Welcome to the latest edition of our in-house magazine, Reside.

This year is of particular importance for Beauchamp Estates as we celebrate our 40th Anniversary. Looking back on 40 years of business has offered us the opportunity to reflect on some of our most notable transactions and following our anniversary celebration a chance to re-connect with some of our colleagues, clients and contacts who have allowed us to thrive over four decades.

Considering the political and economic unrest surrounding Brexit there is no doubt that the uncertainty of our immediate future has contributed to a challenging property market. However, all challenges create new opportunities and we have seen an influx of interest from buyers and investors from China, The Middle East, India, Pakistan and the USA who see real value in the UK market with prices c. 20% lower than peak and a currency “swing” of at least 15% - Buying a property in London remains a very attractive proposition. Scott’s is a name that resonates down the years (it is purported to be the second oldest restaurant in London, after Rules): an oyster warehouse founded by John Scott in 1851, by the time it moved to its current location in 1968 it was one of the most fashionable and glamorous seafood restaurants in town, famed as the site of Ian Fleming’s discovery of the dry martini ‘shaken, not stirred.’

Since its relaunch in 2006, Scott’s has once again become the haunt of London’s great and good and has been showered with awards. Martin Brudnizki’s refurbishment of both the restaurant and private room brought a feel of timeless Art Deco glamour to the spaces, reinforced by work specially commissioned from leading British artists. The all day menu in the restaurant also reflects its glittering heritage, serving the very finest traditional fish and seafood dishes alongside a variety of meat and seasonal game favourites in an atmosphere of urbane sophistication.

ThE pRIVaTE dINING ROOM aT scOTT’s The Private Dining room at Scott’s is located below the main dining floor. Its walls are clad with pieces of verre églomisé artwork, creating the feel of an under the sea playground filled with fantastical fish and plants. The room accommodates 24 guests seated on one long table, 40 seated on round tables and up to 50 for standing receptions. Head Chef, David McCarthy, will create menus using the best seasonal produce, while the restaurant’s Sommelier will be on hand to recommend wines pairings. ThE pLaTINuM aROWaNa ROOM aT scOTT’s The Platinum Arowana Room at Scott’s is located on the ground floor, tucked behind the main restaurant. A more intimate yet equally impressive private space, the Platinum Arowana Room features a green, semi-precious stone floor and artworks by Pierre-Auguste Renoir, Joan Miró, Émile Bernard and Marc Chagall. The room accommodates groups of six to eight guests ordering from a bespoke menu.

daVE MccaRThY, hEad chEF Dave is from Midleton, County Cork in Ireland. He trained at the familyowned Fleming’s in Cork until he was 22, and then moved to London to take up a position as a Commis Chef at The Ivy. He stayed there for two years before moving to Harvey Nichols to work for Henry Harris as Chef de Partie. In 1998, he bumped into Mark Hix, then Chef Director of Caprice Holdings, who asked him to join them in the kitchen at the newly refurbished J Sheekey under Tim Hughes. Prior to that, he spent three months at Le Caprice as Chef de Partie and bonded with many of the chefs who later joined him at Sheekey’s. He went on to work there for nine years and was promoted to Senior Sous Chef. He remained in this position until December 2006, when he moved over to Mayfair and helped to open the newly refurbished Scott’s as Senior Sous Chef. In 2009, he was promoted to Head Chef. Dave particularly loves working with seafood and training his team, some of which are from his home county of Cork. In his spare time, he enjoys spending time with his wife and two children.

Beauchamp Estates Founder, Gary Hersham

SUCCESS Celebrating 40 Years Of

Founded in 1979 by Gary hersham, this year Beauchamp Estates celebrated its 40th anniversary. This momentous occasion was marked with a spectacular fashion inspired retrospective exhibition, collaborating with the Gazelli art house Gallery at 39 dover street in Mayfair.

The gallery was transformed with a special Photo Retrospective exhibition, showcasing framed photographs of 40 trophy deals completed by the agency, one for each of the last 40 years, involving celebrities, billionaires, developers and some of the most famous properties in the world. Combined the deals are worth £3.4 billion, based on current values.

