REC BOARD NEWS Hello Neighbors, I would like to remind you of some of the progress made by the current Board of Directors; why not say achievements! Our total assets to total liabilities ratio has increased from 1.42 in 2021 and is currently 1.72. Also, in the last three years we have remained within budget, while being under budget. In other words, we do not have a deficit. These improvements meant that the rating of our bonds by S&P in 2023 improved from a rating of BBB+ to A-. By being efficient in our allocation of income, closing some outflow valves, andopening others, has allowed us to not vary the maintenance payment, leaving it at $156.55 for the third consecutive year. We redirected expenses for lawyers on improvements to our club house and satellites. We saved approximately $30,000 in lawyers and accountants by hiring Axela’s Collections for our bad debt. We have collected over $70,000 in bad debt. We will also gain $70,000 annually in interest by investing the funds in our operating account, without any negative impact to our operations. We are following foreclosures in our association very closely recovering funds from surplus property sales. Last year we received $63,000. Year to date we have received $23,138. Our district status has allowed us to save approximately $200,000 on insurance. We only paid $247,835 this year. These amounts put together have allowed us to make considerable improvements. We will continue to improve, trying to get as close to optimal in our income and expenses to give the greatest satisfaction to our members.

Dear Residents, Some of you may have noticed a rather large crane with its boom extended over the South side of the Clubhouse last month. In January, the Board of Supervisors approved the purchase and installation of a new 10-ton air conditioning unit, replacing a older unit. The unit cools the hallway from the golf offices to the gym and the common area by the vending machines. It also cools the men’s and women’s locker rooms. We have 22 A/C units just for the main Clubhouse, and in Florida, they usually run non-stop. We recently added two new pieces of gym equipment. A Vertical Knee & Dip station and Fixed Weight Barbell Rack. While they may not be used by everyone, we try to include a variety of equipment to satisfy a broad range of ability for our Residents. Work continues to replace/re-strap chairs and lounges at our satellite clubhouses. Satellite 5 should be complete at the time of this publication. Dr. Strap, our pool furniture vendor, is working his way around the community. We hope to complete 1 satellite a month, just in time for summer. The Navy/White combination looks great by the pool by the way. Finally, at the writing of this article, the parking lot paving project is underway. We’re working with our contractor, COD Asphalt & the City of Sunrise, to navigate through all of the engineering requirements. When approved, work will start immediately. A communication will go out to all residents regarding entrance/exit closures, and any temporary changes in parking. When complete, we’ll have upgraded handicapped parking spaces, new striping, new curbs, better signage and improved drainage when it rains, and any damage due to tree roots will be repaired.

NOTICIAS DE LA JUNTA Hola vecinos, Quisiera recordarles algunos de los avances realizados por la actual Junta Directiva; ¿Por qué no decir logros? Nuestra relación entre activos totales y pasivos totales ha aumentado de 1,42 en 2021 a 1,72 actualmente. Además, en los últimos tres años nos hemos mantenido dentro del presupuesto, aunque por debajo del presupuesto. En otras palabras, no tenemos déficit. Estas mejoras significaron que la calificación de nuestros bonos por parte de S&P en 2023 mejoró de una calificación de BBB+ a A-. Al ser eficientes en la asignación de ingresos, cerrar algunas válvulas de salida y abrir otras, nos ha permitido no variar el pago de mantenimiento, dejándolo en $156.55 por tercer año consecutivo. Redirigimos gastos de abogados en mejoras a nuestra casa club y satélites. Ahorramos aproximadamente $30,000 en abogados y contadores al contratar Axela’s Collections para nuestras deudas incobrables. Hemos recaudado más de $70,000 en deudas incobrables. HEALTH NEWS Anti-inflammatory diet tied to lower risk for Heart Disease, Alzheimer’s, and Cancer by Elaine Veltri When you are exposed to an allergen or illness or hurt yourself, your body’s immune system triggers inflammation to respond and promote healing. It’s the body’s natural defense mechanism against foreign invaders and injury. But when inflammation becomes chronic, it can cause damage to the body and increase your risk for serious conditions such as diabetes, depression, heart disease, Alzheimer’s disease and arthritis, according to studies by the National Institutes of Health. “Inflammation can be good and bad in your body,” says Salem Hough, a Tidelands Health registered dietitian who specializes in helping cancer patients and their families with nutritional planning. “Prolonged inflammation can contribute to chronic diseases such as obesity, diabetes and heart disease.”

The good news is that regular exercise and a healthy diet can help limit inflammation in the body and reduce your risk for chronic disease, Hough says. Here’s a look at some foods that can promote inflammation and should be limited: • Sugary foods such pastries, cakes and doughnuts • Fried foods such as French fries and fried chicken • Sugary drinks including sodas and sweet tea • Refined carbohydrates including white bread and white pasta • Processed meats such as hot dogs, sausage and ham • Foods with trans fats such as fried foods • Alcohol In addition to diet, other factors like environmental toxins and chronic stress can also lead to chronic inflammation. By eating a diet that is rich in anti-inflammatory foods — think mostly plantbased foods — and decreasing your intake of highly processed foods that are high in fat, starch and sugar, you can reduce your risk for developing chronic diseases due to inflammation.
Better Choices An anti-inflammatory diet should include these foods: • Nuts such as almonds and walnuts • Fruits such as berries, cherries, apples, grapes and oranges • Green leafy vegetables such as spinach, kale, broccoli and collards • Fatty fish such as salmon, tuna, sardines and mackerel • Olive oil • Tomatoes, avocados, peppers and mushrooms • Green tea • Spices such as turmeric, cinnamon and cayenne • Dark chocolate
Balance By eating a diet rich in fruits, vegetables, whole grains, lean proteins and healthy fats, getting at least 150 minutes per week of physical activity and reducing stress levels through breathwork, meditation or yoga, you provide the most benefit to reducing inflammation and boosting your immune system.
