anada’s inflation rate rose by a basis point to 4.8% Tuesday, a 30 year high, and whether or not that impels the Bank of Canada to hike the overnight interest rate as soon as next week, an increase is definitely forthcoming.

“Our call remains for April but we would not be shocked to see the Bank of Canada move next week, if not in March,” Robert Hogue, Senior Economist at RBC, told STOREYS. “As we speak, our call remains in April for the first rate hike.” Many observers expected the central bank’s rate hiking campaign to begin by next quarter, however, that was before Omicron ripped through the population like wildfire. Consequently, the Bank of Canada has delayed its plans, but the new variant’s

milder symptoms mean the economy likely won’t incur the same damage that the previous strains of COVID-19 caused. “The fact that governments are much more reluctant now to impose restrictions, in the end the economy may not suffer quite as much as it did during the first few waves of COVID,” Hogue said. “It’s going to stay positive and our view is any economic activity lost during that period will be made up through the remainder of 2022. So the recovery is still on path,

and while it might be a little delayed, it has not been derailed.” Inflation will remain elevated until Q2 when, Hogue says, it will decelerate but remain at historical levels. By 2023, rates will hover above 2% and close out the year below, or around, 2%. But for Canadians who live on the margins, the next two years will be hell, according to Laura Martin, Chief Operating Office of Matrix Mortgage Global. “Inflation more negatively affects people who are on the lower end


of the income bracket with less discretionary spending and without these inflationary assets,” she said. “While inflation is increasing, people with a cushion and homeowners who aren’t overspent, and have dual incomes, aren’t feeling it the same way people are who were barely making ends meet by spending 60% of their income on housing and the rest on food.” Martin says the irony of COVID-19 is that it has both impoverished people on the margins and buoyed them through the government’s extravagant spending programs. Canadians struggling with financial precarity are overwhelmingly affected by lockdowns, each of which has necessitated government income subsidies. However, these programs are also responsible for inflation. “The COVID pandemic is both fuelling and covering it up,” Martin said. “It’s fuelling inflationary spending and debt spending and distracting us from the fact that inflation is crippling us because we’re more concerned about our everyday problems, like not being able to work or not being able to send our kids to school.” She added that it’s leading Canada down the dangerous path of becoming a two-tiered

country because the savings rate has surged for some while others are on the precipice of poverty.

among other things, we’re seeing immigration ramping up, which will put a bit more pressure on the demand side,” he said.

“Inflation will absolutely widen the income gap and the wealth divide, and it is absolutely disproportionately affecting marginalized groups and people of colour,” Martin said.

“The interest rate is likely to cool demand after a period of time, but it won’t be instantaneous; rather it will be the cumulative effect of continuous rate hikes. But the cooling effect might not be that huge, given other factors that will pump activity in the housing market. The Canadian housing market will cool over the second half of this year, but it will still remain strong and hot.”

Hogue says the Bank of Canada’s rate hiking campaign will result in six 25 basis point increases, which will bring the overnight rate to 1.75%, and while that will cool the housing market, there are others factors that will ensure it remains heated. “Everything else being equal, we would expect the margins to cool the market, but things are not equal elsewhere because,

he federal government is officially looking to toughen financing requirements for real estate investors. Through the Canada Mortgage and Housing Corporation, the feds intend on reviewing down payment structures in a bid to remove speculators and investors, whom it appears they blame for rapid price appreciation, from the market.

According to the founder of Butler Mortgage, it’s about time and he believes it’s going to happen. Monumental home equity gains have persuaded buyers in the market not to sell the homes they live in and instead finance their new purchases using existing home equity.

