MD's Message With more clients than ever before using our online services to market their properties to buyers around Thailand, I am gratified to see that the impact we are having around the country has shown tremendous progress over the first half of this year. While a large part of our business focuses on online lead generation for our clients, one of our most recent memorable benchmarks was the one-year anniversary of Thailand Property Magazine. It is now with regret that I confirm this issue will be Christa’s last issue as Editor. From the initial idea of launching a print publication, she has steered this project to success; each issue growing stronger and receiving better feedback from readers and clients alike. I’d like to take this opportunity to wish Christa well with her next challenge that lies outside of Thailand, and to welcome her successor who I’m sure will continue to build upon her amazing hard work over the last 18 months. For Christa’s final edition, the stunning BluRoc project, marketed exclusively by our friends at Century 21 Thailand, is gracing our cover. An Editor’s Note When I first came to Thailand two years ago I had many expectations for my new home. Among all of the exciting experiences I was sure awaited me, I also knew to expect some difficulties. As predicted, language barriers, visa runs, and currency exchanges have all been a part of my expat life here in Bangkok. What I didn’t expect however, was the vast amount of opportunities that foreigners here have at their fingertips. As I am now turning to leave Thailand, I’d like to leave my readers with some encouragement to seize every opportunity you find here. You won’t regret it. While I know first-hand how daunting it can be to go forth and set up a life, to try to earn money, or to make an investment in a foreign place, I’ve found that the effort it all takes can be extremely rewarding; personally, professionally and financially. For me, I am thankful that my arrival in Thailand offered me the opportunity to help launch this magazine from the ground up. It has been an incredible journey. While I am sad to pass the baton along to the next editor, I look forward to seeing how he will take the opportunity to grow and improve on what I've already started. To cut to the chase, it’s true that opportunities abound in Thailand; for those who know to look for them. In terms of real estate, the articles in this magazine should help to prove that the opportunity to invest here is arguably better than anywhere else. With so many upcoming infrastructural changes in Thailand, such as a new high-speed train line and Bangkok’s outwards-expanding BTS and MRT lines, the distance between metro-Bangkok and Pattaya is literally becoming smaller each year. Thus, in the not-so-distant future, Pattaya will offer a feasible daily commute into Bangkok, vastly expanding the market. 2. Would you say Pattaya is better for/only for a particular demographic of property buyers? Town & Country Property - No, not at all. Pattaya has lots to offer for all layers of community; Individuals as well as families, from any nationality. Different areas offer different things as well, so I would recommend the general area for anyone. Jomtien Property - The demographic has changed so much in the 14 years I've been here: Many more families and working professionals are now buying and living in the area than ever before. Seaboard Properties - It's not about for who Pattaya is best for, it’s about which properties are the best match for particular people. Foreigners tend to choose the international places; domestic buyers often seek weekend homes. First-timers look for lower priced apartments and investors want property by the beach. Global Property - Pattaya would be a great choice for any property buyer; golfers, families, singles, etc. Basically it’s great for anyone who wants to live in diverse area with lots to offer, plus beautiful surroundings. 36


3. How do you predict Pattaya will change over the next ten years regarding the market? Seaboard Properties - The ASEAN Economic Community (AEC) will have a positive impact on the real estate sector so eventually new players, namely Chinese developers will enter the game. This means a larger portion of Asian investors and continued influx of family-oriented buyers. Jomtien Property - I think a lot depends on the impending mass transit link between Pattaya and Bangkok, which will make Pattaya a commutable suburb to the capital, which will keep the market very buoyant. Global Property - In the past, Pattaya developed a reputation for being a raucous place and attracted limited demographics. However, its international image has been clearing up over the past fifteen years and savvy buyers are recognizing the area’s potential. Town & Country Property - Pattaya will grow in both in terms of domestic and ASEAN interest. With a maturing face of the city; an improving reputation, inner-city gentrification, and industrial growth, it’s no longer limited to a particular demographic. It’s now more appealing than ever to families and business-minded buyers.

4. How do you predict Pattaya will physically change over the next ten years regarding development in the area? Global Property - The areas around Pattaya city will see the most drastic development. More options in Pattaya suburbs will motivate people to move out of the city and into properties that are set in more quiet and peaceful locations yet still maintain easy access to the cosmopolitan area. Seaboard Properties - Pattaya will remain a popular destination for holidaymakers, so all of the prime seafront and sea view plots will be developed in the next ten years. Investors are running out of time to capitalize on the available highly-desirable land. Town & Country Property - I believe Pattaya will continue to grow with not just tourists but with residents who want to work or retire in a seaside city. While there will be more people residing here I think the traffic flow will actually improve; relieved by big upgrades in infrastructure. Jomtien Property - My hope is that the local government will speed the process for improving the local infrastructure and roadways. I see big changes happening in the future, though I predict the expected changes will only happen in measured doses throughout the span of the next decade. Investors who can be patient and wait it out will benefit the most.

