Purchasers say stop the hype WITH CHRISTIAN BARTLEY FROM BELLARINE PROPERTY

MANY vendors think that successful agents use aggressive or “pushy” selling techniques. They believe that an agent who uses such techniques will sell their property faster and for a higher price. “But the reality is often far different,” Bellarine Property managing director Christian Bartley said. “Purchasers frequently report that they dislike hype and they hate being pushed.” Mr Bartley said that many purchasers who were put off by often well-intentioned “hype” made the decision not to carry out any further inspections with that agent. “After all, you can’t really bully someone into buying their single greatest asset. “Home purchase is rather more significant than buying a pair of trousers or a new detergent. With so much at stake, purchasers do their homework for weeks, even months, before committing themselves. They usually know down to the last light fitting what their money will buy.” According to Mr Bartley, pushy selling techniques are no substitute for a well thought out marketing program and could even lose a potential buyer. “Alienating purchasers is counter-productive and in some cases even leads to a property staying longer on the market than otherwise. When this happens, there is a chance that the ultimate selling price will be lower.” According to Mr Bartley, if the marketing program is sound and the ground work has been

thoroughly covered, a sale will result. “Correct pricing, attention to presentation of the property, professional and consistent exposure so that all the prospective purchasers in the price range are introduced to the property and its best features are just some of the aspects of a good marketing program. “A genuine empathy with the purchaser’s needs (as opposed to the make-a-sale-at-all-costs mentality) will result in a win/win situation for everyone involved.” Mr Bartley said that many purchasers report that they have been “talked into” submitting an offer on a property when it was not the right property for them. “Many such purchasers say they regretted their decision in the cold light of day and withdrew their offer. “The agent’s energy would have been better spent in attracting a more suitable purchaser to the property. “The best agents don’t need to use pushy techniques. Framing your offer Most people involved in a real estate negotiation are doing it for the first or possibly second time in their lives and therefore often feel under equipped in terms of knowledge on the best way to proceed. A professional agent will assist you with this process by clearly explaining how the negotiation will likely unfold and this can vary depending on the method of sale being used to sell the property.

Regardless of the method of sale, the one thing you must do is frame your offer. Framing your offer means explaining the background story of your situation to the agent during the inspection period, and then reinforcing that story around the offer you are making. An example might be that you are a young couple who

have had a certain amount approved by the bank and as much as you would love to pay what the vendor wants for the property, you are limited by what the bank has approved. Or it may be that you are selling another property for $xx and this forms the basis for your budget for the new purchase.This forms the frame or reasoning behind your offer. If you just submit an offer without the frame, the agent and vendor will always think there is more available. As the agent generally does not know you personally or your financial affairs, they will have to take this on face value and this is what they will report to the vendor when placing your offer. Whether the vendor cares about your story will vary between vendors. The

level of care will increase the closer you are to an acceptable figure to the vendor. Towards the end of the negotiation, a good agent will know how to delicately test your story to make sure they have got the maximum amount from you. If they are convinced that they have, they will again report this to the vendor to assist the vendor in making the right decision in regard to your offer. At our core we are emotional beings, some more so than others, but because of this, framing your offer is very important to have a successful outcome in the negotiation. Are you claiming all you can on your property investment? WITH RUTH ANNETT WHILE negative gearing remains a tax advantaged investment structure, make sure you make the most of what tax deductions are available against your rental property. A good depreciation deduction can turn your property from a cash flow negative situation into a cash flow positive one aftertax. If you don’t have a depreciation schedule you should organise for a quantity surveyor to prepare one for you. They cost about $650 –which is deductible too! They are particularly worthwhile for houses built after July 18, 1985, but also worthwhile for older houses that have undergone improvements. Repairs and maintenance costs are deductible in the year you pay them, but improvements aren’t. Instead, improvements are depreciated over a number of years, so it is important to understand the differences. For

