Introduction Welcome to our second Tandem yearbook that highlights the various accomplishments and activities we’ve shared together over the past year. 2018 was certainly a milestone year for our company capped by the start of our first ever high-rise project. As I’ve seen the building go up over the past few months, I find it hard to believe that we are actually building something of this size and scale. Although we still have a long way to go to get to the finish line, I am very encouraged with our progress. We’ve been beating our schedule; the budget is coming in as we’ve expected and the morale on the job has been positive. In addition to our River West project, we’re almost at the finish line at our 18-unit development in Lakeview. What has allowed us to get to this point? I think the answer lies in the energy, hard work, and dedication of our talented team.

Among a number of completed projects over the past year, Sean Staunton and the special projects division were most proud of the remodel of a multi-use retail/apartment building at 7359 N Greenview, a project all about thorough planning. When tackling a building that was built over 100 years ago, you will inevitably run into surprises and roadblocks. As on all of his projects, Sean made sure there was clear communication with property managers and tenants, which he considers to be paramount. When multiple tradesmen work hard together as a team to make sure a storefront business can stay open during construction, it really stresses how important it is to put yourself in the client’s shoes. Sean’s team of project managers and superintendents stepped up to meet these types of challenges and he was happy that he was able to get out of their way to allow them to learn and excel.

Chris Walsh and the architecture team has been busy learning new systems, adapting to change, finishing the old and starting new. Although we had a range of projects, Architecture had the fulfillment of wrapping up two significant mixeduse developments in 2018 and has been fortunate to design and start entitlements on three new TOD, mixed-use projects in the suburbs of Chicago. 2019 looks to be an exciting year where our group will integrate even more with the construction team’s practices.

As long as we keep stretching ourselves and keep an open mind to learn new things, we will continue to find new opportunities. I would like to thank our team for believing in the work we’re doing and for your persistent effort. Even though we’ve been at this for a number of years, I feel that in many ways, we are just getting started. Your talent, energy and passion will play a major role to help define who we are over the coming years. We can’t wait to see what future you chose to create and where our ideas will take us. 3

CANstruction It was a pleasure to participate in CANstruction this year, a charity competition that ultimately provides hundreds of thousands of pounds of non-perishable food for those in need. We teamed up with BASE and UrbanWorks to build our DNA cansculpture.

The mixed-use project will contain units with ground floor retail and w existing 40,000 SF office building. Tandem projects, this site is located just 650 feet from the Chicago Blue The development team has worked with the Neighbors of River West to programming of the site in pursuit development rezoning. It is such a progress of a project of this scale.

MODE Lakeview MODE Lakeview is an 18-unit mixeduse project at the corner of Lincoln and Cornelia Avenue in Lakeview. This is our first collaboration with STL Architects and construction is near completion and ready for showings.

LAZ Parking Garage The project consisted of removing and replacing the glass on the exterior of the parking garage. The original glass system was redesigned to improve the structural integrity of the steel and clip system holding the glass. This was necessary after the garage caught fire and some of the glass and channel system holding the glass was damaged. We are expecting to finish mid-January.

Founders Square, Portage, IN 24

Founders Square Architecture finished design and permitting for the amenity spaces and the pool house so all permits for the project have been secured. They have completed construction on five of the nine buildings and the commercial space is 100% leased.

Harmony Station Tandem Architecture designed the site plan for a 4.4 acre site to have 130 apartments spread out over 3 buildings across from the Metra Station. The amenities include a clubhouse, fitness center, open greenspace and 11,000sf of retail.

We received approval from the Village for our design of a new 5 story on ž of an acre, across from the Metra Station, containing 94 units, underground parking and 3,500sf of commercial space.

Lilac Station, Lombard

Lilac Station Our design for a 4-story, 120-unit apartment building with lower level parking and 15,000sf of retail space was chosen by the Village of Lombard among multiple bids for their 2 acre site across from the Metra Station.

Complete remodel of an old Tannery building north of Lincoln Yards. Along with 8 new apartments on the second floor, this renovated building will become the new headquarters for TriView Properties.

For this multi-unit apartment building with retail stores on the first level, we performed masonry tuckpointing, installed new storefront glass units and doors, as well as new residential French doors.

Palmolive Condo Earlier this year, Tandem completed the full interior renovation of a luxury condominium at the esteemed Palmolive building. With the detailed millwork, an antiquemirrored feature wall, and exquisite surface materials throughout, this unit is all-around a work of art. It features custom, hand-painted kitchen cabinets brandishing unique brass Skultuna hardware, an open-concept master suite featuring Breccia Capraia Marble tile in the bathroom, and a double-sided ventless fireplace, among many other stunning elements.

Responsible Investment Group Office For the remodeling of this office space, we opened up some existing office walls for the glass storefront wall at the two conference rooms, combined two existing office spaces to make one of the conference rooms larger, remodeled the bathrooms, kitchen, and offices. We also added a copy room with a bonus room above the copy area, refinished the hardwood floor, and installed new carpet tile flooring in the office areas.
