Transportation safety is vital to the overall health and well-being of the residents of Grand Hampton. Here are some tips for safety on bikes, golfcarts and pedestrians:

Bike Safety:

• Obey and follow all traffic rules

• Ride bicycles with the flow of traffic

• If you must ride in the dark wear reflective clothing or accents, especially on your ankles, wrists, back, and helmet. If a carrier is added, make sure the rear reflector remains visible

• Add the brightest lights you can find to the front and rear of your bicycle

• Always assume you are not seen by a driver

Golf Cart Safety:

• Obey and follow all traffic rules

• Make sure the direction selector is in the correct position before accelerating

• Always bring the golf cart to a full stop before shifting direction

• Slow down before and during turn

• Check behind you before operating in reverse

• Always yield to pedestrians

• Use seatbelts, if available

• Do not text and drive the golf cart

• Do not allow anyone to stand in a moving golf cart

• Do not drive the cart while intoxicated

• When Driving in the dark be sure your golf cart lights are on

Pedestrian Safety:

• Be predictable. Follow the rules of the road and obey signs and signals. Walk on sidewalks whenever they are available. If there is no sidewalk, walk facing traffic and as far from traffic as possible

• Keep alert at all times; don’t be distracted by electronic devices that take your eyes (and ears) off the road

• Never assume a driver sees you. Make eye contact with drivers as they approach to make sure you are seen

• Be visible at all times. Wear bright clothing during the day and wear reflective materials or use a flashlight at night

• Watch for cars entering or exiting driveways or backing up in parking lots

Plan on Making a Change to the Exterior of your House?

Exterior modifications to your Lot require approval from the Association, prior to making the proposed change. All proposed changes are reviewed by The Design Review Committee (“DRC”). The primary function of the DRC is to (a) establish standards for modification of homes and Lots in the community, and (b) to evaluate applications and design documents in accordance with the Design Review Manual for the Association. The Design Review Manual and all regulations, guidelines and standards can be found on the website with the following steps: www.egrandhampton.com > docs and forms >design review

Here are some are simple guidelines to start any exterior modification request:

1. Submit an application. There are two types of modification application: one for exterior painting only and then one for all other modifications. Applications can be found on the website.

2. Submit a marked survey of your Lot that clearly identifies where the proposed modification will occur on the Lot.

3. Submit any other supplemental information as needed for the modification. Examples of this are sketches/site plans for the proposed modification, details of the materials to be ent the full information from the Design Review Manual or the full requirements for submitting a modification form for the DRC’s review. A new addition to our family, Kato is the long-desired pet the girls have been asking for and they love him immensely! He is super tolerant of their love, stroller rides, and dress up. He loves to snuggle, and is very active and playful (especially at bedtime!) We question our sanity adding him to our already rowdy house but watching them love on him everyday and hearing the giggles when they are playing confirms it was all worth it. We are training him to go for walks on a leash so you may see us out and about!

The 1980s were a time of great pop culture including some of the best movies, music, TV shows, and toys of all time. It is the decade most often associated with nostalgia. Kite Festival

Grand Hampton Soared into 2023 in a Grand Way at the 2nd Annual GH Kite Festival held on January 21st! The weather was overcast but it did not rain and just enough wind to fly kites. The D.J. Music could be heard throughout the field, laughter from kids on the inflatable slide you could hear laughter from kids and adults. The colors in the sky of the many different kites were magical to watch. It was a great day outdoors to see everyone smiling, interacting and very few people on their phones and truly engaged with each other.

Time to come clean: your home might be making you sick

Deep dive into spring cleaning with the best tips to eliminate toxins from your floors, walls and windows. According to the Environmental Protection Agency (EPA), indoor air pollution is among the top five environmental health risks and can lead to many health issues.

Laurie Slater, owner of Home Perfect Design, said, "I am extremely passionate about this topic because I have experienced lifelong issues with allergies derived from toxic home elements I didn't even realize existed until I was diagnosed. I hope to share some things I've learned along the way."

A healthy home starts with toxic-free paint and carpet. Clean window treatments help eliminate air pollution.

Avoid volatile organic compounds (VOC) in new carpet, paint and finishes

According to the Environmental Working Group, the air inside our homes is 2 to 5 times more polluted than the air outside. Chemical Pollutants build up in the indoor air we breathe, released from products like carpet, paint and flooring materials.

