Enter the concept of “revenge travel.”

A forgotten whistle-stop town in the Blue Ridge Mountains is an example. The venue in Paint Bank, Virginia, boasts safari tents, a caboose and a trailer. Guests choose a private lake or riverfront stay.

Revenge travel is a newly coined industry term for a travel itch that can finally be scratched. As one insider described the phenom: “After being confined for a year, ‘revenge travel’ is essentially a slingshot back into the world. It’s a visceral response to pent-up travel demand.”

A place in the heart of Texas Hill Country, Spicewood, features treetop mansions.

And the biggest excitement in that category? You guessed it: outdoor adventures.

In Queen Creek, Arizona, a veggie and peach farm welcomes overnight guests in restored vintage Airstream trailers.

C AMPV, WHATUP AND SOCI AL CONSCIENCE:

Closer to home in Lake George, Colorado, accommodations include a choice of teepee, Conestoga wagon, tree tents, even a clear bubble tent open to the night sky of the Rockies. Proceeds support stays for military vets and first responders. The aforementioned are all “glamorous camping” or “glamping sites,” tricked out for those who celebrate the beauty of the great outdoors (and the cascade of health benefits associated with being out in Mother Nature). Such venues are perfect for those who crave sleeping under the stars – and s’mores – but prefer posh(ish) to pitching their own tent and/or sleeping in a bag. For humans who would rather watch “Survivor” than be a contestant on the show, “glamping” is the answer, combining as it does the Great Outdoors with all the comforts of home.

CampV is still a work-in-progress. And, according to the owners/developers, will remain so because their goal is to continue to evolve. “We are committed to transforming this rural community and redefining the camp experience through unique design and fine art, experimental architecture, storytelling and outdoor recreation,” explained the S Crew.

Glamping adventures can be found in nearly every corner of our Big Blue Marble. And now – drumroll please – just down the road a piece (about an hour away) from Telluride is CampV which, like similar sites above, is grounded in the logic of the land and its history, offering guests some things old and some things new. As creators/owners – the Studioville (or S Crew), Bruce + Jodie Wright, (One Architects), and Natalie Binder, (with two decades in luxury hospitality) – describe their desert oasis: “CampV is more than just a place to stay; it’s a space to inspire … both creators and guests. The concept of CampV was born from a desire to spark creativity, transform a community and utilize our talents to create an authentic experience and concept that can travel to other rural communities.” The entrance sign to Naturita says: “Stop and enjoy a little nature.” Just west of the town, along Colorado Highway 141 and the San Miguel River, the ethos of CampV aligns with Thoreau’s dictum: “The world is but a canvas to our imaginations.” In the Age of Corona, a term lifted from art history, “propitious entry,” meaning right place, right time, applies. The phoenix that is CampV is emerging from the dust of what became a desolate site built in 1942.

The 120 acres with 14 cabins once known as Vancorum or “Snob Hill,” was built by the Vanadium Corporation to house the engineers who worked in nearby Uravan at the uranium mine. To honor the past, but also create a new future, the S Crew renamed the township VANcoreOM at CampV. “When I first saw the place, I knew the bones were good. I saw bits and pieces of awesomeness. Our goal then became obvious: capture its history and carry that through the development process to create little gems for the future,” said Jodie. "Since then all of us have spent lots of time walking the property and throwing out ideas. Each of us brings different, but complementary skill sets to the party, plus there is a lot of crossover. We are architects, property managers, and developers, concierges, hosts, furniture and fire-pit builders,

CampV is beautiful - but with a little dirt under its nails.” trail blazers, shade hangers, etc … As a team we try to balance the dream of shaping a place that feels carefree and experiential with the financial requirements of sustaining a business. As much as possible we hold our ‘meetings' around a campfire.” At CampV, a refurbished bus serves as a reception “room” and boutique. Dwellings include the original cabins (now renovated, including one entirely fashioned from old doors); Airstreams; and canvas tents, all with kitchenettes and grills. Amenities include locally sourced snack boxes, bonfire pits, outdoor games, rock-climbing, mountain climbing, dirt-biking, Hammock Town, and coming soon, a theatre, movie nights

and artist-in-residence programs. Old water tanks have been repurposed as fun places to get inside and make noise. Primal screams anyone? A river runs through it, so guests can SUP or paddle board on the San Miguel, while keeping company with blue herons and otters. There is a pond for swimming and fishing, and lots of great hiking trails, which Natalie, Jodie and Bruce carved out of the dense brush surrounding the river, burning and slashing through stumps and weeds. Petroglyphs and fossils to discover too. Steep canyons to explore and full-circle views. “Off-season, CampV is a great place to read a book – or write one – and, in general, just reset from our over-programmed

