We have the ABDi entry system with mobile login capabilities which will help the process of allowing your preferred guests and vendors into the community. Without the assistance of you, the resident, the system will never run at its optimal best. Another key component to this is when the security gate contacts you to approve a guest entering the community. If you do not answer, guests, vendors etc. will not be granted access into the Association and they will be turned away. Transportation safety is vital to the overall health and well-being of the residents of Grand Hampton. Here are some tips for safety on bikes, golfcarts and pedestrians:

Bike Safety:

• Obey and follow all traffic rules

• Ride bicycles with the flow of traffic

• If you must ride in the dark wear reflective clothing or accents, especially on your ankles, wrists, back, and helmet. If a carrier is added, make sure the rear reflector remains visible

• Add the brightest lights you can find to the front and rear of your bicycle

• Always assume you are not seen by a driver

Golf Cart Safety:

• Obey and follow all traffic rules

• Make sure the direction selector is in the correct position before accelerating

• Always bring the golf cart to a full stop before shifting direction

• Slow down before and during turn

• Check behind you before operating in reverse

• Always yield to pedestrians

• Use seatbelts, if available

• Do not text and drive the golf cart

• Do not allow anyone to stand in a moving golf cart

• Do not drive the cart while intoxicated

• When Driving in the dark be sure your golf cart lights are on

Pedestrian Safety:

• Be predictable. Follow the rules of the road and obey signs and signals. Walk on sidewalks whenever they are available. If there is no sidewalk, walk facing traffic and as far from traffic as possible

• Keep alert at all times; don’t be distracted by electronic devices that take your eyes (and ears) off the road

• Never assume a driver sees you. Make eye contact with drivers as they approach to make sure you are seen

• Be visible at all times. Wear bright clothing during the day and wear reflective materials or use a flashlight at night

• Watch for cars entering or exiting driveways or backing up in parking lots

WHAT TO PLANT

Annuals/Bedding plants: Try ageratum, celosia, zinnia, and wax begonia for color into fall.

Bulbs: Add color, texture, and pattern to the garden with the many varieties of elephant's ear (Alocasia spp.), calla, narcissus, and zephyr lily.

Herbs: Plant Mexican tarragon, mint, rosemary, and basil.

Vegetables: It is time to establish strawberry plants. Other veggies to plant now are broccoli, carrot, cabbage, collards, and many others.

WHAT TO DO

Lawn insects: Continue to monitor the lawn for signs of insect damage. Fall armyworms, chinch bugs, mole crickets, and sod webworms are still active this month.

Perennials and bulbs: Divide and replant those that have grown too large or need rejuvenation. Add organic matter to new planting areas and monitor water needs during establishment.

Lawns: The last fertilizer application should be around the middle or end of September in north Florida. Choose a fertilizer with no or very little phosphorus unless a soil test indicates a need for it. A fertilizer containing controlled-release nitrogen yields longer-lasting results.

Fertilizer Bans: Certain municipalities in north Florida prohibit the application of fertilizer to lawns and/or landscape plants during the summer rainy season (June–September).

Lawn weeds: Maintain healthy grass because it is the best defense against weeds. Avoid "weed and feed" products; only apply herbicides to areas with weed infestations.

Garden for hummingbirds: Plant firebush, firespike, russelia, and other plants to supply nectar for visiting hummingbirds.

Vegetable garden: Prepare the fall vegetable garden if not done in August. Using transplants from your local garden center will get the garden off to a fast start, but seeds offer more varieties to choose from.

Watermelon Bourbon Glaze with Grilled Flank Steak

Servings: 6

1 1/2 cups watermelon juice (approximately 2 1/2 cups chopped watermelon, blended)

2 tablespoon minced garlic

1/4 cup soy sauce

1/4 cup brown sugar

2 teaspoon hot sauce

1/4-1/2 cup bourbon

2 pounds flank steak or London broil

1/4 teaspoon cornstarch

In medium saucepan over medium-high heat, reduce watermelon juice to 2/3 cup. Toward end of reduction, add garlic. Remove from heat, cool 10 minutes then add soy sauce, brown sugar, hot sauce and bourbon. Mix well.

Place watermelon-bourbon glaze in large zip-top bag. Add steak and massage to cover meat. Close bag and refrigerate 3-4 hours.

Heat grill to high heat. Remove steak from plastic bag and gently shake to remove excess glaze.

