We Are Back! T
his is the first publisher letter that I have written in nearly five months. It wasn’t until a few weeks after the COVID-19 pandemic caused our local businesses to be shut down that I truly began to realize the magnitude of the situation. When I decided to start publishing magazines back in 2009, I could never have imagined being contacted by nearly every one of our advertisers (within a few weeks’ time) letting us know that they had been forced to close and could no longer advertise. There’s no business playbook for this type of scenario. Being active in the community – both personally and professionally – has let me witness a wide range of vastly different effects that COVID-19 has caused. Many, especially those who work for large companies, have been fortunate to keep their jobs and work from home. On the other hand, COVID-19 has put the majority of small businesses, their employees, and their owners in an unprecedented and extremely difficult situation. Many small to medium-sized business will not survive this pandemic. As a magazine that caters to small businesses, we’ve already started hearing from some of our advertising partners that they have permanently closed their doors or plan to close in the coming weeks. This news breaks my heart, as I have witnessed the emotional and financial devastation that takes place when a business owner has to make the dreaded call to cease operations. This is our first issue of 92064 Magazine since April. There are two primary reasons that we were able to get this comeback issue to your home. First, the advertisers throughout the pages of this magazine have made the financial commitment to participate. Second, our team here at ZCode has worked hard to get things back up and running. win brothers Ian and Kane Xu founded a 501(c)(3) nonprofit organization in 2019 called Project Art of Learning. The program provides free one-on-one STEM tutoring to underprivileged students grades K-12. Ian explained that his ongoing passion for STEM has given him the opportunity to interact at outreach events with students from diverse socioeconomic backgrounds. These interactions made him realize how many of them had a strong desire to learn, but lacked the educational opportunities to reach their potential. Though outreach events are important for sparking interest, more support is needed to turn the interest into realization. “Thus, my twin brother Kane and I came up with the idea of free online STEM tutoring to provide students with flexible long-term educational support,” Ian said. Seniors at Del Norte High School, the Xu brothers have been 4S Ranch residents for seven years. “We’ve had the privilege to receive a high-quality education and were surrounded with
academically hard-working peers,” they shared. “We were also blessed with a strong leadership team which includes two others: Vivian Chung and Kevin Wang. Using connections we had within our community, we recruited a team of over 20 high school tutors from all over San Diego County.” As co-presidents of Project Art of Learning, Kane and Ian are responsible for finding underserved clients, securing partnerships, recruiting and training their tutors, developing personalized curricula, publicizing their efforts, and managing quality of services. They also tutor their own students. Then came COVID-19. Since their services were already online, Project Art of Learning could operate normally, but Kane and Ian realized that many students needed these services more than ever. “In order to reach out to more students during the outset of the pandemic,” Kane shared, “I remember cold-emailing and calling other educational organizations and institutions for weeks

They are running a campaign called Keeping Kids Connected to provide students with laptops so they can transition to an online learning environment and continue their education. without a single reply. I nevertheless persisted, and eventually was fortunate enough to get a reply from the International Rescue Committee (IRC). I was personally able to tutor three refugee students through this partnership. This taught me a lot about persistence and grit, which I found is vital in running a nonprofit organization.” So far, Project Art of Learning has served more than 40 students, holding more than 400 individual tutoring sessions and tutoring for over 250 hours. “Our biggest accomplishment is getting to know our kids not only as a student, but as a person, and building a positive relationship to foster an enjoyable learning environment.” ¢

avita Agarwal and her family have lived in Rancho Peñasquitos for 15 years. She is married to Sanjay Agarwal, and her son Aman is 26 years old. Kavita is currently the Director of Investor Administration at MG Properties Group in Sorrento Valley, but now that her son is grown and living in Seattle, she has found more opportunity to volunteer. After seeing an emotional video about a foster child and a CASA (Court Appointed Special Advocate) through the organization that sponsored it – Voices for Children – Kavita decided to sign up. As a CASA, Kavita has a role to listen, observe, and advocate for her assigned foster child’s needs, working alongside the social worker, attorneys, therapists, and the child’s school. “I visit with my case child at least once a month, which helps in connecting with and understanding him or her,” she explained. “I look into any issues

the child has in their schooling, if there are any unmet medical or therapeutic needs, or if there is any gap in communication between the child and his or her caregivers.” Her first case child was an 11-year-old girl, who warmed Kavita’s heart when she said she felt she could always call on Kavita. “The biggest accomplishments of my last few years advocating for foster kids was the joy of seeing my first case child, a girl, reunited with her biological mom who was clean after many months of rehab, and the second case child (who was a teenage girl) reunited with her dad,” Kavita said. “Although I am no longer the CASA for these two girls, I am still in touch with both of them.” The pandemic has taken its toll on children in foster care, and they’re feeling more alone and helpless at this time. The 12-year-old child Kavita is currently working with can’t leave her group home for activities or visits, and can