lives,” explained Natalie. “We believe in weaving a community together for dreamers, campers and wanderers to share their stories.” Opportunity zones are designed to bring capital into places that need it the most, many of which are in rural America, places like Naturita that once boomed, then went bust. “Rural America needs intellectual and investment capital. When capital makes its way into rural America, paired with local engagement and forward-looking governance, rural communities can thrive like some of the more moneyed urban and suburban areas of the country. Thanks to the opportunity zone incentive and qualified funds like Four Points Funding that’s exactly what’s happening in emerging communities across Colorado … Four Points Funding is pioneering a new investment norm to get capital into smaller projects while still generating capital-efficient returns. This means funding opportunities for rural entrepreneurs who might otherwise be left behind,” wrote Forbes. Entrepreneurs like Natalie, Jodie and Bruce, were able to purchase the property for the development of CampV from a combination of personal funds, with the lion’s share coming from Four Points, in large part because Naturita is a kind of coming home for Natalie: both sides of her family once lived in the area. One of Natalie’s grandfathers, an entrepreneur, owned Binder’s Texaco, a gas station and bar where miners hung out. On her father’s side, grandma worked as a secretary to the management at Vancorum. On her mother’s side, “Grandma Bette,” moved to Naturita in 1947 at age five, where she ultimately worked in the school system as a teacher and superintendent, later becoming a judge in Montrose. After 15 years away from the region, Bette returned in December 2020 to live in Naturita once again. “The vibe in the 1940s was wild and woolly,” she explained. “People drank freely – and heavily. Dances were a big deal. There were several a week. So was baseball. Naturita had a Sears store, a drive-in, a swimming pool and a bowling alley; Nucla had a theater. But when we returned to the area after 15 years AWOL, only the ranchers and farmers were doing well. There was also lots of resentment about the fact all the highpaying jobs had vanished. So, when Natalie told me she was buying into a depressed economy, I was shocked, doubly so because I knew Pat Smith, the woman who owned Vancorum and I simply could not believe she had agreed to sell. But I have known Natalie her whole life and she does not make mistakes when it comes to business. I used to be well-known around Naturita as a teacher and school principal. Now I am simply Natalie’s grandma. People are grateful for what Natalie, Jodie and Bruce are doing in the area. The community is excited about all the cultural opportunities CampV will offer at buildout.”

Supporting West End development is not new for Telluride. The Telluride Foundation has been helping out in the region for about 20 years. “Between 1950 - 1980, Naturita and the surrounding area was booming. After the coal-fired plant and uranium mine shut down, however, 46 percent of the tax base went away. We stepped in to help with the clinic, the West End Family Link Center, and the library which, in 2011, was voted ‘Best of Small Libraries in America,’” explained Paul Major, CEO/President, Telluride Foundation. “When you lose your big economic engine, the big question on the table for towns like Naturita is how are you going to replace that money and the jobs that went along with it. CampV is a great example of the kind of new investment that can make a difference. Hopefully one of many. Natalie & Co. entered into this high-risk endeavor with a big vision and hearts open enough to take on that risk. In my book they are shining stars.” Pre-development, Paul and his wife Lois stayed at CampV, along the river: “The setting is pure magic.” He describes it as “a great as yet undiscovered feature of the West,” drawing an analogy to Marfa, Texas, and particularly to Moab, Utah. “40 short years ago Moab was a superfund site: rough and ready, untouched, rustic, historical – and full of potential. Rafters, jeepers and mountain bikers knew about the place, but most outsiders did not.”

Vancorum had been on the market 383 days when Natalie found the listing in the MLS – in part because the existing water system required a total overhaul, a challenge the S Crew successfully tackled. That said, Grandma Bette was not the only one initially gobsmacked by Natalie’s and Jodie’s decision to go for it. Natalie’s father thought his daughter was losing her marbles. Nat’s fiancé Don Imwalle, a developer, agreed. As did Jodie’s husband Bruce. Were the ladies’ business chops fading faster than the polar ice caps? “I definitely didn’t jump in head first like Jodie and Natalie who seemed overly optimistic to a fault – nearly giddy,” explained Bruce. "Those two came out of the gate seeing the enormous potential of this place, never doubting CampV would be huge. I could understand their enthusiasm, but needed to really feel like this was a place I would want to visit frequently. Plus, if you could had seen Vancorum like it was just a couple years ago (in 2017), I bet you’d think twice about taking on something of that magnitude. Since then, however, we’ve visited and explored a bunch and the place really is quite the getaway - for the body as well as the mind – in addition to the fact the area around ‘V’ has inherently interesting geology and history. And the art-forward aspect Jo and Nat have been curating has really set the tone for something unique and memorable. In the end, ‘V’ introduced us to a great new group of life-loving, interesting, smart and just plain old fun people. Plus, stories from the folks who drop by daily, many of them old-timers like the 98-year-old teacher who had taught Nat’s family – have all been very entertaining. Today I couldn’t imagine NOT having ‘V’ in my life.”

