www.TellicoVillage.org

At the tip of Sequoyah Point, jutting gently out into Tellico Lake, stands the Tellico Village Yacht Club, home of the Blue Heron Restaurant and Lounge. Opened in 1988, the Yacht Club has been Tellico Village’s social hub ever since. The Blue Heron offers “exceptional lakeside dining” Tuesday through Saturday. The restaurant’s adjoining lounge features some of East Tennessee’s most creative mixologists and welcomes patrons starting at 4:00 p.m. Tuesday through Saturday. All Village residents are automatically members of the TVYC when they become property owners. There is no initiation fee or monthly dining minimums at the club. Essentially, residents show up, meet their friends and enjoy a terrific meal overlooking the lake with the Smoky Mountains off in the distance. Many Villagers invite their neighbors to join them for a summer evening boat ride

to the club’s courtesy dock where they enjoy outside Friday night Tiki Bar music and dining from April through October. Numerous community organizations, such as Kiwanis and Garden Club, use the Yacht Club for their monthly meetings. The Tellico Village Property Owners Association Board of Directors stages its monthly open meeting on the club’s top floor. There seems to be something going at the club almost every night and day of the week. Property owners can purchase Reciprocal Courtesy Cards for the Yachting Clubs of America. The card allows residents to frequent the more than 800 yachting clubs which are members of the association. The Yacht Club is a popular spot for weddings and wedding receptions. The club is available for weddings of residents, their children, and individuals interested in renting the facility for this lifetime memorable event.

Superior Amenities

The Yacht Club Basin Marina is the community's largest with other facilities at the Tanasi Clubhouse and in the Kahite neighborhood. With more than 800 slips, all types of boats - large and small - can be accommodated including jet skis. There are a limited number of covered berths available. The marina docks are locked and have electrical and water services to help residents maintain their watercraft.

Kayak Storage and Launch Facility Some Village kayakers do not have a convenient place to store or means to transport their kayaks. For them, there is the Kayak Launch and Storage Facility found at I Dock in the Yacht Club Basin. The facility

holds 64 kayaks and is lighted, fenced and locked to provide maximum security for the vessels. Steps away from the storage area are two state-of-the-art kayak launchers which allow facility renters easy entry and exit for their kayaks. Best of all, they never get wet during these two tricky kayaking moments.

Tellico Village Welcome Center The Tellico Village Welcome Center is the first stop for many prospective Villagers. It is the place to get information and maps on the community. Thanks to its central Village location, the facility is the launching point for Village tours either with one of the Preferred Realtors or a Village resident as a guide. The Marketing and Communications Department is located in the Welcome Center.

Rover Run Dog Park The park is operated by the Dog Owner’s Group (D.O.G.). About two acres in size, the park is separated by secured gate access into “large” and “small” dog areas. A safe place to take dogs to meet friends, run and play, or just enjoy the outdoors are important factors contributing to a dog’s physical and mental health. A well exercised dog is a calm dog. Rover Run Dog Park has the room for dogs to romp off leash with other dogs or to play fetch with the tennis balls provided at the park. Multiple water faucets and bowls are available in the park. Trees have been planted to provide shade. Membership fees fund 99% of park expenses. Guest passes are available. All dogs must show current vaccinations and be either spayed or neutered.

Tellico Village Volunteer Fire Department

Volunteerism is a key attribute of Tellico Village and the community’s volunteer fire department is one of the prime examples of the residents’ willingness to “give back.”

Responder (EMR). Other department members have higher certifications, and all members are required to participate in regular medical and fire-fighting training programs.

The TVVFD is staffed by 35 exceptional men and women. Some have fire fighting experience; others are former members of law enforcement; still others are ex-emergency medical technicians, but the majority are Villagers who have no prior involvement with emergency assistance and have chosen this unique and valued form of community service.

Thanks to the department’s level of proficiency and equipment, the TVVFD recently earned an ISO rating of 4 which means the Village’s fire department is in the top 20 percent of all fire departments in Tennessee. The TVVFD prides itself at getting to the site of an incident in four minutes or less after it receives notification from the 911 operator. The national response time average is eight to ten minutes.

All TVVFD members receive extensive training and are rated at a minimum as a Emergency Medical

More than 26 years ago, the Public Library at Tellico Village got its start via a large box situated at the Tellico Village Yacht Club labeled “Take a Book! Leave a Book!” The library is now in its third generation with a 6,400 square foot facility which opened in 2012. The Public Library at Tellico Village is the only library in Tennessee which is not funded by a municipality. All operating funds - except for the head librarian and half of the assistant librarian’s salaries - are underwritten by the Friends of the Tellico Village Library.

With a membership that exceeds 1,000 Villagers, the Friends of the Tellico Village Library donate in excess of 22,000 hours annually to the administration, fund-raising and operational activities of the library. Each day members of the Friends organization welcome on average 275 patrons to the library to check out books, use the 16-computer-station media room, attend life-long learning lectures or visit the children’s reading corner. The Public Library at Tellico Village is another outstanding example of volunteerism in the community.

COST OF LIVING

More For Your Money In any given year, Tennessee always seems to have one of the lowest costs of living in the country. This is an ideal environment for active adults who are looking to stretch their retirement dollars. The benefits of this low cost of living are evident to Tellico Village residents who enjoy an outstanding lifestyle with a minimal impact on their retirement savings. Much of this has to do with the limited or low taxes placed on Tennesseans. Here’s a quick summary of the taxes you will and will not find in the state: • • • • • • •

No state income tax No state estate tax No personal property taxes (the state does not tax your cars, boats, jet skis, etc.) No school taxes (investment in education is covered with property taxes) Low gasoline, diesel fuel and tobacco taxes Lowest per capita property taxes in the country Sales tax of nine percent (Basically, a consumption tax; the more you spend, the more tax you pay. The sales tax varies by county.)

Combine this low tax advantage with a community that stresses financial solvency and you have a winning location: Tellico Village. It is a perfect place for active adults who want to concentrate on enjoying this phase of their lives unencumbered by financial concerns.

68

Tellico Village’s monthly assessment includes membership to all three of the private championship golf courses and Yacht Club. There are no initiation fees to play golf or dine at the Yacht Club which also has no monthly dining minimums. Assessments are the same for all property owners and presently are about $150 per month. Best of all, the Village offers potential residents a wide range of existing homes and buildable lots at varying price levels.

Throughout its 35-year history, Tellico Village has benefited from careful management of its resources and strong strategic planning. The result is one of the most financially sound and stable active adult communities in the nation.
