Abstract: Las diferentes perspectivas de la crisis por las que pasa el mundo nos inclinan a pensar en alternativas e ideas para sobrevivir al cambio, ya no a la innovación, debido a que ya parece obsoleto el querer retroceder el tiempo para “prepararnos” para lo peor. Lo peor ya está aquí.

Nosotros, como arquitectos y habitantes de una ciudad, queremos encontrar manera en la que podamos <<acolchonar>> esta situación mediante herramientas sostenibles, prudentes, al alcance de todos y dignas.

Anteriormente no se pensaba en que, en el futuro, de cierta manera, todo nos llevaría al mismo origen de dejar estos medios como los principales, mucho menos se consideraba que el ser humano podría ser capaz de cambiar los estándares climáticos a tal grado de desabastecer de agua a una ciudad entera.

En conclusión, no podemos saber qué nos espera en el futuro al cien por ciento, por tanto, no podemos encapsular en un mismo espacio todas las posibles necesidades que el ser humano pueda tener, sin embargo, considerando el presente y su proyección futurística podemos apuntar hacia nuevas dinámicas en las que el aprovechamiento de los recursos naturales sea eficiente y se tome en cuenta que todo lo que hoy realizamos de manera “normal”, el día de mañana pueda tener diferentes alternativas y no siempre optar por la opción “forzada”.

Las principales razones que motivaron a hacer este proyecto es la falta de conciencia ambiental con la que contamos y las acciones que tenemos que comenzar a tomar como consecuencia de la misma con el paso de las décadas. Es sabido que ahora, en lugar de luchar en contra del cambio climático que provocamos, debemos aprender a vivir con los resultados; a adaptarnos, siempre considerando que todo puede cambiar de un segundo a otro.

The different perspectives of the crisis that the world is going through incline us to think of alternatives and ideas to survive change, and not innovation, because it already seems obsolete to want to turn back time to “prepare” for the worst. The worst is already here.

We, as architects and inhabitants of a city, want to find a way in which we can <<cushion>> this situation through sustainable, prudent, affordable and dignified tools.

Previously it was not even considered that in the future, in a certain way, everything would lead us to the same origin of leaving these means as the main ones, much less was it considered that the human race could be capable of changing the climatic standards to such a degree of shortage of water for an entire city.

We can not know what awaits us in the future, therefore, we cannot encapsulate in the same space all the possible needs that the human being may have. However, considering the present and its future projection, we can point towards new dynamics in which the use of natural resources is efficient and takes into account that everything we do today in a “normal” way, tomorrow may have different alternatives and not always opt for the “forced” option.

The main reasons that motivated and encouraged the project is the lack of environmental awareness that we have and the actions that we have to start taking as a consequence of it over the decades. It is known that now, instead of fighting against the climate change that we cause, we must learn to live with the results; to adapt, always considering that everything can change from one second to another.

Querido Diario: 15 de febrero de 2022 Mi mente sigue recordando la forma en que los edificios sin utilizar en el parque industrial Benito Juárez forman parte de su atmósfera y experiencia. Así mismo. pienso en la manera en que estos pueden responder a que la única salida de todo es el fin.

Interestelar de Christopher Nolan me ha enseñado que el tiempo pasa, y aunque sea relativo “puede estirarse y apretarse, pero... no puede retroceder. Simplemente no puede. Lo único que puede moverse a través de las dimensiones, como el tiempo, es la gravedad”. Y es increíble poder pensar en la forma en la que la gravedad y la pesadez de los edificios aquí puede enaltecerse de manera que, aunque el tiempo pase y los tiempos cambien, sus estructuras siempre permanecerán bien postradas honrando este fenómeno de la relatividad. ¿Por qué no conservar las estructuras para tornar su cascarón en algo diferente conforme se use?

Dear Journal 1: February 15, 2022 My mind keeps recalling how the unused buildings in the Benito Juárez Industrial Park are part of its atmosphere and experience. Likewise. I think about how these can respond to the fact that the only way out of everything is the end. Christopher Nolan’s Interstellar has taught me that time passes, and although it is relative “it can stretch and squeeze, but... it can’t go back. It just can’t. The only thing that can move through dimensions, like time, is gravity.” And it is incredible to be able to think of the way in which the gravity and the heaviness of the buildings here can be heightened so that, although time passes and times change, their structures will always remain well prostrated, honoring this phenomenon of relativity. Why not keep the structures to shell out into something else as it is used?

