The average rate on a 30-year fixed mortgage fell to a hair above 4 percent this week, according to Freddie Mac data first reported by the Wall Street Journal. The number is the lowest since January 2018, just before the average began to steadily rise to a November peak to just below 5 percent. High mortgage rates in the fall pushed mortgage applications to a four-year low, slowed U.S. home buying, and put home builders at their least confident in two years. But rates have dropped sharply over the last several months as the Federal Reserve halted hikes on 10-year Treasury bonds that drove last year’s mortgage rate growth. That’s been good news for those home builders. Shares for the S&P Homebuilders exchange-traded fund, which includes building products and homefurnishing companies, has shot up 17 percent in the first quarter. The halt in hikes also boosted real estate investment trust performance. The 30-year-rate mortgage rate dropped about a quarter point in the last week alone and some lenders are advertising sub-4 percent mortgages, including Toronto-Dominion Bank and HSBC, according to the Journal. Those rates are enticing would-be borrowers who may have sat out the rate increases. “People love it when they have a rate like that,” Sanborn Mortgage Corp. president Michael Menatian told the Journal. “Psychologically, it has a huge impact.” Commercial real estate investors could also benefit if the Fed keeps interest rate hikes to a minimum this year. HOWARD TERMINAL SITE PL AN: FIR ST LOOK In case you’ve been unable (unwilling?) to peruse the presentation given to the BCDC on Howard Terminal last week, go get it. Now. While you’re waiting for that to download, I’ll go through some of the important slides. First, let’s look at how the ballpark is situated on the 55-acre site.

That’s a lot of space to the west, right? While there won’t be splash hits, it looks pretty snug in the Southwest corner there. From the looks of things, BIG may have placed it as far southeast as possible while maintaining the orientation and the preferred street grid.

All the blank space is filled in, with streets and potential heights for ancillary buildings. Most are up to 200 feet tall, some are 300 feet tall, and one is listed at 400 feet tall. What would that look like if you were standing on the shoreline? The next slide should give you a sense of it.

Cutaway for building and stadium scale This will be the one of many red flags for a lot of people. Nothing in the Jack London Square approaches that scale. Even the ballpark, which by itself would be the tallest building in the neighborhood, is absolutely dwarfed by the condos and suites to the west. Like what happened with Brooklyn Basin, location is everything. And this location is on the shore.

History of Howard Terminal shoreline In the image above you can see how much the shoreline has changed, from the 1877-surveyed shoreline in green to the extended beach and wharf area, completed over 20 years ago. The sticky part is that the orange areas were built for port commercial purposes, not for housing, parkland, or office buildings.

Overlay of site history and ballpark site I overlaid the ballpark site to get a sense of where it would fit in a historical context. The problem here is that the ballpark will be on bay fill. Will the BCDC and the State approve a completely different purpose for the land? We have two historical cases of this. At China Basin it worked out for the Giants. At Piers 30-32 the Warriors faced resistance and moved their concept a mile south.

One other thing to consider is the lack of public space. The second image in the post, titled Open Space & Public Access, shows which areas would be available. The concept for this goes back all the way to the original Fremont concept in 2006. I’m guessing there are 12-15 acres available, plus the roof deck, which I calculate to be 1.5-2 acres on its own. For reference, Brooklyn Basin is 64 acres, of which 30 acres is set aside as open space. I don’t see how the amount of open space identified for Howard Terminal will pass muster, unless everyone decides that the overriding necessity is the new housing over everything else, enough to indirectly subsidize the ballpark.

Offices in Dublin Ohio which is kind of the northwest part of Columbus for those of you that know the city has been selling houses for going on 17 18 years part of the family business business that’s been doing it for over 30 years here in Columbus. Ed Kaminsky: [00:01:07] Wow. That’s a long time you know, (me) having been from Ohio and no longer there and I’m in the sunny parts of Southern California. I have to ask what’s going on there in the winter? Is it nice cold rainy snowy? Neil Mathias: [00:01:24] Depends on the day the hour. As you know the old saying is if you don’t like the weather wait a few minutes it’s going to change. We woke up yesterday morning with about five inches of snow that we weren’t expecting. And today we’ve got sunny skies and I think we’re going to hit close to 50 and a lot of the snow is already gone. So you know I actually had an inspection on our property yesterday that we had some roof concerns and it was one of those that we had to get a roofer out and we’re trying to deal with the snow stuff and luckily I think all the snow that we got yesterday is going to be melted and my roofer can get out there today and take a look at it. So it is one of those interesting challenges that you never know what you’re going to get. But luckily we’ve got some great transportation stuff where a lot this week I was able to actually get down to Florida and just had direct flights into Tampa with a two hour flight and I was down in Tampa playing golf for an eleven o’clock tee time.