Some of the most memorable transactions included Beauchamp Estates’ first deal back in 1979, a property on Upper Brook Street in Mayfair, which sold for £120,000. The estimated value of the same residence today is £3.5 million. One career highlight for Founder Gary Hersham, in 1989 at the height of Thatcher’s economic boom, Beauchamp Estates sold BP’s former HQ Britannic House, a City of London skyscraper now known as Citypoint, to Pillar Properties for a record £198 million – a deal worth £850 million at current values. It was the largest commercial property deal completed in

2009 La Belle Epoque, Monaco the UK that year and remains one of the largest deals ever done in the City office market.

In 2009 in another high-profile deal that caught the attention of the world’s media, Beauchamp Estates was involved in the sale of the La Belle Epoque Penthouse in Monaco for £143.2 million (equivalent to £217 million today). It was (and remains) the largest property deal ever completed in Monaco. The property is now reported to be worth over £255 million.

More recently in 2018, Beauchamp Estates were involved in two major mega-deals. In Washington DC the agency sold a magnificent mansion for £53.4 million, a record transaction for the area which is famous for its grand country estates.

In London’s Belgrave Square the agency sold a grand mansion, originally the London home of the Dukes of Westminster, for £50 million, one of the biggest deals in the UK Capital last year (2018). Due to deals such as those reviewed in the retrospective exhibition, Beauchamp Estates has the highest number of instructions and contracts conducted in London and the Home Counties worth over £10 million and has been listed as London’s No.1 Boutique Estate Agency by PrimeResi for 2017, 2018 and 2019. The firm has won previous accolades for being a market leader, with awards and recognition from Spear’s Wealth Management, EGi, Estates Gazette and Property Week. New CGT Payment Rules On

RESIDENTIAL PROPERTY

hMRc is bringing forward the payment date for capital gains tax (cGT) liabilities arising on capital gains made on the disposal of residential property by uk resident taxpayers. The new rules will apply to all disposals of residential property whether by way of sale, gift or transfer into or out of a trust.

Currently, the payment date for capital gains tax is 31 January following the end of the tax year in which the gain arises, i.e. between 10 and 22 months after the disposal takes place. Disposals of assets must then be disclosed on the taxpayer’s self-assessment tax return.

For disposals of residential property completing after 5 April 2020, the payment date for any CGT liability is being brought forward so that a payment on account of any capital gains tax will be payable within 30 days of the sale completing. A special payment on account return will also need to be filed with HMRC at the same time. Penalties and interest will be charged if the 30 day deadline is missed.

Individuals, trustees and personal representatives disposing of residential property will need to have the sales details, or valuations at the date of disposal if the disposal is by way of a gift, as well as the historical acquisition costs and enhancement expenditure readily to hand in order to meet the 30 day deadline.

These changes will apply to disposals of both UK and overseas residential properties as well as residential properties where the capital gain is not fully covered by main residence relief. Special rules will apply to calculate the capital gain for the purposes of making the CGT payment on account.

The disposal will also need to be reported on the taxpayer’s annual self-assessment tax return.

Whether creating a striking new kitchen or reinventing the whole living space, her work has life-changing effects. sophie pither talks to sarah about how she and her interior design team work. ‘Good interior design doesn’t age,’ says Sarah Ward, interior designer and owner of Interiors by Sarah Ward. ‘I’ve been looking at homes I designed years ago and actually they still look fresh.’ It’s true. Sarah’s natural design style is elegant, stylish and timeless. Her rooms offer calm tones and clean lines, brought to life with colour and original art, clever lighting, interesting pieces of furniture, and unique fabrics and textures. And there’s always a feeling of comfort. Sarah’s rooms are places you want to spend time in.

Sarah works with a dedicated team of eight, and sources external expertise from talented lighting designers, artists and craftspeople. Exclusive items and fabrics are carefully chosen, gathered, and created for each individual project. There’s input from Sarah, the client and the team. Almost everything is bespoke and comes with Sarah’s personal touch. There’s always a happy pairing of aesthetics and practicality too – after all, there’s no pleasure in perfect-looking rooms if you can’t easily charge a phone, or click on a light to read. FaMILY BusINEss Sarah has been in interior design for 30 years. Her team now also includes her 28-year-old daughter, Rosie. From a young age, Rosie would voluntarily spend days of her school holidays helping her mum at work, learning skills almost by osmosis. The creative pull of design lured her back from an early career in Tv production, and she now works full time as an interior designer.

‘Rosie’s creative ideas are a little more eclectic than mine,’ says Sarah, ‘But we complement each other well. I’m good at putting the final touches of glamour into a project. And the thing that we all understand is that the main person in any home project is always the client. Yes, we’re there to create a successful design using our expertise, but it’s crucial to really find out what someone likes and dislikes at the start of every project.’

