s the home of the Australian PGA Championship, resort golf in Australia doesn’t get better than at Hyatt Regency Coolum. This 72 par, 6137 metre course offering contrasting landscapes, manicured fairways that weave their way through native bushland has most recently played host to golf’s hottest world talent in the most spectacular of surroundings. Premier Anna Bligh, excited about this year’s line-up reveled in the big name opportunity for the tourism industry. “The Queensland Government is continuing to invest in events just like this through Events Queensland because they act as a major drawcard for visitors. This year’s lineup

was great news for the Sunshine Coast and the local tourism industry,” she said. Following a one-hole playoff with Marcus Fraser and fourtime champion Robert Allenby, it was West Australian Greg Chalmers who is the toast of the PGA Tour of Australasia after winning his second consecutive tournament. Chalmers added the Joe Kirkwood Cup to his growing collection to take home his second cheque for $270,000 in as many weeks after winning the Australian Open under pressure with Tiger Woods for company. Chalmers took home the title with a final score of 12-under par, a much lower winning score than he had anticipated before teeing off. “I was a little surprised that 12 under ended up getting into the playoff. I thought at the time that would be a nice top three or five tournament.” “It was a little tricky, but I thought there was still quite a few birdies out there. I just tried to play solid golf, I made some very nice putts when I needed to, my putt on 14 that I made probably saved my day.” Not watching Robert and Marcus putt he was surprised when he didn’t hear a roar from the crowd from where he was. It was a tricky putt for Allenby and when he heard that he had holed it followed by Marcus repeating his form from five yards on the green – the pressure was on. “At that point of the game. I find playoffs quite tranquil and relaxing. I feel like there is more pressure to get to that point and it was surprising that I won that hole. Robert is one of the best drivers in the game but he has been doing it tough lately with his golf game so I was surprised that a par got it done.” Obviously disappointed not to take home his fifth Australian PGA Championship title, Allenby said he was happy to see his game coming back together and the trophy in the hands of a good mate. “Of course I wanted to win. I wanted to win my fifth PGA there is no question about it,” said Allenby.

“I am happy for a second, obviously first is what I really, really wanted, but I am happy for Greg. He is a good friend of mine and we have been mates for a long time.” Fellow playoff entrant Marcus Fraser was likewise optimistic about the result. Chalmers will now take time off and, more importantly, decide whether he will contend the upcoming JBWere Masters and attempt to capture the ‘triple crown’ of Australian golf. Chalmers said that while he would love to be at Victoria Golf Club, the decision would ultimately come down to family commitments. “To be brutally honest I have played 31 or 32 events this year and I’m tired. We don’t dig gold for a living, it’s certainly not a decision I am prepared to make right now.” “I am thrilled to have two Australian Opens and now an Australian PGA, the Australian PGA with I think our longest history and the names on here, to have a piece of that history is what it is all about, and I have got that now and my family are so proud of me.” His family including two young sons showed mixed emotion as Chalmers win sank in. “The boys were beaming and my wife was speechless for tears. She was so emotional as this is the first time she has seen me win, and being here live is just a personal moment for me,” he smiled. Max (his oldest son) who has Asperger’s is a true inspiration for Chalmers and said that no one had worked harder this year than this eight-year-old who has achieved everything possible to improve to where he is now. “It doesn’t really mean anything to anybody else and I get that, but for me and my family those moments together at tournaments are rare and when you get the opportunity to have people around you and something like this happens – it’s huge.” n

The buyer’s market T

he property market in 2011 has been affected by a range of economic factors beyond the control of every market participant. Periods of economic change, whether they are due to global debt issues or the two speed economy in Queensland, lead to uncertainty which generally means people adopt a wait and see attitude and become cautious in their buying behaviour. “This cautious approach results in a lower number of sales as people delay major purchases however it also provides opportunities that do not exist in a hot market,” said property analyst Matthew Gross. “It is the ability for buyers to capitalise on these market conditions, as vendors are usually open to offers or as developers, often willing to provide some form of incentive. These incentives are often value added to the subject property which provides a real and genuine benefit to the purchaser.” The other characteristic that these market conditions provide is the platform to buy with the medium to longerterm outlook in mind. Too often property gets lumped into the investment profile, like shares, however the more recent economic conditions have demonstrated that residential property has been inherently more stable than many other asset classes. “To highlight this we did a simple analysis of resales over the last 10 years for the 4573 postcode (Coolum Beach, Mount Coolum, Marcus Beach, Peregian Beach, Point Arkwright and Yaroomba) area,” explained Mr Gross. This analysis included house sales between 2001 and 2011 that had an increase, decrease or no change in price. The analysis did not include houses sold during this period. 8 Resort Life - The Coolum Residences