“They’re going to do something to prevent people from acquiring or retaining rental properties,” Ron Butler surmised. “It used to be that you sold the condo you’re in and used the proceeds towards a down payment on a bigger townhouse, and the world marched on, but for the last 18 months that hasn’t been the

case. People think they can’t sell their condo now because it keeps going up in value, so they just extract money from the condo because its value will rise infinitely, and buy that townhouse with borrowed money. They’re refinancing their current homes and proceeding to buy more properties.” Butler added that the exact same formula is rampant in major cities’ single-family detached markets. “People are saying they want to keep their homes and go onto something bigger. It’s a new phenomenon and the government is thinking they should try to discourage people

from buying investment properties using a down payment that’s borrowed money, in other words a line of credit on a house for a 20% down payment on a rental property. There’s no cash; they’re not buying with hard assets. These properties are 100% financed.” Will De-Incentivizing Investors Relieve Supply Crunch? Hording properties could explain why real estate boards across Canada reported major supply shortages on the resale market throughout 2021. Butler says it’s absolutely necessary to curtail rapid home price appreciation in Canada and suggests ways to


do that through mortgage qualification. One way is to make home equity lines of credit more difficult to obtain for the purpose of buying another property - Butler thinks it should be outright proscribed or at least severely restricted, which would make non-owners prime lending candidates. “The other idea is increasing the down payment for a property that’s not owner-occupied,” he said. “If we increase that 20% down payment to 25% or 30% for a property you’re not living in, when you go to a banker they will tell you those are the rules.” “By developing policies to curb excessive profits in investment properties, protecting small independent landlords and Canadian families, and reviewing the down payment requirements for investment properties, we are targeting the issues the market is facing from multiple angles. “We also understand the most effective way to reduce pressure on prices and affordability is to increase the availability of housing. And with a strong mandate to help stimulate housing supply, we will be providing more Canadians a place to call home. The Minister will be hosting a National Housing Supply Summit in the coming weeks with partners and leaders, to ensure we have all voices at the table.” Government Intervention a Game of “Whac-a-Mole” However, independent housing analyst Will Dunning is wary of yet more government intervention that he believes it will invariably bungle, likening every one of its forays into the housing market as a game of ‘Whac-a-Mole.’ The government has heretofore provided scant details about how it intends to proceed, but he says every time a source of heat

emerges in the housing market, the government’s attempts at dampening it create heat sources elsewhere - in this case it would be the rental market. In Toronto, one-bedroom rentals run for an average of $1,850 as a result of fierce demand and low supply. Dunning believes such high rates elucidate the importance of investors in the housing ecosystem. “The government has been tinkering in the housing market for going on 13 years, and it’s part of the reason we don’t have enough housing in Canada, so maybe they should be more careful of that in the future and maybe back off some of the restraints they put in place, like the mortgage stress,” Dunning said of B-20, which stress tests mortgages at a floor rate of 5.25%, up from 4.79% in the first half of 2021, or applying 2% - whichever is greater. “By making it harder for people to buy homes, that means fewer people move into homeownership and more people move into rentals. Now instead of suppressing home buying, they’re suppressing rental activity, and again, that won’t work because they’re playing the wrong game, playing Whac-a-Mole with the housing market.” Apropos speculators like assignment flippers, who play significant roles in rapid home price appreciation, Dunning says they can be dealt with easily by taxing their profits as regular income. But he also says that speculators ensure appetite for housing remains strong, which incentivizes developers to keep building. “You’re not going to find a lot of buyers who intend to move into a condo in four years; that part of the market depends on people with short-term horizons,” he

said. “From that point of view, you need to tolerate that because it contributes to future housing supply. If we didn’t have buyers in the new preconstruction marketplace, we would have even less housing supply than we have, so in that area you need to tread carefully. Speculators play a useful function in the housing system, even though it doesn’t make us very comfortable to know that’s going on.” Butler says he’s not ‘anti-investor,’ because they provide rental stock, but when people bid up the prices of those homes, the market becomes irrational and ultimately afflicts renters. “People who have enjoyed a massive rise in equity have access to more and easier lending because, using the value of their existing property, they can effectively use 100% finance, but if you’re somebody who’s trying to save for a down payment, you don’t exist in that category, so you’re handicapped. This is trying to alleviate the handicap,” he said. Theoretically, many investors could be moved to sell their surplus properties, which would reverberate down the housing ladder, Butler says, and help more renters become homeowners. But there’s something else crucially at play here. “Four out of the five biggest bank CEOs are discussing price acceleration in real estate in key Canadian markets and how it must stop,” Butler said. “They blend it into inflation, but in effect what they’re saying is, ‘We can’t have this continuous increase in housing prices. It’s dangerous for our country.’ This filters back to our government saying, ‘If these guys are worried, we should worry.’”

