Gain Privacy, Save Space With A Pocket Door (HIT) - Homeowners today are looking for cost effective ways to increase the amount of usable space in their existing home. When you can’t afford to lose the space that a swinging door takes up, install a door-in-the-wall with the Johnson Pocket Door Frame. A standard swinging door takes up to 14 square feet around an entry. Pocket doors use no floor space around an entry -in effect, giving you bigger rooms and hallways. With the swinging door out of the way, homeowners can put tables, credenzas, and even shelving along the wall where the door use to be – enhancing the design of the home and increasing organizational and storage opportunities. Whether putting in converging doors-in-the-wall to make a grand entrance into a dining room or when you just need a single unit to save space in a den, you can get Johnson Pocket Door Frames to fit doors up to 5 feet wide by 9 feet high. Heavy duty frames support doors up to 300 pounds. To provide years of maintenance-free, smooth operation, the Johnson Pocket Door Frame is designed to eliminate the problems traditionally associated with a door-in-the-wall. The track's box shape and convex rails make it impossible for hanger wheels to jump off. Special keyhole slots allow you to remove the track easily without tearing out a wall. And with Johnson's unique hanger clip system, you can remove the door for painting or staining after the drywall and trim are in place. The Johnson Pocket Door Frame also has self-adjusting anchors to allow floor settling without disturbing the horizontal alignment of the header and track. To keep the

frame straight and provide a rigid surface for attaching wall materials, the Johnson Pocket Door Frame is clad with rust-resistant, zinc-coated steel sides and back plating. This also prevents drywall nails from penetrating the stud and scratching the pocket door.

Whether it is converging doors-inthe-wall to create a grand entrance or a single unit to save hall or bathroom space, the Pocket Door Frame can accommodate a wide variety of door weights and sizes. All L.E. Johnson Products are made in the USA and come with a Lifetime Warranty.

You can put in a pocket door frame with basic hand tools. The Pocket Door Frame comes with all hardware components including a pre-assembled track and header - all you supply is the door. A carpenter can install the pocket door frame in about ten minutes. Figure a little more time for a handyman. Accessories include a converging door kit for joining two pocket door frames, doors pulls and privacy locks. The privacy locks fit standard pre-bored doors. You can install them without cutting the door and invalidating the manufacturer's warranty. Tips For Weatherization To Save On Winter Utilities

(HIT) - Did you know that about half of the 130 million existing homes in the U.S. were built before 1973? Older homes that havenít been updated in the last few decades could be huge energy wasters that needlessly increase a homeís power usage and expenses. For example, the U.S. Department of Energy says the average family spends about $1,900 per year on home utility bills. Home owners can also do some quick, inexpensive fixes to make their homes more efficient and reduce energy bills, such as: • Apply weather-stripping around windows and doors; • Change air filters; • Place draft dodgers inside exterior doors; and • Install programmable thermostats to cut down on energy usage. • Hire a professional contractor for these additional weatherization improvements, which are more expensive but

may greatly improve energy savings: • Conduct an energy audit to find leaks or other efficiency problems; • Add insulation in the attic; • Inspect and insulate ducts; • Check the roof and make sure ventilation is working properly; • Replace windows and doors with EnergyStar rated products; and • Upgrade to a more energy efficient furnace or boiler. The Home Builders Institute (HBI), the non-profit affiliate of the National Association of Home Builders, has worker training expertise including weatherization skills. HBI teaches residential construction workers how to weatherize homes to make them more energy efficient and save consumersí money. Courtesy: Home Improvement News and Information Center

Geothermal Heat Pumps Generate Savings

(NAPS)—Here’s hot news: Homeowners who invest in a geothermal heating and cooling system receive savings not only at the time of installation, but well into the future. The system reduces energy consumption, lowers utility bills and increases home resale values.

