Experience Florida’s Sports Coast is thrilled to welcome the return of the highly anticipated 2023 Bay Scallop Season with a significant extension! This year’s season kicks off Saturday, July 1 and continues through Monday, August 6 –marking a tremendous 37-day season. Florida’s Sports Coast, the official Tourism Office for Pasco County, encourages locals and visitors to participate in the adventurous, fun experience.

“The extended season is going to do so much for tourism in Pasco County,” says Board of County Commissioners Chair Jack Mariano. “This will be

Transportation safety is vital to the overall health and well-being of the residents of Grand Hampton. Here are some tips for safety on bikes, golfcarts and pedestrians:

Bike Safety:

• Obey and follow all traffic rules

• Ride bicycles with the flow of traffic

• If you must ride in the dark wear reflective clothing or accents, especially on your ankles, wrists, back, and helmet. If a carrier is added, make sure the rear reflector remains visible

• Add the brightest lights you can find to the front and rear of your bicycle

• Always assume you are not seen by a driver

Golf Cart Safety:

• Obey and follow all traffic rules

• Make sure the direction selector is in the correct position before accelerating

• Always bring the golf cart to a full stop before shifting direction

• Slow down before and during turn

• Check behind you before operating in reverse

• Always yield to pedestrians

• Use seatbelts, if available

• Do not text and drive the golf cart

• Do not allow anyone to stand in a moving golf cart

• Do not drive the cart while intoxicated

• When Driving in the dark be sure your golf cart lights are on

Pedestrian Safety:

• Be predictable. Follow the rules of the road and obey signs and signals. Walk on sidewalks whenever they are available. If there is no sidewalk, walk facing traffic and as far from traffic as possible

• Keep alert at all times; don’t be distracted by electronic devices that take your eyes (and ears) off the road

• Never assume a driver sees you. Make eye contact with drivers as they approach to make sure you are seen

• Be visible at all times. Wear bright clothing during the day and wear reflective materials or use a flashlight at night

• Watch for cars entering or exiting driveways or backing up in parking lots

The Holiday Lake Estates neighborhood is looking a whole lot brighter thanks to Pasco County’s Code Compliance, Solid Waste and Public Works teams joining forces to remove more than 35 tons of residential garbage and debris!

Pasco County hosts community cleanup events to give neighbors an opportunity to legally dispose of trash, debris, hazardous material and other items that might otherwise lead to code violations or illegal dumping.

“Thank you to our Pasco team members who worked so hard to make this event a success,” said Commissioner Kathryn Starkey. “It’s a great accomplishment every time our residents and employees come together to spruce up our community!”

AdventHealth Hospitals Awarded on Newsweek’s Best Maternity Hospitals 2023 List

AdventHealth Wesley Chapel and AdventHealth Tampa have both been awarded on Newsweek’s list of America’s Best Maternity Hospitals 2023. This prestigious award is presented by Newsweek and Statista Inc., the world-leading statistics portal and industry ranking provider.

Three data sources were used for the evaluation:

• Nationwide online survey: Health care professionals and hospital managers with knowledge about maternity processes e.g., neonatal and perinatal doctors, nurses and midwives were asked to recommend leading maternity hospitals in the US

• Medical KPIs on hospitals with a focus on indicators relevant to maternity care

• Results from patient surveys  Newsweek and Statista invited more than 10,000 medical professionals to participate in the survey. Only 384 winners were recognized on the Best Maternity Hospitals 2023 list and AdventHealth West Florida Division is honored to be recognized.

Music Bingo held on June 23rd at Grand Hampton was an absolute blast! It was a unique twist on the traditional game, where instead of numbers, we had popular songs on our bingo cards. The atmosphere was filled with excitement and anticipation as the host played snippets of various tunes. Participants eagerly marked off their

Pool Party Procedures

Grand Hampton’s Management Staff would like to remind our residents of the pool rules and pool party procedures to make everyone’s time at the pool safe and enjoyable.

Pool Party Procedures:.

• There is a limit of 10 guests for any household for a pool party. You must let the Amenity staff know of your party and your guests within 2 business days of your party.

• Each resident is allowed 4 non-paying guests. Each guest after that is $3.00 for ages 4-11 and $5.00 for ages 12 and up.

• Cabana areas are on a first come, first served basis. You may not reserve seating by placing personal items and leaving the area. You must stay with your items.

• You may never use more than 2 of the upper deck cabana tables.

• You may never use more than 1 of the covered areas around the pool.

• The use of balloons is not permitted in the pool deck/cabana area. Any decorations used must be safely removed before leaving the pool area.

• Food and drink consumption is only permitted on the pool deck area at the upper level or under covered cabanas.

• Food and drinks are only permitted in NONBREAKABLE containers.

FloridaA Safer Place to Live

On May 3, 2023, the Florida Senate passed bill SB 154, which amends last year’s condominiumsafety law SB 4-D following the deadly Surfside building collapse of June 2021. Governor Ron DeSantis signed this into law on Friday, June 9.

The proposed SB 154 bill modifications clarify structural integrity guidelines and milestone inspection protocols. SB 154 will allow more flexibility regarding the condo safety law. One essential change will limit the “milestone” inspection requirement to only include residential and mixed-use buildings. The new bill will also require the Florida Building Commission authority to establish an inspection program. Additionally, locally appointed teams will be permitted to conduct milestone inspections and extend inspection deadlines when justified.

While SB 4-D was intended to prevent future catastrophes related to aging condo buildings, the vague regulations caused confusion and frustration. The new SB 154 bill offers clarification and includes the following exclusions and exemptions. The previous inspection rules will be replaced with a 30-year inspection for all buildings 3 stories and higher, regardless of location and coastline proximity. Additionally, this new timeframe will allow up to an additional 12 months for the first inspection to be completed.

Additionally, local officials will have the authority to determine whether or not buildings within 3 miles of the coast should be inspected every 25 or 30 years, based on local and environmental circumstances.

Though the new bill does not directly address financial solutions, condo owners will see some positive changes. Under SB 154, condo owners will no longer be required to have Citizens' Flood Insurance coverage. It will also exclude insurance premiums from the 115% threshold regarding budget increases. Further, associations must notify all condo owners of an upcoming milestone inspection, as all unit owners will be financially responsible for any necessary repairs required after the assessment.

Regarding building repairs, in the past condo associations have avoided building maintenance as a way to keep costs down for residents. However, last year’s SB 4-D made it a requirement that reserve funding be set aside for significant building repairs. Under SB 154, a qualified person working under or as an engineer or architect, conducts a “Structural Integrity Reserve Study” (SIRS). This evaluation determines a timeframe and how much is needed for upkeep and repairs on things like fire-protection systems, roofs, and loadbearing walls, among many other major components of

the building. Under SB 154, condo boards can no longer vote on and waive this funding completely or partially.

While this new bill may not address the financial issues of SB 4-D, many of the changes do offer flexibility as communities adjust to inflation, repairs, higher cost of living, and other financial constraints.

Bottom line, condos are a great way to enjoy the beachfront experience or make it possible to call Florida home. If you’re considering buying a condo, be sure to do your research before signing the dotted line and make sure your real estate agent is up-to-date on the new legislation.

The race is held annually on July 4th preceding the Lutz Independence Day Parade. This is a great way to get involved with your community as a portion of the proceeds will be distributed to the Lutz School House, Lutz Cemetery, Lutz Nature Park, and other local community institutions.
