When we think of April, we think of spring — a renewal of ourselves and of nature. Flowers start to bloom and we venture more outdoors, visiting our hidden gem parks (writer Amanda has this covered!) and our stunning East Midtown Greenway; how lucky we are to call it ours. April brings about the need for cleaning and making space, and our newest writer Natalie puts her own twist on how to approach spring cleaning, in all facets of life. Spring has arrived and with it comes new energy — bright, clean, hopeful.

Our phones, laptops, and tablets — it’s unfortunately where we spend most of our time these days. It is just as important to stay organized in our digital space as it is in our physical one.

• Our phones are full of pictures and videos we take and never look at again. Taking it a month at a time, choose which to delete and which to save. Maybe print a few and start a scrapbook.

DESKTOP & APPS

Make use of folders on your computer and phone. Put your apps and documents in their homes just as you would a pair of pants in a dresser drawer.

Small, intentional actions can brighten our routines and allow us to welcome the warmth of spring with a spark.

teve Snider retired nine years ago to pursue fine art full time. During his fifty-year career in publishing, he was art director of The Atlantic in the ’70s, art director of Little, Brown and Company for nine years, and for eighteen years vice president creative director of St. Martin’s Press. He is the recipient of hundreds of design awards and has created many iconic book covers and bestsellers, including "Infinite Jest" by David Foster Wallace, "Barrel Fever" by David Sedaris, and "Running With Scissors" by Augustin Burroughs. Today, he creates collages in his studio in the same building on 57th Street where he lives with his wife, Marlene. Wabi-sabi, the traditional Japanese aesthetic that values the beauty of things imperfect, impermanent, and incomplete, echoes his response to the torn and weathered walls and billboards that are indigenous to cities around the world. Steve has always found them fascinating and has been photographing them for many years. Using those photographs as source material for the collages, he makes large prints of the images and then tears them into pieces and reassembles them on canvas.

“I have always viewed the world in terms of graphic compositions. My mind insistently frames what I see, so finding what I call ‘the composition in the chaos’ feels natural to me. My work is about shapes, colors, textures, patterns, and how they juxtapose. I love the trompe l’oeil aspect; most of the bubbles, rips, wrinkles and creases are in the photographs, but others are real. Various light sources exist within the same space but the eye allows it.”

While there are other artists working today who collage with actual torn posters, Steve believes that using his own photographs as source material, combined with his years’ experience designing book covers, is what separates his collages from similar work.

“It’s very exciting and fulfilling to have a second career at 80. It may be true that you can’t turn back the clock, but you can wind it up again.”

While we’re all no doubt thrilled about the addition of the East Midtown Greenway, there are plenty of other places to go if you’re not in the mood for a long stroll. Sutton Place is bustling with tiny green spaces just waiting to be discovered, where you can plop down and enjoy a picnic, catch up on your reading, or just bask in those sun rays. Here are some of our favorite hidden gems for you to soak up some nature.

Greenacre Park

This small enclave is the place to go if you’re looking for peak relaxation. The rushing waterfall fountain exudes spa-like vibes, while the outdoor café offers a nice selection of food and drinks. Aside from those amenities, the park gets both sun and shade depending on where you sit, and is surrounded by ivy-laden walls and green gardens. There are three tiers of ample seating, but it can certainly get crowded on a sunny day. Plus, this small oasis has racked up numerous design awards. See you there!

Tudor City Greens

While many people know about Tudor City, a lot are unaware that their parks are open to the public. The Tudor City Greens are comprised of two parks which are privately maintained but welcome visitors between the hours of 7 a.m. and 10 p.m. Overflowing with greenery, it’s apparent what goes into the care for these gardens. Additionally, the parks host public events throughout the year, including concerts and holiday celebrations.

Honey Locust Park

Nestled right beside the Queensboro Bridge lies this tiny park named after the trees that shade it. The recently renovated respite, often referred to as a “pocket park,” is filled with benches, a water fountain, and fresh landscaping. It almost seems out of place amidst the bustling streets surrounding the bridge traffic, but this little haven is a welcome spot to set down your shopping bags and enjoy the fresh air.