How it Works A geothermal home comfort system taps into the abundant source of free solar heat energy stored in the earth and uses a series of pipes (called an earth loop) buried in the ground to move that heat into the home during cold weather and remove it during warm weather. This same heat energy can be used for a radiant floor system or domestic hot water heating. Lower Taxes Homeowners who install a geothermal system before December 31, 2016, can take advantage of a federal renewable energy tax credit that offers a tax incentive of 30 percent of the installed cost of the system. What’s more, the credit is retroactive to January 1, 2009 and can be used in combination with utility rebates and other tax incentives, where available, to make geothermal systems more affordable than ever. An Improved Economy Once installed, the system significantly reduces energy consumption, saving homeowners as much as 70 percent on

their heating and cooling bills throughout the year. Because geothermal systems use the free renewable supply of energy found in the backyard, the use of geothermal reduces U.S. dependency on foreign oil while encouraging energy production in the United States and helping to create jobs in renewable industries. Less Pollution Meanwhile, homeowners can reduce their carbon footprints. That’s because geothermal systems do not emit carbon dioxide, carbon monoxide or other greenhouse gases that are considered major contributors to environmental air pollution. More Money and Time In many cases, having a geothermal system means a higher resale value for the house. According to the experts at WaterFurnace, homeowners who invest in geothermal systems and plan to stay in their homes can anticipate an average system life span of more than 24 years—compared to 15 years for a traditional system—less maintenance and lower life cycle costs. Learn More To learn how you can experience the long-term benefits that the investment in a geothermal system delivers, visit www.waterfurnace.com or talk to a WaterFurnace expert at (800) GEO-SAVE.

Healthy, Money-Smart, Sustainable Living (NAPS)—Small decisions can make a big difference over time on your carbon footprint, and some of the “greenest” decisions you can make begin at home. Fortunately, there are several easy, affordable ways to lead a greener lifestyle at home. 1. Get some fresh air. From the cleaning supplies you use to the off-gassing of new furniture, carpet and paint, your home carries airborne toxins that can cause health problems if they become trapped and increase in density. Counteract this by bringing fresh air inside. Your green action: Intermittently open windows on opposite sides of a house to encourage a cross-breeze. In a two-story house, open a window downstairs and a window upstairs. As warm air rises, it will exit the top-floor window. In places like kitchens and bathrooms, where moisture can accumulate and trigger mold growth if left unaddressed, spot ventilation can be achieved with exhaust fans. It’s also important in rooms with gas appliances to offset carbon monoxide. Exhaust fans can be noisy. Look for those rated 2.0 sones or less. 2. You hold the power. Being money smart may mean rethinking the way you use gas and electricity in the home. Your green action: Take care of your appliances for maximum energy efficiency. Plugged-in appliances consume energy even when they are turned off or in standby mode. This phantom load, particularly from power adapters, computers and TVs, can account for as much as 10 percent of your home’s energy consumption. Place power strips throughout the house and shut down power at the outlet versus on the appliance. Also, make sure your appliances are operating at maximum efficiency. Clean your dryer’s lint trap after every load and scrub it with an old toothbrush once a month to get rid of the film left behind by dryer sheets. Clean your refrigerator coils, which can accumulate dust, at least once a year. Pull the refrigerator away from the wall and unplug it. Then remove the cover panel on the back to expose the coils and use a long-handled brush or handheld vacuum to remove dust. 3. Be water wise. According to the U.S. Environmental Protection Agency, a family

of four in the United States uses about 400 gallons of water daily—70 percent of which is for indoor use. Your green action: Install low-flow plumbing fixtures. High-efficiency clothes

washers and dishwashers are ideal but they can be expensive. An alternative is installing low-flow showerheads and faucet aerators. A low-flow showerhead can save a household up to 2,300 gallons of water a year. A faucet aerator attaches to the end of a faucet and slows the water flow, while adding air to maintain water pressure. The U.S. Department of Energy recommends aerators with a maximum flow rate of one gallon per minute. Learn More You can find more good energy- and money-saving ideas from the Keller Williams Realty guidebook Green Your Home: Healthy, Money-Smart, and Sustainable Living Begins at Home online at KellerInk.com or Facebook.com/ GreenYourHome. You can take three easy steps toward leading a greener lifestyle at home.