México, El Origen Tal como se decía en los diarios de la época de los 40 ‘s, la industrialización y el México moderno se vivían como algo totalmente normal, la gente iba a los supermercados, escuchaba la radio, asistía a eventos y, aunque pareciera algo que sucede a raíz del aumento de la población, las inundaciones y las ciudades convertidas en lagunas eran algo recurrente. ¿Cómo es que, si desde entonces esto era un problema, no se haya pensado en mejorar dicha infraestructura? Esto nos invita a pensar en que, desde entonces, la prioridad de los habitantes se ha ido inclinando hacia el individualismo y al crecimiento propio sin considerar el aspecto comunitario y ambiental. Así mismo, las fuentes de recursos vitales para la vida se han ido quedando en el olvido, creando una sociedad que depende directamente de factores externos, principalmente el automóvil, para poder cumplir con las dinámicas diarias.

México, The Origin As it was said in the newspapers of the 40’s, industrialization and modern Mexico were experienced as something totally normal, people went to supermarkets, listened to the radio, attended events and, although it seemed like something that happens as a result of the increase in population, floods and cities turned into lagoons, were something common.

How is it that, if this has been a problem ever since, no thought has been given to improving the infrastructure? This invites us to think that, since then, the priority of the inhabitants has been leaning towards individualism and self-growth without considering the community and environmental aspects.

Likewise, the sources of vital resources for life have been left in oblivion, creating a society that depends directly on external factors, mainly the automobile, in order to comply with daily dynamics.

¿Cómo es Querétaro?

Santiago de Querétaro es una ciudad llena de contrastes, cultura e historia. Está ubicada en la zona centro-norte del país. Ha tenido un papel importante dentro de la historia de México pues fue sede de la conspiración de Querétaro que desencadenó el movimiento de independencia. También, en 1917, se redactó y promulgó la constitución que sigue vigente. El estado se ha distinguido dentro de la república mexicana por tener una gran dinámica de crecimiento, tanto económico como en la población. Bastantes empresas de gran tamaño, tanto nacionales como internacionales se han establecido aquí, lo que ha convertido a Querétaro en una ciudad industrial.

What’s Querétaro Like?

Santiago de Querétaro is a city full of contrasts, culture and history. It is located in the north-central area of the country.

It has played an important role in the history of Mexico as it was the site of the Querétaro conspiracy that triggered the independence movement. Also, in 1917, the constitution that is still in force was drafted and promulgated. The state has distinguished itself within the Mexican Republic for having a great dynamic of growth, both economically and in population. Quite a few large companies, both national and international, have established themselves here, which has turned Querétaro into an industrial city.

Mancha Urbana

Desde hace poco más de una década, cientos de personas han llegado a vivir en el estado debido a la calidad de vida y aspiración que esta brinda. De acuerdo con cifras del Consejo Estatal de Población (Coespo), en promedio cada año llegan a vivir a Querétaro 18,867 personas provenientes de otros estados, lo equivalente a 1,572 personas por mes o 52 por día.

La expansión a forma de estrella hacia las periferias de la ciudad han generado un desbalance entre las rutinas posibles de realizarse con un automóvil y las que carecen de ello, generando contrastes entre sus habitantes y sus zonas de desenvolvimiento.

Urban Sprawl

For just over a decade, hundreds of people have come to live in the state because of the quality of life and aspiration it provides. According to figures from the State Population Council (Coespo), on average 18,867 people from other states come to live in Querétaro each year, the equivalent of 1,572 people per month or 52 per day.

The star-shaped expansion towards the peripheries of the city has generated an imbalance between the possible routines to be carried out with a car and those that lack it, generating contrasts between its inhabitants and their development areas.

Parques Industriales La industria en Querétaro representa el 40% del PIB del estado de Querétaro. El sector industrial ofrece empleo a 153 mil 337 personas en el Estado, lo que representa el 34.5% de trabajadores formales ante el Instituto Mexicano del Seguro Social (IMSS).

Los sectores que más aportan a la creación de empleos en la entidad es: el Sector Manufacturero con el 34.6% de los empleos generados, Servicios para Empresas, Personas y Hogares con el 21.2%, Comercio con el 14.8%, Servicios Sociales y Comunales con un 11.12% y la Construcción con un 9.4 por ciento.

Industrial Sites The industry in Querétaro represents 40% of the state’s GDP. The industrial sector offers employment to 153 thousand 337 people in the state, which represents 34.5% of formal workers before the Mexican Institute of Social Security (IMSS).