An important rule to be aware of when considering carrying our repairs on a newly purchased property is that you cannot claim these repair costs if incurred before the property is rented out. Instead they are capital costs applied to reduce your capital gain when you sell the property. Mortgage interest is usually the largest deduction claim against rental property income. Be careful not to compromise the interest deductibility on your loan when refinancing or repaying loans. Always consult your accountant before setting up loans or refinancing to ensure your loan structure is optimal for tax. Interest can be prepaid for up to 12 months, which will give you two years’ deduction in one year if the prepayment is made in June. This would be beneficial if you expect to be

in a lower tax bracket in the following year. Some borrowing costs are deductible, but if they are more than $100 in total they are claimed over five years. These include mortgage stamp duty, valuation fees, loan establishment fees, mortgage broker fees and lenders mortgage insurance. You can claim the cost of travel to collect rent or inspect or maintain rental properties. But you can’t to inspect a property before you buy it, nor to attend seminars about helping you find an investment property. Accommodation and meals can be claimed if your main purpose in travelling was to inspect and maintain the property, and not mainly for private purposes. Your rental property tax refund is a nice bonus at the end of the year, but if cash is tight you can elect to have less tax taken out of your pay throughout the year. The key to value adding – increasing a home’s value through changes and improvements – is not only the cost of those changes, but the building’s potential. Buying a home to renovate for profit, whether to sell on immediately or live in for some time after it is done up, should begin with the same thorough research as any property purchase. It is not simply a matter of surveying the building to work out what needs to be done – though this is essential as the need for major structural work, rewiring and re-plumbing may not be immediately obvious. A good starting point is the location; what are other homes worth in your local town, and even in the street? Check prices for homes that need work, and then for those that have been partially or fully renovated. You can find these results online, including at reiv.com.au. You can also attend local open for inspections or phone your local agent. If you are getting advice from an agent on a home that needs work, ask them to estimate the potential price if the property was improved. It’s important to also prepare a budget for the improvements, remembering that if renovating to sell, work does have to be to the standard that buyers expect. It’s also worth being reasonably realistic when estimating the total cost. One of the surest things about renovations is that they are likely to cost more than you originally intended. There is also truth in the old saying about buying the worst house in the best street. If you create a beautiful home in an undesirable location – for example on a main road, with train noise or under a flight path, in an industrial area or one with a high crime rate – you may risk spending more than you can recoup. Develop several scenarios. For example, painting and cosmetic improvements; changing the layout and modernisation; building an extension; and check what price it may bring. Work out not only what you can afford, but what would give you the best return.

Open slather on Melbourne’s best architecture

Victorians will be able to inspect some of Melbourne’s finest buildings during the free Open House weekend to be held on 26-27 July, Planning Minister Matthew Guy said. About 100 buildings will be a part of Open House Melbourne, with nearly 30 new sites on the 2014 list. “The Coalition government is delighted to be associated with this event that is widely embraced by Melburnians and to help open even more doors this year,” Mr Guy said. “Buildings such as Scots’ Church, which is a magnificent example of the decorated gothic style and was built by the father of the famous Australian soprano, Dame Nellie Melba – at one time a member of the church choir. “Scots Church, Parliament and Government House are part of Open House Melbourne, which is a great opportunity for people to get out and discover how architecture and urban design contributes to Melbourne’s status as one of the world’s most liveable cities. “Great cities don’t just happen; they require planning for transport, water storage, parks and social services. “Melbourne’s architecture, urban design and heritage make an important contribution

to the liveability of a city and the wellbeing of residents.” Open House Melbourne is a not-for-profit organisation that has been running the free event for six years. It has grown significantly in this time – from eight buildings and 30,000 visitors in 2008 to 109 buildings and almost 130,000 visitors in 2013. This year, the event features new buildings and sites such as the Argus, Government House and Young and Jackson Hotel, as well as working infrastructure such as the Spencer Street Sub-Station, and new views of the city from Melbourne Central’s glass cone and shot tower. As part of the Open House program, Mr Guy has even thrown open the doors of 1 Spring Street, the home of the Department of Transport, Planning and Local Infrastructure. “This is a great event and I encourage all Melburnians to take a fresh look at their city and its magnificent buildings,” he said.
