SCOTLAND

A WARM WELCOME

To Prestige Scotland, a property lifestyle magazine celebrating luxury living.

The past few years have posed significant challenges for landlords, driven by shifting legislation, the cost-of-living crisis, rent freezes and caps, and the unexpected rise in the Additional Dwelling Supplement (ADS) from 6% to 8%. These changes have caught many landlords off guard, ultimately affecting the core buy-to-let investor market. What we’re seeing now are more circumstantial landlords, those whose personal circumstances have changed, like moving away for work for a set period. While these properties contribute to the housing market and are a welcome addition, they’re more of a temporary solution than a long-term answer to the ongoing housing crisis.

For self-managing landlords, the challenges are even greater, especially when it comes to staying on top of ever-evolving legislation. Did you know that last year we saw significant changes to the Repairing and Tolerable Standards, which came into effect on March 1, 2024? Staying on top of these changes and understanding things like the lifespan of safety certificates is crucial for compliance. With so many legal updates and paperwork requirements, it can feel overwhelming to ensure everything is handled correctly and on time.

Hiring a managing agent can ease this burden. They ensure you’re compliant with the latest regulations, handle all repairs and maintenance, managing rent arrears, issue rent increase notices, and manage emergency calls, safeguarding your investment. It’s their phone ringing in the middle of the night for emergency situations, not yours! At Rettie, we have access to a wide range of trusted and reliable contractors and provide you with 24/7 availability. A good managing agent can prevent costly damage and ensure quick resolutions to any urgent issues.

The showcase ‘’Prestige Scotland’’ magazine will next be published in September 2025. To include your business or for editorial enquiries kindly contact Steven Hall direct on 01803 752184 or steven@tbcpublishing.co.uk

While some landlords choose to self-manage to save money, it often ends up costing more in terms of time, stress, and the headaches that come with managing either one property or an entire portfolio. Our one-point-of-contact portfolio management service takes care of everything, offering peace of mind and maximising your investment’s value. Your dedicated portfolio manager is your trusted advisor, handling all aspects of your property, from check-in to check-out and everything in between.

New HORIZONS

Time & Tide has established itself as a significant lifestyle interiors brand in the last 15 years, with stores across Central Scotland. Time & Tide are excited to announce that they will be opening a new store in Broughty Ferry, in a sought-after unit on Brook Street at the end of 2024

Time & Tide has established itself as a significant lifestyle interiors brand in the last 15 years, with stores across Central Scotland. In 2009, the company opened their first two stores in North Berwick. Since then, they have expanded into Edinburgh with two stores, Glasgow with two stores, and Peebles. Time & Tide are excited to announce that they will be opening a new store in Broughty Ferry, in a sought-after unit on Brook Street at the end of 2024. This is a very exciting development for the company, and the team are enthusiastic to bring on-trend, inspirational interiors to a new market within Scotland. The brand describes their look as ‘interiors with attitude’, retailing contemporary furniture and interior decoration inspired by artistic movements, cultures and continents. At Time & Tide, you can guarantee that you will find products that are eclectic, inspiring and unique. It is a place where you will receive expertise on choosing the perfect product - from selecting

a decoration as a gift, through to full design advice for your home. With product sourcing at the heart of the business, the brand works with leading manufacturers and importers based across the UK and Europe, to deliver curated, fashionable interior themes each season within their stores. With a wide product offering, at Time & Tide you can find an extensive range of lighting for your home, a statement mirror for your wall, or an entire room setting. You do not need to look far to inspire a full room, as the brand’s personality is running through everything present in their stores. Each individual store has its own character and product range, catering to different customer bases, which makes each and every one worth a visit. The company’s largest furniture store is based at St. George’s Cross in Glasgow, which has a constantly developing range of sideboards, consoles, sofas, dining tables and more. It delivers a relaxed ambience, where you can shop their largest range of interior products throughout beautifully merchandised, trend-focussed zones. If you are looking for a fully-bespoke sideboard or dining room furniture, the store team can assist in selecting finishes, fabrics and wood types that will best complement your interior style. This is the ideal store to visit If you are looking for UK-made high quality upholstery, and you can find smaller edits of upholstery in their Peebles and Church Hill Place, Edinburgh stores.

For the new season ahead, Time & Tide has created an enhanced range of new products and colour palettes, and refers to these as ‘transitional’. The perfect bridge between

the summer and autumn seasons with prominent shades of olive and mustard, combined with neutrals. The key to great interior design is ‘moving on’ your home each season. It’s not about replacing everything, but incorporating ‘the colours of the moment’ by introducing new decor, textiles or furniture to your space. Inspired by Scandi-minimalist design, their new range of plaster-look furniture works effortlessly in any room, adding understated elegance to your space. Organic shapes are a key trend this season, and you can find coffee tables, dining tables and consoles based on abstract forms that will elevate your look by adding a point of difference. Key products include their best-selling range of collage style wall art, depicting libraries of iconic artists, vinyl records and box office hits. Other bestsellers include a range of ceramic tealight houses in tasteful colours, glossy ceramic bobble bowls and stylish cuckoo wall clocks in pastel tones that sound every hour with the tweeting of birds. Company owner Ewan Douglas added, “Interiors are so exciting at the moment with so much innovation in design, colour and materials currently, across furniture and furnishing accessories. Our job is to edit and bring this to our audience at good prices. We are really excited to be bringing this to a new market in Broughty Ferry!”

