Design your living space by numbers Equations are for more than just math class. Did you know there’s a proper order of operations for your home too? Whether it’s arranging your couch and television for optimal viewing, or making sure towel bars are right within reach, knowing a few key numbers can help you determine the ideal place for each item in your home – creating spaces that look great and are easy-to-use.

Kitchen Calculations Do you ever feel like you’ve got too many cooks in the kitchen? Creating an effective layout following the principles of “the kitchen work triangle,” will ensure that you never feel cramped again. Comprised of your three main work areas – the stovetop, refrigerator and sink – the triangle should provide enough space to move around, but not be so large that cooking is difficult. Keep these areas between four and nine feet apart for the most efficient use of space. To keep the kitchen flow going, ensure all other appliances are in proportion to one another, with complementary ones grouped together.

For example, minimize the mess from wet dishes by placing the sink and dishwasher a maximum of 91.4 centimetres apart. When you’re whipping up a family favourite, easy access to kitchen areas is essential. Finding the right height for important elements will make your kitchen even more accessible – most countertops are about one metre high, while microwaves are typically no higher than 1.14 metres for easy reach. Be sure to choose the correct faucet height so it’s in proportion with other fixtures and works with your layout. You don’t want a too-tall faucet that blocks your window, or one so low it’s difficult to fill sizable containers or pitchers. For example, Moen Canada says it has designed the Voss pullout kitchen faucet to be just the right height. Its lower-profile spout is ideal for installations near a window or on an island, while still providing ample room to fill large pots, reduce splashing and improve rinsing in and around the sink.

Living Room Logarithm Create a lounge space to love

by ensuring your living room furnishings are in the ideal locations for maximum relaxation. Here are a few tips to ensure your living room is comfy and functional: • Position the couch and coffee table 45 centimetres apart to provide plenty of leg room. • Keep the table and sofa heights within a few inches of each other to make it easy to grab the remote or a beverage. • Arrange seating a maximum of three metres apart to inspire conversation. Make binge watching your favorite shows more fun – and avoid eye strain – by positioning your television carefully. The larger your television is, the more distance is required between the screen and your couch. A good rule of thumb is 6.9 centimetres of space for every inch of diagonal screen size for an HD plasma, LED or LCD television.

Perfectly Proportioned Bathroom Functionality is key when you’re getting your grooming going. Ensure your bathroom has

plenty of room for personal care by keeping a few essential measurements in mind. Start by making certain the layout provides proper clearance for any doors, including cabinetry and shower stalls, and aim for at least 76.2 centimetres of space between the three major areas – tub or shower stall, sink and toilet. Toilets should range between 109 and 121 centimetres in height from floor to seat, with at least

45 centimetres of elbow room on the sides. And make sure the shower is roomy, too – shower stalls should be at least 91.4 centimetres by 91.4 centimetres with shower heads placed at a comfortable level for the individuals in your home. Similar to kitchen countertops, vanities with sinks should be about 94.444 centimetres high, with accompanying lighting at eye level for shaving or makeup

application. Avoid dripping hands, says Moen, by hanging towel bars in a spot that’s easy to reach, ideally near the sink. Its popular range of towel bars, robe hooks and other accessories are simple to install. Now that you know the numbers, you’ll find it’s simple to create spaces that improve how your home and life functions – no arithmetic required.

THE LOCAL REALTOR® – Your best friend when it comes to buying or selling a home When it comes to home sales in Canada, the market uctuates along with the economic situation. There are ups and downs, and these differ from area to area within the country. National trends do not necessarily reect the reality in specic municipalities, or even communities within those towns and cities. That’s why anyone looking to buy or sell a home is wise to contact a local REALTOR® to facilitate the process. These trained professionals understand the housing market in their areas and can provide you with valuable help and advice.

REALTORS® are members of their local real estate Boards. They are tapped into a network that keeps track of the housing market, and they have connections with a stream of clients who may be interested in buying your home or selling to you. Remember, only someone who is a REALTOR®, a member of CREA, has access to the Multiple Listing Service®. This tremendously powerful and co-operative real estate marketing system increases your chances of buying and/or selling with the best possible result by providing remarkable exposure.

The term REALTOR® is a trademark that identies licensed real estate professionals who are members of The Canadian Real Estate Association (CREA). The benets of choosing someone with this designation are many, beginning with the fact that members adhere to a strict Code of Ethics and Standards of Business Practice. Professional conduct is important in developing a mutually benecial relationship, and each REALTOR® is trained to help make sure that all parties in a transaction receive fair and honest treatment. In addition, a REALTOR® engages in ongoing education to keep current as the world of real estate evolves. All of this adds an important level of peace-of-mind to your home-buying experience.

