Over the last two decades we have seen competition between developers escalate when it comes to the provision of residential amenities. From gyms, spas, swimming pools, screening rooms and business suites to golf simulators and recording studios we have seen it all and more.
In the last couple of years, such offerings are increasingly framed within the evermore prevalent pursuit of ‘wellness’.
So what does this mean for the residents of London’s super-prime property?
There is no one size fits all – every new scheme should have its own USP, enabling potential buyers to differentiate and make the choice that is most attuned to their lifestyle and expectations.
But what we are seeing is something exceptional, something for which wealthy buyers are prepared to pay a significant premium. That is because it is about longevity and the quality of the life they want to live. After all, if they have spent many years making their money, they want to live long and well enough to enjoy it.
On nearly all of the super-prime projects that I have the privilege of working on, wellness has become the focal point of how the approach to amenities, and importantly services, is designed and delivered. From top of the line air filtration, carbon dioxide sensors (to let the air handling systems know when to boost the refresh rate), circadian lighting (to stimulate the brain for waking and sleeping) and the removal of VOC-
emitting materials (volatile organic compounds), what developers are looking to build is moving well beyond what is merely required to meet the latest building code.
Developers are also beginning to provide programmes that encompass mental as well as physical health. In London, we are moving on from the gym, spa and even medical concierge.
One of the first schemes to be offering something more is The Whiteley where, through the Six Senses Hotel, residents can access state-of-the-art wellness facilities providing everything from meditation and mental health resources through to a personalised vitamin intravenous drip. Indeed most of the significant schemes in the pipeline are also seeking to take it a step further and are looking to partner with big global names to do so.
This more individualised approach to wellness is gaining traction and where super-prime advocates lead, others, as they have in the past, are sure to follow and this trickle down will end up increasing benefit far and wide.
WHAT DOES WELLNESS MEAN TO TODAY’S SUPER PRIME BUYERS?
central London residential values remained flat in Q3 2022, leaving annual growth at 2.3%. Values of £10m+ homes have performed somewhat better over the past 12 months, rising by 4.3%, as international buyers, particularly those from North American and the Middle East, have sought to take advantage on the value on offer. For those buying in US dollars, average prime central London prices were discounted by -45% compared with the 2014 peak, during the month of September 2022. That continued to support quarterly price growth of around 0.5% in the multi-national submarkets markets of Belgravia and Knightsbridge, which have previously lagged behind more domestic central London markets such as Notting Hill and Holland Park.

In London there are many ways a commuter can make their way to work – by bicycle, train, bus and even by boat. Of these options, travelling via the Thames can mean a tranquil journey with the added bonus of a tourist’s-eye view of the London riverside.
Uber Boats by Thames Clipper has announced that the UK’s first hybrid high-speed passenger ferries will launch this autumn and in spring 2023. These will be the company’s quietest vessels, in addition to being the city’s most eco-friendly passenger boats.
A river commute is relatively stress free and if it’s soon to be greener, even better.
It’s as easy as catching the Tube – you can use your Oyster card or contactless payment card to pay as you go – while providing everything travelling underground lacks: open air, scenic views and personal space.
Of course, commuting by river is really only viable if you live or work within close proximity of the Thames.

It’s been a long time in the making – the Crossrail Act received Royal Assent in July 2008 with the main construction phase launched in 2011. Five years later, following a visit from HM The Queen, the route was renamed the Elizabeth line.
Six years on and the line is officially open. Initially it will operate in three separate sections – in the east, west and through central London – with spring 2023 the current date for the entire line to be fully connected.
Passengers can jump aboard and experience all that the Elizabeth line has to offer along its 100km route. There are 10 new stations, totalling 41 accessible stations altogether, stretching from Reading and Heathrow in the west through to Shenfield and Abbey Wood in the east. The line is predicted to serve 200 million people each year and will reduce journey times within London.

North West London was the top performer in London for rental growth in Q3 2022, largely driven by rental increases in Maida Vale, Little Venice, Primrose Hill and St John’s Wood.
Rents increased by 4.6% over the three months to September 2022, resulting in very strong annual growth of 18.6%. These markets have particularly benefited from the increase in affluent students looking for rental accommodation.
This part of prime London also saw the strongest house price growth – with prices increasing by 4.9% over the last year. This reflects low levels of available stock and a desire among buyers to lock into prevailing mortgage costs before further increases.
Our buyer surveys have seen a significant shift over the last two years towards a greener and more sustainable way of living, with buyers demanding more from the developments they live in.
One area within ESG that proved a key decision maker for buyers is their accessibility to green space, no doubt exacerbated by the lockdowns we have all endured, but showing no signs of reducing in importance in a post lockdown London. Whilst being close to a park or water in London has always been a significant drawer for buyers developers have started to create a similar appeal by providing this type of green space within their developments and in turn improving the quality of life for their residents.
Whilst this is all heading in the right direction and providing green space has obvious benefits for the residents who live there, questions are now being asked as to how this can be taken that step further with more focus on the wildlife and biodiversity within these artificially created green spaces within developments and how they can positively
contribute towards the promotion of native species (flora/fauna) and more importantly the biodiversity net gain. Biodiversity Net Gain can be described as a mechanism for ensuring that the impacts of a development on biodiversity are overall positive and usually requires a minimum of 10% net gain for biodiversity against a baseline assessment.
This usually involves working with ecological experts and habitat replacement and/or enhancement with the introduction of such things as designated areas for wildflowers, ponds, hedgerows, mature trees, green/living walls and roofs, bat/bird boxes/roosts, beehives, bee bricks etc and well thought out nature trails so both residents and the wider public to enjoy and feel more connected to nature!
parts of London were typically less favoured by buyers during the pandemic ‘race for space’ but have recently benefitted from a return in demand for urban living.
rents for houses have still grown the most since the start of the pandemic, the gap with flats is starting to narrow significantly as demand among young professionals, sharers, students and international tenants looking for a “lock up and leave” has returned at pace. As such, rents across prime North and East London markets increased by 17.7% in the year to September 2022.

To most people Canary Wharf conjures up images of city skyscrapers that can be seen from miles away. While these may occupy the sky – in this blog we’re going to take a look at what’s happening on the ground.
Many firms with offices on the Wharf have declared that they expect people to be returning to those offices in March. We anticipate a rise in demand for piedsà-terre as workers who moved out to the country for more space now seek somewhere to stay during the week to cut down their commute.
In their absence the Wharf did not sit still, instead it gained a younger demographic –now you’ll find millennials competing at Electric Shuffle, having a bite and a drink at the likes of The Ivy and Pergola on the Roof and taking in exercise at new highend leisure facilities including Third Space Gym, Barry’s Boot Camp and Gym Box.
New homes in the area – both rentals and sales – are catering for this younger demographic. Dock East is a new development located on the water at South Quay. With prices starting from £382,000 and Help to Buy available, it’s an attractive offering for first-time buyers.
Meanwhile, Vertus, the Canary Wharf Estate’s rental arm, provides co-living spaces, where tenants can work, sleep and socialise in their building if they choose to. Nearby Marsh Wall and Wood Wharf will continue to bring change to the area with various recently completed luxury new build developments.
One of the draws for young people –especially those living alone – is the safe and secure aspect of living in a serviced building with a concierge on hand to collect parcels and generally look out for residents. For those already working in the area, benefits include a short commute and easy access to the country once Cross Rail arrives.
Canary Wharf may have a mix of old and new residents, but one thing everyone has in common is a desire to be a part of the buzz that is now re-emerging.
