Regularly, you will come across people you know, which gives Sarpy County the feel of a small town while having the amenities and activities of a larger city. The many playgrounds, parks, biking and walking paths, lakes, golf, dining and shopping options in Sarpy County enhance the quality of life for young and old alike. Community pride is prominent in Sarpy County and is shown through the care that the city and county officials, police and fire departments, educators and residents put into their homes, neighborhoods, schools, parks and businesses. FILLING AN UNMET NEED AND BRINGING RELIEF TO PARENTS

D

aybreak - Sarpy may look like any other child-care facility, but it’s so much more than that. Opened in September 2011 by Mark and Brenda Hausmann, Daybreak - Sarpy is a treatment center for children with moderate to severe behaviors. Staff members at the center help children learn to better cope and teach them valuable skills so that they can successfully transition back into traditional day-care centers and schools. The center fills the gap between outpatient care and hospitalization, Mark said. Staff members not only teach the children skills to navigate everyday situations but also provide family therapy to give parents the tools to be successful. “We treat the whole family,” Mark said. Each child is referred to the center and is assessed to determine the level of care needed, from outpatient individual therapy to full-day treatment.

At Daybreak - Sarpy, every interaction holds a secret meaning that may not be apparent to the child. For example, the playground is a time for the child to play and have fun with friends. But they also learn social skills that allow the child to better handle situations such as sharing, rough play and bullying. On a spring day at the center, it was a very special time for one young boy. Standing at the end of the tunnel made up of friends, he was taking a very important step forward. He was graduating. “One…two…three…CONGRATULATIONS!” everyone yelled. “This was a huge accomplishment,” said his mother. The center is also working toward a Joint Commission Accreditation. Achieving this accreditation would increase the scope of services the center can provide and broaden the level of services covered

The center can then move forward with expansion plans. “We saw a need in the community to expand and include a partial hospital,” Mark said. “There is an unmet need at that level of care in the community.” Mark expects that more children will be referred to the center in the future, and having more space will help prevent the children from having to be put on a wait list. — Valerie Koehler

few years ago, Sheldon Hawkins and his wife were faced with a life changing diagnosis. Brenda was diagnosed with cancer, and that got the couple thinking of past life choices, specifically their nutrition. In March 2012, Fruit@myoffice.com was born. The parent company, Hawkins Brothers Produce, offers a convenient alternative to the vending machine snacks found in most office spaces. Depending on the season, the fruit varieties include Bartlett Pear, Clementines, mango, tangerines, bananas, grapes, several varieties of apples, peaches and plums. No contract is required or necessary to take part in the delivery service.

MIDLANDS PLACE OFFERS SHOPPING, MORE

M

idlands Place is a new shopping center on the corner of 84th (Washington Street) and Nebraska Highway 370 in Papillion. Currently, four buildings are finished and the project includes an event plaza, where special art shows, concerts and other activities can be hosted. The developers decided on the location for the center based in part on the growth in the community and how near it is to several family-freindly neighborhoods. The positives that Papillion offers, such as low crime rates, reputable schools and other amenities such as those found at Midlands Place seem to be attracting new families to the area. “In my view, Papillion is the most exciting town in Nebraska,” said Russell S. Daub, Midlands Place developer and a practicing attorney. “We bought this 17-acre piece of land, and we tried to figure out how we could develop a shopping center that would be a village of businesses on each side of an interior road,” Daub said. “We wanted

a small shopping center with individual stores, not the big discount stores.” Midlands Place, which is along Olson Drive, includes restaurants, retail, medical services and offices. A 110-room Fairfield Inn and Suite is under construction and will open this year. Designers wanted the buildings at Midlands Place to look different from traditional shopping centers. Essentially maintenance-free, the buildings are faced with manufactured stone and steel-fabricated panels with permanent color and gloss. Easy-to-maintain prairie grass and other colorful plants fill the landscape around the buildings. At the present time, Midlands Place houses 10 businesses, including The Egg & I, New Dawn Nutrition and Jimmy John’s in buildings that opened in 2013. “Other buildings will be a boutique, a wine bar and a bakery,” Daub said. “Eventually, there will be another structure with medical offices upstairs and retail on the ground floor.”

