Established as the highest-producing investment brokerage team within Stan Johnson Company, Jeff Hughes and his team of experienced brokers have been involved in over 500 transactions valued in excess of $6.7 billion in net lease transactions to-date, including more than $744 million in 2015. The team is comprised of six brokers, an analyst, a research specialist and a marketing specialist. The group has pioneered the zero cash flow business within Stan Johnson Company, completing 75% of the firm’s zero cash flow transactions.

Real Estate Pricing Advisory A current understanding of the market is critical. We maintain an insider’s perspective in the net lease real estate market and can provide ownership entities with current valuation feedback based upon tenant credit analysis, comparable sales, and overall health of the net lease investment market. Our advisory services begin at the Request for Proposal (RFP) stages of a development opportunity. We monitor the valuation of the asset from award date, throughout the construction period, and into rent commencement. Our developer clients are well prepared to monetize the value they have created at the right time.

Zero Cash Flow With sales volume exceeding $2 billion, our experience in zero cash flow transactions is unmatched in the industry. Through national, regional and local perspectives, we understand the needs of the zero cash flow buyer and seller. We work closely with owners, lenders and investors to evaluate the real estate opportunity and help them reach their goals.

Tenant: ConocoPhillips Industry: Energy Facility Type: Headquarters Office Location: Anchorage, AK Situation/Need: Owner purchased the properties a number of years prior, and had built up significant equity through amortization of the underlying loan. In order to maximize proceeds from the sale, it was necessary to identify a buyer with a familiarity of the high leverage financing structure and the ability to fully underwrite the value of the underlying asset. Deal Structure: Zero Cash Flow, 7 years remaining lease term Outcome/Result: We were able to close with a buyer who had significant presence in this unique local market and who was wellversed in the zero cash flow structure.

Through our net lease real estate focus, we have developed an extensive network of specialized investors and high net worth individuals. These investors have played a significant role for developers, tenants and wholesalers on various investment levels by: Purchasing the property upon rent commencement or during the initial lease term; Providing the seller a bankable forward commitment before construction has completed; or Providing the developer and/or seller the equity funds or full capital stack needed to construct the property.

Partnership was formed and equity was successfully funded. Since the introduction, a total of seven (7) partnerships have been formed with this same Equity Investor and Merchant Developer.

Leading a team of exceptional and focused net lease professionals, Hughes has completed over $6.7 billion in net leased transactions. Hughes draws upon his invaluable thirty plus years of investment sales and real estate experience to formulate the best plan of action for his highly valued clients. His veteran and broad experience has made Hughes a sought after resource in the industry. Prior to joining Stan Johnson Company, Jeff Hughes maintained various positions in the mortgage banking business.

With over twenty-five years of real estate, finance, accounting and operational management experience, Brad Pepin specializes in net lease office and industrial investment sales, as well as structuring joint-venture partnerships for build-to-suit projects. Pepin puts an emphasis on establishing long-term client relationships and delivering exceptional service. During his tenure at Stan Johnson Company, Pepin has closed over $1.4 billion in net lease transactions, contributing to his team’s overall volume of $6.7 billion. Serving in numerous CFO and corporate controller designations, Pepin spent a decade with Tax and Accounting Software Corp and worked in the audit division at Ernst & Young, LLP prior to joining Stan Johnson Company in 2004.

Representing individual and institutional buyers and sellers in transactions ranging from one million to one hundred million, David Clary has closed transactions totaling $2.4 billion as a senior director at Stan Johnson Company. With an extensive financial background and a focused attention to detail, Clary is widely regarded as an expert in zero cash flow structured transactions and successfully manages institutional client relationships. With responsibilities in finance, business development, acquisitions, and divestitures, Clary worked for Mapco and The Williams Companies prior to joining Stan Johnson Company.

Specializing in corporate finance engagements, Matt Wrobleski focuses on providing real estate advisory and monetization services to corporations and private equity funds nationwide. Relying heavily upon his M&A and corporate development background, Wrobleski puts an emphasis on understanding the key financial and operational objectives of clients and delivering exceptional service to meet those objectives. Prior to joining Stan Johnson Company, Wrobleski was a member of the Mergers, Acquisitions, and Strategic Planning Group for Leggett & Platt, Inc. (NYSE: LEG). While at Leggett & Platt, he participated in all facets of the acquisition and divestiture process, including deal sourcing, strategic and financial analysis, valuation, due diligence and contract negotiations.

Constantly evolving to the ever-changing industry landscape, Zach Harris focuses on comprehensive business development and transaction management. Serving net lease clients in single-tenant retail, office and industrial transactions, Harris plays a critical role on many of the team’s important listings and equity investment projects, and has contributed to closing over $1.8 billion in net lease sales. Harris began his career at Stan Johnson Company initially serving as an analyst on the team led by Jeff Hughes. Prior to joining Stan Johnson Company in 2011, Harris worked for Wallace Engineering as an associate structural engineer.

Hunt Rose has been with Stan Johnson Company for two years. His focus is on serving net lease investors in single-tenant industrial, office and retail transactions. As an Associate on Stan Johnson Company’s largest brokerage team, his role includes financial analysis, business development and transaction management, focusing primarily on joint-venture partnerships for build-to-suit projects with developers and equity investors. Rose began his career at Stan Johnson Company, originally serving as an Analyst and progressing quickly to Associate. He previously worked in the Hedge Fund/ Private Equity Audit Services Division at Deloitte & Touche in Dallas, TX. He is a licensed CPA in the State of Texas.

With a focus on serving net lease investors in singletenant industrial, office and retail transactions, Jonathan Ameen works with Stan Johnson Company’s largest brokerage team led by Jeff Hughes. Ameen’s core focus lies in detailed financial analysis, business development and transaction management with individual and institutional investors, corporations, private equity, and developers. Previously responsible for developing long term reliable relationships with oil and gas producers, Ameen negotiated gathering and processing contracts for The Williams Companies. Ameen’s work with The Williams Companies provided him exposure and experience in commercial development, investor relations, and commodities.

Melissa McKenzie-Stickels’ fifteen-plus years of experience in real estate closing and transaction management supports her in her role as an Associate at Stan Johnson Company. McKenzieStickels joined the firm in 2005 as a marketing and closing coordinator, then progressed into the role of analyst where she coordinated marketing activities, assisted with financial analysis, asset valuation and market research functions, as well as provided transaction management support to her team. She continues to focus on transaction management while expanding her role to include business development activities. Before joining Stan Johnson Company, McKenzie-Stickels coordinated real estate lending and closing activity at ONB Bank and Triad Bank in Tulsa, OK. She is a licensed real estate broker in the states of Oklahoma and Michigan.