Moving Bliss (NAPS)—The next time you plan to move, you won’t be alone. Nearly 20 percent of Americans move each year, with most moves occurring during the summer months. With an average of 60 tasks to do to prepare, important decisions can slip through the cracks in the moving crate. To help, HGTV designer Lisa LaPorta and new-product journalist David Gregg, senior editor, Behindthebuy.com, recommend a few tips. These experts say that moving doesn’t have to be stressful—as long as you incorporate the right technology with the right design elements. Both Gregg and LaPorta recommend getting the appointment to have cable television, phone and high-speed Internet services connected before the move. Having them installed on your arrival day means you can go online to determine room layouts and shop for furniture, call out for pizza, and entertain the kids while unpacking. There’s a website, www.cablemover.com, that makes the process easy. And while you’re there, you’ll discover additional tech and design tips. Gregg suggests that moving is a great time for introducing new technologies to organize and de-stress your living environment. “The average person has five to six remotes sitting around on the coffee table,” he said. “Moving is a perfect time to clear out the clutter and get down to one. Upgrading to a universal remote is affordable and newer models are simple to both program and use.” Also, Gregg recommends hiding all your tech equipment behind closed doors or in other, less-traveled rooms. Using a radio frequency extender, you can keep your DVD player and other electronics from view and still operate them from up to 100 feet away. As a designer, LaPorta agrees. “Because technology has become woven into so many different facets of our lives, there’s a lot to think about from both a design and technology standpoint when setting up your new home,” she says. “In fact, designers have coined a term for this phenomenon: techorating.” LaPorta urges movers to think about the electronics they own and what they will do with them in their new homes. “For instance, it’s both costly and a hassle to move a 15-year-old, heavy, space-andenergy-hog TV set,” she says. “Consider purchasing a space-saving and design-friendly, slim new ENERGY STAR–rated TV. It can put as much as $58 per year back in your wallet while cutting your carbon footprint.”

Internet Helps Consumers Investigate Home Financing Options (NAPS)—Not only are more people moving toward online banking (62 percent, according to an American Bankers Association survey), they’re also using the Internet to research such big decisions as selecting a home loan. A survey of homeowners by Wells Fargo found that nearly half visited their financial institution’s website to learn more about products and services. A home loan is one of the most important financial decisions most people will make and the difference in a few key variables can have a significant effect on your borrowing costs over the life of the loan. Here are a few questions and answers you may want to consider when researching your home financing options: What type of loan do I need? • There are two basic categories of home loans. A mortgage loan can be used to purchase a home or to refinance an existing mortgage. A home equity loan or line of credit lets you access your home’s equity to fund such things as home improvements or large purchases, or consolidate outstanding debts.

Should I get a fixedadjustable-rate mortgage?

or

What will the money be used for and how much could I borrow?

• Depending on your personal financial situation, either choice could be an option for you. If you’re planning on staying in your home for a long time, a fixed-rate mortgage may be a good choice since it offers predictable monthly payments and guarantees that your interest rate will not increase over the life of the loan. However, if you’re planning to refinance or move within a few years, an adjustable-rate mortgage (ARM) might be better. Typically, ARM loans have lower initial rates and then adjust within a predetermined range, usually annually.

• Whether you’re buying your first home, fixing up an existing home, refinancing, looking for a home equity line of credit or trying to identify ways to manage existing debt, researching how much you can borrow is an important step. Credit experts, such as the National Foundation for Credit Counseling and others, suggest spending no more than 28 percent of your monthly pretax income on housing payments, which include principal, interest, property taxes and insurance.

