President’s Message/Developer’s Report
Welcome to Hopyard Farm!
My name is Dan Sweeney, President of the Hopyard Farm Homeowners Association, and I would like to introduce the current members who, along with me, make up your Board of Directors: Melanie J. Smith, Secretary/Treasurer, and Director, Christopher Smith, a Hopyard Farm homeowner. Melanie Smith and I work for Hazel Land Companies, Inc., parent company of Payne Street, LLC – the developer of Hopyard Farm.

We began development of this beautiful community back in 2006. The initial builders were Hazel Homes, LLC (successor to Lee’s Hill Construction, LLC) and Ryan Homes. In 2008, Hazel Homes, LLC became the sole builder in Hopyard Farm until March 2017 when Ryan Homes returned. About this same time, Hazel Land decided to concentrate their efforts on furthering the development of Hopyard, and as such, Ryan Homes is currently the only builder on-site.
Hopyard Farm is currently zoned for 898 lots spread between 17 Sections. Sections 1 through 13 and Section 17 are located to the south of Port Conway Road (also known as Route 607), and Sections 14 through 16 are located to the north at the intersection of Port Conway Road and Emerald Drive (Angora Drive is on the right). Hopyard Farm also includes lots of open space parcels in keeping with King George County’s rural feel. Amenities include a Gazebo near the intersection of Port Conway Road and Weems Drive, and walking trails that will surround most of the community at completion. The existing walking trail begins at Weems Drive and goes to Hopyard Drive. There are also tennis courts, a tot lot, and swimming pool, and residents have access to a public boat ramp on the Rappahannock River.
We have a beautiful Clubhouse, known as Hopyard Hall, home office of your Community Manager. The Clubhouse also features a Business Office, Media Room, Fitness Center, Pool Table/ Library, Sitting Area, Kitchen and Swimming Pool. It’s a lovely gathering place where the Pool and Recreation Committee hosts community events throughout the year. Our quarterly HOA Meetings are also conducted there and are held the third Thursday in January, July and October each year. The Annual Meeting is held on the third Thursday in April each year, and I consider this “your Meeting.” Please be sure to register on Town Square (https://app.townsq.io/login), accessed through Community Management Corporation’s (CMC) website. It’s THE place to stay up-to-date on Hopyard happenings and so much more!

Your HOA is very active and includes the following committees: Backyard Wildlife Management, Communications (currently inactive), Covenants, Finance, and the Pool and Recreation Committee. I sincerely appreciate the hard work from each committee – they work extremely hard for you. Their time is on a volunteer basis – which means time away from their families. If you are interested in joining a committee, please stop by the Clubhouse and pick up an application from Elizabeth Panzano, your Community Manager. I’m sure the Committees would welcome additional help, and it’s a great way to meet your fellow homeowners.
We also have a very active Swim Team – the Hopyard Hammerheads! All Hopyard Farm children are invited to participate. Team membership is also open to non-residents, if the membership rosters are not filled for each age group. Registration typically begins sometime in April, and the Swim Meets begin in late-May. Please support your swim team and consider attending the meets. Several are scheduled at Hopyard and concessions are available. Go Hammerheads!

Hopyard Farm is a growing community where there is something for everyone. We’re glad you chose Hopyard and hope you will be very happy here. Welcome to the Farm!

Recreation and Playground Equipment All play equipment must be placed in rear yards. Wooden play structures of any kind require submission of an exterior alteration application. Heavy plastic toddler play equipment does not require an application as long as it will not be seen from the street. The use of public and private streets and thoroughfares as play areas is strictly forbidden. Basketball hoops are permitted in the driveway. They must be standing and in good order. They may not be faced towards the street for “street play.” Ref Section IV, HOA Manual)


Storm Doors Only full view storm doors which are white or the same color as the entry door or door frame do not require submission of an application. See Architectural Guidelines for specific types allowed.
Satellite Dishes Should be placed on the property in as the entry door or in the least visible spot from the street. If it needs to go in the front, landscaping is recommended to conceal it.