The sectors that contribute the most to the creation of jobs in the entity are: the Manufacturing Sector with 34.6% of the jobs generated, Services for Companies, Individuals and Households with 21.2%, Commerce with 14.8%, Social and Community Services with 11.12% and Construction with 9.4 percent.

Acercándonos a la Zona de Trabajo Un parque industrial es un terreno delimitado, urbanizado, con todos los servicios, permisos e infraestructura para la operación óptima de empresas de manufactura y logística, ofrece infraestructura y equipamiento para la industria, además de servicios básicos como agua, energía eléctrica y telecomunicaciones.

En Querétaro hay 43 parques industriales y 5 de ellos se encuentran inmersos en la ciudad. Aquí, el Parque Industrial Benito Juárez, el más grande de todos y el que quedó al centro de la ciudad debido a su expansión periférica.

Reaching the Working Zone An industrial park is a delimited, urbanized land, with all the services, permits and infrastructure for the optimal operation of manufacturing and logistics companies, it offers infrastructure and equipment for the industry, as well as basic services such as water, electricity and telecommunications.

In Querétaro there are 43 industrial parks and 5 of them are immersed in the city. Here, the Benito Juárez Industrial Park, the largest of all and the one that remained in the center of the city due to its peripheral expansion.

Parque Industrial Benito Juárez 590 son los negocios que actualmente le dan vida a estas 636 hectáreas y alojan a más de 50,000 empleados.

Según estimaciones de MarketDataMéxico, Benito Juárez tiene un output económico estimado en MXN $53,000 millones anuales, de los cuales MXN $19 millones corresponde a ingresos generados por los hogares alrededor y unos MXN $53,000 millones a ingresos.

Al ser el parque que quedó al centro de la ciudad, necesita de gran infraestructura de movilidad para los que hacen uso de este, sin embargo, tanto la capacidad de desplazamiento como su calidad, es deficiente y tiene mucha área de oportunidad.

Benito Juárez Industrial Park

590 are the businesses that currently give life to these 636 hectares and house more than 50,000 employees.

According to estimates by MarketDataMéxico, Benito Juárez has an economic output estimated at MXN $53,000 million per year, of which MXN $19 million corresponds to income generated by surrounding households and about MXN $53,000 million to income.

Being the park that remained in the center of the city, it needs a great mobility infrastructure for those who make use of it, however, both the displacement capacity and its quality is deficient and it has a lot of opportunity.

Analizando Elementos de la Ciudad La ciudad, así como el cuerpo humano, tiene órganos que juntos forman un sistema y así funcionan. También, la ciudad puede ser vista como un laboratorio humano, siempre en observación y en pruebas, en el caso de Querétaro, podemos observar que la falta de relación entre los barrios ha creado desigualdad entre la gente que los habita, generando atmósferas sombrías o de no-pertenencia en zonas que la gente no acostumbra a estar. Así mismo, las sendas, más que conectar, encapsulan a la población y evitan su la codependencia entre sí. Los bordes generalmente se forman ya sea por los usos de suelo, como comercio y servicios y uso habitacional, como los límites entre un condominio/ fraccionamiento y otro. Este análisis nos permite identificar posibles conflictos y áreas de oportunidad en la zona en la que trabajamos, fue así como desembocamos en algunas de nuestras estrategias.

Analyzing City’s Elements The city, as well as the human body, has organs that together form a system and thus function. Also, the city can be seen as a human laboratory, always under observation and testing, in the case of Querétaro, we can observe that the lack of relationship between the neighborhoods has created inequality among the people who inhabit them, generating gloomy atmospheres or non-belonging in areas that people are not used to being. Likewise, the paths, more than connecting, encapsulate the population and avoid their co-dependence on each other. The borders are generally formed either by land uses, such as commerce and services and residential use, such as the limits between one condominium/subdivision and another. This analysis allows us to identify possible conflicts and areas of opportunity in the area in which we work, which is how we came up with some of our strategies.

¿Qué Hay en La Zona de Trabajo?

Alrededor de la zona de trabajo encontramos una amplia variedad de negocios, tanto chicos como grandes, efímeros e instalados. También, nos percatamos de la seguridad que utilizan las empresas dentro del parque industrial en sus edificios, todos parecen estar bardeados, lo que inclina a los usuaris y habitantes aledaños a sentir el lugar de cierta manera ajeno a ellos. Por último, nos percatamos de que el parque sí cuenta con áreas al aire libre, solo que todas pertenecen a las empresas privadas aquí.