Learn More For online calculators, product comparisons, checklists, guides and other information on the entire homeownership life cycle, visit www.wellsfargo.com/ mortgage/homeloans. Knowing your goal, what questions to ask, what information and documents to have available and your credit score can save you time and money and keep you on the path toward sustainable homeownership.

New Cable Boxes Help Save Money And Energy (NAPS)—A growing number of consumers are getting the picture when it comes to energy and their cable box. Surprising as it may sound, a cable box uses energy even when you’re not watching TV. In fact, nearly two-thirds of energy use occurs when people are not watching TV or recording a show, costing Americans an estimated $2 billion each year. A home with two standard boxes can use more electricity than a new refrigerator. To help, the U.S.

Environmental Protection Agency’s ENERGY STAR program is partnering with pay-TV service providers to offer energy-efficient set-top boxes to their customers. Qualified set-top boxes can power down when not in use and are designed to be at least 40 percent more energy efficient than other models. Experts say if every set-top box in the nation met ENERGY STAR requirements, it would save about $1.8 billion a year and help reduce greenhouse gas emissions. And, trends show this will continue. “Factors such as job losses, home foreclosures and a changing attitude toward multi-generational living have all contributed to the rise,” said Sarah Reep, director of designer relations and education at KraftMaid Cabinetry. “Now families are finding relatives at both ends of the age spectrum living together under one roof.” As the number of multi-generational homes grows, homeowners will need to adapt to the changing landscape. Reep recommends the following kitchen design elements to create a home designed for all ages:

heights for different tasks, such as lower counters for kneading dough and higher counters for cutting vegetables.

Get creative with lighting. Different tasks and generations require various levels of lighting. A combination of recessed, pendant, and under-cabinet lighting

Install the right hardware. Older or smaller hands may have trouble grasping or pulling certain types of cabinetry hardware. Consider larger drawer and cabinet pulls that are easier to grasp and more ergonomically friendly, such as the Tapered Bow Collection from KraftMaid Cabinetry. Keep counters clutter-free. There’s a common theme when it comes to kitchen cabinetry accessories—more storage in a clean design style. Creative storage solutions like a wall appliance garage and pull-out cabinets keep must-have items always within reach. “Living in a multi-generational home can be a great experience, but it can also be very challenging,” said Reep. “It’s

important to take each generation’s ideas and needs into consideration, especially when it comes to home design.” For more information on how multigenerational living will impact kitchen design, visit www.genshiftkitchen.com to read the GenShift™ 2011 study, commissioned by Masco Cabinetry, home of the KraftMaid, Merillat, QualityCabinets and DeNova brands. For more design tips from Sarah Reep, visit www.kraftmaidbydesign.com. GenShift 2011 Study Methodology. Harris Interactive® fielded the study on behalf of Masco Cabinetry from February 28-March 2, 2011 via its Harris Poll QuickQuerySM online omnibus service, interviewing a nationwide sample of 1,027 U.S. adult homeowners aged 18-65 years old. Figures for age, sex, race/ethnicity, education, region and household income were weighted where necessary to bring them into line with their actual proportions in the population. Propensity score weighting was also used to adjust for respondents’ propensity to be online. All sample surveys and polls, whether or not they use probability sampling, are subject to multiple sources of error which are most often not possible to quantify or estimate, including sampling error, coverage error, error associated with non-response, error associated with question wording and response options, and post-survey weighting and adjustments. Therefore, Harris Interactive avoids the words “margin of error” as they are misleading. All that can be calculated are different possible sampling errors with different probabilities for pure, unweighted, random samples with 100 percent response rates. These are only theoretical because no published polls come close to this ideal. Respondents for this survey were selected from among those who have agreed to participate in Harris Interactive surveys. The data have been weighted to reflect the composition of the U.S. adult population. Because the sample is based on those who agreed to be invited to participate in the Harris Interactive online research panel, no estimates of theoretical sampling error can be calculated. Electrical Contractors Help Seniors Age In Place for Greater Comfort

