questions. So, if nearby amenities are important to them, point out the local shops and restaurants; if they want a community around them, mention the lovely neighbours and local clubs and activities, and so on. During the viewing, stay in the background! If you are there when a viewer visits, remember that the agents should know how best to show the viewer around your house. Don't try to take over, let us do our job! But be there, ready to answer any questions in a friendly and succinct manner. Remember on a first visit, they are not interested in a huge amount of detail, they just want to get a first impression. More detail can be given on a second visit. of the contract to the owners. Energy Performance Certificates Since 1 June 2013, all property owners who have a property either for sale or for long term rent need to obtain an Energy Performance Certificate (EPC) for their property.

SUNSET PROPERTIES Information and advice relating to the documentation for your property

I

t is essential, particularly if you want to sell your property, that any issues relating to your Escritura, Catastro, IBI and utility bills are resolved as soon as possible. The Escritura (Title Deed) states who owns the property and gives a description of the property. Often this is incorrect, even if you used the services of a lawyer when you bought your property! If you have added anything such as a pool, bedroom, dining room or bathroom, or you have built a storage room or garage, your Escritura must be updated to include these. This is a straightforward process if you have the necessary building licences for the work. If you do not and the pool, room or building has been in situ for more than 6 years then it is possible to update your Escritura using a certificate of antiquity which requires: An architect to visit your property, re-measure your house or measure the pool or building, produce a plan and have that plan certified officially. An Asesoría to produce the documentation required by the

Notary and Land Registry. ·A certificate from the Town Hall (for living accommodation only). The Catastro is a comprehensive register of all land and real estate in Spain and information held in the Catastro is frequently inaccurate! The Catastro can easily be amended by having a topographic survey of your land undertaken where a surveyor will accurately plot the boundaries of your land using GPS technology, draw up comprehensive plans of your plot and your property and submit them to the Catastro office for the relevant changes to be made. Other Documents It is vital that your IBI and utility bills are also correct! IBI (Council Tax) The IBI bill must be in your name (and not that of the previous owner). Frequently this is not the case! It doesn't matter that you have been paying the bill directly from your bank for a number of years; the bill itself must be in your name so that it can then be changed to that of the new owner. Electricity Similarly, the electricity bill also needs to be in your name to ensure an uncomplicated transfer

Energy ratings have to be displayed alongside the property details and when sold, the Notary will need the original certificate for the property and proof of registration. EPCs last for 10 years and can only be issued by certified and registered assessors including architects, technical architects and some engineers. Once completed, the EPC will be formally registered with the Junta de Andalucía. The cost of the EPC varies but is generally around €150. Large fines can be levied on owners of property for sale or long term rent who do not comply with the legislation. This applies to estate agents as well as private individuals. It is a myth that you do not need an EPC until a buyer is found for your property – you must have the certificate in order for your property to be marketed. The law applies to Spain in exactly the same way as it does to all other European Union member states. SELLING AND BUYING MADE EASIER Solutions 4 U provides some tips

he search for the right property can often be a long exhausting process, full of ups and downs, excitement and sometimes disappointments – and the same can be said from the seller’s perspective as well. So what can we do to make the journey of selling and buying an easier one? Solutions 4 U is an established office, the proprietor, Julie Wilkins, having been here for more than two decades can offer good advice and reliable and efficient services. We have plenty of experience and a wealth of knowledge to help our customers. Firstly, for the seller, it is imperative that your paperwork is fully up-to-date and everything that is built is on the Title Deed (Escritura), the plot number is correct and so are the boundaries. There’s nothing worse and more stressful than finally finding a buyer for your property only to realise that the extension you built years ago isn’t on the Deed, the boundaries are registered in the wrong place, or the Catastro register still has the previous owner’s name on its records. These inconsistencies can often jeopardize a sale if not attended to quickly as many buyers nowadays are very sensitive to what might be viewed as ‘illegal’ construction. In the past this has at times been

will allow you to do. Most people find they ultimately have to compromise on something, as the perfect property hardly ever exists. But with some good ideas and the right people to carry them out, adaptations might be able to be made to turn the property into your dream home. However remember, unless the property falls within town boundaries, in most country areas, extensions are now prohibited and that includes new swimming pools. You can reform what exists but you can't extend.

Good advice for both the seller and the buyer would be to deal with someone established, contactable – apart from just a mobile phone number, who comes recommended, and who has an office you can call at to find them again should you need to. In your home country, you would never purchase a property or hand over your Deeds to someone you meet on the street or in a bar would you, so why do it here where you don’t know the language or understand the law! As a matter of course, do always use a Lawyer (Abogado). Don’t confuse an Asesor or Gestor with a Lawyer. In our experience of this work over the past ten years, a large proportion of the cases we have dealt with have been to correct mistakes or omissions where people have been ill advised. It’s cheaper to do the job once properly, than to have to do it twice.

Secondly, for the buyer, regarding the paperwork as mentioned above, we will tell you what the Deed actually says, rather than just that the property has a Deed. We’ll listen to your wish list and take you to view suitable properties rather than a whistlestop tour of every property we want to sell. Drown Your Sorrels in the New Year! Campo Cuttings by Lorraine Cavanagh

I

f there´s one plant that Mediterranean gardeners´ would agree to hate it´s the Bermuda Buttercup (though it´s not from Bermuda and nor is it a buttercup!) also known as Cape Sorrel or Sourgrass – oxalis pes caprae. On the basis of better the devil you know, let´s take a closer look at this plant and how to control it.