The center includes restaurants, medical services, retail and office space. Presently, there are other bays that are suitable for retail businesses. Space for up to 40 businesses will be available once the development is complete. And if the plans for expansion come to fruition, the center could offer space for as many as 60 small businesses. — Joan Krasne

CUSTOM FURNITURE AND THEN SOME Zongkers Custom Furniture, one of Omaha’s best-kept secrets, celebrates its 25th anniversary this year. Located in the heart of South Omaha in the old Metz Brewery building on South Third Street, the business has been a labor of love for the self-proclaimed “South Omaha Boys� that own it, brothers Dan and Dennis Zongker. When Dan graduated from Omaha South High School in 1979, he needed a job. He had taken a woodworking class during high school, and when offered a job working for a cabinet company, he took it. In 1981, Dennis joined him at the cabinet company. In 1989 they started a business for themselves in their basements with Dan as Vice President of the company and Dennis as President. One year later, they moved into the old Metz Brewery building, making custom furniture for homeowners, businesses and government offices. “We have clients all over the world who request our furniture,� Dan Zongkers said. “We have sent pieces as far as Japan.� The Zongker brothers work with clients to help design the perfect pieces to suit each client’s needs. “Even though we own our own business, we consider our customers to be our bosses. We work for them,� said Dennis. “We have no limitations on what we can make. We can design and make that piece of woodwork that can’t be found anywhere else,� Dan said. All the projects are started from scratch. They do everything but grow the trees, according to the brothers, using brokers to supply

the wood they need. The brothers also share their love of their job by showing others their techniques and what a career in woodworking looks like. LAUNCHING A BUSINESS IN SARPY COUNTY JUST MAKES SENSE

C

hoosing to launch a business in Sarpy County makes perfect sense to many local entrepreneurs. For Bryce Bares, franchise owner of the area’s only Dunkin Donuts, Sarpy County has always been home for this Bellevue East High School graduate. Bares sees the county as a winner for business owners. “Even if I came in to the area blind, not knowing anything about the area, I think that the demographics would point you to Sarpy County as the place to go and start a business,” said Bares. Sarpy County boasts a growing population and an increasing average income per household. “The county has seen amazing growth in the last 20 years,” Bares said. Much of this growth is a result of businesses that have located in the county in recent years. Other businesses are taking note. A new data center and large retail stores are building locations in the county. The people of Sarpy County make a difference, too. “The people that work with us really seem to care about their job,” said Mark Mitchel of his employees. Along with his wife, Lori, Mitchell owns several Jimmy John restaurants in the county. Together the couple own three of the Jimmy Johns in Sarpy County, with plans to open two more by years end. The couple, both graduates of Bellevue West High School, have deep roots in the county. Lori’s father owned a McDonald’s in Bellevue, so the couple were already both familiar with the quick service restaurant industry when they opened their first Jimmy John’s.

But why Sarpy County? “There were a lot of things we liked,” said Mark. From the people they work with at the restaurants to the customers, the couple just see a lot of positives. “We are also excited about the growth in the county,” Mark said. And that might be what it boils down to as more business owners decide to launch a new location in the county. “Generally, Sarpy County is one of the fastest growing counties in Nebraska,” Bares said. As more businesses move into Sarpy County, Bares sees the increased competition as a good thing for residents and businesses. Bares chose the location of his Dunkin Donuts based in part on the success that another quick-service restaurant saw at its location in Bellevue. The success of that restaurant cemented the decision to locate his store on Cornhusker Road, according to Bares. “It’s a huge testament to Sarpy County that these stores have been so successful,” Bares said. — Tom Knox

FOUNDATIONS WORK TO SUPPORT AND BOLSTER THE COMMUNITY

C

ommunity foundations do just what their title suggests. They build the foundation of the community. Though some are newer than others, the community foundations across Sarpy County collaborate with groups in their respective cities to help make their communities better places to live, work and play. The foundations do this by hosting fundraising events and community events. The funds from these go to various community needs and programs, such as parks, health and human services, local nonprofits, youth activities and more. “Over the years we have been able to support many organizations and purchase things for our community including the Welcome to Papillion signs, lights for downtown revitalization projects, holiday lights and AED’s for multiple locations, to name a few,” said Ann Ames, Executive Director of the Papillion Community Foundation. The PCF is not unique among community foundations in that they work to improve their communities. “Everything we do is to improve the quality of life for the citizens of La Vista,” said Leah Hoins, Executive Director of the La Vista Community Foundation. Darren Carlson, a board member of the Springfield Community Foundation, said the foundation is working to reintroduce itself to the residents of Springfield and Sarpy County. “There is good reason to be optimistic going forward,” Carlson said. Some of the foundations in Sarpy County have paired with the Midlands Community Foundation through what MCF calls Affiliated Funds. Gretna, Bellevue and Springfield foundations have all partnered with MCF. According to MCF, the three foundations have handed over administrative duties to MCF through what the foundation calls an Affiliated Fund, which allows the individual foundations to focus on their own local needs and fundraising. “By partnering with Midlands Community Foundation, we are able to spend less time on administrative duties and more time in the community,” Carlson said. Community foundations are only successful as long as they get plenty of involvement from members of their respective communities. According to the Bellevue Community Foundation, volunteers and contributors are always welcome to help with their fundraising endeavors. Donations are always welcome as well. Gretna’s foundation has established at least 18 funds. — Tom Knox