For millennia, interior design trends have been used as aesthetic aids in our attempts to find some sort of inner peace: take the ancient Chinese art of Feng Shui, where spatial positioning corresponds with energy flow, or Wabi Sabi, the Japanese practice of embracing an imperfections, or ancient Rome’s fondness for using earth-tone colours and geometric patterns in order to mimic the harmony of nature. “There is more and more research that shows the direct influence that our homes have, not only on our moods, but our overall health and well-being,” interior designer Timothy Corrigan of Timothy Corrigan Inc. tells Vogue. So is it any wonder that in 2022 our third consecutive year in a global pandemic - the top interior design trends are again focused on making us feel emotionally at ease?

“We have been forced to slow down and spend time in our homes - this drives a strong desire to really create a space that reflects both visually and affectionately what it is we are feeling. As of lately we are paying close attention to how design has the ability to create an energy,” says Erick Garcia of the Los Angeles-based design firm Maison Trouvaille. “This all excites me very much - allowing the senses to drive a space.” And what, exactly, are our senses drawn to in 2022? 14 top interior designers have some ideas. For starters, several predict the rise

of the enveloping, earthy colour of brown, displayed in fabrics like leather or even in terracotta walls (how Ancient Rome of us). Others see a spike in nature-inspired surfaces and accents - think marbles and mushroom shapes - while others say their clients can’t get enough soft, curvy furniture. Essentially, anything that feels warm, welcoming and cozy is in: “Clients are asking for warmth, comfort and airiness - this seems to be a common thread amongst current and past projects,” says Garcia. Athena Calderone, founder of Eyeswoon, agrees: “Who wouldn’t want to design

a room that feels like a warm hug?” Then, there’s the pandemic reality that our homes have become the main settings of our lives: where we work, sleep, and socialize. Every corner, and every object we’re surrounded by, must serve some sort of purpose. Perhaps it’s a functional one Kelly Wearstler touts the rise of useful domestic technology - or an emotional one, like Mark D. Sikes’s prediction that we will see more travel-inspired interiors. “We really want to examine what we love, what we want to live with every day and for years to


come,” concludes Robin Standefer of Roman and Williams. Meanwhile, some popular design choices of the past several years are falling to the wayside. Boucle’s moment, it seems, is over, as is the allwhite minimalism that may look crisp, yet provides little visual comfort. “The trend that I believe is going the way of the past is all white everything,” says Justina Blakeney, founder of Jungalow. Adds Kathryn M. Ireland, “The minimal look is at last warming up.” Below, the top interior design trends to know in 2022. What’s In: Shades of Brown “Chocolate browns, camels and caramels - there has been so much colour and pattern, especially pastels, the last few years and I think people will be ready for a palette cleanser.” -Mark D. This has simultaneously inspired a resurgence in natural surfaces - think

stoneware, terracotta, marble, and travertine being used across the board from backsplashes to bathtubs, furniture, and decorative objects. The raw, porous, imperfect nature of these organic materials adds depth, soul, and visual intrigue while also mimicking the calming, restorative ambiance of the outdoors. This lure back to nature has also sparked an interest in large trees at home, from the elegant black olive to Southern magnolias.” - Athena Calderone “With folks looking to bring a little magic into their lives after a couple of very tough years, I see earth’s magical wonders taking center stage: objects made from sparkling crystals and swirling marbles, mushroom silhouettes, pieces that incorporate raw natural materials and exotic flora and fauna motifs.” -Justina Blakeney

The ‘grandmillennial’ look that was slowly infiltrating influencers and taste makers in 2021 is now become more widespread, moving tastes back to a “more is more” look. But unlike our grandparents’ interiors, the feel is more curated with floral and damask-printed wallpapers becoming the backdrop for contemporary-shaped soft furnishings

It’s certainly a task worth spending time on, as trips with a significant other are often taken to mark a special occasion like a holiday or anniversary. And although every pair of people is different, there are certain qualities - such as seclusion, relaxation, and well, a certain unforgettableness - that mostly all seek.