Segregación y deficiencia en infraestructura peatonal, eso fue lo que más nos llamó la atención.

What can be found in the working zone?

Around our work area we find a wide variety of businesses, both small and large, ephemeral and installed. Also, we realize the security used by companies within the industrial park in their buildings, all seem to be fenced, which inclines the users and surrounding inhabitants to feel the place in a certain way alien to them. Finally, we realized that the park does have outdoor areas, only that they all belong to private companies here.

Segregation and deficiency in pedestrian infrastructure, that was what caught our attention the most.

La mayoría de las bodegas industriales en el parque tienen estructuras de acero y envolventes de lámina.

En las colonias aledañas al parque industrial hay espacios públicos en medio de cada cuadra y la mayoría son desaprovechados..

A Dos Manzanas de Contraste La diferencia entre lo visto en Los Sauces y el Parque Industrial Benito Juárez parece pertenecer a zonas completamente distintas, a zonas que no comparten el mismo canal delimitador. La gente que camina por las calles del parque, aunque habite a menos de 1km de distancia, no parece reconocer el suelo por donde camina; no lo camina por gusto sino porque no queda otra opción más eficiente.

Las bardas crean bordes físicos pero los que son más difíciles de quitar, los invisibles, predominan la atmósfera alrededor de cada una de las naves. Es como si de un lado del canal la vida se diera de manera diferente cada día con los mismos personajes pero a lado son personajes ajenos y diferentes en la misma cuadra.

Two Blocks Away from Contrast The difference between what was seen in Los Sauces and the Benito Juárez Industrial Park seems to belong to completely different areas, to areas that do not share the same boundary channel. People who walk through the streets of the park, even if they live less than 1km away, do not seem to recognize the ground where they walk; He/she does not walk it for pleasure but because there is no other more efficient option. The walls create physical borders but the ones that are the hardest to remove, the invisible ones, dominate the atmosphere around each of the ships. It’s as if on one side of the canal, life unfolds differently every day with the same characters, but on the other side they are alien and different characters on the same block.

Querido Diario: 21 de febrero de 2022 La vida parece tener agenda. La muerte también.

Destaco y confirmo la necesidad de contar con un auto o medio motorizado para poder acceder a este lugar. Destaco también la cantidad de gente esperando la parada de autobús justo ahora a las 18:19 de la tarde y lo mucho o poco que tardarán hasta llegar a casa. ¿A qué hora se levantarán para poder tomar la ruta que los trae hasta aquí? ¿Qué pasaría si su círculo rutinario tanto de servicios como de trabajo se encontrara en una distancia <<amable>> de caminar? También, algo que aprendí hoy es que la gente cuando se siente parte de algún lugar, lo cuida, hoy incluso fui parte de un acto de “pertenencia” ya que, al querer registrar fotos de cómo se encuentran los espacios (muchos de ellos abandonados) tuve que salir del edificio pues este, aunque estuviera en condiciones débiles, representa algo para los trabajadores y trabajadoras de esta comunidad. Probablemente existan más de estas preexistencias en este lugar, me pregunto si su idea es regenerarlos, demolerlos o dejarlos morir en el lugar de manera no tan digna.

La Zona y su Declive Industrial Poco a poco, los espacios industriales han empezado a quedar pequeños a las empresas que los ocupaban y muchos se han empezado a mudar hacia otros municipios o incluso otros estados, alejados del área metropolitana. La industria ha comenzado a cerrar sus puertas, dejando detrás cadáveres que corren el riesgo de convertirse en focos rojos de la ciudad como zonas abandonadas e inseguras.

Estos elefantes blancos inmersos en Querétaro, se vuelven una oportunidad para empezar a desarrollar barrios como ecosistemas en donde el ser humano, el agua, la energía y la naturaleza trabajan en sintonía de forma regenerativa y resiliente.

Trazas Humanas

Una de las principales problemáticas que detectamos en el sitio fue la gran cantidad de desplazamientos que ocurren entre un sector habitacional, uno que brinda trabajo a alrededor de 50,000 personas, otro que permite que los estudios de los niños y jóvenes se lleven a cabo y otro que abastece a la población con víveres básicos y, aunque no fuera sorpresa para nosotros el observar que las dinámicas ya están muy marcadas, lo que nos concierne es que parecen insuficientes las áreas en las que estas trazas humanas se desenvuelven. Podemos observar en el siguiente mapa cómo es que los puntos de intersección se concentran en una sola entrada/salida principal y 4 secundarias, lo que lo convierte en un <<cuello de botella>>. ¿Qué podemos hacer para que todas las “entradas” a esta zona sean transitables?

