After launching here in Thailand two years ago, this May sees Dot Property Group reach an important milestone as we confirm our status as Thailand’s largest property portal site, showcasing over 200,000 listings nationally. With hundreds of agents and developers already advertising their listings with us, and thousands of individuals uploading their properties to our site every month, we are delighted to be positioned at the center of property search in Thailand. May happens to be an important month, not just for Dot Property but for the property portal industry globally. Owners and CEO’s from the world’s leading property portals will gather in Bangkok for the annual Property Portal Watch Conference, which I have been invited to present at about the journey of Dot Property. This is an exciting opportunity to share our brand with fellow industry members, as well as learn a great deal from our global counterparts. Last but not least, May also brings a fresh new issue of Thailand Property Magazine. I would like to say congratulations once again to everyone involved in the publication, as its progress has never slowed. This issue we’ve upped our page count to 80, making it our biggest and best issue to date. Filled with articles about Thailand’s finest properties, the cover story this issue features Tulip Group and their stunning new landmark project, The Waterfront, which occupies a commanding position on the beachfront in Pattaya. It’s amazing what can happen in a year. Last May we were just about to publish the first issue of Thailand Property Magazine. Looking back, that was a tough time to launch, as it was also when we were all starting to wonder how Thailand’s coup would affect our future; our businesses, and our respective industries. In the real estate industry we did experience some ups and downs, including some initial hesitations from developers as well as below-average sales. Then, we saw the beginning of a major market recovery. A year later, here we are with a bigger and better magazine that’s filled with articles about Thailand’s latest projects, confident agents and developers, and the best places to invest around the nation (pg. 15). Our cover story is a prime example of this: On page 40 you can read about The Waterfront condominium; a soon-to-be luxury landmark in Pattaya. Pattaya has perhaps experienced some of the biggest changes in Thailand this year. Recently it became one of the world’s hottest buyer’s markets; the reason for which is discussed on page 28. ver the past few years property investors and developers have been closely watching Thailand’s property market, conscious of its economic challenges and political instability. While these factors are enough to make investors proceed with caution, statistics released by Kiatnakin Bank show that there is little to worry about. According to the EVP of Kiatnakin Bank, Suwanee Wattanavekin, property is still one of the best investments you can make in Thailand. Despite recent current events, property investments still yield an average nine percent return. Wattanavekin related this to the fact that Thailand currently has a “high demand for urbanization” with many infrastructural projects on the horizon, special economic zones, stable pricing on construction material, and a progressively declining amount of undeveloped land. Some areas of Thailand tend to produce these high returns more consistently with others, and can be broken down into three general categories of location-type. Divided among the three categories are 16 different provinces that Wattanavekin considers to be the most attractive for property investments, and they vary greatly in both location and population. The first category where Wattanavekin sees serious investment potential is centered on Thailand’s largest city, (1) Bangkok, but also includes the following adjacent and nearby provinces: (2) Nonthaburi, (3) Pathum Thani, (4) Nakhon Pathom and (5) Samut Prakan, all of which will be closely affected by the quickly expanding and modernizing capital.

As part of a development that does offer rental guarantee investments, it would be disingenuous to write this off as a complete impossibility. What one should consider when making this type of investment is how the development’s management company will influence the likelihood of the guarantee. Consider this: Renting out a large number of properties on a