Grill steak 4-6 minutes; turn, grill 4-6 minutes, depending on thickness of steak. Remove from heat. Steak should be pink in center.

Allow steak to rest on platter or cutting board 10 minutes. Mix small amount of watermelon-bourbon glaze with cornstarch. In small saucepan over medium-high heat, add cornstarch mixture to remaining glaze and simmer 3-5 minutes. Reduce to medium heat until mixture thickens. Remove from heat.

Cut flank steak on bias into thin strips. Drizzle watermelon-bourbon glaze over top.

Watermelon Walnut Currant Chutney

Servings: 16

4 cups watermelon, juiced

2 cups watermelon rind (white part), diced small

2 tablespoons apple cider vinegar

1 1/2 cups packed brown sugar

1/2 medium white onion, sliced

1 tablespoon minced garlic

1/2 teaspoon nutmeg

1/4 teaspoon cloves, ground

1 teaspoon lemon zest

1 lemon, juice only

2 tablespoons currants

2 tablespoons roasted walnuts

1 wheel brie cheese, for serving crackers, for serving

In saucepan over medium heat, reduce watermelon juice to 2 cups. Combine with watermelon rind, apple cider vinegar, brown sugar, white onion, garlic, nutmeg, cloves, lemon zest, lemon juice, currants and walnuts; simmer until almost dry.

Chill and serve over brie with crackers.

Market Shifts Have Put Homeowners in Golden Handcuffs

More homeowners want to move, but they’re staying put. It’s a phenomenon labeled “golden handcuffs,” based on a career term coined in the ‘70s. Astonishingly low, pandemic-era interest rates got these homeowners into their properties, and they’re seemingly sitting pretty — but a turn in the market means there’s no easy way out if they wish to sell.

Why Do Homeowners Feel Stuck?

During the pandemic, interest rates dropped to record lows, giving home buyers a rare opportunity to secure a mortgage at 3% or less. However, as home sales boomed, interest rates were raised to temper the market, and they now sit at 6% to 7%, leaving today’s homeowners in a tough spot.

Pandemic-era buyers have a great low rate locked in, but what if they want to sell? Walking away from an amazing low interest rate only to be met with double the estimate for your next mortgage definite-

ly doesn’t sound like a good deal. What’s more, with house prices remaining stubbornly high, many homeowners feel completely discouraged from trying to sell.

Should Homeowners Sit and Wait?

There’s no issue with selling your home at the moment, so long as you have a plan for where you’ll go next. There’s no doubt that buying in high and doubling your interest rate sounds like a bad deal — but you don’t have to take it. Even if you’ll need financing to purchase your next home, there are other avenues to help you break out of the golden handcuffs, like:

• Buying a new construction property so you can secure a builder’s rate incentive, netting you a below-market interest rate.

• Using a rate buy down where you put money in at closing to lower your interest rate by multiple points, which can save you thousands over the life of your mortgage.

• Doing the math on the potential savings you might see from lower home prices, which are cooling off as the buyer pool shrinks.

• Taking advantage of other incentives offered by motivated sellers, like flooring allowances and lower closing costs.

Tips for Moving Forward in The Market

Getting a good deal is still possible, even though the market seems tough. If you want to sell your home, don’t let interest rates discourage you. Not only can you still walk away from your current property with a great sales price, but you can find ways to lower the interest rate of your next mortgage to help offset differences in your financing costs.

Also, remember what’s working in your favor:

• Late spring and early summer are often the best times to sell a house. If you list now, your buying window will likely be

moving out of the summer and into the early fall. Early fall is a great time to be a home buyer as sellers are typically ready to negotiate due to a smaller buyer demand.

• While higher rates have led to fewer buyers, there’s still reduced inventory, which gives you the upper-hand as a seller, allowing you to negotiate longer (or shorter) closings so you can position yourself for a good purchase.

Grand Hampton’s Management Staff would like to remind our residents of the pool rules and pool party procedures to make everyone’s time at the pool safe and enjoyable.

Pool Party Procedures:.

• There is a limit of 10 guests for any household for a pool party. You must let the Amenity staff know of your party and your guests within 2 business days of your party.

• Each resident is allowed 4 non-paying guests. Each guest after that is $3.00 for ages 4-11 and $5.00 for ages 12 and up. • Cabana areas are on a first come, first served basis. You may not reserve seating by placing personal items and leaving the area. You must stay with your items.

• You may never use more than 2 of the upper deck cabana tables.
