As we reflect on the last quarter of 2024, it’s clear that the UK property market faced challenges, with disappointing statistics largely driven by the Chancellor’s Autumn Budget. Key measures, such as the introduction of VAT on private schooling, increases in Capital Gains Tax (CGT), National Insurance (NI), and Stamp Duty Land Tax (SDLT) for overseas buyers and owners of secondary properties, had a noticeable impact. Despite this, at TK International, we closed our financial year with near-record results.
I believe our success is less about doing more volume and more about doing less, but better quality business. By focusing on achieving realistic and attainable prices, rather than inflating expectations, we were able to generate strong demand. This approach led to multiple bids across all price ranges, whether for flats or houses and the same positive trend was evident in our lettings business as well.
Of course, properties can only be sold to one buyer, but this process has left us with a highly qualified pool of serious, committed buyers. Many are already unencumbered, having sold their properties, while others have offers accepted and are eagerly seeking their next move. What’s clear is that these buyers are motivated, well-prepared, and determined to find their ideal home.
Looking ahead, particularly for first-time buyers, there are reasons for cautious optimism. With inflationary pressures easing, there’s potential for interest rates to continue to drop. The Bank of England’s base rate currently stands at 4.75%, and there’s hope that high street banks will offer five-year fixed-rate mortgages at or below 4%, which would be closer to historical norms. This would certainly help stimulate the spring market, which traditionally picks up as soon as the children return to school after the Christmas break.
That said, the broader economic outlook remains uncertain. Global conflicts, particularly in Ukraine and the Middle East, continue to cast a shadow over markets. The resolution of these crises, through diplomacy and peaceful solutions, could not only ease geopolitical tensions but also restore some confidence and stability to the wider economy.
In the UK property market, sentiment plays a significant role, particularly in higher-end London areas. I’ve often referred to this as the “dinner party chatter factor” the idea that a single conversation can sway market sentiment. During times of uncertainty, one negative comment about the state of the market can deter potential buyers, while a single positive story can inspire others to act. It’s crucial, therefore, that as we head into spring, the mood shifts towards optimism. Let’s hope that as the wine flows, the food is delicious, and the company is engaging, the atmosphere will be one of renewed confidence in the market.