Human Trace

One of the main problems that we detected on the site was the large number of displacements that occur between a housing sector, one that provides work for around 50,000 people, another that allows children and young people to study and another that supplies the population with basic provisions and, although it was not surprising for us to observe that the dynamics are already very marked, what concerns us is that the areas in which these human traces operate seem insufficient. We can see in the following map how the intersection points are concentrated in a single main entrance/exit and 4 secondary ones, which makes it a <<bottleneck>>. What can we do to make all the “entrances” to this zone passable?

La Crisis Hídrica y sus Desemboques Desde la fundación de la ciudad, esta ha carecido de agua. Ya en 1726, el río de Querétaro estaba contaminado y el agua no era potable. En este año, se empezó la construcción del acueducto, que por muchos años llevó agua desde La Cañada al centro de la ciudad. Pronto, el acueducto se convirtió en un símbolo de prosperidad y riqueza. Hoy en día es un constante recuerdo de que una ciudad necesita agua para prosperar y que este recurso no es ilimitado.

El agua en Querétaro es escasa y la ciudad tiende a inundarse por su insuficiente infraestructura hídrica. El principal problema es la falta de infiltración y la creación de obras fallidas de captación, infiltración y almacenamiento.

Querido Diario: 1 de marzo de 2022 Considerando la sitaución hídrica en Monterrey, Nuevo León, la crisis del agua en la región nos asusta. Escuchamos en la radio y leemos en los diarios que el fin del libre acceso a uno de los recursos vitales en nuestra vida está en peligro. Las expresiones de todos los representantes del estado asemejan preocupación y al mismo tiempo nos da tristeza ver que lo ven como una oportunidad lucrativa para ellos mismos. ¿Será que ahora contar con agua en las viviendas sea un mero privilegio? ¿Y los que no pueden pagarla qué? ¿Quién decide quién tiene agua y quién no? ¿Quiénes podremos esperar lo peor y quiénes lo mejor? Es un tema de máxima preocupación y hoy en día lo único que mueve a la ciudad son las grandes cantidades de dinero que generan los enormes desarrollos a las periferias (disponibles) de la ciudad.

Querido Diario: 20 de febrero de 2022 Las calles parecen fragmentarse, así como si tuvieran comportamientos diferentes dependiendo de la zona, la hora y el día. Cada una de estas facetas obtiene su personalidad con ayuda de dos factores: la gente y los lugares que habita esta gente, como las empresas e industrias tipo La Costeña y Kostal, esta última no la había escuchado hasta hoy, se supone que es una empresa alemana de programación de equipos pequeños.

Son exactamente las 12:07 del mediodía de este domingo y se siente una vibra muy sola, así como cuando te quedas dormido en el cine y despiertas cuando todos ya se han ido, solo quedan los trabajadores que, tristemente, trabajan demasiadas horas extra o sacrifican su tiempo de fin de semana para estar ahí, así se siente, solo con gente que de verdad necesita estar.

Nuestro sentido de pertenencia parece no haberse agudizado pues no reconozco algo a simple vista que me haga decir “sé perfectamente dónde estoy parada y hacia dónde puedo caminar”, no veo niños y niñas jugando, no vemos a los típicos vendedores ambulantes que abundan en la ciudad, mucho menos vemos un paisaje verde o con animales de la zona que pueda hacerme quedar en este lugar por mucho tiempo.

Ojalá existieran banquetas mejores o incluso bancas para poder recorrer todos estos metros lineales que parecen no terminar nunca sin problema alguno. Ojalá se sintiera vivo este lugar. Ojalá el futurismo y el movimiento sigan su camino sin parar pero sin destruir más.

Los Sauces y el Rocío: Las Estrategias Previas Para conocer el sitio de trabajo en una forma eficiente decidimos aprender y dejar que la sensibilidad se apoderara de nuestros sentidos mientras caminábamos por allí. Notamos que las calles se cuidan, la gente comparte, las banquetas se llenan, las avenidas se viven cada día de forma diferente. Las atmósferas varían mucho en las mañanas, cuando las escuelas se llenan a comparación de en las tardes, que es cuando la gente sale de trabajar y los negocios que ambientan la noche comienzan a instalarse. Parecen tener una especie de lugares favoritos al aire libre para juntarse entre los habitantes.

