Al’s Tips on titled lots

A LOT of buyers, particularly first-time buyers, have questions about land titles and how the process works. A land title is an official record of who owns a piece of land – when you purchase a block of land, it is registered in your name as the owner. Victoria’s land titles are held at the state’s online land titles register, managed by the Registrar of Titles. Land in new master-planned communities must be developed through a planning permit process to reach title stage, before the land is able to be settled and then built on. In these communities, parcels of land are sold and built in ‘stages’ of typically 20-40 individual lots. Once the civil works – road, drainage, sewer, water and infrastructure – on a stage are complete, the local authorities involved will issue their ‘consent’ that these works have reached practical completion and can be ‘handed over’ for title registration. For the Geelong region, these authorities include Powercor, Melbourne Water, Country Fire Authority, VicRoads, as well as the relevant telecommunications authority. The stage is then ready for the local council to issue a statement of compliance, at which point it is sent to Victoria’s Land Titles Office where it typically takes up to 10 days to be registered. Your solicitor or conveyancer will notify you once the title has been officially registered and

DEMAND for established houses with bigger blocks has boosted Drysdale’s median house prices by $45,000 within four months. According to quarterly data released by the Real Estate Institute of Victoria, house prices in Drysdale jumped from $413,000 in March this year to $458,000 in June, an increase of 10.9 per cent for the quarter. Stockdale and Leggo Drysdale director Daniel Lamanna said he had personally seen a significant increase in value of established houses in the town. “We put it down to bigger blocks with bigger houses on older estates and some have great views,” he said. Ocean Grove experienced the second-biggest jump in median house prices on the Bellarine, with figures rising from $483,175 in March to $505,000 in June, a jump of 4.5 per cent. Bellarine Property real estate agent Ian Dart believed Ocean Grove’s median house prices had increased because while the demand for properties continued to rise, there were fewer on the market. “Since about September last year from month to month there has been an increase on demand and this demand has impacted on stock available,” Mr Dart said. “For example, we had 350 properties on the market between January and March this year, which dropped to 269 properties for the last quarter between March and June. “The market is soaking up the stock and as a result there are fewer properties being reviewed by potential buyers, so when the demand goes up, the cost of properties increases with it.” Mr Dart said there was strong demand throughout the Ocean Grove market, with properties selling for

your financial settlement of the land usually takes place within seven to 14 days from notification. If you purchase a lot at the very start of the project, before any construction has begun, you will generally be looking at a 12-month wait before your land is titled. However, once a project has commenced construction and the initial stages are titled, subsequent stages usually title within 6-12 months depending on market demands. This offers buyers a great opportunity to plan and save while they wait for their land to title. It is important to keep in mind that all of these timeframes are estimates only – there are various elements that can either delay or bring forward the construction of a stage. If you are able to purchase a lot that is already titled, all you will need to do is settle within 14days from signing a land contract. Taking into account your finance application approval, this may extend up to 30-60 days. The next step is selecting a builder, who will apply for a building permit to get started.

Council to sell two lots in Beach Road BY JAMES TAYLOR

THE Surf Coast Shire is going ahead with its plan to sell two neighbouring pieces of council land in Torquay. At their meeting on Tuesday, councillors were expected to support the recommendation to sell the lots known as 86A and 86B Beach Road by public competitive sale. Hayden Real Estate is the marketing agent for the sale of the two lots, which measure 509 square metres and 537 square metres respectively. The minimum price will be set as the market valuation obtained in the last six months from a qualified valuer. As reported in the Surf Coast Times in April, the council initially considered selling all three lots of the land at 1-3 Kooringa Place (near the corner of Beach Road). However, councillors instead voted to sell two of the three lots and designate 3 Kooringa Place – which is 519 square metres in size – for “future community

Property advisors Opteon assessed all three lots on behalf of the council earlier this year. The lots are described as “within close proximity to retail and hospitality shops and have good access via beach road to the Surf Coast Highway, and while lots 1 and 2 front industrial land, this is only seen as a minor detriment”. Opteon’s valuation of the lots remains confidential, but the company’s report to council makes note of three largely comparable properties in Torquay, which sold for between $219,000 and $315,000 each.

expo wraps up for the year

The Build & Renovating Expo was the one-stop destination for trade and industry professionals and builders and renovators of all levels over the weekend of July 4-6. THEY were all on the lookout for the latest trends and innovations from many of the best companies and experts in the country. The Build & Renovating Expo was also a major launch pad for many new products and services that were entering the market. Visitors were spoilt for choice in the areas of bathrooms, kitchens, lighting, heating/cooling, doors and windows, energy efficiency and solar products, roofing, fencing and gates, building materials, outdoor living, pools and spas, security, finance and sustainability solutions. In addition to hundreds of companies exhibiting, visitors to the Build & Renovating Expo were offered a series of seminars, demonstrations and interactive sessions designed to educate and entertain. The program was developed to be appealing to any serious home renovator as well as trade professionals wanting to pick up the latest tips, techniques and industry trends. Many seminars were so popular it was standing room only. Exhibitors were thrilled with the quality of attendees who made the most of the wide range of products and services. Speaking from his stand during the expo, Darren Hercus from MegaJoist said it was a great event. “Great environment and excellent, co-operative staff. So many people and massive exposure. The number of enquiries we have received just on the first day has been terrific. I expect this will result in real business opportunities that could significantly expand the business.” Joel Norford from PentaBlock concurred.

expo wraps up for 2014

THE Build & Renovating Expo was the one-stop destination for trade and industry professionals and builders and renovators of all levels over the weekend of July 4-6. They were all on the lookout for the latest trends and innovations from many of the best companies and experts in the country. The Build & Renovating Expo was also a major launch pad for many new products and services that were entering the market. Visitors were spoilt for choice in the areas of bathrooms, kitchens, lighting, heating/cooling, doors and windows, energy efficiency and solar products, roofing, fencing and gates, building materials, outdoor living, pools and spas, security, finance and sustainability solutions. In addition to hundreds of companies exhibiting, visitors to the Build & Renovating Expo were offered a series of seminars, demonstrations and interactive sessions designed to educate and entertain. The program was developed to be appealing to any serious home renovator as well as trade professionals wanting to pick up the latest tips, techniques and industry trends. Many seminars were so popular it was standing room only. Exhibitors were thrilled with the quality of attendees who made the most of the wide range of products and services. Speaking from his stand during the expo, Darren Hercus from MegaJoist said it was great event. “Great environment and excellent, co-operative staff. So many people and massive exposure. The number of enquiries we have received just on the first day has been terrific.