Peter Detmold Park

Descend a flight of stairs at the end of the road on East 51st Street and you’ll find yourself situated in a leafy, paved park. It’s a wonderful place for a spring stroll, features a dog run, and has a beautifully trellised walkway, calling to mind a relic from old New York. There are plenty of seating areas to take advantage of, plus, the fragrant rose bushes scattered throughout the park make this a great place to stretch pre- or post-run.

Talking Real Estate & ESPLANADE With Awarded Appraiser JONATHAN MILLER

Iam excited to introduce Mr. Jonathan J. Miller, of Miller Samuel Inc., widely renowned as the appraisal expert in the city, providing market insights for The New York Times, Bloomberg and The Wall Street Journal. He is also the principal author of the market analysis reports by Douglas Elliman, the real estate brokerage firm I represent.

For context, what would you say are Sutton’s peer neighborhoods?

MILLER: It may not come as a surprise that the middle of the Upper East Side is most comparable to Sutton Place, with Sutton Place being a half a grade lower on pricing. Midtown East would be half a grade below Sutton.

FOLAN: The East Midtown Greenway just opened and is creating quite a buzz in the neighborhood. How do you think this will affect property values?

MILLER: Anytime you add a neighborhood amenity such as closer subway access or big box stores, it has a universal, positive effect. For instance, a widely noted study found that rent values increase whenever Whole Foods comes to a neighborhood. Lifestyle amenities, including Trader Joe’s, make a neighborhood more functional, and upgrades in services universally have a positive effect on value.

The Greenway can be a hook to draw people into Sutton Place. For example, the High Line upgraded residential housing in West Chelsea as it brought visibility and functionality. It became a huge attraction for tourists, which supported retail and spurred development, extending the neighborhood westward.

FOLAN: There was some community opposition, but it sounds like people should not be concerned about a negative impact on their values.

MILLER: Shareholders may have been averse to change; after all, people chose Sutton for the tranquility. However, the Greenway adds interesting motion and activity and can only have a positive impact on values.

FOLAN: Many apartments in Sutton Place enjoy open river views, open city views, or both. When valuing an apartment, obviously views are important. Do you have an opinion on whether river views versus city views impact value differently?

MILLER: The premium view in NYC is Central Park. Sutton Place doesn’t have Park views, but its river and city views are desirable and command a premium. The amount can vary, but an open river view can command 20%–30% more than a comparable apartment with a street view, especially if it’s a corner view with multiple exposures. A city view can command a premium of 10%–15% over a building or street view where you don’t have more than a one-block vista outside your window.

FOLAN: Let me ask you the age-old question: What is the value of outdoor space?

MILLER: Yes, that is the age-old question. Outdoor space adds value because in a dense urban environment, it is a connection to the outside world. Generally, I think on a per-square-foot basis, the value is in the range of 25–50% of the interior price per square foot. But, all terraces are not equal. A 500-sq-ft rectangular terrace off the living room is much different from a 2-foot-wide 500-sq-ft wraparound terrace. They serve different uses: one you can use as true living space and the other to put a few plants on. So the specific value-add is tied to functionality.

FOLAN: Akin to outdoor space, a number of buildings in Sutton Place have roof decks, and some sellers think they are important selling features.

MILLER: To me, the jury is out on whether a roof deck adds value because most owners will never use it. A roof deck can create insurance and maintenance issues and the cost of operation should be a consideration for co-ops. But I suppose a roof deck (or pool, or gym) could be a selling feature because it’s aspirational. I don’t see it as a value-add; it might reduce marketing time.

OUT OF THE FOREST THEATRE

FOLAN: I’m also curious if you have an opinion on how restrictions like no smoking and no pets influence market value.

MILLER: Social values change over time. Ultimately, it is a personal preference. But, if you smoke, or if you have a dog, then these policies will be important. By the way, I wonder if there is a cottage industry of dog-fitness experts and nutritionists who train dogs to qualify for co-op weight limits. I’d love to witness a dog weigh-in ceremony someday. NYC is amazing!