A word to the wise investor: Don’t buy only in consideration of the mere promise of a rental return, especially if the guarantee provider doesn’t have a proven background in the hospitality business. If a developer offers to execute this kind of agreement with a service management company you’re not familiar with, investigate whether it has an actual track record or is no more than a startup with low capital, minimal network and no reputation. The Legend of The Cove For those just visiting the popular resort town of Pattaya, it may come as a surprise to learn that less than 75 years ago it was little more than a small fishing village. It was only in the 1940’s that Pattaya’s potential to grow into a major destination was realised. In order to stimulate growth in the area, land grants were awarded to influential people of the time; those who were thought of to have the ability and vision to develop new and meaningful projects. One of the most prominent land recipients was the Governor of Chonburi Province; a man named Khun Prinya Chavalittamrong. As years passed and land grants were built upon, Pattaya continued to expand outwards. Keeping up with the city’s development, Khun Prinya, his son, and then grandson grew their portfolio by purchasing and developing more land until over 1,000 rai were in their possession. In present day, this translates to roughly 50% of Pattaya’s land falling under the ownership of the Chavalittamrong family legacy. Buying Well, Now, in Pattaya
The weakened ruble is causing Russian investors to urgently sell their properties, creating an exciting buyers’ market in Pattaya.
T
he coastal location, the never-ceasing waves of tourism, the large expat population, and the appeal of an international
city: Aside from all this, there are even more reasons why the city of Pattaya has been an amazingly popular investment destination for foreigners wanting a piece of Thailand’s booming real estate market. Over the past decade the demand for real estate in Pattaya has been especially high among Russian investors who see the city as an accessible, tropical destination with a yearround demand from vacationing rental tenants. Prior to 2014, an estimated 100,000 Russians were either living in or investing in Thailand, and over 60% were in the Pattaya area. Out of this 60,000 population, a significant number had recently purchased off-plan units in modern condominium developments. This particular type of investment type is generally attractive to investors who don’t need to live in the property themselves, as it allows them to buy below market price and make incremental payments, all while waiting for the development to reach completion. While Russian investors have been a steadfast demographic of property buyers for many years, beginning in the second half of 2014 they started to feel the effect of a weakening economy back home. Due to low oil prices, the crisis in the Ukraine and sanctions against Russia, their ruble currency has since collapsed. As a result, many Russians who are still making their income in rubles must either make twice as much to afford their recently purchased properties, or sell them before 28
the next payment in their payment plan is due. This financial crisis in Russia is certainly a precarious situation for property owners in Pattaya that are directly affected by it. However, for other international investors with their eyes on Thailand it is something big to be capitalized on. The city is now truly a buyer's market for those buying secondhand, yet new-build properties from owners who are eager to sell now. One real estate agency in Pattaya, Beli Slon is the largest agency dedicated to the Russian market and is currently listing dozens of new-build properties that have had their prices slashed by as much as 30% off the market value. Others are selling for 10% less than what the initial pre-sale price was. Beli Slon’s managing director, Verona Konrad says that these opportunities to "buy well," or buy below the property's intrinsic value have never before been seen in Pattaya. “Buyers in this market have a strong upper hand at the moment with the power to carry out sharp negotiations on truly highvalue properties, and all with little time and minimal effort,” Konrad said. “Many of the available properties from our Russian clients are still unfinished and are selling for even less than what the original presale price was. The deals are basically unheard of, and Pattaya has no shortage of them.” Buying a property is always a big decision, but because there’s no telling how long the incredible deals will last, buyers are advised to act quickly in order to get the best possible value. Although rare, Beli Slon has even sold properties that are still

