ASK EDITH

Homeowners can’t specify selling to minorities

‌D

estate claim this credit? — N. C. Answer: If a house has been your main home for at least two of the five years before the sale, you can sell it and realize a profit of up to $250,000 free of federal income tax, or $500,000 if married filing jointly. (State laws vary.) This tax break can’t be used by an estate or an heir, but it wouldn’t be needed anyhow. The house would have a new cost basis, valued at the time of death. If it were sold soon after, there would probably be little or no taxable profit.

ear Ms. Lank: I plan to sell my home in the near future. There are already some minority families living in my neighborhood. Can I specify to my real estate agent that minority buyers be given priority during the sale of my home? — F. Q. Answer: No. It is illegal EDITH for you or LANK your agent to express any preference or avoidance for buyers based on membership in any federally protected class. Those include race, religion, country of origin, gender, handicap and presence of children in a family. States often add other groups to those protected by federal laws, including age and marital status. I suppose you could advertise — and give preference to — members of some nonprotected minority — smokers, for example, or left-handed homebuyers. But if the minority you mention falls in a legally protected class, you cannot specifically seek people of that minority out, even with the best intentions. Federal and state laws encourage the widest possible range of choices for homebuyers.

Dear Edith: I sold my house years ago, and the owners have been paying the mortgage to me. They’re nearly done. Can I just sign over the deed to them without hiring a lawyer? — C. O. Answer: That deed transferred ownership to you years ago. It was a one-time document. It won’t ever be used again. You will sign a new deed naming the new owners. It will be drawn up by an attorney or by whoever is customary in your area. It will be witnessed, handed to the buyers and then entered in the county’s public records.

still pay income tax on the meager amount I get. Is it really so beneficial to keep the mortgage just because interest payments are deductible? — G. C. Answer: No. Most people keep a mortgage because they didn’t have the money to pay all cash. And everyone’s financial situation is different. You wouldn’t do it, of course, if it would take your last penny, because you should always have some money readily available for emergencies. But, yes, if you can afford to, it could make sense to take money out of a savings account and use it to pay off a higher-interest mortgage. You’re right that income tax does enter into the calculation, but the amount involved is not enough to worry about.

Dear Edith: The house is mine, but my new wife and I recently refinanced. The mortgage company did not include a change of deed to include my wife. I’m not quite sure what that means. DESIGN RECIPES

How to lighten, brighten your home this spring

‌S

pring can be a time of transition in more ways than one. Yes, the days are longer and brighter, but your home can be transformed as well. If you are looking for some ways to brighten and lighten your home this spring, here are some of our top Design Recipes tips.

DO

1. Use lots of mirrors. Mirrors are a wonderful way to both bounce light as well as bring it in, especially in areas that may not receive a lot of CATHY natural sunlight. HOBBS 2. Use bright colors that can mimic sunshine. In the warmer months, think of using warmer colors as well. This is the perfect time to infuse colors such as yellow, red and orange. 3. Incorporate lighter tones as accents or even primary colors. Bright and bold too overwhelming for your space? Then think of using soft, soothing colors such as soft gray, white and powder blue. 4. Consider citrus colors such as green and chartreuse. When paired with softer, lighter colors, the effect can be one that is fresh, crisp and clean. 5. Bring the outdoors in. Now is a wonderful time to bring in some outdoor elements inside the home. Whether it is greenery such as orchids and trees or branches and river stones, consider incorporating a bit of the outdoors to help to invigorate your home in an interesting way.

DON’T

1. Forget white is a color. So often white is ignored. It’s not only a great foundation color, but also a great accent color as well. 2. Forget your outdoor space is an extension of your home. Don’t make your outdoor patio, terrace, deck or balcony a discarded space. Instead, now that the temperatures are warmer, be sure to use the space, while also making it feel cozy and inviting. Some ideas include incorporat-