FOLAN: Lastly, Jonathan, I’m wondering if you anticipate any effect on the market due to this being an election year.

MILLER: About a decade ago, I did a study on the impact on the market for co-ops (not condos) of federal elections. I found that beginning Memorial Day, sales slow or even steeply decline until election day, followed by a post-election uptick in sales activity through February/March, like a two-hump camel. The distortion occurs consistently, yet it doesn’t matter the party or candidate. I attribute this hesitation due to an “unknown,” like the impact on mortgage rates, unemployment — changes to things I care about. Sales pick up because one of the variables has been answered and predictability resumes.

Experience the magic of light when you walk through artist Bruce Munro’s Field of Light at Freedom Plaza. The interactive, multi-sensory art installation creates a colorful, contemplative environment from 38th Street to 41st Street on 1st Avenue — with 18,750 fiber optic stemmed lights — where you can open your world through art and the transformative feeling of light.

The British artist draws inspiration from nature. When living in Australia and working in design and lighting, Munro felt a deep connection to the whole feeling of the Outback. The transformative experience set him on a journey of creating a field of light that rose in the evening and went to sleep at night, expressing the shared feeling of what it is to be alive.

With over 40 years of experience, Munro has established himself as a master of light, sharing his unique blend of creativity and innovation with everyone from the Victoria and Albert Museum in London to Niseko Hanazono in Japan, to Sotheby’s and Longwood Gardens in Pennsylvania.

Central to Munro’s artistic philosophy is the belief that light serves as a universal language, bridging the gap between the physical and spiritual dimensions. His works aim to create moments of connection, clarity, and positive alignment, inviting viewers to immerse themselves in an ethereal world of color and wonder.

Munro, who first visited New York in his 40s, always wanted to contribute to New York City’s artistic landscape; therefore, when The Soloviev Foundation asked him to create an installation for the space, his long-standing desire to create a "window box" for people to enjoy became a reality.

Bruce Munro has designed a space where you can decompress, reflect, and feel inspired by the beauty and wonder around you. The renowned artist believes the artwork is a process created by everybody who interacts with it: “If you leave the Field of Light with a warm heart and a smile on your face, then the artwork has done its magic.”

MP: How did you end up in Sutton Place, and what draws you to it?

RL: I moved to Sutton Place in 1999 after a somewhat unconventional college experience. I transferred twice, finally landing at the Fashion Institute of Technology. Interestingly, both of my first two apartments happened to be in Sutton Place, and ever since, I’ve felt a strong connection to the area. One of the key attractions for families like mine, in addition to the local conveniences of parks, retail shops and restaurants, is the fantastic public elementary school. Whenever my kids walk around the neighborhood, they always bump into familiar faces from school, and that feeling of connection is priceless.

MP: It sounds like you’ve really found your home here. Can you tell us about your involvement in the community?

RL: Certainly. Our family found a welcoming community at the Sutton Place Synagogue when my eldest started nursery school there in 2012. Since then, all three of my children have attended the synagogue’s religious school, and it ’s become an integral part of our lives. Additionally, I’ve been deeply involved with PS59, where I served as PTA president for three years.

MP: Your professional life is also rooted in Sutton. Can you tell us about your work in real estate?

RL: Over seven years ago, I joined NextStopNY Real Estate and found a perfect outlet for my passion for Sutton Place and helping families find their dream homes. Drawing on my deep knowledge of the neighborhood and its unique charm, I guide clients through the process with care and expertise. SUTTON'S Dynamic Duo LUKE & LIAM

Luke Robinson, 27, and Liam Dougherty, 26, share not just an apartment in Sutton Place, but also a friendship spanning nearly a decade. Their connection traces back to Liam’s days playing soccer at Fairfield University alongside one of Luke’s identical triplets. United by their love for sports — Liam excelling in Division 1 soccer and Luke in Division 1 baseball — the pair quickly built a solid friendship. Liam graduated from Fairfield University in 2019, while Luke obtained his degree from Lafayette College in 2018. “But some of our best memories come from all of our adventures in New York City,” they share. From meals at Monkey Bar to Guinness tour stops at Hendricksons and The Blasket, the duo have explored the Sutton Place Area inside and out.