C AMPV, THE AR T PAR T: Among the tenets that guide the evolution of CampV is to create what the owners describe as “framily” or an extended community comprised of family and friends, old and new. “The core value and primary concept of CampV is community,” said the S Crew. “Engaging with the CampV community, the local community and the regional community through storytelling, campfires, wide-ranging programming – and art. In truth, we all believe art can help heal the planet.” Glory hallelujah and welcome to the world of Robert Hoehn, aka, Obi, an installation artist who put together CampV’s beautiful Prairie Wind Chapel, a gift and import from Burning Man: “My assistant and I traveled for two days over 800 miles with all the components in a truck. We sited the chapel just off what once was a baseball field, a prime spot for all the art installations yet to come. In fact, I am honored to be CampV’s first of many artists-in-residence.” (Coming soon, an installation created by Telluride-based local artist Brooke Einbender, whose cutting-edge work generally suggests visual force fields, images grounded in the natural

world that seem to capture, contain, and convey spiritual energy.) Kate Jones is the Executive Director of Telluride Arts, a 50-yearold nonprofit responsible for supporting the Telluride Arts District and Telluride’s cultural economy, including local and regional artists: “What I am seeing is a real growth in the regional footprint of the arts. The owners and management of Telluride’s Deep Creek Mine are working on transitioning the back of the mines, some 600 square feet of limestone tunnels, into art and exhibition spaces. At Steeprock, owner Isabel Gould-Harcourt has developed artist-in-residence programs. She welcomes scientists too. A popular local artist named MD bought a mine in Ophir and turned it into studios for his own use and for others. All those former mining sites being reclaimed as it were for riches of a different kind, for the arts. And at CampV, Nat, Jodie and Bruce decided to get gritty and make memories out of the junk in yards on both sides of their property, including crushers from the coal mine, an old bus, and water tanks, to create a wondrous post-industrial landscape.” What’s more, the art part of CampV is free and open to everyone. On its way to becoming a campus of the soul.

E PI LOGUE: The real allure of CampV is intangible. “It might have something to do with the overall feel of the place

and the inherent sense of relaxation and expansion,” said the S Crew. “Conveniently, we are only two miles from the town of Naturita, yet the place feels remote. We are surrounded by miles and miles of trails to explore walking or riding. Or you can simply park it on a porch or near the river and just be. This region in general has such an interesting past with evidence of dinosaurs, shark teeth, and arrowheads. The Anasazi and other indigenous civilizations like the Utes left petroglyphs to ponder. As noted on a placard near the entrance to “V” the EscalanteDominguez expedition camped somewhere along the river at the “V” campground in 1776. Something about this place has been attracting humans for a while.” That something is summed up by the S Crew as “inspired shelter for the spiritual wanderer. CampV is beautiful - but with a little dirt under its nails.” At CampV, you are invited to kick back and indulge in the art of critical noticing - of your external and internal worlds

ARCHES AND CURVES We are LOVING the arches and curves that are being used in interior architecture and think that those shapes are also influencing many furniture pieces. Arches are coming back into play, whether it be a hallway, a giant picture window in the great room or in every doorway in an entire residence. Arches are friendly and can be easily paired with a more traditional rectangular door opening. So pick your spot and go for it. WHAT AR E THE MOS T IMPOR TANT FAC TORS PEOPLE SH OULD CONSIDER WHEN BU ILDING A H OME IN TE LLUR I DE? Narcis: The most important factors are location, cost and time frame. Since the Town of Telluride is located in a box canyon, the specific location is important to determine the desired proximity to downtown, the amount of sun the home receives year-round and how the home is accessed. The cost of design and construction is dependent upon the local climate and often driven by the local resources involved. Building in the Town of Telluride is subject to strict design guidelines and a very involved review process. The design and construction time frame can take between 2-3 years. To a lesser extent, topography, views and climate are secondary factors in designing a home in Telluride. The topography is what makes the site special, its orientation to the sun and views as well as the access to the site are the strong drivers. The views will typically drive the orientation of the home and its respective spaces. We live in a very extreme climate where temperature swings of 50 degrees can happen within 24 hours. For construction systems, over time, these factors tend to take their toll. Special care is necessary in understanding the climate and developing climate specific construction assemblies.

WH Y DOE S IT COS T MOR E TO BU I LD I N TE LLUR I DE? H OW DOE S A GOOD BU I LDE R SAV E THE I R CLI E NT S TIME AND MONE Y? Matt: Location, location, location. We live in a tiny town in a remote area, everything has to be brought in. The cost of living in Telluride is much higher than the nationwide average. The labor force that builds these houses has to make a wage that enables them to live here with a quality of life as well. I would also say that these are mountain dream homes that are as unique as our clients. Planning! Unknowns cost time and money. The more information that the builder has right from the start, the smoother the job is going to be run and the more accurate the budget will be. Not having to ask the architect or the owner for specific details everyday, means everything keeps moving forward.