La Vista Community Foundation Salute to Veterans — Held on Veterans Day, Nov. 11, this event honors those who have served in any branch of the United States military. The evening event includes entertainment and dinner and is free for veterans. Midlands Community Foundation Reflection Ball — Planned for January 17, 2015, this event honors individuals who have contributed significantly to Sarpy and Cass counties and the mission of MCF. Proceeds from the event benefit the needs of Sarpy and Cass Counties. Papillion Community Foundation Papillion Days — Held June 11 to 15, this community-wide festival includes a parade, carnival, vendor fair, live entertainment all weekend, a beer garden and dance and many other community activities. Springfield Community Foundation The board of the foundation is just getting started and isn’t hosting any events yet. But look for them to have a presence at Springfield Days in June as they work to introduce themselves to the community.

BUSINESS DEVELOPMENT DEVELOPMENT IS MORE THAN JUST CONSTRUCTION

T

hat construction site you pass on your way to work every morning is more than just a construction site. Months and in some cases, years of planning and negotiation went into the project you see taking shape on your commute. Economic development, the sustained and concerted actions of communities, their agencies and local policymakers, promotes the standard of living and fiscal well-being for the residents of Sarpy County. And while the goal of building a new preschool or shopping center, might meet the needs of a growing community, those fiscal investments have a far reaching impact in the community beyond the physical walls and immediate goals of the new building. Theresa Thibodeau, along with her husband, Joseph, recently opened Primrose of La Vista. Plans for the preschool started in 2010 when Theresa saw that there was a need in the community for high level preschool education. Beyond the initial construction costs, there are revenues from profits and employee salaries that have all poured more tax dollars into the community. The school has been well received by the community, “We’ve exceeded our goals for the school thus far,” said Thibodeau. She is planning to reevaluate the goals for the school sooner than expected. Currently she has 27 highly skilled employees on staff, many of whom have degrees in early childhood education or are pursuing such degrees. Staffers fill a mix of full-time and part-time posi-

tions. Her long-term goal is to employ 35 to 40 to fully staff the building. There is always the possibility of expanding to a second location, but her primary concern is making the new school a success. Another project currently under construction is Sam’s Club at 72nd Street and Cornhusker Road. The retail store will bring along with it such conveniences as a pharmacy, fueling station and optical department. But before the walls of the store could be built, construction plans were drawn up, city permits granted and infrastructure, such as sewers and roads, that needed to be put into place. This process put to work architects, engineers, contractors, employees of the city’s planning department and others. The 138,000-square-foot store will employee about 180 people, both full-time and part-time. The location for the new store in Sarpy County was chosen to better meet the store’s customers’ needs. Sam’s Club strives to be an active member of the community.

BUSINESS DEVELOPMENT The extent and type of local interaction remains to be seen, as local store managers make the decisions about how best to invest in the community, in both volunteer hours and financial contributions. Goodwill Industries is another retailer that has built a new location in Sarpy County. The new store is about a $3 million investment for the nonprofit. The building, with its distinctive look, is designed and constructed with efficiency in mind, using recycled materials where possible. The store eventually will employ about 25 to 30 people, with about a 50/50 mix of full- and part-time employees, according to Randy Parks, Goodwill’s COO. Staying true to the company’s mission of changing lives and strengthening communities through education, training and work, the store also has a room dedicated to various programs, including résumé building and job training. Goodwill is intertwined with the community, and is able to operate in part due to donations, both cash and items. “If people don’t bring us donations that we can sell, we don’t have a product,” said Parks. And it’s that retail side of the company that helps fund the various programs the nonprofit offers to the community. So, while the construction is important, employing many from the design and planning process to the finishing work, it’s also what happens once the new building is complete, the jobs created, for instance, that has a far reaching effect for years to come.