AHEAD OF THE Curve

Tom Raffield, pictured above at his Cornwall workshop, is one of a new generation of British designers and makers, using his craft in innovative and contemporary ways.

Leading the charge in sustainable lighting design, Tom uses wood in extraordinary ways to create intricate curves and twists, mimicking organic shapes, and celebrating the very thing that inspires him - nature.

Over a decade later and passionate about sharing his vision with the next generation of makers, Tom has passed on his skills to a small team in Cornwall and together they create some of the most spectacular wooden lighting designs in the world today.

Seeking to transform everyday spaces with warmth and elegance, Tom Raffield’s heirlooms of the future can be found across the globe in a variety of interiors, including residential spaces, hotels, chalets and spas.

Crafting a Brighter Future

Tom Raffield’s purpose is to create new ways of living with original, timeless objects that are inspired by the natural world that surrounds their design studio and workshop in Cornwall. His artisan lighting designs are handcrafted by the skilled team of makers to last a lifetime using traditional craft processes in sustainable and innovative ways.

The brand aims to transform spaces and leave a lasting impact without having an impact on the very thing that drives them - nature. Tom Raffield’s wooden wonders offer the antidote to over consumption and hope to inspire a like-minded conscious community, helping to create a world where people and nature thrive for future generations to enjoy.

Inspired by Nature

Inspired by the Cornish beauty that surrounds his studio, Tom Raffield showcases curvaceous pieces that soar and bend to reflect every landscape Cornwall offers – no matter how grand or intricate. And it’s been proven that surrounding yourself with organic materials, textures and tones that simulate the natural world outside can help you feel relaxed and soothed in your home.

“It’s no secret that I love Cornwall and the beauty of the landscapes, and that I use this inspiration to forge my designs. My inspiration is often drawn from both urban surroundings and seascapes, which as you can imagine, offers very different results. I find structure fascinating and spending time in Cornwall’s coastal towns reminds me how interesting architecture is – the lines and repeated shapes can be a good starting point for developing new designs”.

Tom Raffield, Founder & Designer.

Full Steam Ahead

Steam bending drives Tom’s passion for sustainable design and informs the aesthetic of every creation he makes. Every design draws on the curves, lines and twists epitomised in the steam bending discovery which started their journey...

Time consuming, a little unpredictable and labourintensive, steam bending tends not to be commercially viable for large-scale production. However, the low energy and ecological method of manipulating wood with no nasty glues and very low levels of wastage ticks all Raffield’s boxes. Using this unique approach the British brand can create lighting that will become heirlooms of the future.

No chemicals. No additives. No production line. Just handcrafted design, valued heritage and an understanding that every experiment holds the key to a new way of doing things.

Timeless Design

The Cornwall-based designer has created a visual language of his own, with sinuous outlines and unusual forms across his iconic lighting range. There is steambent science behind their magic and while trends come and go, Tom Raffield pride themselves on delivering quality lighting fixtures that are made to last a lifetime, to the very highest standards. Using natural materials carefully and respectfully is key to creating unique moments of wonder throughout any space.

Skipper Lighting Range. Achieve impact with a lighter touch. Embrace simplicity. Make a statement in your space. Undulating loops of timber navigate over and around. Where pared back design meets Raffield’s signature curves, the Skipper Lighting Range leads the charge.

Shoal Lighting Range. Drawing inspiration from the graceful movements and fluid shapes of fish swimming in unison, the Shoal Lighting Range is a celebration of harmony. Designed to mimic the interwoven textures and smooth, flowing forms found beneath the surface of the ocean, each lighting design is carefully crafted to evoke a sense of tranquillity.

Stem Lighting Range. Honest. Bold. Considered. A branch of steam bent timber bows its head. From base to tip, the Stem design blends nature with elegance to put the lustre in illumination. The Stem Lighting Range offers understated design at its best.

A Lifetime of Memories

In today’s throwaway culture, the Tom Raffield promise is that their beautiful homeware pieces are made to last a lifetime. Tom believes that by working together with specially selected suppliers, they can make a difference to the planet and offer customers a more sustainable way of living. With the smallest ecological footprint possible, they forge a path to excellence, crafting the heirlooms of the future whilst protecting the natural world that surrounds us.

Tom Raffield’s steam-bent timber creations are immediately recognisable, and this success story in contemporary British craftsmanship has it’s sights on becoming the go-to lighting brand in the UK and overseas in the future.