5. What’s your personal favorite thing about Pattaya/what would you say is its standout feature? Jomtien Property - It's very easy to create your own micro-environment here. If you're a golfer it's superb. If you're on a budget you can still live a very active life. If you like more refined things there are lots of great restaurants and bars to suit. Seaboard Properties - I love the multiculturalism here: Pattaya is a great example of a truly integrated and diverse society. Think about it: Here, every nationality, race, language, religion and culture can be found living and enjoying their lives in peace. Town & Country Property - Personally, my favorite thing is that Pattaya is that it is an exciting city where’s always something to do. There are beaches, entertainment, dining, nightlife, and family attractions all within a very close distance. The tolerance that is widely practiced here is also something that makes Pattaya stand out. Global Property - For me, what makes Pattaya so outstanding is that the city truly has the right thing for everyone. No matter your lifestyle or goals, Pattaya may be the best place in Thailand for you. 37


THE FOUR TYPES OF AGENTS IN THAILAND WHAT KIND OF AGENT ARE YOU? WHAT KIND OF AGENT DO YOU WANT TO WORK WITH?

ith Thailand’s ever-expanding property market, many locals and expats alike are choosing to become real estate agents.

In this profession there is essentially uncapped earning potential, and the local demand for English speakers in the field makes it a sound career choice for those who are looking to set up and settle down. While in Western countries there are specific types of licensed agents that property seekers will work with depending on their individual needs, the profession in Thailand does not require a license.* This means that those looking to become an agent will have to choose what direction they want to take their career, and those looking for a property will have a choice of what type of agent to work with. If you’re involved in Thailand’s real estate market, it’s always helpful to keep in mind the different types of agents out there, and what working with one, or becoming one, means to you.

Freelance Agents Freelance real estate agents are completely independent contractors. Similar to small business owners, this type of self-motivated agent relies only on him or herself for income. This means that the freelancer must be responsible for all costs involved with being an agent. Pros: The agent will get 100% of the cut for any deals he or she closes, thus this type of agent has completely uncapped earning potential, with a potentially a perfect effort-to-income ratio. These agents also have the freedom to be their own boss, and work the hours they choose. Cons: This can be a challenging and stressful way to make a living, as it is entirely reliant on how self-motivated the individual is. It can also be difficult to establish a reputation as a freelancer, with only your professional network to market your service for you. What does it mean for property seekers? Property seekers may want to work with freelance agents in order to have more negotiation power. Freelance agents may be more motivated than other agents to close a deal, which for a buyer can have both advantages and disadvantages. A highly motivated agent may work around the clock to find you the perfect property right away, helping you and getting them faster commissions. On the other hand, there is a risk of working with some dubious individuals who will do “whatever it takes” to try and close a deal.

Corporate-Affiliated Agents These agents, while still independent and able to collect 100% commission, can take advantage of the unique support-system provided by Century 21 Thailand. These agents will pay a one-time fee for all the necessary marketing materials, including branded polo shirts, business cards, sales kit, a Consultant ID card, etc. A low, monthly fee also grants access to Century 21’s admin usage, career development services, as well as the corporation’s CRM system and more. Pros: This agent can still achieve 100% commissions, while having their reputation backed by a global corporation. The logistical and administrative support is also a very valuable benefit, especially for those just entering the industry. Cons: There is the cost of the one-time membership fee involved and, like a freelance agent, the corporate-affiliated agents must rely on self-motivation. What does it mean for property seekers? Rest assured that these agents have all been approved by the sponsoring franchise, Century 21, so there tends to be a greater trust between the consumer and agent. These agents are equally as (or arguably more) motivated than their freelancing peers, as they have the same pressure to preform but are seemingly more willing to invest in growing their business practice.

Employed Commission Based Agents Perhaps the most common way of working in real estate, these agents are hired by established real estate agencies and are paid when they close a deal. When they are able to do so, they will receive about 40-45% of the total commission, with the rest of the commission being paid back to the company, which provides the agent with leads and listings. Pros: This is a hassle-free and simple way to get started as the agent has access to the company’s listings and marketing efforts, thus there are no upfront costs or efforts required. He or she must only accept a job offer to start making money with their new agency. Cons: The lower commission can be a deterrent for highly motivated or entrepreneurial agents. What does it mean for property seekers? There are many real estate agencies that employ agents, but not all agencies are equal. Make sure if you work with an agent at an agency you investigate the reputation of it. A good agency will be able to assist you with other aspects of property purchasing, such as inspections and legal recommendations. Basically, as a professional, he or she should service you as a real estate consultant.

Salary-Based Agents Having a salary is the most stable way to make money working in real estate. Salary-based agents are hired by an agency and receive regular pay checks regardless of results, and have the opportunity to make additional income from 20~25% commission structure. Pros: The salaried agents can enjoy a predictable income, regardless of the agent’s professional network or fluctuations in the market. This can be a very good thing for agents who are working in unstable economies. Cons: Salaried agents have the lowest earning potential. For agency owners, offering a salary to agents may turn out to be demotivating. What does it mean for property seekers? As this type of agent does not rely on having his or her own clients to make their income, there is a tendency in Thailand to offer lower-quality service. This can be shocking especially for foreign property seekers who are used to a higher standard of service that’s offered in more developed markets. Therefore, services of this type of agent is depended on the reputation of the agency or brand.