Originally made famous in the 1920’s when it was established as the Royal family’s summer destination of choice, Hua Hin has gone from a small aristocratic village to a cosmopolitan coastal city. Now attracting a growing demographic of mid-to-high society Thai’s and expats with its clean streets, quiet beaches, and world-class establishments, Hua Hin is one of the fastest growing property markets in the country, with no signs of slowing. In a panel discussion with four of Hua Hin’s top real estate agencies, Adam Sutcliffe, Managing Director of Dot Property Group moderated a conversation about what, in their opinions, makes Hua Hin a great place to live and invest.
1. If you had to describe Hua Hin in five words, what would they be? 2. Would you say Hua Hin is better for a particular demographic of property buyers than others? 2nd-Home - I wouldn’t. In the past Hua Hin was considered a destination for people in their “golden age” but it’s growing into a much more diverse city now, attracting more young people every year with new businesses and attractions. Thai Land & Property - No, Hua Hin has a good mix of age groups and nationalities, and is fast becoming a truly international city. Although it is a more expensive place live than other areas in Thailand it therefore attracts a higher net worth group, there are many opportunities for very cost effective living which opens the market to all. Hot Property - Not at all. Hua Hin is a place that suits all kind of budgets and lifestyles. We can sell a 35 million baht property one day, and the next day rent a condo for 15,000 baht a month. 32
Century 21 - Hua Hin may have that reputation, as it does generally attract the middle class, retiree and luxury home buyers with its Royal theme and golfing options, but I believe it offers something for everyone.
3. How do you predict Hua Hin will change over the next ten years regarding both the market and the general area? Thai Land & Property - Hua Hin has maintained strong and consistent growth over the past few years. The continuous investments from private enterprises in the area, in addition to the government’s extensive investment in its infrastructure are signs that Hua Hin will continue growing for many years to come. Century 21 - International developers have been buying up land here, which is a sign of exceptional projects to come. I believe the city will also become even more attractive to foreign investors as it builds up its beachfront areas and opens an international airport and the high speed rail link. Hot Property - Having seen how the city has grown over the past ten years, I’m expecting it continue at a similar rate. The city still thrives no matter what state the world’s economies are in. 2nd-Home - Hua Hin is turning into one of Thailand’s most popular cities to live, as it is a kind of “lifestyle” destination. This means it will become a self-sustainable city with many different sources of income; not just tourism.
4. What advice would you give to someone looking for a property in Hua Hin? Century 21 - Really consider the north, south and the west areas of Hua Hin, as they are all very different from one another. Rent a place for a month here and there to see what you like best. Hot Property - There are many temptations here for foreigners to go over budget, as their home currencies may stretch further and allow them to buy at a higher standard. Make sure you can afford what you are buying. 2nd-Home - Don´t trust everything you see on the internet. Find a reputable agent who will guide you through the process of foreign purchasing. Ask questions; not just about the property but about the legal aspects of buying in Thailand as well. Thai Land & Property - Come take a look and see for yourself why Hua Hin is the town of choice for the Thai Royal family, members of the high society, and many expats alike.
5. What would you say is Hua Hin’s standout feature? Hot Property - Hua Hin’s location is just right, as it’s surrounded both beaches and mountains and is located between Bangkok and the islands. It’s also got a great mix of local people and foreigners. Thai Land & Property - Hua Hin is a very livable kind of place. The city itself embraces everything good and positive about Thai culture without the negative elements of some other Thai destinations. 2nd-Home - I like the city’s mixture of Thai and Western culture, the fact that you can walk down the street and bump into friends on every corner, as well as it being a very safe place to live. Century 21 - The standout feature is the vibe of the city. Everyone is generally upbeat and not too concerned with politics. 33

HOW MUCH DOES IT COST TO LIVE IN THAILAND?

s it is true for any country, within Thailand there is a drastic difference in the average cost of real estate from city to city. Depending on if you want to rent a condo in downtown Bangkok, a beach house in Koh Samui or mountain-view villa on
the outskirts of Chiang Rai, the cost of different real estate will vary. Bangkok Has Everything, Including Expensive Apartments Bangkok is a bustling metropolis with a huge expat community, international corporations, world class hotels, and an abundance of theatres and restaurants, so it’s no wonder that the capital city would be the most expensive place to live in Thailand. The average rent for a one bedroom apartment in the heart of Bangkok is about 18,000THB, which is approximately 552USD; a cost that is comparable to a one bedroom apartment in a small American or European town. While this figure is still very reasonable for living in a major city, it may not be the best option if you’re specifically seeking out Thailand as a place with a low cost of living. Then again, if you’re looking to live a life of urban luxury, Bangkok is a great place to be.
Chiang Rai is Cheap On the extreme other end of the spectrum, living near a much smaller city such as Chiang Rai can get you a one bedroom apartment just outside of the main city for an average of 2,500THB, which is approximately 77USD. Chiang Rai, although a small city is still a city with a downtown area, bars, restaurants and a large expat community. Thus it is a great option for a foreigner to choose as a place to settle down or enjoy an extended stay.
The Mountainous Middle Ground of Chiang Mai For something a little more happening than Chiang Rai, its big-brother city, Chiang Mai might be a better option. Chiang Mai is one of the biggest cities in Thailand but still has the laid back vibe that’s quite different than Bangkok. If you’re looking to settle into Chiang Mai, it’ll cost you around 11,500THB (377 USD) for a down town location, or 6,500THB (200 USD) if you don’t mind living a little outside of the main area.
Beach Locations are Reasonable The stunning beaches in Thailand may be the most popular thing that causes foreigners to move to the Land of Smiles. Buyers will smile when they realize how little it costs to live in a beach property. In both Hua Hin and Koh Samui, two of the most famous beach towns in the country, you can rent out a one bedroom apartment for around of 8,500THB; right around 250USD per month. Give or take a couple thousand baht and you’ll be in a similar situation in the outskirts of Pattaya and Phuket.