Forget about curb appeal. Spring and fall are typically the busiest seasons for those in the landscape business and there is a reason why! Now that spring has arrived, now is the time to help ensure your landscape shows at its very best. Consider new plantings and other elements such as fresh mulch. 4. Use colors that are overly dark and drab. If you are looking for ways to have your home feel light and bright, overloading your space with dark or muddy colors will hurt rather than en-

hance. While darker colors and tones can be used as accents, in this case, less is more. 5. Be afraid to use metallic accents and decor elements. Silver and brass remain two of the hot finishes right now and are the perfect way to bring elements that are bright and light into your home. ASK ANGIE’S LIST

Things to know about air-conditioning refrigerant

‌I

f your HVAC technician has ever told you that you have problems with your air conditioner’s refrigerant, you may have found yourself bewildered by a flurry of numbers, chemical names, environPAUL F.P. mental protocols, POGUE and deadlines. And no wonder— recent years have seen the nature of residential air-conditioning refrigerant change completely. While the changeover is nearly complete, owners of legacy systems will still be coping with the aftereffects for some years to come. Here’s a primer on how refrigerant has changed and how it affects you.

The environmental background For many years, a common refrigerant known as R-22 was the dominant chemical used in residential air-conditioning units. (One well-known form of R-22 is Freon, although this is a specific brand name and not a generic term for it.) But R-22 contributes to ozone depletion, so under an international agreement known as the Montreal Protocol, the United States agreed to scale back production starting in 2004. By 2010, production of new air conditioning units charged with R-22 ceased, and by 2015, production of R-22 itself had dropped by 90 percent. By next year, it will no longer be produced at all. The most common alternative to R-22 is R-410a, a non-ozone depleting refrigerant. However, it isn’t compatible with R-22 units, so you’ll have to invest in an entirely new system to use it.

If you have an older air-conditioning system, the cost of recharging refrigerant could catch you by surprise.

So, if your charged units have been prosystem needs to be recharged, duced in nearly a decade, many that means you have a coolant homes still include air conditioners that run on that refriger- leak somewhere. The average

air-conditioner lifespan is 15 to 20 years. Any R-22 system is at least a decade old—and probably more than that. Recharging and repairing a coolant leak can add up cost quickly, and you’re really just nursing along an aging system that will require even more costly repairs before long. If you have an R-22 system leaking coolant, you may be better off by replacing it entirely with a new system that runs on one of the more modern coolants. You’ll have to eat a significant cost up front, but you’ll save money in

the long run. By the way, don’t believe any technicians who tell you that you can use a cheaper alternative coolant in your R-22 system. Any reliable pro knows to never mix refrigerants, as they can damage the system and void your warranty. Paul F. P. ANTIQUE OR JUNQUE?

Versatile female artist was Indiana native ‌ Q

uestion: I bought an antique framed picture, and when I removed the picture, I discovered this watercolor painting behind it. Actually, I purchased it just because I liked the frame. It appears to be an original Maude Kaufman Eggemeyer painting. The overall measurements are approximately 11 inches by 13 inches. Do you know if it is of any value? Answer: Maude Eggemeyer was a wellknown Indiana artist. She was born in 1877 in New Castle, Indiana, and died in 1959 in North Carolina. Eggemeyer’s father, William S. Kaufman, was a ANNE McCOLLAM well-known architect and influenced his daughter’s art. Eggemeyer studied at Earlham College and the Art Academy of Cincinnati; she worked with the Overbeck sisters, who were also Indiana artists. Eggemeyer was versatile and specialized in painting still lifes, garden scenes and romantic scenes. She produced lithographs, watercolors, oils, prints and sculptures. She married Elmer Eggemeyer, the Richmond, Indiana, postmaster. While living in Richmond, she was part of the Richmond Group Artists. Her paintings can be seen in museums including the Indiana State Museum, Haan Mansion Museum of Art and Richmond Art Museum. Eggemeyer’s watercolor painting of romantic courting couples would probably be worth $125 to $225. Q: Enclosed is the mark that is on the bottom of two small bisque figurines I have. Each is hand-painted and in excellent condition. Included with the mark are the words “Andrea by Sadek.” We are seniors who want to sell them and would love to know what they are worth. We have researched online and have not been successful. Can you at least guide us with your expert opinion? A: Objects marked “Occupied Japan” were made during the Allied occupation