Nuestra idea es ubicar estos aspectos conocidos exitosos en Los Sauces y El Rocío en esta nueva propuesta urbanística para que así, exista cierto sentido de pertenencia incluso en su proceso de creación.

Los Sauces and El Rocío: The Previous Strategies

In order to get to know the job site in an efficient way, we decided to learn and let sensitivity take over our senses as we walked through it. We notice that the streets are cared for, people share, the sidewalks are filled, the avenues are lived differently every day. Atmospheres vary greatly in the mornings, when the schools fill up, compared to the afternoons, when people get off work and the night-time businesses begin to settle. They seem to have some sort of favorite outdoor hangouts among the townspeople.

Our idea is to place these known successful aspects in Los Sauces and El Rocío in this new urban proposal so that there is a certain sense of belonging even in its creation process.

Anillo Verde y Sistema de Parques

Según Simon Goddard, colaborador en Gehl Architects, “una ciudad es igual de verde que los que la habitan.”

Las decisiones que tomamos a la hora de diseñar y planear una ciudad y, como resultado, el acomodo de sus elementos, se basan directamente en la sostenibilidad y en la forma en la que se anhela cada vez más la no-dependencia de medios motorizados para el traslado y a la nueva ideología de hacer áreas vivas y preparadas para actividades efímeras y cotidianas dignas para el ser humano.

El reto en este caso es crear que decidir caminar sea tan deseable y accesible como decidir ahorrar tiempo usando un auto de ser posible.

El reto también es crear un sistema de parques y vías de acceso tan buena para la gente como para el mundo y el medio ambiente.

Los resultados de poner en primer plano a la gente y sus necesidades encaminó el proyecto a generar un parque generalizado en varias zonas del predio, sin inicio delimitado ni final, para que, con el tiempo, se expanda hacia futuras zonas que quieran replicarlo.

Sistema Hídrico

Como describimos anteriormente, la crisis hídrica ataca el mundo y, como resultado, nuestra ciudad. Por lo mismo, nos gustaría generar un sistema que nos permita aprender de un organismo y proceso natural en el que podamos colaborar para crear, junto con la naturaleza, una respuesta a esta necesidad de la civilización y humanidad.

Acompañados de un canal sin función constante, nos surgió la idea de reactivar el ciclo del agua de la manera más similar al natural por medio de áreas verdes, calles con pavimentos absorbentes y banquetas que, con ayuda de su pendiente, encaminan el agua para recolectarla, tratarla, almacenarla, redireccionarla naturalmente para poder dirigirse al humedal.

Hydric System

As we described earlier, the water crisis attacks the world and, as a result, our city. Nodos Comunitarios y Puntos de Encuentro

El diseño del espacio entre los edificios del proyecto es tan importante como el diseño del edificio mismo.

Con el objetivo de asegurar un futuro barrio abierto, accesible y vivo para la comunidad, llegamos a la conclusión de que el generar un solo epicentro concentra la gente en un punto mientras que, si se generan varios de estos y conectan entre sí, la vivencia de estos nodos comunes sería casi igual a la del trayecto entre ellos.

Estos elementos procurarán un futuro más sostenible para el Parque Industrial Benito Juárez y posteriormente la ciudad al mismo tiempo que se vuelven clave para futuras réplicas en zonas post-industriales.

Los nodos comunes articulan el espacio antes que los edificios y sus volúmenes al mismo tiempo que dan lugar a actividades que promuevan la integración de la comunidad y aporten a la calidad de vida.

Regenerar el suelo mediante huertos urbanos, cambio de tierra y “worm hotels”. En las zonas en donde la industria fue más agresiva (cómo industria química o cosmética) se utilizarán huertos urbanos para regenerar el suelo, después de hacer un cambio de tierra. Se cosecharán leguminosas, gramíneas y crucíferas, que representan una manera eficaz y ecológica de nutrir y rejuvenecer el sustrato de la plantación.

Community Nodes

The design of the space between the buildings in the project is as important as the design of the building itself.

With the aim of ensuring a future open, accessible and lively neighborhood for the community, we came to the conclusion that generating a single epicenter concentrates people in one point while, if several of these are generated and connected to each other, the experience of these common nodes would be almost equal to that of the path between them.

These elements will seek a more sustainable future for the Benito Juárez Industrial Park and later the city while becoming key for future replicas in post-industrial areas.

Conexión con la Ciudad

Anhelamos la desaparición de la necesidad de los medios motorizados para el despalazamiento de los usuarios, sin embargo, sabemos que ese futuro está un poco más lejano que el replanteamiento de las calles existentes con prioridad al peatón.