So no complaints. Ed Kaminsky: [00:02:28] Yeah that’s an easy commute isn’t it. Yeah. That is the direction to go when you want to get to some warm weather. Florida usually this time of year anywhere anytime you can get to Florida that is always a nice nice way to go. So let me ask a question you know I’m sure people have heard of Ohio but if you’ve never traveled to Columbus because there’s no reason to get there for it for your business or family or anything else what would a new playerBeing drafted or traded to Columbus. What can they expect about the community once you toss a little bit about that.Yeah I think that’s one of the the the stories that we hear the most is that we’re kind of one of those cities that kind of flies under the radar if you haven’t been here. Neil Mathias: [00:03:21] You don’t necessarily know a whole lot about it but then once you kind of start to get into it and hear what’s going on it’s kind of surprising whether you’re talking about you know economy business growth stuff there’s a ton happening and when you talk about athletes and I think it’s somewhat surprising. We’ve had a number of athletes that continue to live here while they’re playing in other cities or come back and are retiring here even after their playing careers are over multi-sport wise. Obviously NHL is the only major sport we’ve got in Columbus and no disservice to the MLS We do have a great MLS team and if you follow the MLS we just went through a really big save the crew campaign where they tried to move our soccer team and we were successful in keeping the Columbus Crew here even though the owner wanted to move it to Texas. But when you talk about the major sports NHL is our our major franchise here. We don’t have football, basketball, or baseball but you know an example is Michael Connelly who plays for Memphis has just finished building a house here in Columbus. Even though he’s playing in Memphis. James Warren just moved back to Columbus after retiring from the NFL. Jason Day is one of the top golfers in the world. He keeps his family and lives here year round. So we’ve got a lot of players who have said even though it doesn’t come up as one of those top three that you think about. It’s one of those things that there’s a ton going on from restaurants arts business. It’s just a great place to raise a family and be a part of a lot of it started. I think back in 2009 our business leaders really got together we have a group called the Columbus Partnership and it’s made up of 65 of our central Ohio CEOs and they launched what they called the Columbus 2020 initiative. And they said that even though we’re coming out of or kind of a Great Recession they said we want to create 150000 new jobs within that region. Ed Kaminsky: [00:05:58] Wow that’s a lot. Neil Mathias: [00:06:00] I wanted to do that by Yeah by 2020. And so all the companies guys the guys that we’re going to do this. And within seven years they actually reached their goal and created one hundred and sixty four thousand new jobs. And that was a seventeen point eight percent growth rate when the national growth rate was 12 and a half percent from your job. These guys should run for president. Exactly. And so I mean there’s a lot of things I think that contributed to that. I think there’s a wide diversified economy here. We’ve got you know Ohio State University is a big part of it. You know we’re the capital of the state so we’ve got you know our our government hub and center here that leads to that less. Wexler who’s the CEO of Elle brands and is on the Forbes top 150 richest people is here and the big instrumental leader in our community. So a lot of those leaders kind of all play that we’ve seen some interesting things where I don’t know if you’ve heard of a company called cover my meds but it was kind of a local startup that recently sold for one point one billion dollars and they’ve kept their headquarters here.