When they’re not working, Luke and Liam are avid sports enthusiasts. Weekends often see them on the soccer field at Chelsea Piers or shooting hoops beneath the Queensborough Bridge. Liam, a devout Tottenham Hotspurs fan, never misses a game. Running is another shared interest, as the two share their runs on the app Strava, with Liam currently training for a summer half marathon in Fairfield. When they’re not pounding the pavement, you can find them dueting in a karaoke bar, with Luke taking on Kid Rock’s part in “Picture” and Liam channeling Sheryl Crow — a skill honed from Liam’s middle school days when he was voted best male vocalist.

Their adventurous palate extends beyond sports, as they eagerly explore New York City’s diverse culinary scene, rating their experiences on Beli. Roy’s Fish Market, Neary’s, and Au Za’atar are among their top local favorites, with Tomi Jazz and Sushi Hayashi next on their must-try list. Adding a touch of sophistication, Luke and Liam are part of a whiskey club, turning the discovery of new favorites into a game. They’ve even embarked on a quest to find the best Guinness in NYC, dubbing Sutton’s The Blasket as a top contender.

While they don’t have their own pets at home, they enjoy dog sitting Marcus "Meatloaf" Aurelius, a 6-year-old English bulldog, and Julius "Julio" Caesar, a 4-year-old miniature pinscher, for their friend. “We love them immensely,” they gush. “Both are rescues, and we occasionally take them to their manners classes.” Marcus does rally training and Julio does agility training. “They are both top of their class!”

Their relocation to Sutton Place eight months ago wasn’t planned. Luke, having lived in the city since college graduation, found himself apartment hunting, prompting Liam to seize the opportunity to join him from Philadelphia. Drawn by the neighborhood’s charm and proximity to work — Liam in technology consulting and Luke in financial services — they’ve quickly embraced life in Sutton. “Close to work, a great neighborhood, and fantastic bars and restaurants — we were sold."

Community engagement is pivotal for Luke and Liam, who actively participate in local events like trivia nights at The Greats of Craft, Bravest, and the Raven, and seasonal festivals like the annual Christmas tree lighting. As newcomers, they’re eag er to build connections and lasting relationships within the neighborhood. “We’re always looking for ways to make new friends."

Their adventurous spirits extend far beyond city limits. Liam ventures on annual ski trips, this year to Stowe, Vermont, and attends the Montreal Jazz Festival religiously. “It’s the biggest jazz festival in the world and is a great time filled with music and friends." He also takes any chance he gets to visit family in Philadelphia and friends in Washington, D.C.

Meanwhile, Luke frequents The Hamptons during summers and embarks on golfing excursions across the U.S., alongside visits to family in St. Louis. The two have plans to visit Chicago together next summer.

To their neighbors, Luke and Liam extend heartfelt gratitude for fostering a welcoming atmosphere in Sutton Place. In their own words:

Exciting news for our neighborhood: New York’s first-of-its-kind inclusive French coffee shop has made its way from the heart of France to Midtown East!

Since 2017, Café Joyeux (pronounced joy-you) has been on a mission to provide employment and training for people with mental and cognitive disabilities. With over 19 locations in Europe, making disability visible in culinary jobs has proven to be a successful concept thus far. And what better place to make their American debut than in the middle of Manhattan?

Centrally located at 52nd Street and Lexington Avenue, Café Joyeux boasts warm hospitality and delicious French gourmet goodies served fresh daily.

What makes Café Joyeux different from other coffee shops?