wall and appears as a damp spot on the floor. When you get a close look at the flashing, it will be pretty obvious if the shingles are not sealing around it. W. R. Grace Co., (410) 5314000, makes an excellent brick flashing called Perma-Barrier. Next, carefully inspect the mortar joints in the brick wall near the areas where you are experiencing the damp floors. You may find small cracks which let the water, in a driving rain, work its way through the wall. The cracks are most often found in the vertical mortar joints, called head joints. This is a repair job you should be able to do your-

self. Use a cold chisel to chip out the bad mortar. If it is a leaky spot, usually caused by bad workmanship initially, the weak mortar should chip out easily. Don’t be afraid to go in deeply. The brick is much harder than the mortar so it should not be damaged. Always start with new mortar mix. Don’t try to mix your own because the proper ratios of components are critical for a leak-free repair and the premixed mortar is inexpensive. Use a trowel to force the mortar into the joint and smooth it off to match the rest of the wall. Please see DULLEY, Page H13

elements and provide an attractive exterior. Although brick walls do seem to be solid as rock, brick walls can leak water. The water either comes into the walls through the mortar joints between the bricks or through joints which are not sealed and flashed properly. Flashing is usually a sheet metal piece used to redirect water from the joints to avoid leaks. The brick material itself is relatively waterproof. The most common leaky place to check first is the flashing at the roof. Even though you have a twostory house, the leak may be at the roof and the water travels down inside the

HERE’S HOW

Many attractive do-it-yourself patio materials

‌D

ear James: I have a deck in the backyard, but I would also like to build a patio on a level area adjacent to it. I need some advice on what type of material to use for the patio and some installation tips. — Eddie F. Dear Eddie: Decks are nice because they JAMES are up from the DULLEY ground, but a patio does come in handy for outdoor projects and entertaining. With the current popularity of complete outdoor kitchens, or at least grilling outdoors, adding a patio is a great idea. The most durable and low-maintenance patio material is poured concrete. If the ground is stable and the concrete is

poured properly, there is absolutely no maintenance. Although plain concrete is not as attractive as some other patio materials, its surface can be colored and texturized. The only drawback to concrete is you cannot do it yourself, so the cost may be higher. The most common do-ityourself patio materials are bricks, pavers and stone. Although the installation methods vary somewhat, they all require a stable base. This is where most of the backbreaking work is involved. Once the base is prepared, the placement of the bricks, pavers, etc. is the fun, creative part. When using bricks, be sure to select the correct type for your climate. Also, paving bricks are

different than bricks used to build an above-ground house wall. For cold climates where there are repeated freeze-thaw cycles, use “SW” (severe weathering) bricks. For milder climates, “MW” (moderate weathering) bricks are adequate. Each paving brick will cost about 50 cents, and they are usually sold in quantities of 100. First, build two sides of a border, using timbers to hold the bricks in place (they do not interlock as pavers do). Dig down deep enough to allow for about 4 inches of crushed gravel followed by 2 inches of packed sand. Lay a sheet of gardening plastic (perforated so water flows through) over the gravel to reduce the number of weeds that

sprout up over time. Place the bricks on the sand in any of several patterns. A herringbone pattern is particularly attractive, but this will require you to cut the bricks that are along the edges. Once the bricks are in place, install the other two timber borders. Pour sand over the bricks and sweep it into the gaps with a broom. Concrete pavers are more expensive than bricks, but they are easier to install because they interlock. The base is prepared in the same manner as for bricks, but you may not need as much sand. You can build the entire timber border first because you will already know the exact finished dimensions of the patio. Stone is the most attractive of

