Functional, compliant and aesthetically pleasing

People with disabilities invariably have requirements unique to their personal situations, particularly in relation to housing. Responding to this need, developer Pulse Property Solutions and builder Tricrest Construction have recently completed an innovative and contemporary housing solution for people living with a disability.

The brief was to produce aesthetically pleasing buildings while at the same time meeting multiple codes and regulations in relation to the disability requirements. The designs not only needed to be functional and compliant, but also have the look and feel of a beautiful home. Each unit has been thoughtfully designed for people living with a disability and consists of two bedrooms and bathrooms designed to meet LHA Platinum design standards plus NDIS high physical Support requirements. This was achieved through a high level of engagement with various stakeholders and a huge amount of effort, together with lateral and critical thinking by both the builder and developer.

Unique accessibility features Some of the unique accessibility features include structural provision for ceiling hoists, smart home automation (blinds, lighting, air conditioning), accessible kitchens and bathrooms with underbench access for wheelchairs, UPS back-up power systems and a stunning design with high skillion raked ceilings. Other LHA Platinum features include full commercial wet and dry fire systems, flush transitions at every doorway without ramps,

commercial aluminium door framing, commercial and compliant door hardware, and compliant and accessible tapware. Pulse Property Solutions was responsible for acquiring the property and managing the design, approvals and all consultants required to deliver the project through to completion. Pulse is also a registered NDIS provider for Specialist Disability Accommodation and will manage the properties as the tenants move in.

No precedents Tricrest was responsible for construction and compliance, including resolution of numerous difficult and complex issues that invariably arose because these buildings are of a new type and there is little or no historical experience in terms of construction details and compliance.

Tricrest needed to execute the construction whilst simultaneously sourcing, confirming and complying with exacting standards of compliance with little or no margin for error. Business News under 40 winner in 2017. Ms Gauci said Pulse Property Solutions hopes those currently living in unsuitable accommodation, such as young people living in aged care or inaccessible housing, will be able to live in a home that’s suited to their needs.

“It is clear from the Royal Commission into violence, abuse, neglect and exploitation of people with disability that there is a chronic shortage of suitable accommodation options,” she said.

“We want to create a calming yet contemporary home environment that everyone can access and enjoy.”