‘We spend a lot of time talking to each client,’ explains Sarah. Every personality is different. Some people are certain of what they want, including colours and arrangements of rooms, whereas others aren’t sure at all. ‘If they come to us with an empty shell – the bones of a building – I call it, in a new build home, or a house that’s being updated, then it can take a few conversations to find that magic excitement around an idea,’ she says. It’s this enthusiasm and interest that then fuels the project forward.

INspIRaTIONaL IdEas For some clients, there will be one or two items that they truly love, and a design will follow from that. ‘A lovely overseas client came to me recently with two huge dramatic artworks,’ says Sarah. ‘She literally needed us to 36 | Reside Edition 16


create interior walls to showcase these pieces, as they didn’t fit in her home as it was. She also had an armchair that she loved. We recreated the interior of her home, using the art and this chair as the starting point.’

Another young couple that Sarah recently worked with didn’t know what they wanted. They had a new house and wanted to update the interior – kitchen, living areas, bathrooms, bedrooms – all of it. So Sarah and her team slowly teased out their preferences, showing them different options for furnishings, details such as bannisters and cornicing, art, fabrics, colours, flooring. Gradually a picture was built. ‘Getting the idea right from the start is crucial to the project being a success,’ explains Sarah. Ploughing on before everyone is onboard with a design can lead to problems later on. ‘We guide people in as gentle a way as possible. It’s a positive process.’

EasTERN pROMIsE Sarah grew up in Hong Kong, and still has a connection with the east. ‘I love travel – it always inspires ideas,’ she says. She visits the Far East frequently, having recently spent time in vietnam and Thailand, as well as back in Hong Kong. ‘I am drawn to those rich shades in oriental decorative style – the red lacquer of traditional Chinese design, for example, and subtle use of vintage gold leaf. I find them calming.’ These influences are only ever understated; you wouldn’t enter a Sarah Ward room and immediately think you were in the Far East.

Sarah also visits European design fairs for inspiration; in Milan for wonderful kitchens, Paris – for inspirational lighting, as well as Decorex Interior Design show in the UK. ‘I like to keep an eye on trends, though I avoid slavishly following them,’ she says. ‘I veer towards quality items that I know will stand the test of time.’ Her designs are about creating balance. Not every chair has to match, but each room will offer an overriding feeling of harmony, and tones and textures will complement each other. Over the years, Sarah has built strong relationships with makers of furnishings from sofas to coffee tables. These artisans often design pieces specially for her projects. And because they have a working partnership, it isn’t a wildly expensive option. Sourcing unique furniture, and art, too, creates a feeling of originality in Sarah’s interiors.

LuxuRIOus dETaIL For Sarah, detail is crucial. In fact, she sells her own range of exclusive tableware, which reflects her symbiosis with the east. The collection of opulent tablemats and coasters come in shades of gold, silver, rose gold, dark stormy sky and taupe. She occasionally uses them in her interior designs if they fit, and sells sets as wedding gifts or to companies that furnish serviced apartments, through the Posh Trading Company.

Sarah and her team design luxury hotel interiors, as well as private homes. She says it’s a different process because there are more people involved, and the practicalities change. But her design principles remain the same: harmony, timelessness, and elegance. However, her true love is working with individuals – getting to know them and forming a home that enhances the way they live. Automotive mobility has always been a fast moving and dynamic business, with new concepts – such as SUvs – appearing with great regularity. But those new concepts need to be perfected in order to be adopted by those customers who will accept no compromise – the patrons of true luxury. Hence the Rolls-Royce Cullinan.

“History set our precedent, and today Rolls-Royce answers its call to action,” comments Müller-Ötvös. “Our answer to the visionaries, adventurers, explorers and those who believe in the supremacy of liberty is the RollsRoyce Cullinan.”

The Rolls-Royce Cullinan is Rolls-Royce as it’s never seen before. When Sir Henry Royce said, “Strive for perfection in everything you do. Take the best that exists and make it better. When it does not exist, design it”, he could have had Cullinan in mind.

“We knew we had to offer our clients what they couldn’t find in the SUv market,” continues Müller-Ötvös. “They do not accept limitations or compromises in their lives. They are the new pioneers, and for them it’s about their sense of adventure and daring in how they live their experiences. This approach to life demands a motor car that can goanywhere in ultimate luxury and style – Rolls-Royce style. Hence Cullinan.” It was clear that these new, younger and more adventurous customers wanted a Rolls-Royce that would take them completely off the beaten track and reward them with life’s most enriching experiences. What they didn’t want was a vehicle as ubiquitous as an SUv with compromises such as increased cabin noise due to the “two-box” formula; shared platforms that affect performance and comfort; the choice of being good either on-road or off-road; or a lower, more featureless SUv that blends in and becomes just another car.