A few questions Sarpy County Economic Development Corporation helps new and expanding businesses in the county and is largely concerned with job creation and investment in the community. SCEDC Executive Director Toby Churchill, when asked what a new business could expect from SCEDC if it were coming to Sarpy County said, “Our first step would be to secure as much information about the new business project. This information will assist us in determining what type of information we would concentrate on providing for the project. For example, if we were assisting a start-up restaurant, we would concentrate on locational demographics and growth indicators, business startup requirements and building space availability,” he said. For larger projects, such as a data center, “the first step is still the same but we would concentrate on project specifications like employment numbers and skill sets; utility requirements, especially electricity, water and sewer; available tax and training incentives and available sites in the range of 35 to 140 acres.” SCEDC has had a hand in several larger projects in Sarpy County, including data centers and warehouse/distribution centers. For example, a 100,000-square-foot data center being built in Papillion is about a $200 million investment in the structure and its site. SCEDC also works with smaller and growing companies. Said Churchill: “Most of our activity in the first quarter of 2014 was existing businesses looking to expand.”

MENTORING YOUTH PAYS OFF DOWN THE ROAD

C

ollege preparation and workforce training can be daunting tasks. The thought of finding funding to support four years of college or having to ask for special accommodations can be overwhelming for young students. But with services such as College Possible and Vocational Development Center Inc. (VODEC) young students can imagine a better future. College Possible, which opened in 2000, helps low-income students find resources to pay for college tuition. High school students are recruited their sophomore year. The program requires students commit to 320 hours of service and coaching, which includes meeting with their coach twice a week. Each candidate must submit an application and essay, gather recommendations and go through a formal interview. College Possible recruits students in their partner high schools, which include Ralston High School, Papillion-La Vista High School and Papillion-La Vista South High School. Some students in the program have been recommended by school counselors, while others joined the program after receiving handouts or seeing posters about College Possible. “We want to find the students with the drive to get to college,” said Marjorie Maas, Development Officer at College Possible. “We want students that have the persistence to see it through. The goal is college graduation.” During students’ junior year of high school, their coach will help them prepare for the ACT, improve their resume, set up college tours and submit a list of their top five college choices. When the students move onto their senior year, the coaching hones in on college acceptance. After the students apply to their top five colleges, the coach provides a list of scholarship deadlines, helps set up more college tours, counsels on college selection and assists with the FAFSA financial-aid form. Once students have been accepted into college, the coaching continues. Depending on the college location the meetings might move to a technology-based relationship utilizing text messaging, Facebook, email or Skype. The coach will help the student with campus resources and FAFSA deadlines throughout their college career. “We believe a four-year degree will forever put that student out of poverty,” Maas said. But College Possible isn’t the only organization helping students in need. VODEC has been helping students with intellectual disabilities

find employment since 2011 when it opened its office in Omaha at 7110 F St. VODEC started when some parents in Council Bluffs, Iowa, decided they wanted their children to work in the community they grew up in, said Daryn Richardson, Services Development Director at VODEC. VODEC, which assists special education students and those who have intellectual disabilities that qualify for Medicaid or Social Security disability, currently serves almost 600 people in Iowa and Nebraska. VODEC has three main programs — employment training, workstations in partnering businesses and one-on-one community work. The employment training teaches new skills and defines those skills for job placement. The workstations allow students to work within a company. However, they are still under the supervision of VODEC and paid through the agency. The one-on-one positions match a student’s skill set to a particular job while VODEC keeps in contact with the employer in case additional training is necessary. “The parents are relieved because they can be the parent again,” Richardson said. “We take over as the caregiver. So parents know there will be someone there helping their child succeed.” Richardson wants other businesses to know that training for a special-needs employee is not much different from training an able-bodied employee. The focus might be slightly different, but overall the training time is usually similar. Some simple accommodations might need to be made that might, in turn, benefit the entire staff. “I wouldn’t ignore the people with disabilities because they can bring more value to your business,” he said. “And your workforce may see them working, and they may become more productive.” — Valerie Koehler Clients of Vocational Development Center Inc. OMAHA DOING BUSINESS IN SARPY COUNTY