Voices for Children is always looking for volunteers who are motivated to help the community and give back by volunteering time with children in foster care. Kavita recommends checking out the VFC website for more information. “As a consistent presence in the child’s life, the CASA ensures there is someone a foster child can rely on, and someone who will be by the child’s side during a scary and difficult time in their life,” Kavita concluded. “Through this unique volunteer opportunity, Voices for Children provides the training, framework, guidance, and funding that allows people in the community a way to give back and make a tangible impact for a child!” ¢

he RB Chorale is ending 46 years of community involvement and shared artistic passion. The group, founded by Pat Bean, decided earlier this year that the 2019-2020 season would be its last hurrah. Even though the final concert was cancelled due to COVID-19 restrictions, the scholarship program was still able to proceed with virtual performance interviews. est friends since second grade at Chaparral Elementary, Isha Pasumarthi and Varsha Mathew managed to stay close friends despite attending different schools since then. They both graduated high school in 2019 – Isha from Del Norte High School and Varsha from Rancho Bernardo High School – and began college, with Isha attending Nova Southeastern University while Varsha stayed more local at University of California San Diego. Imagine their surprise when in March this year they had to pack everything up at college with a moment’s notice and move back home. “We co-founded Pandemic Palz in April in an effort to help community members make new connections even in the circumstances we are in now,” Varsha confirmed. “The mission is to connect members of our community with one another

Local Student Excels in Biology Competition
4 Paws of Love, a local pet therapy nonprofit, continues bringing joy to the community despite pandemic restrictions. Robin Kaufman founded 4 Paws of Love two years ago as a unique all-poodle organization. Because poodles shed less than most dog breeds, they’re less likely to affect people with allergies. In more usual times, trained 4 Paws of Love teams – one poodle and one human – visit hospitals, rehabilitation and assisted living facilities, schools, and service groups across San Diego for pet therapy, de-stressing, and educational presentations. Library visits where children read to the poodles are one of their most popular programs. Since COVID-19 restrictions began this spring, in-person visits have been suspended. Like many of us, 4 Paws of Love has gone virtual to continue making an impact. The group takes videos of teams reading out loud and posts them on Facebook for children to watch. Multiple poodle members have participated in the videos, including poodles who don’t usually visit the library. Del Norte High School student Yajat Yadav was named a 2020 USA Biolympiad (USABO) Silver Medalist in the 18th Annual USABO National Finals held by the Center for Excellence in Education (CEE) over the summer. Nearly 10,000 students from 500 schools, 43 states, and 11 International Schools registered in the nationwide high school competition. During the 10 days of the National Finals, students participated in intensive theoretical and practical tutorials, and studied with leading scientists who are experts in the fields of cellular and molecular biology, plant anatomy and physiology, animal anatomy and physiology, genetics and evolution, ecology, ethology, and biosystematics. “CEE is so proud of these students who worked so hard to compete at the 2020 USABO National Finals,” said Joann DiGennaro, CEE President. San Diego’s Virtual Oasis Local nonprofit San Diego Oasis will be donating 300 tablets to older adults throughout the region, so they can use the devices to stay connected with friends, family, and community during these challenging times. San Diego Oasis hosts workshops and classes for older adults, and since this spring has been providing these services virtually. “The pandemic has moved San Diego Oasis to a ‘senior center without walls’ where our members can attend classes from the comfort and safety of their homes as they are one of the most vulnerable populations affected by the virus,” said Simona Valanciute, President and CEO. “But for those who don’t have tech capabilities to tune into our virtual classes, the donated devices provide an opportunity for our organization to reach and engage with them, expanding our reach to an even broader audience, and allows us to support more older adults in need.” The donation was funded by the Gary and Mary West Foundation, North County COVID-19 Response Fund, San Diego Foundation, and SDG&E. National Merit Scholarship Winners Sixteen students from Canyon Crest Academy, eight from Del Norte High School, eight from Westview High School, seven from Torrey Pines High School, six from Scripps Ranch High School, two from Rancho Bernardo High School, and one from Mt. Carmel High School were named 2020 National Merit Scholars. These distinguished high school graduates are among 7,600 National Merit Scholarship recipients nationwide, all of whom will receive scholarships for undergraduate study worth a total of over $30 million. This year’s competition began with a pool of over 1.5 million entrants from 21,000 high schools across the country. In September 2019, approximately 16,000 were named semifinalists on a staterepresentational basis. Local Author Publishes Picture Books Cartoonist and illustrator Deana Sobel Lederman, who lives in Carmel Valley, has published her debut picture books, a series of three stories for children about the COVID-19 pandemic called Rainbows, Masks, and Ice Cream. “I was looking for a way to address the pandemic in a gentle way that kids could understand,” she said. “The books were also very therapeutic to write because they allowed me to express my feelings about what was going on and find hope.” The series, which consists of Noah Henry: A Rainbow Story, The Sewing Lesson, and Masks!, is published by TBR Books, part of the nonprofit Center for the Advancement of Languages, Education, and Communities (CALEC). All three books have been translated into multiple languages, including Chinese, Japanese, French, Italian, Spanish, Portuguese, Hebrew, Arabic, and possibly others in the future. Some people may still be unsure about visiting the dentist, but right now kids need their dentist more than ever. “If you have a child as I do, don’t fear the dentist because the ramifications of ignoring their oral health are too great,” said Dr. Hoss. “At the same time, keep in mind that your family’s next dental appointment is going to be noticeably different than previous visits.” As a healthcare facility, The Super Dentists already had stringent
cleaning and infection control protocols in place but have since added more, going above and beyond reopening guidance, including: • Virtual check-in and video conferencing. • Comprehensive pre-appointment screening process for patients and crew members. • Patient temperature checks before entering the offices. • Masks required upon entering the offices. • Regular cleaning of frequently touched surfaces. • N95 masks and other protective gear to keep everyone safe. • Enforced social distancing measures including chairs at least six feet apart in the lounges, adjusted appointment flow so fewer patients are in the offices than usual, taped distance lines outside, etc. • An upgraded HVAC (heating, ventilation, and air conditioning) system with new advanced filters, as well as professional air cleaners and UV light technology as an