Nuestra propuesta abarca calles 20 y 30 en las que se pueda circular en auto si es necesario pero siempre procurando que cuando no se utilice, las activaciones de los habitantes las pueden ocupar.

Hablando de la movilidad dentro del proyecto, como lo propusimos anteriormente, es fácil transitarlas de manera digna.

City Connection

Centros de Intercambios de Movilidad Diseñamos estos espacios designados a la movilidad, a corta, mediana y larga distancia para favorecer la conexión entre la zona y el resto de la ciudad y promover el uso de transporte público y medios no motorizados.

Como lugar, el mobility ofrece un punto estratégico para los usuarios, comercios efímeros locales, la vivienda, y los servicios ciudadanos. Además, en eventos “activos” comunitarios, promueve el intercambio entre locales y regionales, generando un tejido urbano significativo.

Los centros de intercambio ayudan a cambiar de escala en cuanto a medio de transporte, es decir, puedes llegar en bici y regresar en bus. Llegar a una parada de bus y tomar un tranvía a la hora de volver.

Mobility Hubs We designed these spaces designated for short, medium and long distance mobility to favor the connection between the area and the rest of the city and promote the use of public transport and non-motorized means.

Plan de Acción

El proyecto funciona a partir de un plan de acción que se lleva a cabo a través de 30 años comenzando en 2022. El objetivo principal es que en 2050 la zona sea un nuevo subcentro regenerativo en la ciudad de Querétaro.

El plan se divde en 3 fases principales pero no se cierra a la posibilidad de un cambio ya que el usuario, el contexto y las circustancias tendrán el mejor criterio para intevenir y mejorar el mismo.

A raíz de las dinámicas exitosas que están presentes en el entorno actual surge la necesidad de comenzar por replicarlas en la zona de trabajo y potenciarlas en Los Sauces y El Rocío.

Action Plan

The project works from an action plan that is carried out over 30 years beginning in 2022. The main objective is that in 2050 the area will be a new regenerative subcenter in the city of Querétaro.

Fase 1. 2022

El parque industrial actualmente no cuenta con banquetas e infraestructura para poder transitar de manera cómoda o digna, tampoco permite que el peatón sienta la prioridad, pues los tráilers y los autos abarcan y ocupan la mayor parte del espacio transitable. Las empresas impiden las conexiones visuales con sus bardas y crean diferencias físicas entre lo de adentro y lo de afuera. La primera fase comienza por delimitar los espacios para peatón y los de autos, disminuyendo cada vez más el dedicado a los motorizados.

Fase 2. 2030

La segunda fase inicia con la integración de la infraestructura diseñada para el predio junto con la existente. Marcando el espacio para el filtrado y direccionamiento del agua, la calle opta por una personalidad más amable y sensible a los cambios del futuro. Aquí es cuando los rain gardens y los nuevos pavimentos pretenden entrar y marcar la pauta para que los usuarios empiecen a sentirse familiarizados con el cambio.

Fase 3. 2050 [y Posteriores]

En la tercera fase las banquetas serán amplias, la vivienda productiva quedará en manos de sus comerciantes o artistas, el agua se direccionará y filtrará para abastecer la zona, la prioridad para este entonces será la vida en comunidad y el intercambio entre vecindarios. La riqueza de la libertad encuentra su camino en esta fase. Aunque esta pueda parecer la fase final del proyecto, las puertas quedan abiertas a nuevas posibilidades e intervenciones en el lugar. Siempre bajo un enfoque regenerativo.

Phase 1. 2022

Actores Involucrados

STAKE

La industria está migrando poco a poco, pero esto toma tiempo. Es importante desde un inicio establecer momentos en donde la industria tanto de pequeño como mediano y grande tamaño van a reubicarse y dejar libre el espacio. El apoyo de este grupo es importante desde etapas muy tempranas del proyecto.

Los trabajadores actuales de la industria serán desplazados para trabajar en otras localizaciones. Sin embargo, desde el inicio del proyecto hasta la conclusión de este serán quienes ayuden a dar vida a la zona, pues se volverán consumidores y usuarios efímeros de las primeras etapas. Cuando concluya el proyecto, estas personas pueden convertirse en un usuario permanente.

Los responsables de impulsar el proyecto y de proponer ideas innovadoras. Estas ideas cambiarán poco a poco la percepción de la gente y comenzarán la migración de pensamiento hacia una cultura circular, no individualista.