(HIT) - As more seniors 65 and older choose to age in place, electrical contractors can help these “younger old adults” remain in their homes with greater safety and comfort. Representing the fastest growing segment of the U.S. population, the U.S. Census Bureau reports that 10,000 new retirees will be added to the Social Security and Medicare rolls every day over the next 20 years. “While 60 percent of home remodelers already perform aging in place work, more electrical contractors are making adjustments throughout the home to help improve seniors’ everyday functioning, safety and quality of life,” said John Maisel, publisher of Electrical Contractor magazine at www.ecmag.com, published by the National Electrical Contractors Association (NECA), Bethesda, Md. Most common sense electrical activities can help homeowners with reduced eyesight by increasing lighting quantity and quality—key for adjusting to light levels and color rendering to help decreased vision. Electrical contractors’ recommendations, product selections and work can include: • Raising the ambient light levels to avoid any glare situations, such as unshaded lamps or recessed can fixtures with white trim • Illuminated switches that are readily visible in a darkened room through light-

emitting diode (LED) night lights to help avoid accidents • Undercounter lighting in kitchens and skylights through unused attic space • Adding a combination of 75-watt downlights in work spaces • Lighting switches at each entrance to halls and rooms • Adding lighting receptacles with two bulbs in vital places (exits, bathrooms) • Placing lighting switches, thermostats and other environmental controls accessible—no higher than 48 inches from the floor • Installing electrical outlets 15 inches on center from floor and closer than 12 feet apart • Providing clear access of 30-by-48 inches in front of switches and controls • Adding rocker or touch lighting switches • Audible and visible strobe lighting systems to indicate when doorbell, telephone or smoke/CO2 detectors have been activated • High-tech security/intercom systems that can be monitored, with heating, A/C and lighting from any TV in the house • Easy-to-see and –read thermostats • Preprogrammed thermostats • Flashing porch light or 911 switch • Direct wired to police, fire and emergency (as option) • Home wired for security and computers Electrical contractors can also help the homeowner plan for future needs with additional wiring and avoid the breaking of walls in the future. They can also work with architects so that closets are stacked for a future inhome elevator. Published by the National Electrical Contractors Association (NECA), Bethesda, Md., Electrical Contractor magazine delivers 85,000+ electrical contractors and more than 65,900 electrical contracting locations, more than any other industry publication. Don’t Just Respond To Power Outages,

Prevent Them

(NAPS)—Some 30 million Americans suffer through extended power outages a year and that number is expected to rise—but you don’t have to be among them. While storms, an aging electrical grid and freak occurrences can all contribute to significant power outages, getting a backup generator can make the difference for you. An Answer It’s all well and good to have some extra batteries put aside but it’s even better to not need them in the first place. The answer, many families have found, is a stationary home backup generator that can keep the power running during and after a storm. A stationary backup generator connects to a home’s existing natural gas or LP fuel supply, automatically turns on after the electrical power goes out and provides power to the home until the electrical grid returns. A stationary generator isn’t just part of an emergency preparedness kit— it can actually help prevent an emergency. For example, homeowners in one coastal Maryland community weathered Hurricane Irene without any problems. Every home in the Chesapeake Village subdivision was built with an attached Generac standby generator. While thousands of other residents along the Chesapeake Bay faced week-long power outages, life for Chesapeake Village homeowners continued as usual. “We had a lot of wind, a lot of rain, a lot of debris flying. But when the electricity went out our generator kicked in right away,” Chesapeake Village homeowner Stephanie Patterson said. “This was my first experience with a generator, and it’s a relief to have it. We kept our refrigerator hooked up, our lights on and with two small kids, it was great just to have some extra amenities.” Chesapeake Village resident Terri Blackwell said knowing she would not lose power during storms was a selling point when she and her husband were house hunting. Power isn’t just a luxury for many people with electronic medical devices, it’s a necessity. In addition, many work from home or remotely and not having power is bad for their economy and the nation’s. Fortunately, you can get a Generac power system with an output from 7 kilowatts to 60 kilowatts through a broad network of independent dealers, retailers and wholesalers. American Hardwoods Offer Breath Of Fresh Air (HIT) - Flooring, cabinetry, and millwork made from American hardwoods are as much a part of the American dream as a white picket fence. The beauty, architectural detail, and overall inviting warmth they offer are often what make a house a home. So, it's no surprise that hardwoods are increasingly bringing the comforts of home to all types of settings, from schools and workspaces to healthcare facilities