D

oing business in a growing Sarpy County just makes good business sense for many Omahabased companies. Many Omaha businesses have crossed the county line because of deep roots in the communities within the county. One such company is Quick Mailing Services, owned by Mike and Vicky Tysor. Sarpy County is also very important to the company’s growth. “We have a very stable customer base in the county,” Mike said. “The county is very important to us,” he said. Customers in Sarpy County amount to about 30 percent of Quick Mailing Services’ business. The Tysors have grown the business, in part through the word-of-mouth that those loyal customers share with acquaintances. Another company with its home office in Omaha with ties to the county is Jones Capital Management. Owner Eric Jones launched his firm in Omaha in 2012. Before that he had been working for other capital management companies, with a steady base of customers in Papillion and the surrounding area. So when he reached into the county from Omaha, he was already very familiar with the people of Sarpy County. “I really just continued working with clients there,” Jones said. “I’ve enjoyed it a lot.”

With Sarpy County’s growing population and positive economic indicators, doing business in a growing Sarpy County just makes good business sense for many Omaha-based companies. Jones estimates that about half of his company’s business comes from Sarpy County. Jones is also active in the community. He is a current member of the Sarpy County Chamber of Commerce Board of Directors and involved with the Kiwanis Club. “It’s been a great way to gain exposure to what’s happening in one of the fastest-growing areas of the state,” Jones said. He also pointed to the high quality of life for county residents. “Sarpy County offers a nice balance of recreation, urban and suburban living,” said Jones. Another Omaha-based company that does a fair amount of business in the county is FBG Service Corporation. FBG offers janitorial, facility maintenance and facilities management services in the United States and Canada. In fact, about 10 percent of the company’s metro Omaha business clients are in Sarpy County. “We don’t consider Sarpy County as being out of town,” Jim Simmonds of FBG said. “We go where the opportunities are.” Seth Thiesen, with Host Coffee Service, echoed that sentiment. “We go where the coffee drinkers are! If there is coffee to be drunk in Sarpy County... We want to be brewing it!” The coffee service company does a sizeable business in the county. “We are grateful to be doing business, not only with the folks in Sarpy County, but all of the Omaha metro,” Thiesen said. With the business and population growth in the county, there is bound to be more opportunities for a variety of businesses. — Tom Knox

STAYING COMPETITIVE IN A GROWING MARKET

I

t takes more than an app to stay competitive in a growing market such as Sarpy County. You have to do your homework and take care of your customers, no matter who they are, and no matter what industry you work in. George Rybar, owner of Offutt Collision Repair, understands that staying competitive takes big commitments. About 11 years ago, Rybar moved his shop to its current location, a built-to-order garage space that would allow the company to best take care of its customers. “If we wanted to stay competitive, it was necessary to move,” said Rybar. “We tried to build a better mousetrap.” The shop is set up in a linear fashion, something like an assembly line, which allows for better time control on any given repair. By doing this, the shop is able to tell a customer exactly when his or her car will be ready. At 2:30 p.m. on Tuesday, for example. Largely pushed by demands of auto insurance companies, the repair shop has had to learn to deal with two clients for most repair jobs: the owner of the vehicle and the insurance company. To gain repeat business, the staff and technicians at Offutt Collision Repair have to meet those clients’ needs, and in many cases exceed them. Taking care of the customer should be a priority for any business. “It’s a continual effort to keep yourself positioned where people

remember you and want to be coming to your clinic,” said Pete Crane, physician assistant at Urgent Care of Papillion. “By far the best thing we can do is that we treat people well.” By taking care of their customers, businesses earn repeat customers and new recommendations. “Word of mouth has been the best way for us to gain new customers,” Crane said. “The most important thing we can do is take good care of each patient,” said Dr. Tonya Boeckenhauer, who along with her husband, Dr. Kurt Boechkenhauer, own Papillion Chiropractic. “It’s that simple.” Not that it is always simple to do, but it is definitely worth the effort. Boeckenhauer shared that “we try to cater to each patient and want them to have a positive experience from the time they enter the front door.” Staying current in their understanding of health care laws and insurance regulations is important for her clinic. For instance, correctly billing for services to insurance companies helps ensure a good experience for clients. Staff at the Urgent Care of Papillion work to stay up-to-date in understanding the latest trends in health care and educated on advances in medicine. They often discuss best customer service practices, and have impromptu and casual meetings on the topic in an effort to continually improve clients’ experiences.
