MD's Message It’s been a busy start to the year at Dot Property Group and I am delighted to see this edition of Thailand Property Magazine reflecting our new corporate branding for the first time. Through Christa’s editorial leadership over the last eight months, the magazine is developing with each issue and the positive feedback we continue to receive is a testament to the hard work of our whole team. This issue sees Century 21 Thailand featured in our cover story, as SVP David K. Dennison and his team at the Bangkok headquarter office is a longstanding and valued client of ours for both the magazine and our two property portals. We are proud to be building relationships with their ever-expanding network of franchisees and we thank everyone involved for choosing to work so closely with our business. As a digital marketing platform for Thailand’s real estate industry, we are constantly striving to expand our audience reach and improve user experience. I am happy to report that we have doubled our online traffic since the New Year, which currently stands at just over 300,000 unique visitors per month. Our fresh home page designs, new Bangkok “transport map” search function, and a simplified way to submit enquiries are all part of our recent efforts to keep our visitors returning with each property search they make. An Editor’s Note Thailand is a fascinating place to live as an expat. Knowing first-hand how much the country has to look forward to as it catches up with more developed nations makes every bit of progress and change that much more exciting. Considering its global First-World role models, we can practically see what’s on the horizon for Thailand, and it’s looking pretty darn good. This happens to be the theme of this issue of Thailand Property Magazine. Emphasized on these pages is the idea that Thailand, and particularly its real estate industry knows where it wants to be and is taking the necessary steps to get there. In our cover story on the history of foreign investing in Thailand, we learn that since Century 21 entered the local market it has been making strides to lift the industry up to international standards. This is an endeavor that we’ve seen other companies take on in various ways as well, which is reflected in our article (pg 28) about a new company’s ambitions to deliver the same level of service most expats are used to. On page 20 we cover a new-to-Thailand way of investing (and tripling ROIs), and on page 18, advice for making sure your property investment will hold up to the standards promised by its developer. Developers are also eager to advance the standards and international appeal of properties here, which can be read about in our article on a Scandinavian-designed development in Hua Hin (pg 24). A feature on a stunning sea-view property in Samui (pg 12) and another about an expat-friendly development in Phuket (pg 32) show that there’s plenty for property purchasers to look forward to. Developments that have been around for at least five years have reached a routine of maintenance and occupancy. If you see that other properties by the same developer seriously need work, take heed. It’s not uncommon for developers to wipe their hands clean and move on once a project has sold out and profit has been made. An additional percentage may be paid again once the outer structure of the property has been completed with a roof. Once those two payments have been made, there should not be any more money handling until the project has reached completion and you receive your keys. of Foreign Investing in Thailand’s Property Market 1979 was a big year for Thailand’s real estate industry.
It was the year that put Thailand on the map, so to speak,
for foreigner investors. It was the year of the Condominium Act; a statute allowing foreigners to legally purchase freehold condominiums under their own name. The historical constitutional change marked the country’s first true introduction to foreign investors, and just months later, Thailand began experiencing the beginning of its first real estate boom.
1980-1993 The 13 years between 1980 and 1993 were exciting ones for Thailand’s real estate market, as the country’s burgeoning economy attracted many people into property investment. In 1988 Thailand welcomed the first international real estate brand to the local industry, which began serving the new influx of foreign buyers. Other international companies started to take notice of the global attention Thailand was receiving and followed suit by setting up their own corporate offices.
1997 It was almost becoming a trend for foreign real estate companies to expand into Thailand, but with the Asian Economic Crisis in 1997 came a lack of confidence in the market. Those international real estate brands either had to close their doors completely or heavily scale back on business to wait out the crisis’ three-year storm.
2000 was the year the world saw 2 billion USD being invested into the Thai property market. As the global industry took notice, confidence in the Thai market grew while property investment prices in Thailand remained considerably low (compared to other Southeast Asian locations), and once again foreign investors started purchasing.
2009 marked the end of infancy for Thailand’s property market, as this was the year Century 21, the world’s largest real estate franchise opened a headquarter office in Bangkok. Century 21 Thailand was established by a team of both local and foreign industry professionals with extensive understanding and experience in not just Thailand’s property industry but of the global market. Over the next five years, Century 21 Thailand would establish over 54 offices across the nation, each with access to the corporation’s global network.

Adam: What are some of the biggest changes you’ve experienced since you’ve been in business and what role has technology played in these developments? Lifestyle: Online marketing is so far-reaching, and it really influences people everywhere. As property portals broadcast listings via social media, the very idea of moving to sunnier climates like Thailand is dawning on more people than ever before. BKK Condos: The biggest change has been the emergence of property portals. Now, instead of spending considerable time and money to have our site appear first on Google, we can focus more of our resources on providing better service to our clients.
Adam: Has technology changed your buyers? If yes, how so? ERA: Technology has played a significant role in consumer behavior, in that clients come to us having already done research on other companies and on what the market has to offer. Now when they come to us for an appointment, their existing knowledge helps us to better help them. Vauban: Our buyers now have access to a lot of information about the property market, which positively makes our qualified buyers more mature. On the other hand, it also causes less-experienced buyers to base their inquiries on only the most attractive pictures and price instead of focusing on the fundamentals of a purchase. BKK Condos: Fundamentally the buyers haven’t changed. They are still looking for attractive investments; that elusive underthe-market-price property in a great location. You could say that our online presence puts us in front of a savvier demographic though, having information about us and our competition at their fingertips
Adam: Can you make any predictions on how the industry will continue to change as a result of technology? ERA: We are now in the era where buyers have access to unlimited information. Now and into the future, professionals need to adapt to the growing competition and accommodate the more knowledgeable buyers by expanding their networks and providing better service. There’s no-doubt the internet will continue to improve the way business in this industry is done. Lifestyle: We’ve already been experiencing customers coming to us knowing what’s available, what they like, want, and need in a property more than ever before. Professionals will need to be better about delivering eye catching imagery and facts in the right places to get noticed first. Vauban: We are already starting to see the market become more standardized with increasing access to public data, better communication channels, and geo-localization technology.