WHAT CHALLE NGE S C AN THE TELLUR IDE L ANDSC APE PR E SE NT WHE N DE SI GN I N G A H OME? H OW DO TH OSE CHALLENGE S PUSH CR E ATI V IT Y? Narcis: The Telluride landscape poses one main challenge when designing a home. This is the topography, where steep slopes require specific design criteria necessary to address access, solar path and construction methods. The phrase “Necessity Drives Excellence” is fully applicable here. Where designing a home on a flat site may be a simpler, more generic task, the vision behind its design may be just that, a simpler more generic home. A steep lot may only allow you a few options and those options will require a more refined and creative approach translating into a superior product, often times with far better views.

Narcis: The current trend you often hear is “Mountain Modern”. This may mean different things to different clients, but my interpretation of it is a clean, uncluttered home design with open spaces and sweeping views; materials involved remain warm but they are applied in a more contemporary manner.

Narcis: Over the last 10 years, people’s design and style preference has become more sophisticated and refined. In the past, there used to be a strong drive towards bigger homes artificially influenced by foreign cultures and long-gone eras. From the log homes with highly crafted details to Disneyland stucco and fake stones, waves of bad design plagued our region. Philosophically there was a clear tension between the “man-made” beauty and the “nature-made” beauty. Man lost, and here we stand, letting the natural landscape into as many spaces of our homes as possible.

More sophisticated design often costs more due to its inherent clean lines and expansive spaces. Each construction trade is required at a higher level of performance for the design to be executed and does come with an additional premium.

WHAT A SPEC T S DO MOS T PEOPLE N OT CONSIDER WHEN BU ILDING IN TELLUR IDE? Matt: This really isn't specific to Telluride, but I tell my clients that we should be enjoying the process. Yes, it's a big undertaking, but let’s have fun with it. I love what I do and if the clients are happy too, that attitude trickles down to the whole crew.

WHAT H OME FE ATUR E S AR E ON E V E RYONE’S MUS T HAV E LIS T L ATE LY? Narcis: A common request I often get, is a large, centrally located kitchen. In recent years, this has become the social hub of the home where the traditional lines between casual and formal have been significantly blurred or even erased. Often, the kitchen, living, and dining rooms are all connected or share the same common space.

TELLUR IDE IS K NOWN FOR IT S INCR EDIBLE V I E WS, H OW DO YOU MA X IMIZE THEM I N YOUR DE SI GNS? Narcis: Telluride is unique in that its breathtaking beauty dominates and drives the design. This is my personal philosophy where “less is more”. What I mean by this is simply that the site and its views take front, center stage. My job as an architect is to incorporate the client’s program into this natural context. Weaving indoor and outdoor spaces together and using expansive glass towards the views, I create a platform for my clients to not only be spectators to the surrounding beauty but participants in the natural setting.

H OW DO YOU DE SI GN TO W ITHS TAND THE TE S T OF TIME? WHAT S T Y LE S DO YOU CONSI DE R TIME LE SS? Narcis: Timeless design is a funny term that you often hear, but ultimately its meaning should remain nameless. Timelessness is purity. Unspoiled nature is pure and timeless. Going back to my initial comment of “less is more” means less man-made influences on designing a site, will make that “style” timeless. My goal as an architect is to carefully place a clean, sensitive structure into an unspoiled site. This process is the key to timeless design.

WHAT IS THE T Y PI C AL ADDITI ONAL COS T TO EMPLOY SUS TA I NABLE /GR E E N DE SI GN I N A H OME? Narcis: Sustainable/green design is something that has become standard in Telluride’s design and construction industry. Ranging from the siting of the home on the lot, to the incorporation of sustainable technology. The price increase can range between 10%-25% of the overall construction cost.

DO YOU SE E A LOT OF PR E FABR I C ATE D CONS TRUC TI ON I N THE TE LLUR I DE AR E A? Matt: I believe that most of the homes that I (and other contractors) have built in Telluride are too custom for a prefabricated design. The architect and owners come up with amazing ideas that have to be figured out on site, rather than in a factory somewhere and then shipped in.

NATALIE BINDER Broker Associate Natalie Binder has deep roots in the Telluride area, so it was only natural that she landed here nearly 20 years ago after moving from Wyoming. With an undergraduate degree in Hospitality and a Master’s in Real Estate and Construction Management from the University of Denver, she forged a career in both industries beginning with the development team at Lumiere in Mountain Village.