The sorrel family is one of the biggest in the plant world with some 850 family members and they´re almost as widespread and insidious as Coca Cola. Only the poles are not invaded by oxalis. I know many people, newly arrived, who have carefully dug up clumps of the vivid green cloverlike leaves with the striking yellow

flowers and carefully replanted them in their garden. You can understand the mistake because there is little more stunning than a sheet of yellow Bermuda Buttercup marching through an ancient olive grove under blue winter skies. Indeed that was how it was first introduced to Europe, way back in 1757. Plant collectors brought it from the Cape area of South Africa and

introduced it as a stunning ornamental to gardeners in London. For the next century it spread through Europe, particularly Mediterranean areas where the climate suited it well. Nowadays it grows in southern Europe, north Africa, south-west Asia, Pakistan, India, Australia, the south island of New Zealand, China, Japan, the states of Florida, California and Arizona in the U.S. and western South America – quite a spread. But then none of you gardeners will be surprised by that, I´m sure! In many of those areas it is classed as a noxious and invasive weed. For us, it arrives with the rain and disappears with the heat but, in the meantime, it swamps and romps! So, what´s the answer? Well, very persistent hand weeding will work – over years – but it is, admittedly, very tedious and impossible over very large areas. Tackle it when it´s just big enough to grab and after rain so that you can try and extract the entire root. Once it matures it sets little bulbils which help its spread. But, if you can´t face that, a glysophate-based weedkiller is the answer. Try not to spray as that is very destructive to our environment and sure death to other plants. The best method where the Bermuda Buttercup is entangled in other plants is to get your gloves on. Firstly, a latex pair to protect your skin, with a cotton pair on top. Dip the tips of your gloved fingers in a 10% solution of the glysophate with a squirt of washing-up liquid to help sticking and carefully drag your fingers across the yellow invaders, carefully working around valued plants. The cotton gloves absorb the weedkiller well and the tiniest touch will kill the Bermuda Buttercup. It will be absorbed through the system of the plant and will kill leaves, stems, roots and bulbils. Some effect will be seen after a few days but it can take 2 weeks to completely kill the plant. Don´t be tempted to make a

stronger solution – it´s dangerous and counter-productive. If it´s too strong, the top growth will burn off immediately before the product has time to be absorbed through the plant and it can then regrow. There are two other solutions. Let pigs or turkeys graze through your buttercups – they both love it and eat the bulbs too – they´re surprisingly efficient at clearing large patches. But the best answer is to eat it! The entire plant is edible with a surprisingly good sharp lemon flavor. The name sorrel is from the High German word sur meaning sour and oxalis is from the Greek meaning pungent. Both names refer to the sharp flavor of the oxalic acid found in the plant. Sorrel is a herb with a long – edible – past and our Bermuda Buttercup is no different. Admittedly, too much oxalic acid is bad for you causing kidney problems and leaching of calcium but you would have to be forcefed on it for months for this effect to be seen. Only if you already suffer from kidney stones or gout should you take extra care not to consume too much. It´s no more dangerous than many foods we do eat commonly, such as spinach, chard, parsley, tea, coffee, cocoa, nuts, rhubarb and black pepper. They all contain oxalic acid too. On the plus side, it is a good and tasty leafy herb, excellent sprinkled through a salad or made into rich soups – when you can really get to grips with handfuls of the weed! Cooking the plants, incidentally, renders them totally harmless - an amazingly good forage plant. Try it too as a stuffing for fish – it´s good, honestly! And oxalis roots roasted have a sweet nutty flavor popular as a vegetable and added to stir fries in New Zealand

BAD WEATHER A dramatic increase in the number of road deaths in Malaga has lead the Junta de Andalucia to assess the region’s road safety. Torrential storms have been blamed for five deaths in just five days in one week last month. A 52-year-old man plummeted 200 metres after losing control of his vehicle in the Montes de Malaga mountain range on Sunday. Two others died in separate accidents in Alhaurin el Grande and Velez Malaga during last Thursday’s stormy weather . And a married couple were killed a day earlier when they fell 80 meters into a ravine on the Camino de los Moros.

NO GO FOR NEW PROMENADES A Promenade planned for Nerja’s Playazo beach has been rejected by the council, along with another in Torre de Benagalbon. Expats have also backed the decision to axe the plans, which were drawn up by the Spanish Ministry of the Environment. The development of the large, sandy Playazo beach was rejected due to funding issues. The municipality would have to contribute €2 million towards the €8.6 million project,

CONTROL OF RENTAL PROPERTY The government is introducing a new law in January in an effort to end unfair competition for hotels and legitimate tourist rental properties The minister of Tourism and Commerce, Rafael Rodríguez, announced last month the ‘III Plan de Calidad’, a project to regulate the use of properties rented to tourists, and which is expected to be approved in January. The aim of this new decree is to curb the amount of illegal rental properties in Andalucía and expose the black economy generated by illegal rental properties. “The decree is important as much of the tourist industry is operating underground, illegally. This will bring it to the surface and prevent unfair competition and damage to legally operating companies,” explained Rodríguez. The legislation will include several requirements that owners who rent property to tourists, by the night or by the week, will need to meet. The key requirement will be that owners of these types of properties will need to be registered on the Registro de Turismo de Andalucía.