“Cullinan is luxury in its purest form blended with perfect practicality and off-road capability,” comments Müller-Ötvös. “Effortless, Everywhere is not just the promise behind Cullinan. It’s the fact.” The ‘Magic carpet Ride’ taken off-road The integration of new technologies into the architecture was also key to ensuring the fundamental quality of Cullinan as Effortless, Everywhere. The engineering team began by creating a drivetrain that would bring RollsRoyce’s famous ‘Magic Carpet Ride’ off-road.

“The drivetrain system we engineered for Cullinan had one key job to do,” explains Caroline Krismer, Engineering Project Leader for Cullinan. “To bring the famed Rolls-Royce ‘Magic Carpet Ride’ to all other terrains possible, while ensuring class-leading on-road behaviour in the SUv sector.”

Rolls-Royce’s celebrated Magic Carpet Ride impresses off-road as well as on-road thanks to the new lighter architecture, and the latest generation of self-levelling air suspension. Through a thoroughre-engineering of the existing air suspension system – including adding larger air struts with more air volume to cushion the blows of the toughest of terrains – the strengthening of drive and prop shafts, the inclusion of drive to the front wheels as well as the back for the first time in Rolls-Royce history, and the complete reworking of the new 6.75 litre twin-turbo v12 Rolls-Royce engine to deliver just the right level of torque (850Nm) at the lowest possible revolutions (1,600rpm), the Rolls-Royce engineering team has ensured Cullinan will take owners to places no modern Rolls-Royce owner has travelled in luxury before.

The suspension makes millions of calculations every second as it continuously varies the electronically controlled shock absorber adjustment system – reacting to body and wheel acceleration, steering inputs and camera information. A new double-wishbone front axle and 5-link rear axle deliver astounding levels of control over lateral roll and shear forces and deliver incredible agility and stability, as does the addition of four-wheel steering, all contributing to incredible drivability and nimbleness.

any wheel it detects losing traction to ensure every wheel is constantly in contact with the ground and maximum torque is being provided to all wheels.

Thanks to support from Prince Charles III and Monte-Carlo Société des Bains de Mer et du Cercle des Etrangers, the billionaire François Blanc took a big gamble and decided to entirely change an area of the city covered in olive trees and lemon trees into a decadent venue of gaming and luxury – Casino de Monte-Carlo and Hôtel de Paris Monte-Carlo. The first part of the metamorphosis of Hôtel de Paris Monte-Carlo was its exalted architecture, with a façade that regains its Belle Epoque spirit from 1909. The hotel’s timeless feeling is preserved and enhanced by a contemporary design by the architects, Richard Martinet and Gabriel viora, who put themselves at the service of the building. A monumental porch now decorates the hotel’s entrance, along with a new lift, of which the decorative railing has been reused from an earlier lift in the Lobby, adding a touch of modernity, while giving a second life to historic features that capture the hotel’s soul. With the addition of more contemporary and greener spaces (including gardens and planted alcoves), Hôtel de Paris Monte-Carlo now offers its guests the opportunity to relax in a garden setting in the heart of the city. The new Lobby, which was revealed in December 2018, provides direct access to the new open-air inner courtyard called Le Patio. The large central bouquet will continue to delight customers and visitors from all over the world, along with the statue of Louis xIv on horse-back. Guests can spot his shiny knee due to the continuing tradition of touching the horse's paw for luck.

A new roof-top Wellness space opened for guests only in spring 2019, with 370 sq.m. of indoor spaces and 490 sq.m. of outdoor spaces, a terrace, swimming pool and loungers, steam room, sauna, fitness room and bar/lounge area. The new space complements the Hairspa by Rossano Ferretti and the Thermes Marins Monte-Carlo, accessible directly from the hotel.

Precious materials have been used including Tussar silk for mattresses; chandeliers and lamps in Murano glass; floors in white Calacatta marble and leather from luxury Italian brand, Elite – who comply with very strict environmental standards. The bed linen from Italian company, Quagliotti is woven in Pima cotton or “Silk of the Andes”, a healthy and biological material. The bathroom products are supplied by Guerlain. Lastly, the fruity and captivating notes of Dr. vranjes’ fragrances contribute to the elegant and refined atmosphere of Hôtel de Paris Monte-Carlo. The rooms are contemporary and light, with modern decoration and soft shades. Expect furniture with sleek lines in precious wood, with inserts of gilded or patinated brass or glass.