BA SEBALL SPRING TR AINING BRINGS BIG BUCK S TO FLORIDA BY DAN S CHLO S SBERG | MAR 5, 2018 Baseball spring training is a big deal that involves big bucks. In Florida, home to half of the 30 major-league teams, the six-week training period from mid-February through the month of March generated $687.1 million last year. That mark, compiled by Downs & St. Germain Research of Tallahassee, figures to be even better this season now that the top four teams in the National League’s Eastern Division have made significant changes that have electrified each fan base. The Florida Sports Foundation, which sponsored the 2018 Florida Spring Training Economic Impact Study, reported that 1,497,306 fans spent $584 million while watching 237 exhibition games last spring. In addition, spring training itself created 7,152 jobs – from hotels and restaurants to ballpark ushers, vendors, and parking attendants. According to U.S. Sen. Rick Scott, who was Governor of Florida last spring, “Each year, fans from around the world come to Florida to enjoy spring training. With incredible experiences like spring training happening in Florida, our tourism industry continues to break records. Those who have never been to spring training in the Sunshine State should make that unique experience a priority for next year.” Although ballclubs that train in Arizona are closer geographically, Florida is in the process of reducing travel time from team to team. After 20 years at Disney World, the Atlanta Braves will play their last game at Champion Stadium on March 23, then complete their 2019 Florida schedule with a single game at their new ballpark in Northport, on the Gulf of Mexico not far from Charlotte and Sarasota. The main reason for the move, according to the team, was proximity to potential exhibition game rivals. The Braves considered a return to the Palm Beaches, where they played before jumping to Disney, but could not reach agreement with local officials. In their place, the Washington Nationals and Houston Astros agreed to share Fit Ballpark of the Palm Beaches, now in its third season. “We have a lot of their fans in-house,” said Gina Worobel, director of sales and marketing for Hawthorn Suites by Wyndham West Palm Beach. “A lot of

people come down to enjoy the great weather and see their teams. The ballpark had an impact on the whole area, with lots of guests from Washington who want to escape the cold weather there. “We have fans of the Astros and Nationals in our hotel and restaurants – we see a lot of red and orange hats and T-shirts.” The 10-year-old property, which has 112 full suites, is 15 minutes from Ballpark of the Palm Beaches and 20 minutes from the older Roger Dean Stadium, the only other Florida spring training park occupied by two teams (the St. Louis Cardinals and Miami Marlins). It is also less than a half-hour from Lion Country Safari, the Atlantic Ocean, City Place, the Kravitz Center for the Performing Arts, ritzy Palm Beach, and something called the Polo Grounds – which has nothing to do with baseball. In fact, it’s polo season now too. Worobel said guests can take advantage of package deals created by the hotel and ballpark and offered on the social media pages of the Hawthorn Suites and its sister property, the Best Western Palm Beach Lakes. Both are owned by DR Palm Beach. In addition to Harper, whom they chased all winter, the Phils picked up another former MVP in Andrew McCutchen, plus shortstop Jean Segura, catcher J.T. Realmuto, and closer David Robertson. Replicas of Harper’s jersey are the hottest sellers in Clearwater, the Gulf Coast community where the Phillies train. Another NL East powerhouse, the New York Mets, are just north of the Palm Beaches in Port St. Lucie. Like the Nationals and Phillies, they spent the offseason restocking, adding infielders Robinson Cano and Jed Lowrie, catcher Wilson Ramos, and closer Edwin Diaz, among others. The Braves, surprise winners of the division title in 2018, also brought in reinforcements, namely catcher Brian McCann and third baseman Josh Donaldson, another one-time MVP, while retaining rightfielder Nick Markakis. Without better pitching, however, Atlanta will have trouble defending its title, which it won by eight games over Washington last year. Even beyond spring training, baseball brings business to South Florida. “Peak season is pretty busy,” Worobel said, “but traveling teams come in to play at the stadiums in the summer. We get a different type of clientele, including families with younger kids. We get people on vacation and people coming down to see the ballgames.” When the subtropical weather becomes oppressively hot, hotel guests often seek shelter in the air-conditioned Palm Beach outlets, an upscale collection that includes Brooks Brothers, Polo Ralph Lauren, New York & Company, Nordstrom Rack, and Sacks Fifth Avenue. That modern mall replaced the old Palm Beach Mall, which was demolished after it became outdated. For nearby hotels, that was a good thing. “We get a lot of repeat guests,” Worobel said. “A lot of them tend to come back throughout the year.” Rates are typically lower in summer, especially for midweek stays. She said some guests book spring training reservations a year ahead, while others wait until teams publish their schedules in the fall. “They want to see what teams will be playing here,” she noted.