Some people confuse “new carpet smell” with the off-gassing of the volatile organic compounds. Off-gassing is the process of volatile organic compounds and chemicals being emitted from new furniture or similar household materials. When inhaled, VOCs can contribute to many health problems including headaches, nausea and even damage to internal organs. It’s important to select U.S. manufactured hardwoods versus imports from overseas, as the standards for green production and emissions can vary. Allow at least three days before mov-

ing your furniture into your home once new flooring is laid so that any lingering emissions can dissipate.

Checklist for healthier carpets:

• Made of wool

• Padding made from wool or felt

• Green Label Plus or Green guard low-VOC certification

• Low-VOC adhesive or fastener system

• No stain or waterproofing treatments

Just like in carpet, VOCs can also be released from paints and finishes. If you’re adding a nursery or child’s room to your home, it’s especially important to use hospital grade paint and keep the toxic emissions as low as possible. Fortunately, there are many eco-friendly paint brands in the market. Look for paints that are labeled “non-toxic” and check the label to ensure they contain no extra additives.

Checklist for healthier paint:

• Green Seal-11 certified

• Water-based latex

• Low or no VOC (less than 50g VOCS per liter)

• No “antifungal” paints

• No formaldehyde-released preservatives

Purify your air with proper filters and scents

Choosing toxic-free paint, carpet and finishes is just one step in keeping your air purified. You will continually need to make healthy choices for day-to-day items. While we all love a fresh-smelling home, plug-in air fresheners emit dangerous toxins into the air. Use only soy-based candles for a calm and welcoming scent in your home. Air fresheners can

trigger allergies and often contain suspected endocrine disruptors, such as phthalates and synthetic musks.

In addition to changing your HVAC air filters, you should vacuum out the vents once a year, or hire a professional to get the job done. Portable room air cleaners can be used to clean the air in a single room or specific areas, but they are not intended for whole-house filtration. Drapes, blinds and shutters are breeding grounds for dust bunnies. Once a month, vacuum or dry clean your drapes, and dust blinds and shutters with wet rags.

Avoid dirty cleaning products

The irony is not lost. Not all cleaning products are created… well, clean. The ingredient list in your products can tell you a lot about what toxins you are bringing into your home. You can link to EWG environmental working group website. Don’t use highly-toxic cleaners that include ammonia or chlorine bleach. Avoid chemicals that can cause skin burns and lung irritation such as hydrochloric acid, phosphoric acid, sodium or potassium hydroxide, or ethanolamines. The Environmental Working Group has a great resource of safe cleaning products to use.

A beautiful home goes deeper than your décor. It begins and ends with healthy materials and products that give you purer air and peace of mind that not only is your home reflective of your style, but it’s healthy, too.

Spring Frittata

8 eggs

2 cups heavy cream

1 tsp each - salt, pepper, granulated garlic

1 Tbls olive oil

1/2 of a sweet onion, sliced in half moons

1 cup diced zucchini

2 cups fresh spinach, sliced in strips

4 oz feta cheese

Preheat oven to 350°

Whisk egg and heavy cream until frothy, set aside.

Place oil in a non-stick pan and heat on a medium burner. When it reaches temperature, add onions, salt, pepper, and garlic. Sauté for a couple minutes until translucent. Add zucchini and sauté for one minute. Add spinach and sauté for one minute then pour egg mixture evenly over the top of all veggies. Distribute feta evenly over all contents in pan. Turn burner off and place pan in preheated oven for 25-30 minutes or until center is set.

Makes 4 servings. Goes great with a side of roasted red potatoes or a salad, or both!

Local Author Geanne Meta’s New Book

It’s no secret that the world is becoming more and more digital – many of our daily activities now center around a screen. Although new technological advancements can be exciting, there is still so much value to be found in traditional media. When you think back on your childhood, there are likely a few books that you still remember influencing your young mind. Some children’s books even have such an impact that they’ve stood the test of time for decades! In the words of local author Geanne Meta,

Geanne recently published her new children’s book, “What Is Artemis Afraid Of?” in January of this year. This is her second published book, with her first being “Parenting Well After Childhood Abuse: Be a Great Parent Even if Yours Were Crap” which she completed in 2019. Geanne first began her writing journey as a teenager, using letter writing and journaling to express herself. About 20 years ago, while in the trenches of raising two young children, she was inspired to write a book about parenting. As a survivor of childhood abuse, she felt motivated to share her experience of “re-parenting” herself, and the lessons she had learned about what makes a good parent. In 2012, she attended a writing workshop, which helped her get started on her first book. Progress was slow for the next couple of years, until

Geanne decided to join Self-Publishing School in 2018. Through the program, she was able to access training, coaching, and support toward becoming an author. The next year, she was able to publish her parenting book in print and as an audiobook!

