Victoria detached house approvals hold steady

RESIDENTIAL building approvals fell in May due to a decline in approvals for multi-unit dwellings while detached house approvals remained steady, according to the Housing Industry Association (HIA). ABS data released last week showed that total seasonally adjusted approvals in Victoria fell by 8.5 per cent in the month of May 2014. The headline decline was driven by a 19.4 per cent fall in approvals for ‘other dwellings’ (loosely referred to as multi-unit dwellings), while

detached house approvals remain unchanged during the month. “We’ve been anticipating that in the current cycle, detached houses will play an increasingly important role in the Victorian market,â€? HIA Victoria executive director Gil King said. “(These) ďŹ gures bear this out. “The key for Victoria’s residential construction sector will be the performance of detached house building activity. “While this latest monthly update

is nothing special, the broader picture shows a steady recovery in this segment of the market. “The number of detached house approvals in the three months to May 2014 was 1.4 per cent higher than in the previous three months and 19.7 per cent higher than in the same period in 2013. “Given the very low starting point for the recovery in the detached house segment, there is some way to go before the situation could be described as healthy.�

IT’S the season for red wine and open fires, for skiing and snowboarding, for chunky soups and the heating on high. In the past, that meant fewer property sellers and buyers, as homeowners tucked themselves in for the winter. Now, though, agents report the selling season has extended beyond the always-busy autumn into the cooler months – and not just for chalets and apartments in the mountains. Sellers are capitalising on their homes’ winter appeal, both features and location, and agents are marketing properties to attract winter buyers. This ranges from the high peaks of the state’s far north-east, to small-acreage farm getaways, and even to coastal areas of Victoria. With good snowfalls already reported in the past fortnight, an agent in Mt Beauty, at the base of the Falls Creek Alpine Village, is already advertising a home as “warm and inviting”. A Mansfield agency’s information about a Falls Creek apartment makes mention of its heated floors. Another for sale at Mt Hotham has a gas log fire or you can warm up on a balcony with a hot tub. There is even a heated garage car space for the successful buyer. Coastal regions – perhaps surprisingly – are also benefiting from the increased winter action. While some seaside real estate agencies used to report slower sales in winter, with staff taking the chance for a holiday, they now report the number of winter buyers increasing. Many visitors prefer the lure of the coast on a stormy winter’s day. For those who look carefully, there is always the chance of an off-season bargain as the number of visitors to the coast falls over the winter period. One coastal location in Melbourne’s west that continues to be popular in the winter months is seaside Warrnambool, which in the past 10 years has averaged a 12 per cent increase between March and June, a sizable growth when many Victorians are focusing more heavily on the fireplace than the property market. Another indication of interest in coastal areas can be found much closer to Melbourne’s outer fringe. The cliff-top town of Mt Eliza, on the Mornington Peninsula, has averaged a 5.1 per cent price increase in the past decade, in the following quarter – between June and September – just the time when thousands of Melburnians are heading north to the ski fields. This quarterly price increase compares to just 0.7 per cent between December to March. Given this level of interest, and with the Victorian housing market continuing to show solid growth, the market is unlikely to lose steam this year as temperatures drop. But for those willing to search for an affordable property, some of Victoria’s most popular regions can offer affordable buying. For example, last winter in the Alpine region – featuring picturesque towns such as Bright and Beechworth – it was possible to buy a home for about $200,000. This alone would warm the hearts of many buyers looking for an impressive weekend retreat.

before you choose your builder Making sure you ask your builder the right questions before signing a building contract can save you a lot of time, money and heartache. According to Peter Scott from Hotondo Homes in Torquay, there are 10 essential questions you should ask your builder before you sign on the dotted line. 1 – Do you have a builder’s licence? All registered builders have a builder’s licence, which they should be more than happy to show you. 2 – Can I see examples of your work? Walking through a home that your builder has constructed is best way to see, touch and experience the quality of their workmanship. 3 – What insurances do you use throughout construction? Find out what insurance cover your builder has throughout the construction process. For example, home indemnity insurance covers you for financial loss should something happen to the builder. 4 Does the builder have experience building on sloping blocks? If you have land that slopes front to back or side to side, it is vital to choose a builder who has the experience to make the best of the natural assets of your land. The ideal design for a sloping block will take into account your block’s orientation to the sun and maximise views. Often the most cost effective way to get the best out of a sloping block is to build on stumps. If you have a sloping block, make sure you ask the builder if they have experience with stumps. 5 – When can you start and how long will it take? Getting a realistic idea about when construction will start and finish will help you plan your living

arrangements and finances during the building process. 6 – Do you have a range of home designs? Most builders have a great range of home designs that you can choose from. Often the best home for your individual needs will be a modified version of a builder’s standard design. Ask your builder how flexible they are in modifying a standard design to suit your site, budget and unique requirements. 7 – Can your builder provide energy saving design solutions? A well-designed house can exceed minimum energy efficiency standards. An energy-efficient home will not only have a reduced carbon footprint over its lifetime, but it will be cheaper to heat and cool as well as being more pleasant to live in.

10 – Can I be assured the price will remain the same? Builders should offer you a fixed-price contract.