additional safeguard. • Modification of some dental procedures to reduce or eliminate aerosols. The Super Dentists is also one of the first dental offices to utilize an advanced droplets and aerosol terminator (ADS) to provide an additional level of safety for patients, crew members, and doctors. “I can tell you it is safe to see your dentist. Dentists have been dealing with pathogens for years and even pre-COVID, dentists were already taking universal precautions for infection control, but since COVID, have added even more,” Dr. Hoss affirmed. “Remarkably, to date, there has been no evidence of confirmed cases of COVID as a result of patients going to the dentist.” ¢

Real Estate in the Age of COVID-19 T
he past six months have seen changes to our world that most people have never seen in their lifetimes. The world of real estate is no exception. Although many predicted at the beginning of the pandemic that real estate sales would suffer, and that subsequently prices would drop, in fact, quite the opposite has happened. Between historically low interest rates (as low as 2.5% on a 30-year fixed rate) and an extremely low inventory of houses available for sale, prices have skyrocketed. Sellers are receiving multiple offers, well above asking price, within days of listing. This is in spite of the many rules that have been put in place to maintain a safe environment and minimize the spread of COVID-19. Some of those restrictions include: • No open houses. Realtors are being banned from holding open houses, for obvious reasons, so do not expect to be able to walk in to view a home you saw on Zillow to “test the market.” You will need to get a Realtor to get you in, so if you are seriously thinking about buying now, get yourself a Realtor. You will need one.
• Pre-approved buyers only. In order to even look at a house for sale, many Realtors are requiring that potential buyers be fully preapproved by their lender, before they are even allowed to step foot on a property. • Special COVID-19 PEAD (Property Entry Advisory and Declaration) forms. Within a few weeks of the quarantine, the California Association of Realtors came out with special forms that must be signed by every person who enters a property before they are even allowed to make an appointment. These forms outline all the rules, including the obvious “wear a mask and gloves” and “wash your hands,” but also include some other restrictions, such as “no fliers may be distributed” and “avoid touching knobs and door handles.” • Limited number of people allowed at showings. recommending that only two or three buyers from any family be allowed to go see a property with the Realtor, and children are discouraged. • Virtual showings. To make up for these difficulties, a common work-around is for the Realtor or homeowner to create videos of a property, showing all the things a buyer might like to see, such as inside closets and cabinets, or close-ups of the floorings and wall coverings. 3-D renderings are also more commonly seen, along with the usual photos, allowing the virtual buyer to “walk through” the property online. We are all hoping these restrictions (and the need for them) end soon. But in the meantime, the real estate industry stands with the rest of the country, doing everything in our power to keep everyone safe and healthy. ¢