Clover control method depends on life cycle of the weed

‌Q

uestion: There is an outbreak of clover on my lawn and in my flower beds. It has been spreading for several years. I tried a pre-emergent weed killer, and it didn’t help. What do you recommend to prevent it from taking over the whole lawn? JEFF Answer: There RUGG was a time when the pre-emergent weed killer may have helped, but that time is long past. Clover is a perennial plant, and it won’t be affected by the pre-emergent once it has started growing. Let’s start at the beginning. An annual weed starts as a seed, grows leaves, roots, flowers and seeds all in one year, and then it dies. It must come back from new seeds every year. There are two types of annual weeds: summer and winter. Summer annuals sprout from seeds as the soil temperature warms up. They grow during the summer and produce a new set of seeds before they die in

the fall. Crabgrass is the bestknown summer annual. Winter annuals develop during late summer or in the early fall. They survive the winter as a tiny plant. They produce seeds as summer approaches, and they die when the weather gets warm. Common chickweed and annual bluegrass are common winter annual weeds. Biennial plants live for about two years. They usually sprout in the spring and grow a small plant during the summer. They grow a rosette that survives the first winter and feeds a fast-growing flowering stalk the second spring. Once they produce seeds and flowers, the biennials die around the second fall. Queen Anne’s lace, burdock, mullein and some thistles are biennials. Your clover is a perennial. Once these plants sprout, they can live for many years. Some perennials are solitary plants that are not connected to nearby plants. Dandelions and plan-

tains are common examples. Other perennials spread by underground branches called rhizomes or above-ground branches called stolons. Yellow nutsedge and Canada thistle spread by rhizomes. Clover and Bermudagrass spread through stolons. The proper method of weed control will be determined by the life cycle of the weed. Annuals can be prevented using pre-emergent weed killers if used at the proper time of year, which depends on whether it is a summer or winter annual. If there are not very many annuals, hoeing, mowing, burying under mulch or pulling by hand may keep them under control without herbicides. To get the best control over biennials, the taproot must be removed or killed. Herbicides are often the most efficient way to kill biennials. Since biennials and solitary perennials must start from seeds, they can both be controlled with pre-emer-

gent herbicides applied at the proper times. Once the biennial or perennial plant is growing, pre-emergent herbicides will have no effect. The longer a perennial has been growing, the larger the plant will be. There may be many above-ground plants spreading perennials through stolons, and there may be many feet of below-ground rhizomes. Hand-digging established perennials can be very difficult. Weed-killing products that list the plant on its label are often the easiest and most effective way to control perennial weeds. Your clover is a spreading perennial that will need to be controlled with an herbicide that lists clover on the label. Clover is often strong enough to take one or more applications of an herbicide. Follow label directions for the best results. Email questions to Jeff Rugg at info@greenerview.com.

all the patio materials, but is the most difficult to install yourself. This is because stone is a natural material, so it does not have uniform thickness or contours. You will have to take some time at a landscaping shop to select the stones so they will fit together reasonably well. The most commonly used stone is sandstone, also called flagstone. The cost of stone is several dollars per square foot. For the lowest cost, try to select a stone that is natural to your area. Slate is also attractive, but is somewhat more expensive and may be slippery when it gets wet. Send your questions to Here’s How, 6906 Royalgreen Dr., Cincinnati, OH 45244 or visit www.dulley.com.

Don’t use your bare hands because wet mortar can be caustic to your skin. After all the obvious cracks are repaired, apply a liquid sealer over the entire brick wall. There are many types of brick sealers available. The best ones actually penetrate the brick surface and the mortar joints. These types of sealers contain silanes and siloxanes. Other types of sealers contain stearates and silicones which form a film over the wall. These can dull the appearance over time and they may not allow the wall to breathe. Read the sealer label carefully to determine the chemical type and follow the application instructions to the word. Some sealers should not be applied below certain temperatures. Several companies that make good-quality sealers are: ProSoCo and Saver Systems. Send your questions to Here’s How, 6906 Royalgreen Dr., Cincinnati, OH 45244 or visit www.dulley.com.

ART OF DESIGN

‌Y

ou must be living under a rock if you haven’t seen the avalanche of starburst and sunburst mirrors in home decor stores, antique shops and magazines. Why, you may ask? Well, they are considered classic and iconic in the design world and fit in JOSEPH PUBILLONES with most styles of decor, from traditional to contemporary and in between. Since the court of Louis XIV in France, the sun and the stars have been a source of design inspiration. It can be said that Louis XIV is the father of this style. Louis XIV was sometimes referred as the “Sun King.” These mirrors, whose design revolves around a round central mirror with spokes all around the perimeter, are called sunbursts when finished in gold, reminiscent of the sun, and starburst when finished in silver, but the names can essentially be used interchangeably. Many historians believe that these mirrors’ design is a result of repurposed crowns from icons and saintly statuary. Another telltale sign of their religious past, a cloud, a dove or an eye may appear over the rays on older starburst mirrors. These starbursts were symbolic of God. A dramatic example is that at the end of the nave at Saint Peter’s in the Vatican. At its center, the starburst has a stainedglass window that faces west. Every day at sunset, the light streams make the starburst almost seem three-dimensional. It’s an