immediate past president of the American College of Allergy, Asthma & Immunology (ACAAI). "Chemical treatments and professional steam cleaning will not remove all allergens, and are only effective for a short time. But all of these allergens can be reduced with hardwood flooring." The Asthma and Allergy Foundation of America (AAFA), agrees. "We recommend

and performance venues. But, there is more. The American Hardwood Information Center, www.HardwoodInfo.com, wants you to know that hardwoods also help improve the air quality in the places you spend your time. We've all seen those tiny particles floating around in a beam of sunlight. Those culprits are often the cause of many indoor allergies which affect nearly 40 million Americans. Did you know that to ease allergy symptoms, one of the first recommendations allergists make is to remove wall-to-wall carpeting in favor of solid floor surfaces, such as hardwoods? Hardwood products offer help! "Allergists recognize that carpet is a huge collection net for dust and dust mites, live and dead insects and their waste products, mold, and animal dander," says Dr. Dana V. Wallace,

hardwood floors," says spokesperson Angel Waldron. "They are easier to clean and do not harbor dust, dirt, and allergens like carpeting." And to ease the suffering to a greater degree, Dr. Wallace suggests additional home considerations. "The newest research shows that making one change in the home, like carpet removal, will reduce the allergen load, but it takes multiple interventions to reduce symptoms. Other changes, like removing upholstered furniture, need to be made." And hardwood furniture, such as stools and desk chairs, offer a perfect solution. But allergy issues exist well outside of the home. The AAFA tells us that allergies and asthma cause 40,000 people to miss school or

work every day, resulting in $3 billion in lost productivity each year. Dr. Wallace concludes that, "Perhaps the increase in allergies and asthma over the past century has some relationship to moving away from hardwood flooring. My school had hardwood flooring in the 1960's," she says, "and more recently, schools have been installing more carpeting. We need hard surfaces such as hardwood flooring, in public areas, to reduce allergen exposure." Utkarsh Ghildyal, project manager at Renaissance 3 Architects understands completely, and he also feels that healthy and environmentally favorable hardwood floors are "more comfortable than concrete and are more easily maintained than carpet." Ghildyal goes on to say that, "we use hardwoods in our designs to express warmth and a sustainable aesthetic. There is a natural feeling to hardwood that is difficult to replicate." The experts at Renaissance 3 Architects are not alone in their thinking. More and more designers are recognizing the limitless benefits of hardwood products, and are increasingly featuring them in schools, workspaces and healthcare facilities across the country. But what about the finishes won't they affect allergies? The American Hardwood Information Center suggests you breathe deep, relax, but be knowledgeable. Reading product labels, specifically looking for the key words "volatile organic compounds," or VOCs, is important because VOCs are emitted by many, many items, including carpeting, electronics, cosmetics, plastics, cleaning supplies, tobacco products and more, so be aware. Today, most paints and stains will have lowor no-VOC on their labels, and that's significant because low- or no-VOC finishes which are water-based, are healthier for you and the environment, give off virtually no odor, and are much less likely to trigger allergies or other sensitivities. Let's clear the air! The benefits of using products made from American hardwoods are limitless. Incorporate them into the places where you live, work and play. And then, breathe deep!