REALTORS® can provide you with information about trends in the neighbourhoods where you are selling or buying, comparable prices and more. They guide you through the necessary paperwork, all the while disclosing all the facts on properties so that you can make the most educated decision possible. These consummate professionals consider themselves your partner in your purchase or selling experience, so that your needs, wishes and desires are paramount in the process.

When you buy or sell a home, you want the most for your money – so teaming up with someone else who has the same goal makes sense. Whether you are purchasing your rst home or selling and moving on, the steps involved are complicated. A REALTOR® can make a huge difference in how streamlined the process is.

Buying or selling a home is one of the biggest steps you will take in your life. Smart buyers and sellers do everything they can to make the best deal possible. Why not enlist help from the pros who go into each and every transaction with your best interests at heart? CREA is one of the country’s largest single-industry trade associations and represents a win-win situation for buyers, sellers and REALTORS® alike. To nd out more, visit www.crea.ca.

Spruce up outdoor space before hosting guests How to prep your patio to ensure your party is a success Beautiful summer nights make for great opportunities to invite some friends over for a starry soiree under the nighttime sky. Unlike house parties, at which guests will be spending most of their time indoors and in various rooms throughout the house, outdoor parties are often limited to smaller areas, such as patios and backyards. This can make things much less taxing on hosts, who won’t have much prep work to do to get an outdoor hosting area ready for party guests. But even an impromptu party requires planning and a little elbow grease before guests arrive. The following are a few areas to address before guests arrive for your next outdoor get-together.

Clear away debris The walkways and patio may not need too much attention, but give them a once-over with a broom to clear any debris. When clearing the patio of debris, move all furniture, making sure to sweep up any debris, including food, that might have fallen beneath tables and chairs since your most recent party,

or “al fresco” dinner. If the patio is especially dirty, consider power washing it to remove stubborn stains that can rob the area of its aesthetic appeal.

Clean the furniture Whether it’s been months since your last party on the patio or just a few days, the furniture must be cleaned. Unless items have been stored in a garage or shed, patio furnishings are exposed to the elements, and that means dirt, soil, soot or pollen may have accumulated on the furniture. Wipe down all cushions, using a mild detergent when necessary. Cushions may need some time to dry, so make this one of your first tasks, and leave cushions out in the sun so they dry more quickly. Once the cushions have been cleaned, wipe down the furniture with a wet towel to clear them of any dirt or debris.

Clean and inspect the grill The grill is a go-to accessory when hosting an outdoor party, so give the grill a thorough cleaning before the first guests arrive. Nothing brings a party to

a halt like hunger, and guests may begin to grow antsy if they are not served food in a reasonable amount of time. If you are using a propane grill, check to make sure the tanks are full as you clean the grill. Running out of propane is a summer soiree faux pas, so you might want to keep an extra tank handy just to be safe.

Clear the entryway to your home Your guests will likely be using the same entryway over and over again during the party, so focus on cleaning this entryway so guests don’t trip or have to jump over toys on their way to an indoor restroom. Once the entryway has been cleared of potential tripping hazards, make sure the indoor path to the restroom is clear as well. Hosting guests for an outdoor gettogether is one of the highlights of the summer, as the good weather doesn’t always last. A little bit of prep work will leave your guests impressed with your outdoor space.

Condos, townhomes or detached houses – which is right for you?

When it comes to buying a home, there are many decisions; your first should be to partner with Ralph Ciancio of RE/MAX All-Stars Realty Inc. Brokerage in Unionville.

Condos are generally close to amenities that younger couples will enjoy, and have many on-site amenities such as exercise and media rooms.

Ralph can show you a variety of properties to determine which will suit your needs first. Should you buy a condo? A townhouse? A detached? Each has its own unique advantages, and here is an outline of some of them.

If you’re a family and need more space, obviously a condo might not be right for you. A detached home will offer more property area for children to run in, and if you have a green thumb you can plant a garden. However, you will be footing the bill for most repairs.

Ralph’s philosophy is that the cost of moving can be expensive in terms of time, energy and stress, so try to envision what you’ll need five years down the road, not just what you need today. Are you planning on retiring soon and downsizing? Or perhaps you’re looking to grow your family and will need some more space soon? If you’re a first-time buyer, and you don’t want to be saddled with a lot of property maintenance, a condo would be a good option to consider. They are generally affordable, which is important for first-timers, and they don’t offer an unnecessary amount of space to maintain. There’s also no lawn to cut, and no snow to shovel – your parking spot is usually kept clear as part of the condo agreement.

Townhouses are another popular option, and are suitable for first-time buyers as well as retirees. However, while outside maintenance is often covered in a condominium agreement, seniors may want to remember that many townhomes are multiple levels and require a lot of stair climbing. A bungalow – main level living with a basement – is another option is you’re looking to reduce the up-and-down routine. To find out more about property options and how Ralph Ciancio can help you, visit the website or like his page on Facebook for updates.