extremely dramatic focal point. During the 1940s, sunburst mirrors made their debut into the interior design world. Designers such as Gilbert Poillerat in France and Dorothy Draper in the USA helped popularize the mirrors by incorporating them into their projects. In more recent history, starburst and sunburst mirrors were all the rage during the 1960s. Streamlined and futuristic, these mirrors were inspired by mid-century architecture, aeronautical ideas and visions of what the future would look like. It’s no surprise that this design icon is timeless and beloved by interior designers and architects. Both sunburst and star-

burst mirrors are available in varied materials such as gilded wood, papier-mache, iron, bone, silver and brass. Finishes are generally shiny to reflect any light on them. Today’s sunburst mirrors have taken center stage in decoration. Many of these mirrors have been produced in an overscale size as to even replace works of art. In cases where the mirrors are not so large, a grouping of them can give a “wow” and unexpected statement to a room. STYLE AT HOME

HANDOUT/TNS‌

Enhance a white room with bold colors to create a crisp and eye-catching space that pops.

HELEN NORMAN‌

Dana Gibson is a fun and fresh designer located in Richmond, Va.

Meet the designer: Dana Gibson

‌D

ana Gibson creates fresh and vibrant accessories, textiles and art for the home. I adore her approach to new traditional design. In 1993, Dana began manufacturing home accessories that are rooted in tradition but KATIE LAUGHRIDGE made modern. Drawing on the past, Dana finds inspiration in ancient ikats, Chinese vases, painterly florals and curvaceous ogees. Her designs have a distinctly modern sensibility. And Dana’s designs stand out in a room. Her use of bright colors and bold, hand-painted patterns bring her relaxed and lighthearted aesthetic into her work. You all know I love a ginger jar, and hers are so cheerful. It’s so great to see a traditional shape take on such a new identity. If you are not familiar with Dana’s

work yet, but the name sounds familiar, it might be because you know of her great-grandfather Charles Dana Gibson, creator of the iconic Gibson Girl drawings. The artistic legacy shaped the beauty she sees in the world. Dana’s loose painterly style is evident in both the textiles she designs for Stroheim as well as her collection of home accessories. She has evolved from an artist crafting exquisite pottery to a designer of furniture, wall coverings, art prints and textiles. I can’t wait for you all to discover her refreshing designs and learn more about her. Adapted from nellhills.com. Katie Laughridge is the owner of Kansas City interior design destination Nell Hill’s. Tips for decorating with spring blues

‌W

hen thinking of spring, what colors come to mind? For me, it’s pink, yellow and blue. Blue is not only one of the most popular colors, CATHY it’s also an HOBBS ideal color for spring. Looking for ways to use blue in your spring decor? Here are some top Design Recipes tips. 1. Use different tints, tones and shades of blue. It is OK to mix light blue and indigo, for example. 2. Integrate blue accents through elements such as artwork. 3. Look to accessories such as toss pillows, throws and vases as a way

to infuse blue into a space. 4. Don’t be afraid to use black. Black can help make certain shades of blue look richer. 5. Pair darker shades of blue with light colors such as taupe and white to add a sense of contrast. 6. Consider using blue as a foundation color. It can be used a base color similar to colors such as black or brown. 7. Purchase an area rug that contains blue to make a bold blue color or pattern statement. 8. Blend different shades of blue in a single room if you are looking for a more interesting and less monochromatic color palette. 9. Color map blue in

a room or throughout a home. The design technique known as color mapping involves repeating the same or similar colors to create a cohesive color story. 10. Consider gray. Whether a light gray or a deep charcoal, pairing blue with gray is a powerful and intriguing combination.