The analysis proved that 89% of sales resulted in an increase in price while 2.3% experienced no change and 8.7% had a drop in price. Of those that experienced a decrease, 68% of that 8.7% experienced a decline of less than 10%. Further investigation into the circumstances of the price decreases indicates that these tended to be properties that were sold several times over the period and had often experienced a strong price increase but had then dropped back slightly. In addition, a period of less than three years between sales also increased the chances of a negative result. This was particularly prevalent for purchasers that were highly geared when the GFC impacted Australia in 2008. “In terms of price increases, 89% of people experienced an increase in their property price despite the tough economic circumstances of the GFC and the current slowdown in activity,” he said. “There were also 57.8% of sales that resulted in a price increase of 25% or more. This highlighted the benefits of the longer term hold strategy.” The key points to take away from this are that for most people, property is a long-term investment, not something you buy one year and sell the next. So a property purchase at ‘The Coolum Residences’, would make perfect investment sense according to specialist Mr Gross. “In conclusion, and more importantly, I think not only does it make perfect sense to invest at ‘The Coolum Residences’ but also proves that for those that take a long term view - now could be a very good time to take advantage of the ‘buyers market’ conditions.” n

fter a herculean effort by the Lend lease and Sekisui House Marketing and Sales departments the next natural stage in the sale of the Hyatt Regency Coolum Resort has taken place with a new name launched in November 2011 for the residential community - ‘The Coolum Residences.’ When Lend Lease and Sekisui House sold the Hyatt Regency Coolum resort to local businessman Clive Palmer it marked the start of a natural transition and a new chapter for the residents who live in and around the resort. Lend Lease Project Director Peter Bolton-Hall said the sale of the resort meant the change of name was a natural progression and an opportunity to forge a new identity for the development while retaining strong links to the Hyatt Regency Coolum. “The sale doesn’t change Lend Lease’s role as Development Manager for Sekisui House Australia or the Hyatt Regency Coolum’s long relationship with the residential community through resort membership and the use of the five star resort facilities. The existing residential precinct names, already developed by Lend Lease, of Beachside, Vantage and Visage remain unchanged.” To facilitate those decisions a team lead by the Lend Lease Project Marketing Manager, the Sekisui House marketing team and joint agency, Principals created a premium brand identity together that will not only endure the life of the development but will be able to embrace new product as it comes online. “Sekisui House Australia and Lend Lease are already moving forward with the new name and identity with a marketing campaign commencing in January 2012 on the

remaining blocks in Belle Mare Beachside community. In addition to this campaign, the new Cala Luna, Beachside precinct opposite Belle Mare will feature three of the SHAWOOD Sekisui House premium homes, the first in the country”, said Mr Bolton-Hall. “We are very excited about the next phase in the development of The Coolum Residences. “Hyatt Regency is one of the state’s leading resorts and has a rich history,’ he said.

Professor Palmer said he saw the Sunshine Coast as a worthwhile place for investment.

“Major celebrities such as Mick Jagger and U2 have been guests there, while this year the Queensland State of Origin rugby league team have held their pre-match camps at Hyatt Regency.”

“The Sunshine Coast is one of the most important tourism regions in Australia. The Japanese have been coming to this region for many years and we believe that the Sunshine Coast will become more attractive to Chinese tourists. China is the major growth economy in the world and Chinese people are travelling more often. Pristine worldclass beaches and attractions such as Australia Zoo, where Steve Irwin left a lasting legacy will always remain iconic,” he explained.

“The renowned resort championship golf course each year plays host to one of the nation’s most successful sporting events, The Australian PGA golf tournament,” he added. With plans to increase occupancy of Hyatt Regency and make it one of the best resorts in the world, Professor Palmer’s purchase has provided enormous potential in his first tourism venture. “Given its premium beachside resort amenities and close proximity to the Sunshine Coast Airport, I see ample scope to build on Hyatt Regency Coolum’s already very strong appeal.”

The Queensland Government has been moving in the right direction to boost tourist numbers but there’s more that can be done. Local artist Leigh Karen Joyce will be exhibiting her work paintings that remind us of childhood joy, romance and love. Leigh’s work has a naivety, as seen through the eyes of a child where animals are paramount - exotic birds in lush trees, ants, lady beetles and a world of dogs and cats are etched into the canvas.

Ardleigh has painstakingly selected two of Lin’s photographic images from the FLOW series for digital printing onto silk. The FLOW series of photography was derived from her fascination by the ever-changing nature of water flowing in coastal streams around her hometown.

“Leigh uses bold colours and detailed etching to create paintings that are certain to make you smile, drawing inspiration for her love of children and animals - they are very unique and collected by families from Europe and the U.S to treasure in their homes,” Ardleigh said. With many exciting new happenings in and around the gallery space, Ardleigh is most excited by her recent collaboration with local photographer and writer Lin Martin whose qualifications include a degree in Biology, Photography and a Masters of Philosophy in Environmental Science. When Lin Martin was invited to exhibit at the gallery in 2008 and again in 2009 - an unrecognised link began. Now some years later, Ardleigh and Lin are collaborating to present a range of casually elegant resort wear. Ardleigh’s strong background in textile and design skills and ability to reflect a strong art form juxtaposed with Lin’s creative photographic images are sure to make for interesting textile design pieces.