The idea of writing a children’s book never occurred to Geanne until last year. Her granddaughter, while happy within her comfort zone, struggles with anxiety when interacting with unfamiliar people and situations. She was inspired to write “What Is Artemis Afraid Of?” in order to aid her granddaughter in overcoming her fears and becoming more confident. The main characters, Artemis and Glory Be, are even inspired by Geanne’s granddaughter and her pet chihuahua! At first, Geanne believed writing the book would be easy, but soon encoun-

tered tough choices such as finding an illustrator and deciding whether to follow a rhyming pattern. She eventually found Helen Ayle, a freelance artist from Canada who was able to beautifully capture the likenesses of the characters. She opted to use rhyming in the book as well, which was received positively by reviewers.

Although “What Is Artemis Afraid Of?” is a cute and colorful book meant for children ages two through nine to enjoy, it’s also an important tool for them and their parents. Geanne says,

“I want to reinforce to parents and kids that feelings are meant to be felt! There are no unacceptable feelings – just appropriate ways to express and deal with them. Shutting down emotions is not a good coping skill.

I believe that kids will have strong feelings that need to be named and accepted as part of learning about themselves. Their mental and emotional health can be nurtured with understanding of each developmental stage.”

The story follows the titular character Artemis, a fearful little dog. Her owner, a little girl named Glory Be, listens and relates to Artemis’s feelings of anxiety. She then teaches Artemis different coping skills that young readers can also internalize. A “Note to Caregivers” is included in the book as well, which highlights different points that can be discussed after reading. The lesson Geanne hopes for the book to impart is that fear is a natural feeling, which can be managed so that it isn’t overwhelming.

Beyond “What Is Artemis Afraid Of?”, there are plans to continue with a series of children’s books called “Glory Be Stories”. Geanne has already completed the second installment, and will be publishing it this summer! She hopes the series will continue to entertain kids while teaching valuable life lessons. When asked what advice she would give to other aspiring authors, Geanne emphasized the importance of writing every day. She also recommended having the final draft edited by a professional, so that it sounds clean and polished.

“Write without editing, keep going with typos and gaps that you can fill in later. Believe in your voice and that it’s unique and important.”

Be sure to include a contingency budget for unexpected expenses. Once you have a budget in place, you can start to plan the design and scope of your project.

Acronyms To Know

HOA: Homeowner’s Association

A homeowner’s association is a not for profit organization made up of volunteers and a governing body that makes and enforces rules for a planned unit development. The main goal of the HOA is to preserve and promote the property values of the homes within the community. The HOA is also responsible for maintaining the Association’s Common Areas including, but not limited to, the amenities, the roadways, the gates, parks and landscaped areas owned by the Association.

DRC: Design Review Committee

The purpose of the Design Review Committee is to preserve and maintain the inherent qualities of the community and the individual neighborhoods while allowing for the design of individual homes and to advocate the protection and promotion of property values throughout the community. The primary function of the DRC is to establish standards for modification of homes and Lots in the community and to evaluate applications and design documents in accordance with the Design Review Manual for the Association.

BOD: Board of Directors

The Board of Directors is the elected governing body of the Association. The Board of Directors are elected volunteers from the community. The Board of Directors’ main purpose is to maintain, manage, repair, replace and operate all the Common Areas and Common Maintenance Areas and to promote the recreation, health, safety, and welfare of the Lot Owners, residents, and occupants of the Association, in accordance with the Association’s governing documents. The Board of Directors works with professional vendors to accomplish these goals for the Association.

CDD: Community District Development

The CDD is a local unit of special-purpose government which provides an alternative means for planning, financing, constructing, operating and maintaining various public improvements and community facilities within its jurisdiction. The Grand Hampton CDD is organized similar to other local governments in Florida and is composed of a five-member board known as the Board of Supervisors. The Board establishes the policy of the CDD in accordance with Florida law. The CDD currently encompasses approximately five hundred thirty-three (533.316). CDD responsibilities within our community include storm water management, lake/pond management, water control structures, conservation areas, and landscaping and entry features.
