If the interest you are paying on your monthly bond payment is eating away at your pocket, have you considered ways to reduce it? It may seem like a daunting task, however, it is not impossible. In the piece below Linda Rall, Provincial Sales Manager from ooba, South Africa’s largest bond originator provides helpful tips to guide you. Top Tip 1: Make your salary work for you “If your budget allows, after paying for all your deductions and household expenses from your salary and if savings are left over, try to put as much as possible towards paying off your home loan. If you can, you should aim to pay beyond the minimum repayment amount which the bank stipulates,” Rall says. In addition, says Rall, if you are lucky enough to get a bonus, although the temptation is to spend it, it may give you leverage to negotiate a better interest rate further down the line, if you put in your home loan account. Top Tip 2: Open an access bond “Alternatively, you can open an access bond which is one of the smartest ways you can manage your home loan,” says Rall. This type of home loan allows you to deposit extra funds into your bond and in case of an emergency, allows you to withdraw the funds. You also have The Billboard May 2016
the option of having your salary directly deposited to your bond. “However, it is important to understand that an access bond does not give you the ability to borrow all the money you have paid in – you can only withdraw the funds you have paid over and above the monthly installment.” Top Tip 3: Make use of a bond affordability calculator Rall says that since interest is calculated daily, making use of a bond calculator assists in assessing the amount you need to reduce your total repayment amount. If your cash flow allows, you should make your bond payments earlier in the month than actually required, as each day of interest saved helps to pay off your loan faster. Top Tip 4: Negotiate a better deal “If you haven’t defaulted on any debt repayments and you’ve been paying your home loan account timeously, you should approach your bank and apply for a better interest rate. Banks are usually open to renegotiating the interest rate with you if you have proven that you are good client,” says Rall. On the other hand, if you are a first-time home buyer, it will stand you in good stead to have an impeccable credit record. “If you have proven that you are able to manage your debt commitments responsibly, then the bank will consider you to be a good risk. 25

Tried & tested by Billboard - adopted from original source: http://www.thejoykitchen.com/recipe/ fresh-sriracha-chile-sauce Any red or even green chilli will do – mild to medium hot & easy to seed. If you leave the seeds in, the sauce will get very hot. You need: 500 - 750g chillies Stem, seed, and roughly chop Add to a medium saucepan along with: 1/2 cup water 1/3 cup vinegar of your choice (we used Apple cider) 1/4 cup brown sugar 4-6 cloves of garlic, peeled & chopped 2 teaspoons salt (we used Himalayan Crystal Salt) Bring this mixture to a boil, simmer for 10 minutes, and remove from heat. When cool, transfer to a blender or food processor and purée until smooth. Add water or a touch of vinegar if the mixture is too thick; it should be easy to pour out of a bottle. Store in the refrigerator. The sauce will keep for at least a month, but I doubt it will last that long. Tip: our last batch of sauce was made from green chillies which didn’t seem hot to eat, so we left the pips in – that caused the sauce to be VEEERY hot! 32

Take a walk around your garden this weekend and find a small patch for a vegetable garden. Even the smallest gardens have a place that can be utilized to produce a bountiful crop for the family table. You can also successfully grow vegetables in containers. Use your resources An ideal location for a vegetable garden is a area that receives adequate sun. With good soil preparation, the right crops for the season and irrigation, you’ll be well on your way to a bumper harvest. Soil for Life, a Cape Town-based non-profit organization, teaches people from all walks of life how to grow healthy, organic food using earth-friendly methods. “Everyone has the potential to grow nutritious food, whatever resources they have available,” says Pat Featherstone, director and founder of Soil for Life. “It doesn’t matter what kind of soil
you have. You can change it, simply by using organic waste.” Soil for Life’s methods lie in getting maximum production in a small space, using very little water. “Our approach works even in the most challenging environments and the benefits are numerous – physically, mentally and spiritually – for the gardener, their families and communities,” said Featherstone. 2015 awards In 2009, Soil for Life started an annual home gardener competition to acknowledge the commitment and passion of those who had completed their training and created a home garden. “We also wanted to encourage the more established gardeners, as they are inspiring their communities with their gardens and showing it can be done,” said Featherstone. GADGETS The combustion chamber of a modern engine contains four valves, a spark plug in the centre and a fuel injector on the side. It is far more efficient than earlier engines but is less tolerant of indifferent servicing. THE WRONG WAY TO SAVE FUEL The world’s media often carry adverts that aim to sell gadgets and potions that are supposed to improve a car’s fuel consumption by anything from 10 to 30 per cent. They use every technique in the book to persuade you that their product can improve on the efforts of the world’s best automotive engineers. Engineers laugh at these claims. They know that the world’s automotive industry has spent a large percentage of their turnover to improve fuel consumption, because carbon dioxide emission is directly linked to fuel consumption. The chances of any further improvement coming
from outside the main research community are extremely small. Practically none of these devices or additives can make a difference because the combustion process in a modern engine is 98 per cent efficient. This means that a fantastically efficient combustion enhancer can only improve fuel consumption by two per cent. Most of these devices fall into one of the following categories: • Magnets around the fuel line are supposed to improve combustion by lining-up the fuel molecules. This is not possible because fuel molecules are non-polar ie they’re not magnetic. • Intake manifold agitation fans aim

to change the turbulence inside the manifold to improve the way fuel mixes with the air. This cannot work because modern manifold design already incorporates a turbulence-enhancing shape that is specific to each engine. Adding a universal device is likely to make matters worse. • Fuel additives aim to improve the fuel’s energy density. These usually contain metals such as tin, magnesium, or platinum that would have been added by the oil companies if they were beneficial. • Oil additives, advertised as engine treatments, usually contain teflon, zinc or chlorine compounds that may damage an engine. • Several electronic devices claim to condition the electrical system in such a way that fuel economy is improved. One of these plugs into the cigarette lighter socket!! Tests have shown that these have no effect on fuel consumption. • There are many sites on the Internet that explains how to generate hydrogen

by passing an electric current from the car’s battery into a container full of water. The hydrogen is then added to the fuel to improve fuel consumption. This will certainly generate hydrogen, but in such small quantities that it will have no effect on the engine. • Computer chips that are able to override an engine’s control unit are able to improve fuel consumption, but it can only do so by forcing the engine to run on a lean mixture. This reduces the catalytic converter’s efficiency to such a low level that you might just as well remove it. The above remarks are based on my own experience as a journalist and automotive engineer, augmented by articles that appeared in credible magazines and on the Internet. In addition, it’s worth looking at the following website: http://www.epa. gov/otaq/consumer/reports.htm.