Deben ser un grupo de expertos en diversos temas para crear un equipo multidisciplinar.

Querido Diario: 5 mayo de 2022 Cómo es posible que, aunque sean las 3:00am en una ciudad ajena a México, nos sintamos capaces de caminar sin miedo, sin pendientes ni pensamientos de huída. Por más grande que sea el amor hacia la ciudad que nos vio crecer reconocemos que esto realmente es calidad de vida urbana, el poder salir y brincar sin miedo alguno. Hay cruces y señalamientos para nosotros, las y los caminantes, y hay suficiente alumbrado para que sea fácil ver por dónde caminamos. Hay una gran cantidad de botes de basura para que, sin excusa alguna, todos nos hagamos cargo de nuestros desechos.

Lo que más destaca es cómo se inmersan los edificios de usos mixtos en una calle que solía ser intransitable para los peatones. Hoy en día no hay nadie que no pase por aquí con o sin intenciones de consumir en alguno de sus comercios.

Nos encanta cómo el mismo pavimento guía al usuario a interactuar con su alrededor y lo invita hacia lugares estratégicos, como estacionamientos comunes o paradas de metro/bus.

Esta ciudad se ha convertido en una referencia llena de accesibilidad y sensibilidad para el usuario, sin importar edad o condición física.

Dear Journal: May 5, 2022 How is it possible that, even if it is 3:00 am in a city outside of Mexico, we feel able to walk without fear, without slopes or thoughts of escape. As great as the love for the city that saw us grow up, we recognize that this really is quality of urban life, being able to go out and jump without fear. There are crosswalks and signs for us walkers, and there’s enough lighting to make it easy to see where we’re walking. There are a lot of garbage cans so that, without any excuse, we all take care of our waste.

What stands out the most is how the mixed-use buildings are immersed in a street that used to be impassable for pedestrians. Today there is no one who does not pass through here with or without the intention of consuming in one of its shops.

We love how the pavement itself guides the user to interact with his surroundings and invites him to strategic places, such as common parking lots or subway/bus stops.

This city has become a reference full of accessibility and sensitivity for the user, regardless of age or physical condition.

El Masterplan Como lo vimos anteriormente, el proyecto se desarrollará en fases, siempre poniendo sobre la mesa las futuras necesidades de la gente conforme avance el tiempo y las situaciones lo vayan moldeando. Pretendemos comenzar con un proyecto piloto que llame la atención de la gente por que, al inicio y final de este patrón de cambio constante, es el punto focal del mismo y que lo abrace con tanta fuerza que su mayor anhelo sea brindarle a la ciudad alrededor el mismo estilo de vida dentro de esta zona.

2022 es nuestro punto de partida y 2050 nuestro año de “supervisión”, es decir, un parte aguas entre nuestros deseos y lo que esperemos se haya cumplido de acuerdo a nuestros elementos clave de intervención.

Las Nuevas [y conocidas] Dinámicas Siguiendo esta idea de escuchar, ver y sentir lo que sueñan las personas que hoy en día utilizan las calles del parque industrial como mera transición y no como destino, pudimos desembocar en una idea colectiva que guíe a las personas hacia el máximo aprovechamiento de la naturaleza del compartir. ¿Qué hará a nuestros espacios públicos algo exitoso? La integración de las diversas perspectivas y opiniones de proyectos y activaciones urbanas previas, traducir la visión en programas y espacios tangibles, asegurando que las propuestas serán siempre sostenibles y flexibles al futuro. ¿Un mercado? ¿Un corredor comercial de domingo? ¿Bailes comunitarios? La gente lo decide, siempre.

El Nuevo Estilo de Vida Lo que buscamos es que esta nueva comunidad en el parque Benito Juarez, pueda desencadenar una forma nueva de vivir. El proyecto pretende desarrollar una forma alternativa de configurar la ciudad invirtiendo la estructura convencional e introduciendo de nuevo en la ciudad la noción de productividad y habitabilidad. Esto con el fin de disminuir las emisiones de CO2 y la huella ecológica que tiene un entorno urbano.

Las viviendas tienen un espacio productivo flexible, en el que el usuario puede definir su uso. Esto ayuda a activar la economía local y refuerza la idea de devolver la productividad al centro de la ciudad, siendo un modelo de vida que en México se ha dado de manera informal en barrios de nivel socioeconómico mediobajo y que ha desparecido por completo en los barrios de nivel socioeconómico alto, promoviendo el uso del automóvil.