On that note, Vogue decided to round up our favourite hotels for an intimate trip away. Want warm weather? Look no further than Hotel Esencia or Goldeneye. If you’re seeking snow, Dunton Hot Springs - the recent site of Lily Collins’s wedding, should do the trick. Then there’s the classic destination: Paris. Hotel Esencia, Mexico Once the home of an Italian Duchess, the Hotel Esencia is nestled in the Yucatan Jungle

Cauliflower Mac ‘n Cheese

he cauliflower gives this dish an even richer, cheesier taste. This coldnight staple serves up ample creamy gooeyness, while a stealthy vegetable (puréed cauliflower!) boosts vitamins and fiber. INGREDIENTS 3 tablespoon olive oil, divided, plus more for baking dish 1 lb cavatappi or other short pasta 1 medium-sized head cauliflower (about 2 pounds), cored and thinly sliced 4 cloves garlic, sliced 1 large yellow onion, thinly sliced Kosher salt and freshly ground black pepper 4 oz extra-sharp white Cheddar cheese, grated (about 1 cup) 2 oz Parmesan cheese, grated (about 1/2 cup) 1/4 teaspoon mustard powder A pinch of cayenne pepper 1 1/2 cup panko breadcrumbs 1/2

cup fresh flat-leaf parsley, chopped

METHOD Step 1 Preheat oven to 425°F. Lightly oil a 9-by-13-inch baking dish. Cook pasta according to package directions. Drain. Step 2 Heat 2 tablespoons oil in a large pot over medium heat. Add cauliflower, garlic, and onion. Season with salt. Cook, covered, stirring occasionally, until tender, 15 to 20 minutes. Add 4 cups water and simmer until vegetables are very soft, 10 to 12 minutes. Drain, reserving 2 cups cooking liquid; let cool slightly. Step 3 Combine vegetables, Cheddar, Parmesan, mustard powder, and cayenne in a blender (depending on the size of your blender, you may need to do this in two batches). Purée, adding just enough reserved cooking liquid to get mixture moving, until smooth, 1 to 2 minutes. Step 4 Add sauce to pasta and toss to combine. Transfer to prepared baking dish. Toss together panko, parsley, and remaining tablespoon oil in a bowl. Season with salt and pepper. Sprinkle over pasta. Bake until golden brown, 14 to 16 minutes.

ooking for the perfect date night cocktail? This Strawberry Limeade Cocktail is the answer. Strawberry vodka, lime gin, lime juice, strawberry juice, and Grenadine are mixed together in a glass rimmed with cane sugar and a strawberry for the perfect heart warming drink!

Date nights are important for any couple, but sometimes with kids, it’s hard to go out on the town so hosting date nights at home is the way to go. How do you make date night special at your house? We love serving up a special dinner for two along with a date night cocktail by candlelight. This Boozy Strawberry Limeade Cocktail is one of our favorites because it tastes delicious with fresh fruit flavors and it’s fancy enough that it makes you feel like you’re at a five-star restaurant instead of at home. The cane sugar rimmed glass garnished with a fresh strawberry just seems so fitting for a date night dinner at home and the cocktail itself is so refreshing. This cocktail is the perfect blend of strawberry vodka, lime gin, strawberry and fresh lime juices, along with a splash of grenadine. It’s such a delicious and beautiful concoction, it’s sure to win over anyone’s heart! INGREDIENTS 1 oz Strawberry Vodka 1 oz Lime Gin Juice of 1 Key Lime ½ oz Grenadine 4 oz Strawberry Juice Organic Cane Sugar and Strawberry for garnish (optional)

METHOD In a shaker, squeeze lime juice, then add all other ingredients. Shake until thoroughly mixed. If you are sugar-rimming your glass, pour two tablespoons of cane sugar in a bowl and a thin layer of lime juice in another bowl. Dip the top of your glass in the bowl with lime juice, then immediately dip into the bowl of cane sugar until the rim is covered with the sugar. Pour your cocktail into the glass, slice a strawberry, and garnish.
