Purchasers are born to look around

Inflation rises but interest rates set to remain steady BY DEAN WEBSTER

HOW many purchasers buy the first property they see? Ask most agents and they will tell you it rarely happens. Most purchasers stay on agents’ books for weeks, months and even longer. “Purchasers really like to shop around,” Bellarine Property managing director Christian Bartley said. “After all, the family home is the most important purchase most people ever make and they need to do their homework before they buy. “The amount of time they spend shopping around reflects the amount of money invested.” According to Mr Bartley, purchasers shop not only to find their ideal home, but also to be really confident that the price they are paying is market value. “By the time purchasers are ready to make a commitment, they know exactly what their money will buy. “That’s why sellers need to do the same amount of homework when deciding what price to advertise the property at in the first place. “Pricing a property too high and hoping someone will come along just wastes time and potential purchasers. “At any one time, the percentage of qualified purchasers (those with finance and enough market knowledge to commit themselves) is only the tip of the iceberg compared to those who have just started looking or are still trying to get

a feel for what their money will buy.” According to Mr Bartley, one of the most important aspects of shopping around for any product or service is comparing prices. “One of the reasons there is often a gap between what vendors and purchasers think a property is worth is that vendors usually look at the asking prices of properties similar to their own,” he said. “Purchasers, on the other hand, compare selling prices.” Mr Bartley said the selling price reflected the market value of the property and while the asking price should include a negotiating factor to achieve the highest possible figure, overpricing would simply make purchasers lose interest. “It’s important not to underestimate the amount of homework a serious purchaser will have done before deciding to make an offer on your property. “Qualified buyers know when prices are inflated and they tend to focus their interest where they can see value for money.” For more information, phone Christian Bartley on 0410 695 325, email christian@ bellarineproperty.com.au or head to bellarineproperty.com.au.

THE annual rate of inflation increased slightly during the June 2014 quarter but interest rates are likely to remain at record lows for some time to come, according to the Housing Industry Association (HIA). The headline rate of annual inflation increased to 3 per cent in the June 2014 quarter, a slight rise on the 2.9 per cent rate during the previous three month period to March. The key measures of underlying inflation stood at 2.9 per cent and

2.7 per cent respectively during the quarter. Both measures are still within the Reserve Bank of Australia’s (RBA) inflation target range, although the trimmed mean measure has risen since the previous quarter. “Today’s data do show that inflationary pressures in the economy are increasing slowly,” HIA senior economist Shane Garrett said last week. “However, this is in line with expectations and the RBA will not be diverted from its low interest rate strategy on this basis. “The Australian dollar’s

renewed strength is hampering growth in the economy’s traded sectors, and interest rates need to stay low to keep the dollar in check. “Low interest rates are also helping to stimulate demand in several important sectors of the domestic economy, including residential construction.” He said both factors would make the RBA reluctant to increase rates. “The RBA has repeatedly committed itself to a low rates policy for some time to come and there is nothing in today’s figures to warrant a change to this.”

When negotiating in real estate, the key thing to avoid is to create a situation where you are in an adversarial position with the party you are trying to transact with. The perception that every buyer is trying to buy a property for the absolute cheapest price or that a vendor will only sell for the absolute maximum amount is not always the case in reality. What both parties generally want is a fair outcome. What each party perceives as fair can vary significantly and that is where a negotiation tries to bring the buyer and seller to a point where they agree. This doesn’t happen all the time, but one of the common reasons why negotiation fails is that the parties end up in an adversarial situation. One is in the red corner and one is in the blue corner. In real estate transactions, there are several factors that can cause

this. One is starting from price expectations that are too far apart. Another may be that the conditions of a particular offer may be seen as unrealistic or unreasonable, causing a vendor to react poorly. By far the most common reason vendors and buyers find themselves in adversarial positions is the language or tone of the communication between them. This is quite interesting because in fact, the buyers and the vendors very rarely ever communicate directly. This is where the skill of a good real estate agent really comes to the fore. An estate agent’s role is to do a lot more than deliver messages. A skilled agent will assess the personalities they are dealing with and take early interventional steps to set the tone of any dealings, so that a transaction has a good chance of success. Modifying and setting the language and tone of a transaction to allow a positive outcome is crucial and common in the life of a skilled agent.