In the first place, not only does the family of cafes provide meaningful engagement with society for its employees, but customers also gain the opportunity to embrace differences in one another. Because, you see, 95% of the employees have a disability. As far as I know, there is no other business in New York where this is the case. With this radical innovation of a high intellectual-disability employment rate, Café Joyeux opens hearts and minds. By recruiting trainees who have a disability such as Autism or Down Syndrome, for example, specialists work as a team to teach vocational skills needed to work in a professional company environment. Business positions include greeter, food preparer, cashier, and waitstaff. Employees learn the skills to do all positions, then restaurant managers adapt job roles to fit each person’s ability.

What do they serve?

All Joyeux team members are happy to serve the usual coffee varieties of lattes, cappuccinos, and espressos. Homemade hot chocolate, tea, and lemonade are also available. Drinks usually have a sprinkle of love and kindness thrown in each cup. Prepared on-site are luscious French pastries like almond croissants and triple chocolate cookies. Yum! Beyond dessert, you’ll find savory treats such as the bacon and cheese bun, sweet potato soup, or a Waldorf salad.

Besides the people and food, you’ll want to spend time soaking up the atmosphere. With high ceilings, plenty of seating, and large windows, you can’t help but be in a good mood. After all, Joyeux does mean "happy" in English. I’m pleased to report that the cafe is also accessible to people using a wheelchair or walker, complete with an accessible bathroom as well.

Café Joyeux is on a mission to include people with intellectual disability in society, through work and everyday encounters. LET'S EAT LOCAL Tensai

Tensai, a new udon restaurant in Turtle Bay, offers a cozy and comfortable dining experience where you can leisurely enjoy small dishes (izakaya). Everything from the minimalistic design to the warm and friendly service creates the feeling of being welcomed into someone’ s home in Japan.

The owner, Si, has had a passion for noodles, her "comfort food," since she was a little child. She noticed that the neighborhood was missing a great place where people could hang out and enjoy themselves.

To prepare for the opening of Tensai, Si traveled through Asia to find great recipes, taking classes in Japan and Vietnam to master the art of udon. As a result, the simple design, focus on quality ingredients, and attention to detail in the presentation of dishes and service reflects the Japanese values of craft and hospitality.

The menu offers a variety of options, including vegetarian and veganfriendly dishes. Must-try items include the Ebi Ontama Udon, which is an udon soup with crispy shrimp tempura and onsen egg, as well as the Karage (fried chicken) and shishito peppers for appetizers.

I started with the ube chips made from Japan’ s f amous purple sweet potatoes, served with a hint of salt and spicy mayo. The harmonious flavors are reason enough to return to Tensai. Next, I enjoyed the perfectly cooked shishito peppers and a healthy serving of fresh edamame. The food at Tensai is intentionally not overseasoned, allowing the natural flavors to shine. For spicier dishes, the homemade chili oil is a great addition.

I also tried the vegetable udon, which was both healthy and flavorful. It had a generous serving of steamed mixed vegetables, and the warm broth and noodles were comforting on a cool night; however, udon isn’t only for cooler nights. Tensai follows the Japanese tradition of changing its menu with the seasons, ensuring you can always enjoy fresh and seasonal ingredients.

Tensai is a hidden treasure in the Sutton Place area. The high-quality food, cozy ambiance, and attention to detail create a relaxing and enjoyable dining experience. Whether you’re me eting a loved one or catching up with a friend, Tensai is worth exploring.

GIGI Glowing

Gigi Cabasso is a 7-year-old toy poodle born on December 19, 2016 in New Holland, Pennsylvania. She is the friendliest, most affectionate, sensitive, cuddly dog. She’ s a home body and loves to sleep in bed. The princess of the family, she has three brothers. She loves going to Happy Tails Camp and sitting outside in the fresh air. She spends her summers at the Jersey Shore. Just a few more months until then!

Oyster & Olive

We adopted Oyster, a mix of Poodle and Chihuahua, in 2017 from Rescue Dogs Rock NYC. He was a southern stray and we applied to adopt him immediately upon seeing his intake photo where, despite being hungry (and itchy!), his little face showed his cheerful disposition. Oyster (aka Monsieur Boules, Goose, Mushroom, McDuff, Little Man) has been a joy since he was handed off to us from the transport van on the NJ Turnpike that summer.

One year later, we decided to adopt a companion for Oyster. We were a bit nervous about how Oyster would react and essentially polled everyone in the neighborhood with two dogs to share their stories. We soon realized we were considering all of the negative possibilities and not all of the positive ones! We adopted Olive (aka Alice, Potato, Madame Olive), a mix of Miniature Wire-Haired Dachshund and Chihuahua, through Rescue Dogs Rock NYC as well, and she and Oyster were fast friends. It has been a gift each day to have them around for love and cuddling.

We believe Oyster sees himself as the mayor of Sutton Place, stopping to greet every human and every dog. At the promenade small dog run, he monopolizes the time of other dog owners by sneaking onto laps, nudging for attention. He loves visiting his grandmother in NJ, sitting outside for hours in her backyard, enjoying a breeze, watching a woodpecker. He loves the beach as well, making him quite the outdoorsman.

Olive, on the other hand, would prefer to stay home curled up donut-like under a blanket. We hear this is a dachshund thing, the burrowing and all. We sometimes carry her in a bag when she has had enough of a walk; though, she, too, enjoys her grandmother’s backyard, especially at sunrise when she sits beside the fence barking for neighbor Kathy to come outside with treats.

How to Choose A PINEAPPLE

When I recently went to Costa Rica on an EcoTour, I learned how to choose a pineapple. I used to smell it. I used to squeeze it. I used to pull a leaf out of the crown. I used to check the bottom for juice. Then I would leave it out to ripen more. I thought I knew everything about choosing a good pineapple. Ha! Most of the time, my pineapple was inedible. I had a lot to learn

I learned that Costa Rica is a 90% carbon neutral country. Electrical power comes from hydropower and thermal power. Costa Rica is volcanic. There are thermal pools in which to soak weary bones because visiting Costa Rica means a lot of hiking, walking, rafting, zip lining, river cruising, and snorkeling.

I learned that this tiny nation boasts many climates, from dry and hot to cool and humid. There’s a wet season and a dry season, and being close to the equator means a 12-hour day, year-round, 6 a.m. to 6 p.m.

I really learned about coffee. There’s little difference in caffeine content between light and dark roast. Adjust the caffeine level by brew speed — the slower the drip means more caffeine. Lighter roast tastes more acidic or sour; dark roast tastes more bitter. Medium roast is the balance of the two.

I learned that in 1970 the country was 75% forest, full of unique multitudes of animal and plant species. By 1990, due to expansion of cattle farming, only about 22% was covered in forest. Conservationists privately bought acres and acres and turned them into refuges. Now, there are 29 national parks. There are many other initiatives that changed Costa Rica’s topography, and it is now 52% covered in forest.

I learned that forests and wildlife mean tourism. We flock to see the quetzal, the sloth, and thousands of other species. Costa Rica’s goal is recreating a north-south green line of forests so that wildlife can safely traverse the terrain unmolested by people.

Now I must digress. Manhattan used to have sort of a green line for resting migrating birds, and weary New Yorkers. However, the unabated construction of behemoths up to their building lines with no space reserved for trees and fountains is making the city streets unlivable and unwelcoming. When did you last see a squirrel or a sparrow in the Sutton Place Area?

Okay darlings, so how do you choose a pineapple? When I went to Costa Rica, I learned pineapples are harvested ripe and shipped quickly in a cooled environment. A good pineapple is green with some yellow. It is firm, and has no odor. Heft a pineapple by a small leaf near the fruit at the bottom of the leaf crown. The tiny leaf should support the fruit’s weight. Once home, I refrigerate it immediately. That’s it. Everything I thought I knew was wrong. Don’t pull out a leaf at the crown, smell or squeeze it, or look at the bottom for juice. Don’t buy a soft pineapple, one that has a scent, is very yellow, or has juice running from the bottom. It’s fermenting.
